“I went and stop by to check the apartment and the lady at the leasing office and her name was Dee told me to go by myself and check it alone and see how I think. I fill out the application since they have the special of loolk and lease for 99.00 and i got charge for 167.00. i called numerous times and left a message and sent an email and no reply from anybody. The Manager got fired the same day I went to do my application, and she is the one who helped me to look for a different floor plan. They should have fired Dee for not providing assistance for going with me and check the apartment. This is bad customer service. Imagine if you live there and the leasing office people won't even help and no knowledge. read less”
— 14220 PARK ROW · HOUSTON“I’ve had such a great experience at this community! The office staff, Jessica and Karen, are always so friendly, professional, and quick to help with anything I need. The maintenance team, Gabriel and Robert, are amazing as well, always prompt, knowledgeable, and go above and beyond to keep everything running smoothly. Truly a great place to live with a wonderful team!”
— 14220 PARK ROW · HOUSTON“Amazing place to call home, from the spin room, to the beautiful pool and the friendly staff! I would recommend this community to anyone looking for a serene place to live that is modern and well kept.”
— 14220 PARK ROW · HOUSTON“Love how modern the apartments are, so close to i10 it makes it so easy to get around the city and there’s always food trucks or different fun events going on for the community! I love it here, I’m not going to want to leave when my lease is up!”
— 14220 PARK ROW · HOUSTON“Good evening my name is Phillip. I would like to say that I had a very good experience with miss hope and the staff they were very kind and considerate. The place looked like it was well kept and it was fat a reason and price as well. I will be looking forward to moving there soon.”
— 1800 BARKER CYPRESS RD UNIT # 510 · Houston“All of the five star reviews on google are asked for by the staff. This place is horrible. The parking situation is atrocious. They have roaches. They never fix your maintenance request in a timely manner. Loud and ------ tenants.”
— 1800 BARKER CYPRESS RD UNIT # 510 · Houston“Moved in second day No Hot water. No lights in the unit. Takes days for them to fix the lights. Then a few days later lights are back off no hot water once again. No notice of why lights water off just off. I wouldn’t recommend this place. Oh and there are roaches.”
— 13202 BRIAR FOREST DR · Houston“HONEST REVIEW! Aesthetically this place has it all but there are so many issues beyond what you see. I’m trying to help you from making a foolish choice like I did. I’m finally moving out. Don’t be a fool! They offer valet trash but people put trash outside their door on the grounds at all hours. This means two or three days trash is often In the hallways like a trash field. Even on my last month I called the office and 5 days later after I told the office trash is still in hallway. This results in bugs constantly swarming in the hallways. Dog feces in hallways twice that’s the type of people that live here. Management does not enforce the trash rules so if you want to move in a clean place don’t move here!! Cell phones do not work in all of the apartments you will have dead spots. If there is a storm your internet and phone will not work cause of the walls. Check your”

