“Never move here. They don't fix things and people are killed quite a bit in the area. I personally lived here for a while and never once did they fix something. My family had a broken A/C and they just put a bucket under it to catch the water, there was mold, roaches, mice, and rats everywhere. I lived in apartment 1606, by the front so I was lucky enough to not get mice or rats in my apartment but many in the back had to go through that. The area is not very safe, while I lived there, a man was stabbed to death by the front office and there were always guns going off in the night. Some nights, I didn't know if I'd wake up in the morning. I was a terrifying experience and I'd never live there again. They don't keep up maintenance on the pools either. I left just after Harvey hit us and the laundry area by the smaller pool was collapsed and there wasn't any seen effort to fix it. My ceiling leaked for ages after Harvey and nothing was done. The water pipes were bad as the apartment under mine would flood when we used the water. Overall, the place is really trashy and they need to get on fixing it.”
— 116 E Edgebrook Dr · Houston“DO NOT MOVE HERE. As a current resident who is happily leaving soon, please heed my warning about this awful place. The office staff for starters should all be fired. Extremely rude and careless. You and your problems are nothing to them. Since say 1 there have been issues with plumbing, roaches, BLACK MOLD, leaking a/c, also regulated a/c, no water then no hot water, vehicle broken into multiple times, giant pot holes, garbage and bad smell everywhere, no laundry mat, no clean pools. Literally NOTHING GOOD HERE or worth your time money and effort. Alrington should be shut down and condemned!!!”

Don't move here!!!!!!!!.”
— 116 E Edgebrook Dr · Houston“DO NOT MOVE HERE. I moved into Arlington Place Apartments in July 2015 and it was the worse decision I have made. Yes they are all bills paid and the rent is cheaper but the saying "you get what you pay for" hold tried and truth here. It took me 4 months to get a dishwasher because the were transitioning into a new property owners. I have been calling in regarding my A/C since October 2015 and it finally got someone to look at in the middle of November after I wrote a long note/review and phone call to the new owners. For them still not to come in fix it,t hey finally had someone come out in March 2016 get it fix and it worked for a few days and it went out again I didnt even bother to put in another maintenance request. The maintenance for the apartments sucks horribly. Nobody speaks English and the people in the front office never submits the work orders/ or follow up with maintenace as they should. If you ever called the front office whether you speak to Jessica, Christina, or the other girl make sure you record it. Never speak to them with thought proof of a recorded conversation because you will speak with them and then a few days later no one will remember they spoke with you. If you can afford it move somewhere else. They leasing staff are horrible and so is the new property management company Roco Real Estate. They purchased the property in Septemeber/October 2015 and we never received any type of documentation/letter or nothing letting us know of the change besides when we into the front office. Secondly the pest problems is horrible, when I first moved in and did the walk through I documented to have a pest control come out because I saw roaches that was July 2015. As of August 2016 the pest people came out once which was in March 2016 and never came out again. The roaches will take over unit and no matter how much you spray or clean up and doesnt fix the problem. When I went to the office and reported it again I was told it was because the people who stayed downstairs from us moved out but again nothing has been done. I just go to the point of not complaining or submitting request because they never fix it and the sad thing about it I use to pay my rent before the 1st every month and it still didnt help anything. It horrible if you have no other choice but to move there I understand but if you can manage to pay a few extra then do it because its diffidently not worth it. Especially with the constant shootings and not where to park your car, cant have visitors or company come over because of the issues with parking.”
— 116 E Edgebrook Dr · Houston“I have had problems with the plumbing for at least a year and a half. Today I called for service because sewerage was baking up into my toilet and tub. The office staff was nice enough but the maintenance man was rude. He said the reason fore the problem is I put Toilet paper in the Toilet. He told me very rudely, "You need to have a can next to the toilet to put the paper in. Is this the Dark Ages where indoor plumbing doesn't exist.”
— 116 E Edgebrook Dr · Houston“I have lived here for a number of years & have found Arlington Place a good place to live and a terrific value. For those looking for great value and quiet living with easy access to major highways this is the place. Easy access to highways means saving time, lots of it. The management team does an outstanding job of assisting the residences with issues and the maintenance team is very responsive. One of the main reasons I chose this apartment-after meeting the requirements of safety, comfortable living and location near major highways-- was savings. Because of the tremendous value compared to more recently build or newer apartments one can generate rapid cash flow from substantially reduced expenses.”
