“I wouldn’t recommend this apartment complex for many reasons. 1- There is someone (I don’t want to call him out) who do all the maintenance stuff and he live in the complex with his family and they make very loud music (specifically in the weekends) and sometimes during the week and I had to call the police on them multiple times to stop. 2-The pool is so nasty. 3- When I moved out they charged me $200 for not reporting pest control although I reported it multiple times and nobody ever came. When I told them about it they said we don’t see any record for requesting the pest control service and when I sent them the proof they said it goes back to Nov, sorry we can’t refund you that amount. 4- They kept my rent amount at $1610 a month after one year of living there although they decreased it for new renters. And when I told them you need to decrease it in the new contract for the new year they said no we can’t decrease it. 5-They’re bad communicators. They never answer the phone. Most people there can’t even speak english. The only good thing that they were better than other apartment complex at, was that they do the maintenance requests really quick and they changed the bathroom for a better one when I requested. I’m putting the negatives and positives because I don’t wanna be unfair to anybody. I’m really glad I left that place.”

Once the application is received they will create a reason for delay until the 7th day. On the final day come up with a random reason to deny the application. I made over 3x the rent, had no evictions or broken leases, credit was approved but was denied due to my criminal history (1 DISMISSED Class B Misdemeanor that was over 5.5 years ago). But was told before applying it wouldn’t matter. When confronted about their shady business practices. Say “it’s policy” and ignore the individual until they give up. Original: TRUST these reviews and check their Yelp reviews!! Their communication is poor. When asked about their policy they couldn’t provide a direct answer only would say “Idk Do you want me to call the owner and ask them myself.” Then will brush you off just to just get off the line. When asked about why their application policy (when applying online) states something the total opposite of what is told in office. Could not be given a answer either. I understand that some deposits are non refundable but in this case. I followed up consistency. I was told that I will call you shortly but no follow through. I never received a call or notification to let me know if I was approved or denied. Very unprofessional and careless! Out of $250 dollars for an application that was not even denied. Before applying ask for their tenant selection criteria in writing. Even better go to the Abbey at grant Rd has a the same sq, better management, and better reviews. Don’t blow past the reviews like I did. Please look elsewhere!”

I applied at Roundhill unseen and was very scared for my daughter and I but I must say that they made me feel very welcome and safe. The staff members have been nothing short of amazing. I'm glad I made this decision.”

We were told that we qualified based on the information we gave and to apply 2-3 weeks prior to our lease ending at our current place. I applied Monday, paid $308.63 for the admin fee, application fee and today at 5:45pm (they close at 6) I was told that we were not approved because I owe a previous apartment a balance of $218. I explained to the leasing manager that I made the person I was previously in contact with aware of the situation and she said that it was fine because it was under a certain amount. The current leasing manager said that they have since changed management companies and they now do not accept anyone who has a previous balance from another complex however the updated rental qualifications are not listed anywhere and are not on the application. If I would have known about this policy, I never would’ve applied. I explained this to her and she said “it’s unfortunate and I will make sure the future applicants are aware of the qualifications” but that doesn’t serve ME any purpose now. Hopefully I will be able to be refunded since it was a lack of communication on their end but by the looks of the reviews, I doubt it. I posted some pictures of the information that was given to me prior to applying. As you can see “unpaid balances” is not listed as a deterrent under the qualifications. Save yourself the trouble and look elsewhere. This place is a SCAM!!!”

Pros: Nice, spacious homes Cons: Unstable management Slow maintenance Poor upkeep of community grounds Rent price is above market value for these homes in this area Amenities: Dirty pool and tiny dog area Leasing staff never answers phones, callback, or responds via email. You have to physically go to the office or you just won't be helped. The bill pay app is a joke. You really have to pay attention to your bills or you may pay more than you owe. You will literally be better off living anywhere else. It is not worth it to live at Roundhill Townhomes.”

Claudia the property manager will sway you with her initial friendliness but soon after you move in if it's not about a payment she is rude and disrespectful especially towards black families. During the pandemic after my husband was laid off, she offered us no services for assistance, instead she constantly sent harassing text messages and phone calls. Additionally, she has filed and dismissed eviction cases against us 5 times. Claudia and her management company disregard the law in the that she was charging late fees towards our monthly rent. We were 1800 a month when our rent was 1359. On one occasion she tried to barge into our home and collected $400 dollars cash from my husband and threatened to take our possession. Claudia shows no empathy for the black families in which she services in her community. Claudia has disrespected my husband in front of her colleagues and other residence when he enters the office. Lease this complex with extreme caution. Also the pluming sucks! The toilets constantly overflows and the ceilings have had to be replaced constantly due to the toilet flooding.”