I have called soooo many times even sent emails and I never got a response back at all! On apartment showing and when I did talk to someone I’m rushed off the phone. I do understand they might be busy. It’s just some of these reviews are accurate about this calling and rude customer service”
— 1800 BARKER CYPRESS RD UNIT # 510 · Houston“I have been an apartment locator for over 24 years. It was such a pleasure calling The Fuse today, meeting the manager, Jackie, to check availablity and get current pricing. Jackie was extremely friendly and professional, and she and I had a pleasant conversation. It is rare that managers actually answer the phones these days and when they do, they often seem rushed and almost bothered...not Jackie. She gave me details about her available units and she even invited me to come to tour her property to get familiar with it and to meet her and her staff personally. We have a date tomorrow morning to meet. Again. I call apartments all day long, every day, to get leasing information for my clients and have done it for the last 20+ years. Jackie was by far, one of the most caring and friendly property managers I have encountered. I feel confident referring to her property. I know that my customers will be taken care of professionally here!”
— 14220 PARK ROW · HOUSTON“Okay listen, I can't say much because I still live here and I really don't want the remaining of my lease to be a living H*LL! Whatever they quote you, expect to pay 150-200 more per month. They lie about the additional fees monthly. I saw the same review before I signed the lease thinking it wasn't that bad until it is! The front office has like 2 workers that are cool... Their Maintenance sucks bro (I've put in orders that get mysteriously completed but they have never been to my unit.. I pay for pest control but they have never been to my unit to control pest.) We pay for $6 for trash and $36 for valet trash. They charge for us for building security ($12) but there's isn't an active security guard on the premises. I would never recommend anyone to move here.. It gets ------ by the pool when the office is closed... They tell you $53 more than your rent is what is the extra and then they charge for everything else they never talk about. Go up the street! This apartment won't get another penny after this lease. The Manager isn't professional by the way. Respect goes a long way. The assistant manager is pretty cool tho and mind you, this isn't from anyone who has had any issues on the reverse end. To them, I pay my rent and don't bother them. Only if they knew!”
— 14220 PARK ROW · HOUSTON“DO NOT MOVE HERE***** The management staff will take your money, increase rent, and never resolve your concerns. Some of the maintenance staff are racist towards black people. The maintenance manager guy who "fixed" the caulking in my shower didn't properly seal it and when I told him he said all the units are like that and it's fine. He didn't care about bugs or anything. I can't change my shower head because the caulking is too weak and not secured. When I first moved in it smelled like paint because they just finished the remodeling that morning. It was dust and debris everywhere. There was a hole in the ceiling of my bathroom because the resident above me flooded her bathroom or something like that. It took them over 2-3 weeks to fix it and it's still cracked. The units are poorly made. The floorboards are a joke and not properly put together. I can hear my neighbor walking all day and night. God forbid you live next to #1416. The resident in that unit plays loud music and stomps on the floor all day and night. You will never get any sleep. Don't bother telling the front office because nothing will be done about noise complaints. I spoke with the manager Lisa who is very sweet and also condescending. She acted like she was concerned but never did anything about it. The residents with dogs have no respect for the property. They let their dogs poo and piss all over the parking garage and sidewalks. They dont pick up after their pets at all or use the waste containers. They had to get security because people kept stealing all the tires off people's cars. People will hit your vehicle in the garage and not notify you or take responsibility. There are tree or wood roaches and rats here too, always in the garage and sidewalks because people are nasty and dirty and don't clean up after themselves. A rat was chilling on a lady's car tire last winter in the garage looking for food that people throw on the garage floors. There's always trash outside instead of putting it away from the units. Save your time and money and move somewhere else. It's just not worth it at all.”
— 13202 BRIAR FOREST DR · Houston“Current tenant as of November 2022 but, not for long. This place has so much potential, it’s conveniently located, and the interior is fairly nice. I can tell they cut corners however and there’s much to be done to bring this building up to code. The maintenance was speedy and efficient and Francisco is very helpful. With that being said here are my grievances. My biggest issue is the noise from neighbors and dogs, there’s also a smell of urine throughout the facility due to residents allowing their dogs to urinate on the concrete in the common seating areas. Cars drive very fast in the parking lot with loud vehicles all times of day and night. People loiter in the parking garage mostly men doing suspicious activities. It’s gotten so bad with car break-ins and stolen tires they have hired a rent a cop. He doesn’t look professional and drives an unmarked vehicle. Safety is a big concern at this point. Now for the bug problem, gnats are a huge issue they were tenants when I moved in. In the lease we are told there’s a regular rotation for extermination for bugs but, I had to call to get that done after 3 giant cock roaches were in my unit. People leave the trash out all the time and refuse to use the bins provided. So this is the type of people we have living here. The gate app is always disconnecting and I never received a key fob so, I have been locked out of the building forced to wait on another resident to let me inside. Wifi issues galore as well. Yet I was going to finish my lease out until February. However, I was laid off and Briar Forest is refusing to accept rental assistance while I get on my feet. I literally received a denial for that exact reason even though they were offering to pay up the month I was behind into December. Which would allow me to get on my feet. Even after I advised I have a job starting on December 5th making well over 50k a year. Now I have to deal with a broken lease and rent for a unit I won’t be living in while trying to get back on my feet and relocate while navigating a new job. Thanks Briar Forest it’s been one hell of a horrendous inhumane experience.”
— 13202 BRIAR FOREST DR · Houston“THE WORST APARTMENTS! Been here for a not even have a year and I wouldn't recommend these to anyone! Dirty, poorly ran and just flat out bad! Cars here are getting tagged, broken into etc and they add so much hidden fees it's ridiculous they're so many raccoons at night everywhere and All of the appliances in here have broken at-least 1 time! My microwave is broken now and has been broke for a week now I call the office and they can't do anything I have cameras and still have got packages stolen they do not have security I started off paying 1565 and now currently at 18 something for a 2 bed bath that they don't even care to fix DEFINITELY DO NOT MOVE HERE!!!!!!!!!!!!!!!!!!!!!!!!!!!! ALSO they care so much more about they’re dirty trash cans being out even though they were dirty since the day I moved in (so I purchased my own) being put into our home at weird times and hours and will fine you for that but won’t come to repair ANYTHING Like wtf I can go on for days but THIS IS NOT my first apartment but it has by far been the worst plus one of they’re workers messed my wreath up to give me a fine meanwhile my microwave is STILL BROKEN!”
— 14220 PARK ROW · HOUSTON“Unfortunately, against my better judgement I moved into this complex thinking it would be okay. It's been 6 days of dealing with a fungus gnat infested fridge. The office staff barely answers the phones in the front office. When you walk in for help they're always busy talking to one another so you, the resident, will have to wait until their conversation is finished to get help. I've even left and had an employee follow me out and I stated you seemed too busy to help me. So don't expect immediate help as a resident. The apartment was dirty when I moved in and I was told by maintenance nothing will be done about it. Maintenance also shook the gnats out of the water line of the fridge and then backed the fridge over the issue without allowing me the chance to clean it. And when I told him the fridge was leaking he told me it wasn't. Even though I am the person cleaning up rotten smelling water every hour on the hour from the fungus gnat infested fridge. There's spiders and roaches in the apartment. And I've already notice someone's car had the wheels stolen off just yesterday on the second floor. Every bad review is sincerely true and this is disheartening. I've just moved in and I have had the worst move in experience of my life thus far. I do not recommend.”
— 13202 BRIAR FOREST DR · Houston“DO NOT let me say it again DO NOT move here. It is a waste of money. They never fix anything, they charge for everything, for instance there’s valley trash Sunday through Thursday and they never come pick it up and they charge you two different trash fees that totals out to $40 a month on your rent. The mail boxes are always broke packages always gets stolen. Just over all horrible. I will not be resigning a lease here.”
— 1800 BARKER CYPRESS RD UNIT # 510 · Houston“Unprofessional office staff and total misinformation. Arrogant behavior in front of the demands of the residents. Use of obscene words Discriminatory behavior towards residents. Mainly from Amanda Gonzales (the manager. Absurd rent increase in a period of 6 months the rent increases by $ 10 per month. When I asked the manager for information she told me to my face that she was not the manager. In the dark of changes of rank in the staff, so we do not know who we can talk to in case of need. Horrible! I have never had such abuse as a consumer. I do not recommend it to anyone.”