— 116 E Edgebrook Dr · Houston“I'm going to be honest. When you read the bad reviews you kinda second guess moving to the apartments going on what others said. I move here after reading the horrible reviews. Where should I start: The office staff is THE MOST unprofessional people I have ever seen in my life!!!!!!! They do not really write you service request down, and takes months to come out. My bath tubs feels like taking bathes in a bed of sharp gravel! They are to cheap to just replace the tubs. The paint peels and is nasty to the fact you just take showers or bathe at your parents house.( Pictures below) They also is roach infested, and good luck with taking care of that. The plumbing is horrible, and the repair guys are so not capable of fixing anything is you ask me. I start to see mold on my walls in may, and has been calling and going to the office complaining. However; no one ever came out so I wrote a complaint to the apartment association, and they came out the next day and wipe the walls with bleach wipes. I continue to smell mold in the apartment and everyone stays sick with head aches, red eyes, sore throat, fever, and breathing problems. After begging over and over to let me and my kids out this lease I decided to get the house tested myself for mold paying 400.00 out of my own pocket. I was broke into several pieces to find that apartment had toxic mold in it! The mold inspector stated I had to get my family out now, and all my furniture was contaminated!!!! (Pictures below) I later did a google search to find out who own such apartments, and only to find out that He is on the board of directors at the apartment association! ! Cheap is not always good please save yourself the trouble and move somewhere else!! They did not have zero stars!”
— 116 E Edgebrook Dr · Houston“To whom it may concern I just what to tell you about the 3 angels you have working in the office. That's right I said angels at least they are my angels. I'm talking about ------------------------------- they went the extra mile for me. In April I fell sick to infection in my foot if not for the actions of those ladies I could have died. The concern and care they showed me was remarkable never expected that from management thought I was just a tenant to them but they made me feel like part of a family. And to this day when they see they ask how I'm doing are they call checking on me. ------------------------------- are the best in the business and I think a big asset to your property. Those ladies always treating me with respect and made me feel welcome here if you let them go you might as well close this place because it would go to hell. I don't know how to thank them enough for what they done for me and keep doing for me. Thank you for having 3 angels in the office they go beyond the call of duty.”
— 116 E Edgebrook Dr · Houston“This is the worst place to live!!!! The office people are the rudest and don't know their facts... They don't call pest control when you ask them to. But when the rent is one day late they are quick to run you off but don't take care of any of the issues that you have... Best advice is DON'T LIVE AT ARLINGTON PLACE APARTMENTS!!!”
— 116 E Edgebrook Dr · Houston“The office staff has an extreme lack of courtesy. I've visited the office on occasions to request maintenance repairs and was spoken to in very condescending manner. The office staff and maintenance appear to have a problem just doing their job. The refrigerators are old && yellow with mold they dont work properly everything goes bad in a few The upkeep of the property is getting worse and the inadequate lighting makes it unsafe and invites drifters from off the street. Its infested with cats!!!!!! They make u pay for stuff that previous owners did ....It s seems the staff take no pride in their work and by the looks of the property; management should be ashamed to admit working there.this apartment SUCK big tym...i wud not recomend anyone to live here....loud music...break-ins...shootings are common....not safe around this area..no automatic doors...anyone can walk thru the complex anytime....and specially ------- work in the office ...very ignorant ...very bad management....do not live here PLEASE I am going to just give my feedback on my experience of these apartments. If you are just looking for somewhere temporary to live then these are the apartments for you not rreally they make u sighn a 13 month contract Now if you looking for long term my suggestion is to not live here simply because when i first move into here i received was not and still is not "ready" to move into. My outlets in every room are loose and if you try to plug anything in its going to fall out. I have put many request also for our fridge it does not work properly it been rotting our food the next day they are still needing to be fixed its been a year n it not fair a have an 8 month baby n we have to go eat at my moms house we cant go grocery shopping cuz the food will rott and they dont wana fix it also this apt stain your cloth with smell that wont go away so if u go out to a party o family dinner your gonna smell bad put some nice colong The sink stopper in the kitchen doesn't fit the sink. I am not the one to be petty over little things but that's just inadequate. Instead of them cleaning the cabinets out in the kitchen they just painted over the dust and bugs that were caked up in the corners. I think that's disgusting and when i asked them to clean it they said it was my fault. what the heck? On to the bed room. In my closet the AC unit is in the ceiling so GOD be with us if the AC decided to leak everything would be ruined. Not to mention the AC rattles when its on. Oh and to top the closet off a month into my lease the rack falls down out of the wall and all of my clothes and shoes everywhere. They came in to fix it and just put up door hinges in the corners to hold up it. I was furious but they said that's all that they can do because of the type of wall it is. its obvious my neighbors smoke illegal substances but i shouldn't smell it through my vents ew! As far as the restroom i mean you get what you pay for but the type of tub is very old and often looks dirty even if its cleaned well same thing with the tile. You can hear your neighbors when they shower or use the restroom it sounds like the water is running mostly. it often smells like cigarettes in the restroom obviously from my neighbors my bedroom doesn't cool down as much as the living room does and at night its a bit warmer in my room then the living area but hey you get what you pay for. overall i wouldn't recommend if you need somewhere to live permanently because its just outrageous. I dislike the staff because of the lack of professionalism. Just a little side note parking is crazy as well. if you get off late or come in late be ready to park on the opposite side of your apartment because 9/10 people have parked in front of your apartment and walked to the other side of the apartment complex or there is an abandoned car just sitting there and they don't tow or whatever. Its just not a great living experience. thank you for reading just be aware.”