Management sucks only want money, maintenance doesn't fix anything they patch it up they have been working on air conditions every day since I've been here. Raccoons, possums, stray dogs and cats taking over, ants, roaches and holes in the wall in some apartments and water falls from the second floor and flows into the ceiling on the first floor in light and lights fixture. I've been here since December of 2015 and it has been a living hell. Walls are paper-thin you can hear your neighbors taking, taking showers, having sex, fighting, etc. The pool has been open for 1 month 2 weeks since I've been here, the tennis court has never been open and people are moving out left and right. I have seen people move into a unit in January and gone in March because things are not getting fixed or things are not as they appear to be when they moved in. I have literally had six managers (working on # 6 now) since I've been here. And the reviews say is this is a great place to live. I guess you would have to know the true definition of great place. My suggestion is run do not stop do not look because things are deceiving.”

The tile was coming off the wall. I reported it several times. There is a tennis court never used. The Club House is used for storage. We had 6 office managers in less than 2 years. We are also told of a property manager named Dean. NEVER met this man. You only hear from the office when they want you to renew. Don't be late 1 day with your rent, they are taking you to court. I would not recommend this place to my worst enemy. They are over priced with no updates in site. This place is a total rip off..... BEWARE DO NOT MOVE HERE!!!!!!! WE MOVED SEPT 2015. NEVER BEEN HAPPIER!!!!!!!!!!!!!!!”

They kept my 400 deposit plus the 50 application fee saying it was non-refundable. This was AFTER I asked the manager about the 400 fee who said it would be refundable. I'm a single mom and can't afford to just give away 400. Very unethical!”

I have had several water leaks coming out the light fixure, toilets stopped up, ants, roaches and holes in the walls in the kitchen behind the stove, underneath by the dishwasher and where the hot water heater located I see mice poo in the cabinets and I kept my place very clean. The guys that cut the grass blows dust all over your vehicle and don't bother blowing the dust off your vehicle at all, they don't have strong mangement in the office at all”

I had pest control come out every week for 2 months till the situation was finally resolved. This included spraying inside the walls and all of my neighbors. Now that I moved out, they have not refunded my security deposit. I gave a 60 day notice as the lease required. The leasing office did give me a print out showing I was entitled to my entire deposit (no damages) but simply refuse to send a check. It's been 45 days now since I turned the key in. When I request the number to corporate, all I get is a voicemail number. And asking the leasing office to follow up is impossible. Was told "I did my job" and no follow up.”

I have associates that do reside in the apartment complex itself. It has both it pros and cons as ALL apartments do.This review I am writing is based on the pros and cons of the apartment complex itself NOT ON THE PRIVATELY OWNED UNITS WERE EVERY DESIGN IS DIFFERENT AND SITUATION IS DIFFERENT . Maintenance does keep the property clean you will never be able to drive around and see it filthy nor dirty(occasionally paper on the ground from a "child" just dropping it). It is very quiet not a lot of hanging out(personal backyards/patio every unit). The unit their selves are very spacious and also offers outside storage and personal covered parking. Washer and dryer connection in every unit ( are located upstairs in hallways between bedrooms).All bedrooms are located upstairs Master bed and bath are very spacious with personal patios. Guest bathroom down stairs with a wet bar.all units have a fireplace. Very well designed spacious dinning area kitchen and in three bedrooms units there is a breakfast area. large gated pool 1ft - 9 ft . A pool key must be used to get in and out of the pool. Brother is a police officer in this area said this is one of the quietest areas only get called out for minor things on com parsing to other apartments around here. There are two public parks in walking distance (dog parks) one offer a sprinkler play for children in the warmer months.CONS:The insulation is poorer compared to newer apartments it is over 30 years old (meaning higher cooling and heating cost). Ceiling are higher than newer apartments. Based on(their experience of waiting) maintenance does not show up in a timely matter to do repairs. Temporary repairs become long term fixes until the problem becomes worse. The Other apartments adjacent Roundhill are hood. Based on my experience and other experiences the WORST thing about Roundhill, and it seems as if they aren't going anywhere, is RACCOONs. RACCOONs , they are in the attics in the personal units they are in the walls of all units they sit on the gates of the units upfront they greet us at the front doors in the back. I have heard many of tales of raccoon clawing their ways through someone ceiling trying to get in a unit, stuck inside of the fireplaces, nesting in the walls all over the unit. DO NOT UNDER ANY CIRCUMSTANCES take trash out past dawn or else they will grab it out of your hand(joking but will meet you at the dumpster(which in my opinion the office should get bigger cans and the dumpster wouldn't overflow attracting them.hope this review helps you get rid of the RACCOONS AND IT WOULD BE TOP MIDDLE CLASS”

Maintenance responds fairly quickly, most of the time it's the same day if I remember to call early enough. The office staff is great, very friendly and helpful. It's a great community. Fairly quiet. Not many kids that hang out. Pretty cool environment.”

I've been Complaining about raccons in the wall since I moved in and theyre STILL HERE. Management says they don't know how they are coming in. They put holes in the ceiling and urinate. I want out and they keep telling me to hold on. TIRED I pay too much in rent to live wiih raccoons in the walls.”