— 14220 PARK ROW · HOUSTON“Quiet, safe, mail is secure due to concierge. I've had one issue where something was fixed in my apartment and my belongings were moved out of place. I called management to complain but no one got back to me. Sometimes communication is lacking.”
— 14220 PARK ROW · HOUSTON“It use to be a beautiful and safe communuty but management changed and it went downhill. They let anyone move without checking credentials all you have to do is pay management under the table. People are selling drugs right in the open during the day with kids around, packages are being stolen, mail boxes are being pried open, it's dirty, gate stops working allowing for anyone to get in, cars get broken into and it's just not a safe place to live. I am so glad that I moved out and would not recommend that place to ANYONE.”
— 14220 PARK ROW · HOUSTON“I have enjoyed living at this community. I look forward to greater and bigger things yet to come. I would love for the walkways and the brick to be power washed. It appears to have mold on the exterior.”
— 14220 PARK ROW · HOUSTON“Horrible! Everything was poorly fixed upon move in, and still breaking?management changed again, raccoons all over in trees and balconies at night. Nice quiet community but major upgrades are needed.”
— 14220 PARK ROW · HOUSTON“I am in love with my community , love Jessica ,Laura , Jaq , and Juan . All of the maintenance crew is knowledgeable and helpful . I have not experienced any rude neighbors and property is clean for the most part . Love my community!”
— 14220 PARK ROW · HOUSTON“It has been a less than stellar experience but I do appreciate the office staff's efforts to make things right. They need to update the internet with AT&T and when calling for pest control I don't feel as though I should be questioned since I am paying for the service.”
— 14220 PARK ROW · HOUSTON“DO NOT RENT HERE, PERIOD! I have never been a tenant here, nor have I ever lived anywhere near Houston. HOWEVER, I am apparently the account holder of multiple electricity accounts at this apartment complex that have SURPRISE SURPRISE ended up in collections and left me fighting for the past 9 months to restore my credit to 800+ like it was previously. Upon calling into their front office, these people could care less and they make me believe that they are in on it all, which I wouldn't be surprised if that was the case. I'm not a prejudiced person, but it makes me feel that way considering the perpetrators that stole my credit are all ------ --------- & women that would rather steal from people with great credit rather than pay their own goddamn bills. Nothing but SCUMBAG TRASH lives in these apartments. If you want to be surrounded by ------ thugs, drug dealing, gunshots, thieves, scum bag trash, etc THEN YOU WILL FEEL RIGHT AT HOME at this dump piece of ---- apartment complex.”
— 1800 BARKER CYPRESS RD UNIT # 510 · Houston“There had been changes with management over the years but I never had a problem. The only problem was people moving in that made a good living community questionable. Overall, it is a great community.”
— 14220 PARK ROW · HOUSTON“I had a good time here, no complaints. Very good value for the money. Good maintenance overall and the staff always helped me. Amenities could be better, but the pool area is great. Not a great location for entertainment.”
— 14220 PARK ROW · HOUSTON“Was wonderful in the beginning for about 5 years until the first management change, from thereon it has become progressively worse with the current management being the worst in my experience of luxury apartment living. Moving out!”
— 14220 PARK ROW · HOUSTON“It's been a wonderful experience living on property. I've had management change 3 times with my 4years on the property. With each change of course changes came along with it. The community has changed A LOT with this new management Haven. I mean A LOT communication response need attention from upper management & the rate increase for Market is ridiculous when there has been no improvements around the property or within the apartments. When you renew your renewing for no upgrade to what you've been in the whole time.”
— 14220 PARK ROW · HOUSTON“Since I moved into my apartment, I have been pleased. The front office staff has always been courteous and helpful, the maintenance staff are respectful and respond quickly when work orders have been submitted.”
— 14220 PARK ROW · HOUSTON“The community is great! There could be a more consistent cleaning of the foyer and landings outside each apartment, it's often dirty with fluids and foods spilling from garbage. I will say I'm dissatisfied with the way At&t damaged my walls during the recent installations they did throughout the complex, no one has yet to come fix the paint and cracks left in the wall”
— 14220 PARK ROW · HOUSTON“Nice quite place very clean . Staff and maintenance team are great. Love it because it's close to the major highways and roads . I can literally get off the interstate which is interstate 10 . Not to much traffic you can take several different ways to get here.”
— 14220 PARK ROW · HOUSTON“Ok before it was good but now it is getting bad and prices are too you ask For any deals to reduce price or any additional Amenities like snooker or bluntly say no we won't do it”
— 14220 PARK ROW · HOUSTON“We honestly have not have the greatest experience while living in this community. The valet trash service is a horrible service to offer in such a hot climate. Our neighbors are constantly leaving multiple bags of trash outside their apartment that sits there for over half the day in 90 and up degree weather. There have been countless times when the trash has been opened up and you can smell old diapers and feminine sanitary products. The smell is sickening. I have complained over 4 times to management and see no change. The ground is also filthy and shows old trash stains all over. We refuse to invite friends and family over until lease is up and we can move. Its truly embarrassing to be paying this much with these disgusting conditions. Living at Park Place was a much more pleasant experience!”
— 14220 PARK ROW · HOUSTON“My first year or two was nice. But for the last two years I have lived in hell. The neighbors above me have caused me to live in hell with a dog that runs all night and bark all night and day. Mgmt. Is very poorly.”
— 14220 PARK ROW · HOUSTON“Very nice and clean. Organized and professional office staff. Only been a 2 months, but love the trash pickup at door. Very nice on inside of apartment. Love the storage space outside patio Very clean fitness area”
— 14220 PARK ROW · HOUSTON“This apartment complex used to be really nice, but lately it has gone downhill quickly. There is trash and garbage everywhere, people have dumped their hot charcoal from grilling right out on the landings of the stairways, the hallway carpets have urine stains, etc from pets, and the pool and spa look horrible (probably why they are never open, even before the pandemic). Management changes frequently, and this latest one is the worst one we’ve had. Electronic door access points have been broken for months, and despite alerting them to the problem, they haven’t been fixed. Sometimes I don’t know whether or not I am going to be able to get to my apartment from the parking lot- only when people prop open the doors is it assured, and that is definitely not safe (but there’s not much alternative at this point). Have lived here for almost 9 years, and I am sorry to say, I will have to move on after this. I can’t justify the price they’re charging for living here anymore. Oh, and there are roaches.”
— 2727 ELMSIDE DR · HOUSTON“If I could give this place zero stars I would. The revolving door which is the office staff has been nothing but a huge headache. We asked Gladyss when was our move out date to start the process to issue a notice of vacate and supply the notice within the terms requested based on the date given to us by her. Now coming onto the new year and month we call to get the prorated rate to pay our rent on time like we have every month since day one. A new property manager answers, one we're not even familiar with and she tells us the date that was given to us was incorrect and we have to pay for an additional week that was not communicated to us from the previous staff. The whole situation is weird and seems like a scam. I called the electric company in advance to give them notice that we would be leaving by the date given to us by Gladyss. They confirmed with us that someone issued a request to start electrical service in our unit for the day after our cancellation date. So someone knows we're set to be gone by the date given to us by Gladyss. We have a copy of the notice given to them with a signature from Gladyss stating the date given to us but they refuse to work with us. This isn't my only gripe with them. There has been several serious crimes including murders and assaults. I am not even exaggerating, a simple search of the area will pull up the crimes. There's been two murders and an assault in my phase of the complex. The front gates continually have issues so random people come and go. Parking is huge issue. There also seems to be a serious issue with tenets not throwing their trash into the trash bins. My husband and I drive by the dumpsters on a daily and there's consistently trash bags/old furniture left outside of the bins. There's fast food trash always littered around the complex. It's a junky mess. I wasn't even going to write a review of this place but the last straw was the new property manager dismissing the error her front desk staff made and refusing to work with us even with evidence and receipts. I wouldn't recommend this complex to my worst enemy. Be careful and don't rely on the front staff as the turn around is scary. Documents and copies don't matter to them and someone must be scamming to get extra monetary gain.”
— 1800 BARKER CYPRESS RD UNIT # 510 · Houston“Honestly I didn't even come tour my apartment before signing the lease. I fell in love online and every question I had was answered thoroughly over the phone. Communication with the office was easy. I haven't lived here long but I'm sincerely happy with everything so far. The amenities are great and there's even a nice view from the top of the parking garage.”
— 13202 BRIAR FOREST DR · Houston“Excellent maintenance, excellent leasing staff. To much noise, smoke, trash in the parking garage. Not enough security. Conveniently located to schools, stores. Not the best residents live here. Trashy residents”
— 13202 BRIAR FOREST DR · Houston“I remember this community from years ago. And when I needed to move into the area, I thought this would be a great place. During the tour the staged unit looked great. But when I saw my unit, it looked old and repairs made were just enough at best. Floor tiles with holes and cracks, broken counter tops just glued back together. Didnt look like there was pride in ownership. However staff was/is attentive to tenants and fast!”