“This apt are no good theres no parking spots not even to park on visitor and thats that we have a sticker office is so rude and inconsiderate and always changing the rules. first u could not park in a space unless it said visitor because they would tow you vehicle n now they made the whole back to visitors but ppl are still afraid cuz they still tow your vehicle if it doesnt say visitors theres always gun shoots and cops and ambulance fights ppl selling drugs they let anyone with a felon stay they demand a high deposit around 500$ every year they raise your rent because these people dont own the land thats how they are trying to finish paying their land an ex employe that use to work told us .... I been having trouble with my fridge since i move in it does not work everything goes bad in a day or so so make sure and buy lots of can food they never did nothing to fix it its been a year were about to move n our fridge still dont work the freezer is starting to do da same thing maintainer are not really maintains they dont know how to do stuff they probably not certify either they just come and put a stick in our fridge they dont chek it right cuz they dont know how to .....our neighbors said mainance stold from them and also we told the office they cant come unless we r here n they still come whenever if u do move in pull the fridge out and look behind maintainer does not clean good theres dust bunnies and mold and cockroaches these apt are infested with roaches some ppl also had maggots coming up from their sink they always send nots to ur door that they gona cut da water so no water sometimes theres no electricity on one side they take about 24 hrs to fix it which means its gonna b hot so i really don't recommend this apt especially to a loving family u cant even go outside with out noticing ppl selling drugs its just dangerous that just why we can stay here no more ....... We pay 625 all bills paid n they wanted to raise it more we pay for 1 bedroom alot of ppl say we r over paying that they pay dat for a 2 bedroom also some one move up stair our new neighbor he said he new jessica the manager thats why he dont gotta put a down deposit so if u know jessica theres problobly a no deposite charge but ur rent will b like 645 for 1 bed room he got everything new even a fridge that probably works right we didnt get none of dat ... Poor customer service and if u loose your key they dont have a 24 hour lock smith !!!!!!!!!”
— 116 E Edgebrook Dr · Houston“Read your lease very very carefully. They can tow your vehicle if it's not in perfect condition or parked facing in. If you are late on rent they can enter your apartment without notice to take one to three things of value as a lein until your rent and late fees are paid. They can enter your apartment at any time. The maintenance is not certified and does sloppy patch work. The neighborhood is not safe. They don't care if you have a break in so get renters insurance. The polls are always closed. Rodriguez, Jessica is the rudest manager I've ever met.they rush you to sign least so you don't see all these things. The bills are all paid at a very reasonable price, but there is a price to pay for cheap rent. And that's anywhere. So far the neighbors are ok, some can be very loud. Pest control and stay cats are also a problem. You can be evicted for feeding stray animals, which is five by me. Arlington place has gone down hill fast in the past year.”
— 116 E Edgebrook Dr · Houston“Where do I begin? The office staff is inconsiderate and rude. There have been countless vehicle break ins as well as some apartments yet they don't send a notice to residents to be on the lookout. From talking to neighbors they are evicting people left and right, and I question the legality of how they are going about it. The roaches are unbelievable, and apparently maggots are coming up in some people's sinks! Parking sucks...you have to park half way down the parking lot and meanwhile the thieves break in. Management is just worried about making money. They sent notices they would be checking porches and blinds for violations and charging. Why not be concerned about safety?! The only upside of these apartments is they are all bills paid, but the headache is not worth it. Save yourself a lot of problems and look elsewhere!”