My apartment unfortunately is a dead zone so try to avoid those areas. The staff is friendly, units are huge, and definitely worth the investment. I live on the first floor, no big issues, no loitering, and any neighbors I do see are friendly and conversational. There are events where you can meet neighbors, fitness classes, and pet parties! The gym should be updated a bit as well but its ok as theres a gym nearby.”

— 13202 BRIAR FOREST DR · Houston“I loved the community when I first moved in 15 months ago and I've never thought I was going to have any issues when I moved out, since I left my apartment spotless clean. I had so many inconveniences after I moved out, that I've never contacted the leasing office as many time not even during my 15 Month of residency there. After moving out I never got my FAS and they had already sent my account to their collection department, the manager and assistant seems to be unavailable to r te all about my FAS. Briar Forest Lofts didn't have any problem collecting my rent for the past 15 months which I always paid on time and now that I'm out they are acting like that. Now, my $ 250 security deposit was applied towards a Heavy Carpet Cleaning? which is a complete lie, the carpet didn't need a heavy carpet cleaning, but they had to have a reason to eat my security deposit! I will NOT recommend Briar Forest Lofts since is It no longer the same has it was back in 2018!!!”
— 13202 BRIAR FOREST DR · Houston“These are the WORST apts I have ever lived in.. don't believe foiled by the word LOFT and assume it's nice like I did. Looks nice on the outside, horrible things going on in the Inside. These apts are crooks. From the day I moved in this place was no good. The day I moved in it was dirty... floors and kitchen counters all dirty and dusty and looked like it had not been cleaned by previous tenant in months. Also there was no door on one of the bathrooms..had to call and tell them we were missing a door. Nice. Two light bulbs were also out. Not soon after moving in there was a roach problem..Huge ones. Called for pest control they said they came but two weeks later more roaches. Towards the end of my time there I saw a RAT walking around out in the hallways!! So discusting. I didn't even bother to tell them bc I know nothing was going to be done about it, and I was moving out. Anyways , Called again of course charged everytime for pest control. During summer ac unit broke and they brought a portable ac to hangout the window..took 5 days to get new unit and my bf and I had to sleep in the living room bc it was so hott. Also two months out of summer the pools were closed for " remodeling" in summer?? Really?? I lived by the pool and they didn't fix a damn thing and then just opened it. Pools were not cleaned regularly always kind of dirty. Now for the worst part. The parking garage is so unsafe! People come speeding in so fast around the corner wrecks happen. My car got t boned and completely totaled!! My bfs back is hurt and we have been working with lawyers for 5 months now. Told the apt mgr ---- grief she said she would make sure the guy that hit me would get a ticket. Nothing happened. A girls car was robbed of all 4 tires in the garage..multiple assault and robberies here. The "security" is --------. I saw a renta cop once or twice during the day never at night when all this is happening. The girls car That got robbed was broad daylight. My bf was parked next to her car and told the cops what he saw. This place is not safe!! so I am pregnant and decided I did not want to have my baby in these unsafe apts. spoke to ---- in the office asking how I can sub lease my apt or break the lease to move out and she said you cant do any of that and said I have to sign another 15 month lease at a smaller apt.... so I went to ---- to ask. She told me 3 options to break lease and was nice and helpful and the ONlY respectable person in that office. Cost me $3200 to break lease plus last month of rent. Upon moving out I returned both apt and gate keys and get an email saying I only returned one and a $125 charge... I specifically gave them to ---- and signed my final paper. Now having to fight their word against mine. Do not move to these apts. they are UNSAFE and not taken care of. The office staff is ignorant and crooked except for ----. I hope this review helps future residents to not chose to move here. Worst experience ever.”

The property managers supply tenants with a security guard that sleeps on the job and they don't have surveillance cameras. 4 out of the 5 months I've lived here my car has been burglarized. I am not only concerned about my personal belongings but I am concerned about my safety. Management has no answers or options. Unless you have a budget set aside for broken windows monthly, don't MOVE HERE!”

Nice apartment and lofts around the area already have it and it's helpful. When I did the follow up i was told it just capture some angles not the whole incident if any . Later I brought it up again with management and was they ll try and something about budget. Then when I found a car on my floor had the rims and tires all stolen, I also brought up the camera thing. That was couple of months ago. Almost a week ago a car downstairs rims were stolen as well. A few days it was my car rims and tires stolen. This happen during the day! Emailed and complaints and was ignore .Management here is ridiculous . I feel unsafe. What if I had came out and saw them stealing - how dangerous will be for me”
— 13202 BRIAR FOREST DR · Houston“Briar Forest Lofts is good place to live. It's quiet, close to restaurants, cafes, groceries, schools and other. Pretty safe. But they have only one camera. Soo if something happened to your car or yourself at parking lot- you will have nothing to prove. They try to make exterior and interior clean. But most of the time it looks nooot clean. Especially pools and bbq area really dirty. They will charge you fee for not taking trash can inside your apartment , even if you tried to explain you were really sick but will not refund you for 10 times a month not taking your trash by valet trash. Yes, I'm not talking about days like Friday or Saturday. (I know this days you take care of your trash by yourself) I don't know why but they change managers and employees the way often. And most of them rude, unhelpful and unprofessional. But regular staff is great. Like Dora- she is the sweetest one. Soo I think it's good place to live, but general managers or greystar need to talk or solve problem with property management once and forever. They do nothing about anything and maintainer almost never comes when requested. You have to call and hound them or anything to get done. Would not recommend this place to ANYONE!”
— 2727 ELMSIDE DR · HOUSTON“*IGNORE THEIR FAKE PRETEND RESPONSE TO THIS REVIEW. I HAVE PROOF ABOUT EVERYTHING I SAID ABOUT THEM, AND THEY ARE VILE* I pre-leased a top fourth floor corner unit with a pool view and balcony). The manager is terrible, the leasing agent ---------------- is obnoxious, the other ------ leasing agent is incompetent, and I should have believed all the bad reviews. My lease was supposed to start 10/6 but they pushed it until 10/18. When I looked at the unit on 10/19, the balcony was stained with paint, the oven dirty (I have the video recording) and the lease was totally wrong. When I came in on 10/20, the lease still was not ready for me to sign. They sent it after my move-in date on 10/21. I executed it right away, told them I was unable to pick up the keys later that day because I worked until 10pm, and was told it was fine. I tried afterwards to pay online, but the Resident app was showing me $0.00 was due. Eventually I tried doing it through their website portal, but was blocked from logging in even after trying to reset the password numerous times. I emailed them a screenshot of the error message I kept getting as proof since their office was closed already. They tell me the next day that they are raising the price by $150 per month now. By the way, this is the second time they tried to screw me over. They called me awhile back to tell me that they were switching me to a 2nd floor unit with a crappier view for the same price, but I refused to consent to it. They clearly have no respect for each other either even though they work together. The manager would blame her leasing agents for all the miscommunication, the leasing agent ---------------- told me that the ------ one was poorly trained so I can just deal with her directly. But the one ---------------- was the worst. Her initial demeanor in front of others is pleasant, but she became snobby and conceited once it was just me and her with nobody else around. They are all fake, 2-faced liars. The manager claimed her Corporate office would refund my deposit and fees, which I have on video recording too. She told me the name of her Regional Manager, but was too cowardly to provide her direct email or phone number. Greystar should be embarrassed to have all 3 of those pathetic examples of women as representatives to their properties. I am now a proud resident of The Domain By Windsor, where the entire staff succeeded effortlessly in doing in 2 days what Briar Forest Loft pathetically could not manage in two months. The property and my apartment is pristine, the amenities amazing, and I couldn't be happier.”
— 13202 BRIAR FOREST DR · Houston“Very professional staff. Rita, the property manager, addressed all my concerns. I had a problem with the application process and she was quickly able to resolve it. Definitely would recommend this property.”
— 13202 BRIAR FOREST DR · Houston“I love living at Briar Forest Lofts! Everyone is so friendly and the property is beautiful. The ladies in the leasing office are all so sweet and made me feel at home as soon as I toured the property. It's also dog friendly, safe, & they're always hosting community events for the residents. I also love that its close to Chick-fil-A, Kroger, Target & so many other stores & restaurants.”
— 13202 BRIAR FOREST DR · Houston“I am very disappointed with my experience at Briar Forest Lofts. I think there is lack of maintenance for the Exercise Equipment. Also, there is little commutation about rent hikes before renewal so you end up paying huger rents without enough time to plan to move out or stay. I find the staff not helpful.”
— 13202 BRIAR FOREST DR · Houston“I moved here about 5 months ago and since then there has been a car fire, a car with all 4 wheels stolen, I received an email from the office management about a armed robbery on property with no follow up. Oh and my car got broken into for the second time. THIS TIME I RECIEVED A THREATENING LETTER FROM THE CULPRIT STATING THEY TOOK MY MAIL AND KNOW WHERE I LIVE. MANAGEMENT SAID THEY COULDN'T HELP. There have been so many incidents but management won't do anything about it and the staff keeps changing almost every month. They can easily install cameras in the garage but they choose not to. When I informed them of this suggestion they said, FROM PAST EXPERIENCE IT WOULDN'T HELP. They hired security for a week but I haven't seen any since. If you choose to take a tour then please ask management about these issues. This place is dangerous!”
— 13202 BRIAR FOREST DR · Houston“Been here for over ten years in an exclusive district area of West Houston is a joy. We never ever experienced any high water when ever there is any flooding going on here in Houston. The management here is highly qualified and skilled to personally manage any problems or any and all issues for the resident in an expedient manner. We highly recommend anyone who is seeking out quality and affordability with grace, style and class! Reminds you of an Older Suisse Hotel in the Swiss Alps!”
— 2727 ELMSIDE DR · HOUSTON“These apartments look nice but living in this community is another story. On move in day I get my keys and walk in to a dirty bathroom and a maintenance cart parked as soon as I step in the door. Obviously my unit was not ready for move in due to this and a list of other maintenance issues I had to have fixed included constant growing mold in my toilet and a drip from the ceiling above my shower. I live on the first floor where I am annoyed by an obnoxious neighbor above me with noise disturbance after letting the office know multiple times about my concern there has been no resolve...or they completely ignore you. This place is a dungeon no cellphone reception whatsoever so if you plan on receiving any important calls it's definitely not happening cancel your phone plan because having a cell phone is pointless NO service provider works in my unit. Once again no resolve from management on this issue. Moving units was mentioned but not offered...but why bother since you have to PAY a fee to move due to an inconvenience to you...CRAZY. While you're standing outside in blazing Houston heat to take phone calls you can enjoy the scent of dog feces that covers the property even though there are designated trash areas set along the property to dispose of pet waste. The assistant manager is rude af... no idea why or how she is still employed when your job is to improve your community and help residents and she sucks and doing any of the above. All I can say is thank God I signed a short term lease and I would not at all recommend this property to my worse enemy. This property is a crap stain on the name of grey star...not that the company at all is that great being that the higher ups are no help either. This is definitely not a place to stay if you are a family or business professional you can find a much better home at the same or better price before trapping yourself in this pit. Take it from a current resident you do NOT want to stay here. There are several apartments along this road...give them a look before making this mistake”