— 116 E Edgebrook Dr · Houston“This place is a ahithole. Parking is a nightmare and management is always changing policies. I have lived here for almost two years and have had my own vehicle twoed three times because it did not have a sticker. I told them I have three cars since my dad died and they will not give me stickers for them. I have paid $230 each time to get them out. Then they let two strippers move into a one bedroom above me with their 7 kids. Yes seven kids. The noise was rediculous and the trash on my porch kept piling up. After several complaints they finally do something. My apartment has flooded three times and now I have mold on the ceiling in my bathroom and bedroom. Not to mention the roach infestation. We did not have roaches when we moved in. After the people upstairs left, we were infested. I can not even boil water without seeing seven or more walking around. recently they have been putting fines on my door for some broken blinds in the bedroom that were a result of the flooding. Today they put a notice on my door that is Dated March 6th....what is today ...the 11th. That any car without a new parking permit will be towed. I heard it from the office themselves that they have a contract with the towing company, and I see those vultures constantly hovering like there is fresh meat. Do not move in here.”
— 116 E Edgebrook Dr · Houston“At first when I moved in we asked them to fumigate twice and there was still roaches going on. The after a few weeks later it had gotten worse with the roaches and mold. There was mold everywhere in the apartment and it was more noticeable in the closet doors and walls in the living room. There was a few incidents that someone wanted to break in the apartment but nothing happened thank god. My truck was vandalized twice! One time it was profanity written in the passenger side and the rest of the times the tires did not have air in them. The last straw was when my boyfriend who was living there too was robbed at gunpoint around 9:00 or 10:00 pm; we talked to the office people and we wanted to move out as soon as possible; we wanted to break the lease. But they assumed that it happened somewhere else because my boyfriend was so scared for the police to get there so we went to the store. At the end we could not break the lease therefore we just moved and now we have bad credit. The two options they gave us was to pay the rent until the lease is over with, first of why would we pay there when we aren't living there anymore and $695 is a lot! Or we could of rent it but everyone I know talks bad about the place because its a bad neighborhood. I truly believe the monthly bill needs to be lower; don't think because its all bills paid its good because it isn't. You have restricted to the air conditioner/heater. There are no lights in the living room or room; you have to provide with lamps or other things if you want light in it. & as soon as we moved in they changed the price from $695 to $605. The only thing I can't complain about is that if you need help they will come within one or two days to fix anything. The bathtub would always get clogged up and from the time we were there; they had to come twice. The ladies in the office were nice but they would only talk to you when you are late on the rent. There was only minors always smoking weed; there's a lot of potheads living there. MOLD, ROACHES, AND UNSAFE!”
— 116 E Edgebrook Dr · Houston“Parking is a total nightmare! I literally have to park on the other side of the apartments! Eagle towing tows everyone's cars ( resident or non-resident). My car was once towed for supposedly parking in a handicap parking. THe parking spot DID NOT have a handicap sign, only a 1/4 painted handicap logo on the concrete. The next day, when i went to pay 364 to get my car back, i see that the put the handicap sign up, and painted the logo 100%. Every night i see this woman that's supposedly handicap, come home dressed like she just came out of the club (high heels, short dress, etc.). Her son is the one that drives the "handicap" car himself. They are not obligated to get their own individual HANDICAP parking spot. Management is horrible. I've been living here for a year, and killed perhaps millions of roaches that are in the walls! Pesticide is not enforced like it should be. I just can't wait to get out of here. Oh, and arlington if youre reading this, that lady that im referring to, she lives in building 5 (i think), by islander whenever you turn into the apartment, the first handicap parking you see right in front of you (not to the left) that's her. CHARGE her, you want your money dont you. GOODBYE, FOREVER! Hello sandstone apartments :)”
— 116 E Edgebrook Dr · Houston“This is the worst place ever , these people will screw u over on every little thing possible a d they are so cold hearted and won't work anything out ... They screw up so much but you will have to end up paying for it ... I'd live on the streets then spend one more month in this he'll hole”
— 116 E Edgebrook Dr · Houston“I have lived here for a short time and so far I enjoy it. I'm a quiet older lady and so far so good! The only complaint I do have however is these parents need to supervise their children after dark while they play outside. These young boys constantly fight in my front door area..Where are these parents? The Manager here is great and shows great proffesionilsm and I believe she is a role model and some. should learn from her. She really took the time with me and showed me an apt and answered all my questions promptly. Thank you Arlington Place.”