The apartment itself is modern and comfortable. Aside from one muscle car, the complex is quiet and the residents are friendly. There are some irresponsible pet owners that do not pick up after their animals, but management has been addressing this issue. The staff is friendly and attentive.”
— 13202 BRIAR FOREST DR · Houston“Horrible Management, they show up late to work, they do not communicate with their residents well, I would not recommend anyone moving into this place, it has really gone down over the years. A lot of theft at the complex lately as well could use more security.”
— 13202 BRIAR FOREST DR · Houston“My neighbors are constantly getting high and my apartment stinks because of it. The walls are thin here and sounds and smells easily get into adjacent apartments. Management refuses to do anything about residents getting high. I'm so embarrassed to invite anyone over. Can't wait to leave this poorly run and very expensive property.”
— 2727 ELMSIDE DR · HOUSTON“I've been a resident here for about 3 months. I love how much space you get for such a good price. The office staff here is great. I had some electricity issues with my apartment and Dora G. did a great job of getting them taken care of quickly. The location is safe and close to plenty of shopping areas and my job. I'm loving it here so far.”
— 13202 BRIAR FOREST DR · Houston“Drug use on property has gotten worse the past few months. It's now a regular occurrence in the evenings and on the weekends. A fellow resident told me how she is concerned for her young daughter's welfare with so much drug activity on property. Property management is also very bad at cleaning up trash from the common areas. It takes a long time to remove discarded food or trash from stairwells. A lot of trash also piles up in the parking garage over the weekends. Very disgusting.”
— 2727 ELMSIDE DR · HOUSTON“I moved into this complex about 3 months before the big hurricane hit. Every single unit on the first floor was evacuated from waters that had reached six feet high on those first floor apartments. My apartment was on the second floor, but I was displaced, and got back to my apartment 2 weeks after the initial storm. At that point they had given me 10 days (which started at the the first of Sept), I didn't get back to the apartment until Sept 5, to move out or pay the rent. Which I had no money or ability to move at that point. The apartment offered $100 off rent, even though I was literally incapable of getting to the apartments for two weeks. However, I moved forward, but I started noticing mold on my door a few months later, I complained at that time, and they painted over my door only for the mold to grow back through. I noticed mold in my vents and light fixtures a couple of months after that, only for them to replace the covers of the vents and light fixtures. I still see mold in my vents to this day, and I am now moving out because of that mold which I'm sure has riddled most of, if not all the buildings on this property. They continue to sweep the mold under the rug as new tenants file in, but be careful and keep an eye on this. Mold grows up, and I'm sure it has grown into all of the apartment's walls at this time. DO NOT MOVE HERE! Management will continue to sweep things under the rug and demand money or evict as quickly as possible. Just pay a little extra and move to an apartment close to here.”

— 2727 ELMSIDE DR · HOUSTON“Well, let me see, honestly, very odd, but my best experience at these apartments has been when I daydream about the following ,while I am here: I really enjoy these apartments because they remind me of when I visited Europe in 1988 and 1989, reminds of the elegant castles, especially the one in Versailles, France. It is the same color, too. However, the grounds and the pool are smaller than the ones in Versailles, but that is SUPER elegant enough! The trees and bushes have these blooming purple flowers, my favorite color. Feels like paradise on Earth, makes me feel like wearing a Marie Antoinette dress as I walk through the hallways and courtyard, so elegant , wearing a sweet 16 dress. Just noticed... feel like the Marie Antoinette of the present. Feeling so elegant , I feel pretty, oh so pretty, so beautiful, feels like I am living among past palaces, where you see kings and queens, princesses, memories of a spoiled childhood. Reminds me of my first dance when I had my sweet 16, with the Cinderella outfit! Or my wedding night, dancing among all the splendor and beautiful flowers, and when the purple flowers cover the grounds, ah, perfect wedding night!, Myself, wearing a long white Cinderella dress, best men and maids wearing purple. My husband wearing a black outfit. such splendor, perfect wedding photography scene, too, so romantic....of course, it's all in my secret and pleasant and wild dreams during my stay at Residences2727, dreams that I wish I would not wake up out of...pleasant dreams! I wake up when the alarm sounds! The End.”
— 2727 ELMSIDE DR · HOUSTON“This is the worst apartment complex I've ever experienced. Diana Perez and her daughter Ivana Acosta are the MOST VINDICTIVE SPITEFUL B'S I've ever met. This business is run unethically as well as immorally. The mother is a lying, conniving, deceitful, manipulative OLD B. A miserable, ugly soul that tries to hard to TRY to look young, but she needs to let that go. No amount of makeup will cover up her ugliness. Diana "Kay" Perez has an ugly personality with the face to match, I see why NO ONE LIKES THEM. And the daughter Ivana Acosta is no better. All of her life's problems are brought into that office and the tenants suffer simply because whenever one of the two B'S are upset they will immorally and unethically breach contracts with their tenants. It's nobody's fault that neither of the two can get AND keep a mans attention. It's nobody else's fault that they're miserable. The daughter will wind up like her mother. And the ENTIRE apartment complex knows of all their problems because they push their PERSONAL issues off on their tenants simply because they are not happy. They deserve everything that could possibly happen to them. DO NOT RENT FROM THIS PLACE. THESE PEOPLE ARE CROOKS AND BOLD FACE LIARS YOU HAVE BEEN WARNED. IF I COULD GIVE THEM ZERO STARS, I WOULD. WORST APARTMENT MANAGEMENT EVER!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!”

We wish that communication between maintenance, office staff and tenants were a little better. Maintenance tends to try to quick fix items, rather than actually fix them and some times it takes them a little longer to get to you. If you reach out to staff, they do try their best to resolve the issue. We haven't had any issues with safety. It is usually very quiet and peaceful all day and night. When school lets out for holidays, children can be heard outside playing during the day, but that's to be expected. :) They're pretty pet friendly, but they're company does follow the breed restriction list.”

I contacted management and informed her I did not feel comfortable after all renewing my lease due to the mold and me having two small children. She had an attitude with me as if I was the issue. I made all my payments in full. Never gave mangement any problems as a tenant they even received a deposit upon moving in which I never got back. I referred two residents to Donovan village. Which shows you I liked Donovan. I have numerous emails, pictures and videos of things that needed to be fixed since i first moved in but maintenance never came out to fix. I check my credit only to find out they filed negatively on my credit which I'm not understanding I never missed a payment. Nobody ever contacted me about the $540 they filed on my credit. The apartment is very old floors three different flooring, counters were never finished, base boards had dog bite marks upon moving in, base bored all chewed. Rats and roaches. I love donovan village because of the old management Melissa and the commute to work for me was easy plus it was very quiet. Would I recommend these apartments now? Well,What do you think? — 1800 BARKER CYPRESS RD UNIT # 510 · Houston“When I first moved here in January 2016 it was amazing. I have never had issues with roaches or the office or maintenance. I will say the maintenance crew is absolutely amazing. Since October I had an altercation with my ------ fabulous neighbors because their teenager kids where constantly picking on my 10 year old and choking him out. When I confronted the teenagers to leave my son alone and to not touch him ... next thing I know my husband, myself and my son were surrounded my 30 people (some the parents of the children) and luckily someone called the police. Since then I had a car follow me to work and the same day they followed me to work they pulled a gun on my son (this was November) I know it was the same car because when i got home at 6 the car was there and they left behind a bag of trash with a receipt - they get food stamps and i googled the address to find that they were by my work that morning - i dont think that was just a coincidence. As of last week they have now keyed my car. The office says they can not get involved. While I do owe the property money I would rather take that money and move some where safer for my son and I because under the extreme measures these other people have taken I do not want to stick around and find out what they will do next. Our lives are too important. I have written corporate and have yet to hear from them. The kids are also constantly waiting outside or around my apartment waiting for my son to come out so they can jump him - i know this because some of my neighbors who know my situation hear the kids and will come out and chase them off - I enjoyed living here until recent events but because no one can guarantee safety and because the office wont get involved I have no choice but to leave. It is sad because all these kids run around without parents monitoring them and you would think given the circumstances the office could at least tell their parents that they need to be supervised or stay inside. IF you live here just please be careful - one of the childrens parents came out smoking pot and kept telling his wife to just "say the word" so that they could jump my husband and myself. So again if you are wanting to live in fear or if this is how you live and raise your children then this is the place for you”

— 2727 ELMSIDE DR · HOUSTON“I don't like to give bad reviews, but after living here for a year and talking with other tenants it's clear that people are constantly complaining, but not posting online. Major issues: Security, Professionalism, Quality, and Cleanliness (roaches). Don't expect complex-wide issues to get fixed quickly. Front doors? Broken for at least a month because management was too cheap to pay for quality work. Garage gate? Broken. The gate between the garage and the complex near my area? Broken the entire time. This would be an easy complex to break into. The pools were shut down for months. If you're someone who wants to deal with honorable businesses, this place isn't for you. Residences 2727 ignored our emails when it suited them. Upon move-out, they charged me an extra $800 of rent due to an ambiguous technicality (whether an email is considered "written notice") and when I confronted them, they told me to take them to court and afterwards ignored me. Issues with your apartment will get fixed quickly. The maintenance crew is very prompt and nice, and it's certainly not their fault the management doesn't want to replace A/C's that break down even in the spring when they're not being used much. Something that simply couldn't be fixed - the air quality. I would ventilate our place several times a week, but each time by the end of the day it would smell stale and mysteriously funky because the air is circulated through large portions of the complex. As a person with allergies it was like every season was pollen season. I moved into a place that has normal air quality and my constant sinus issues are gone. I'm still in the process of moving and I wash everything really well because that smell just permeates everything. It's not totally overpowering - just off and icky enough to be a relief to be rid of. The quality of the apartment itself seems nice at first with updated appliances and granite counter tops, but the "wooden" laminate flooring is bubbling (which we were embarrassed to have a friend discover shortly after move in). We also discovered a nail sticking up in the carpet near the doorway by stepping on it. The caulk in the bathroom is very poorly done and desperately needs redoing. It was hard to constantly ward mold off when its cracked and perforated surface was such a good growing spot. Also, having carpet below the bathroom sink is as weird as it sounds - I did not get used to it like I thought I would. We had issues with the management. For one thing, a staff member entered our apartment when we weren't there without notice or permission (which they are required to give) for something we didn't ask for. That was highly disconcerting and made us feel like the staff did not respect our personal space. Staff members have been rude to both myself and my roommate. They were also directly rude to my roommate when she was concerned about the garage gate being broken for a long time. I have many more complaints, but not nearly enough space to put them. I really wish I had talked to other tenants beforehand. Best of luck with your search!”

— 1800 BARKER CYPRESS RD UNIT # 510 · Houston“Upon arrival at Residences 2727 I thought I had found a diamond in the rough. The office staff was very friendly, worked well to get everything taken care of and I got a rent special that allowed me to have a very spacious 2 bedroom 2 bath at a great price. I just wish I could have enjoyed it longer than 6 months. My first night there I started seeing roaches. I reported it to the complex immediately and had guys come out and spray my unit. It never got better, it actually got WAYYY worse. It was a nightmare. I would wake up in the morning with 3/4 roaches on my bathroom wall. I would see them in my closet, room on the carpet, in my blinds, even in the kitchen and living area. I reported this problem quite frequently after it hadn't gotten better in a couple weeks. The apt scheduled I do what they call a "Viper" and detailed and thorough treatment because I knew I had an infestation. As much of a pain as it was I removed all of my things and let them do what they needed to do. Just to find out it didn't work. I lived in a roach nest for 3 MONTHS! I had to shake out my towels and bathrobe before I could put them on after a shower, they would creep into my shower. It was absolutely disgusting and I felt like the office staff didn't take my request as serious as it should've been taken. It literally took for me to write a letter to the CEO of the company to finally get relief. They ended up having to do another Viper to my unit and all surrounding units, above and below me on my floor. After that they change bug companies which significantly reduced the bug problem but NEVER alleviated it completely. The office generously offered me an opportunity to leave my apartment in 2 weeks with no penalty. like really??! who in Houston can find and apartment, go through every inch of there belongings to make sure there are no ROACHES, and get it repacked and moved in 2 short weeks. I suffered through the last month of my lease because by this time it had been 4 1/2 months before I saw a difference. I wouldn't recommend anyone live here. I spoke with others and they had bug issues as well, but I don't know if it was ever as bad as min. It looks great, feels great, but its just too good to be true.”