— 116 E Edgebrook Dr · Houston“This place is a joke ...starting all the way from the top from the owners ,to there so called supervisor Melissa she was very rude to me and didn't help my problems...but she was to busy getting after the girls in the office like little kids....I'm moving out ..don't stop here”
— 116 E Edgebrook Dr · Houston“I have lived at Arlington Place for just under 6 months now and have been happy for the most part. I was a little upset when I first moved in because I received a lease violation for leaving a box outside my front door but after thinking about it I cant be mad because they did warn me when I moved in that they had a zero tolerance and besides if they just let everyone do what they want this place will look like a dump. I absolutely love my apartment and for only $595 and that includes my rent, light, water, sewer & trash you cant live anywhere better than this for that price trust me I've looked for 2 months before finally deciding on this place. I too read the reviews and Im not gonna lie I was skeptical at first but in reality how many people take the time to write a good review? You cant always believe what you read guess you just gotta see for yourself.”
— 116 E Edgebrook Dr · Houston“This is the worst place ever. Mold in the vents, roaches everywhere, nothing gets fixed. Kitchen light went out and it took 2 weeks for them to come out and just drop off the fluorecent lights. Sliding doors were on order for one year and when we finally got them, they could not fix them. They actually told me that there was nothing they could do about it. My closet door wouldn't close all the way. Now there is much more to tell about robbings, cars being broken into, gun shots, office ladies being rude and things not getting done but I need to leave room to tell you about the sewer issues. Sewer backed up so many times and no matter what time during office hours it was reported, a call to the after hours line had to be made. Now when the sewer water over flows onto your floor your are responsible for the cleanup unless it reaches your carpet! Now on the outside, it is just allowed to dry up as if it was rain water! That goes for the human feces as well. Don't get lured in by "All Bills Paid and W/D connections in the unit", this is a terrible place to live!”
— 116 E Edgebrook Dr · Houston“Just so you know i just move in and i read all reveiw before i move in. just to see how it really is i went ahead and took a chance to lease there and i am extreamely happy with my updated apartment and not to mention the office Staff they are very professional and actually care i have alway pass by but never stop til one day i just seen a differance property wise clean -nomore trash the way it use to be .So i took a chance and love it. Very happy resident .”
— 116 E Edgebrook Dr · Houston“i have lived her for a year and 3months it was cool at first everything quiet no problems until they stole the back tiers of my truck and left it laying on cinder blocks. all the office people could say was that they had security on the premisis B******T....Then my kitchen light messes up and they take a whole DAMN week to fix it because the chick had to put me down. my window breaks 3days to fix it......just for having a party they charged $50 of property damage for having a trash bag laying on the balcony other then the good price and everything getting included in the rent these apartments are no worth getting you S**T stolen....we had to pay more in replacing our stuff then in paying rent....ohh and did i mention we've gotten our cars brake into 4times outta one year that we live here absolutely ridiculous.......and if someone from the apartment office read this don't be getting pissed off and make the apartments better by getting off your lazy ---”
— 116 E Edgebrook Dr · Houston“I lived there from 3/1/10 and the second day after moving in we found someone in my apt. none of the windows locked. I talked to my neighbors and they all said the same thing that none of their windows locked. Just about every night gun shots were fired. I was always scared that something was going to happen. A lot of gang things going on. Kids running wild. Fights all the time. Moving to the Arlington Place was the worst mistake we ever made. Some one kept coming to my apt. and I went to the front office to complain, and they said "maybe your husband is cheating on you" I was like DID YOU REALLY JUST SAY THAT?? They don't care to help. The don't care about what happens or goes on. My fan almost fell on my head and they never once even came to fix it. So many things was wrong and they never did anything to help or make it better. Please don't go there. I was a nightmare. I am a real and this is all true. Anyone who comes on here saying good things about the apt. are crazy or fake. I could not even stay. I had to leave even thought I still had three months left on my lease. I am taking it to the Houston Apartment Association. Because those apt should be shut down.”
— 116 E Edgebrook Dr · Houston“The only reason my family hasn't moved from this dump is that the only places more affordable than this are more hood than this. So if u enjoy late night gunshots, scum bag houstone gang bangers, crackheads, loud --- neighbors, horrible bastard children reaking havoc all hours of the day and night,oh... and the occasional child rapist, by all means we would love to have you.....I can't wait to get the f@(k outta here. This has been a real message by a real tenant. U have been warned.”