— 2727 ELMSIDE DR · HOUSTON“I moved here from Colorado in early 2014. I must admit, I was not impressed in the beginning & I only moved here because it was close to my new job at the 911 Call Center. Since then, I have gotten to know my neighbors (one of whom has been here for 25 years), and, others who have lived here, moved out, and moved back in recently. Although renovations started after I had already moved in, the office manager (Melissa) told me that I could transfer to one of the new "upgraded" apartments (and, of course pay a little more rent) once my current lease expires. I also like that the new owner is making improvements. So far, they have trimmed the trees, replaced the uneven sidewalks, put up new signs, repaired the carports and fixed the non-working light fixtures, added a sitting area near the laundry room, addressed the situation with the overfilled dumpsters, put in solar screens, & added more flowers. The new apartments also have new appliances & flooring that looks like real wood. I can tell a big difference between how I have been treated in the last few months and from how I was treated at move in. I just want to say that I appreciate the service that Melissa and the maintenance man give me whenever I call the office. Also, the manager lives at the property and is always available whenever I have a problem. I really like it here and would like to stay here as long as I can.”
— 601 W DONOVAN ST · HOUSTON“First let me assure you that I am not an angry past resident who would resort to lying on this community. This community sucks!!! They have a serious roach problem, especially since they charge so much rent for two bedrooms. I originally stayed in one apartment and the roaches ran me out of that one. I then switched to another apartment and they were bad there as well. I used their pest control services that did not work. I complained so much that management decided to do a "clean out" of all apartments that did not work. I had a woman who was from Egypt come and clean my house and she told me what to do and finally I saw a drastic reduction in the number of roaches seen. Here is my next problem with this community, management is not responsive to resident complaints. I escalated my complaints to the regional manager and neither the old one (from 2013) nor the new one Sarah Mader bothered to respond, well actually Sarah did take a couple of my calls but after I emailed her the proof that I was correct about the problem I was having she stopped taking and did not return any of my calls. Billing has been a complete fiasco with 2727. After paying above my market rent each month I was billed stating I still owed more money. I won't detail it all but will cut to the worst part. I decided to transfer to a sister property of Allen Harrison properties. After requesting the transfer Gina the property manager of 2727 told me that my September rent had not been paid on September 28, 2014, although I completed the ACH transaction on September 01, 2014. I went and talked to the asst. manager who printed a copy of my accounts ledger that showed I'd paid the rent. I gave Gina the manager a copy of this and she refused it and blocked my transfer to the new property. I called the asst. manager David at the new property very angry although not at him but at the process 2727 was taking me through and thank God for DAVID!!! He actually did his job probably more than his job at not only trying to de-escalate the problem but follow up with me which 2727 refused to do. They then proceeded to charge me late fees and NSF fees. The asst. manager showed me the ACH transaction paperwork I filled out and the notation that it had been completed. So I went to my credit union online and could not see where the transaction had come out. So I told Gina the manager this and then requested that they not charge me late fees or the $100 in NSF fees as they did not make me aware of the problem until 9/28/14. They waived the late fees and charged me the NSF fees, which is crazy because I had no bounced checks from my account and provided them proof of this. At this point I had to pay them so I could get the hell out of this roach infested over priced place. I do not believe this may be a reflection on the management company Allen Harrison but this is ridiculous. When I went to the new property to sign the lease more than 24 hours later the new manager told me she could not continue with the lease signing because 2727 had not released me yet. I had to find the manager Gina from 2727 because she was not at that property but at 1715 Enclave. Dell the asst. manager gave confirmation that I had paid all monies due and was clear. After moving out paying all monies owed Gina was to sorry of a manager to complete my business so I could move the next day. It took us some time to locate her which caused me to sign the lease late in the evening. Well Saturday I moved out of 2727 and by the time we were done, they were closed. I had no one or no place to turn in the key. I recently received communication from them that I still owe $679 after they told me that I had paid all monies due them. This is my biggest problem with them, nothing is ever done correctly or completely. They continue to come back because someone is new, someone is not adept or they just flat out refuse to do their jobs. I like the new properites management team thus far.”

We want to be able to Grill Burgers for our Kids in a CLEAN GRILL without the bottom catching on fire. Brought this to management and they claim every time they will get it done but nothing gets done. I just wish someone would ck instead of assuming it got done.”

The staff is professional, responsive, friendly and know everyone (and our pets) by name. The other tenants we've met are nice. Can't beat the location - really rare in Houston to be able to WALK to Starbucks, the grocery store (right across the street) and good restaurants. We like that our cars are in a garage and there is plenty of parking. There was a review on here about roaches in the past, but we have never seen even one bug. The building and grounds are beautiful and our apartment has features we didn't expect in an apartment, like dual shower heads, lots of kitchen cabinets and built-in bookcases. We highly recommend Residences 2727!”

At first I had no respect for the nee mangement team. As time had passed I would not want to trade Daniel for the world. Awesome person. Amanda also is a good spirit. You just have to understand with her , business at all times. Nothing wrong with that. I've been here for a long time and can say this, even the maintenance team particularly jhose id a wonderful person. Everything is not perfect, but for the most if it I love it here.”

The common areas had been beautifully renovated; parking & gates security system were upgraded giving us better peace of mind. The old cable is now changed to Comcast! We are proud to show off our place to my families & refer friends. We would like to commend and appreciate Daniel Romero (Mgr), Amanda, Jose & the rest of the crew for their hard work, good team spirit, excellent service and taking our comments, suggestions & request proactively. Great job! Thanks and God bless you all!”
