“I GOT BROKE IN TWICE! AND THEY DID NOTHING ABOUT IT! I HAD A POLICE REPORT ISSUED AND EVEN THE POLICE OFFICE ADVISED THAT I CAN MOVE OUT WITH REPORT NOTICE AND NOT GET PENALIZED. MANAGEMENT REFUSED AND HAD A PIECE OF WOOD FOR THE GLASS DOOR OVER A WEEK. A WEEK LATER MY CAR WAS BROKE INTO. THEY DON'T DO NOTHING ABOUT MAINTEANCE . MY KIDS WERE PROBITED TO PLAY WITH THEIR SOCCER BALL BECAUSE APPARENTELY THEY WERE BEING TOO LOUD. THEY ARE A NIGHTMARE I AM CURRENTLY GETTING SUED BUT I HAVE PROOF FOR MY REASON OF MOVE OUT. DO NOT RENT HERE. MANAGEMENT SUCKS AND PROPERTY IS INFESTED WITH ROACHES.”

“Worst apartment bugs every where bad maintenance, under the worst management the property manager is rude and does everything illegal It rains in most of all the units and it takes nearly a month to get anything major repaired Please save yourself trouble don't rent here”

“Caution of being "Pre-Approved" on their website. I went to the website and found that there was an available 1 bedroom apartment, so I went ahead and applied online, and was "pre-approved". However, the next day when I stopped by the leasing office, they lady working there tells me there would be nothing till maybe end of June. I told her I had already applied online, and was pre-approved. Her face and attitude changed from, "Sorry, goodbye," to "Oh, well come to my office." After a simple introduction I learn that I need to be at my previous job for 6 months (I read thoroughly and did not catch that in the terms), and a 2-week gap in between jobs disqualified me. My previous job of over 2 and half years does not matter, even though I was required to put in one when I tried to skip it online. So my application where I feel I was Falsely "Pre-Approved" has charged my card only 2 days from when I applied online...NICE.”

“I am a current resident here. Let me just say that the lease office is a complete joke. As a resident, I would expect my phone call to be returned at leaat within the next day but I am always on hold for 25-30 then the automated voice says leave a message and my phonecall is never returned. I have to call almost 2-3 times before actually speaking to someone. They insist on contacting you by phone, instead they rely on notes being taped to your door about any issues/notifications. It is unprofessional because in Houston, there are constant rain/thunderstorms, flooding and very windy so a paper can easily fly away and next thing you know you have a late fee or major issue because the weather blew that note away. The maintenance men are the most friendly of all the staff honestly. The grounds are not very safe, my car was broken into 2 different times. There is very little guest parking and the women in the office use the handicapped parking during business hours and they DO NOT have a permit. The women in the office are very rude if you come to them with any concern. Specifically Maggie in the office is someone who does not make you feel welcomed nor does she try to understand or work with a resident in any way. Paying rent is done by money order, which you give to the office but if you work late or your hours do not work with the office, they tell you to slide you money order under the door! Again so unprofessional. A resident shouldn't slide their important rent money under a door hoping they recieve it. Sure the rent is inexpensive but olease save yourself the time and other money you'll have to spend with the extra fees you'll have to pay.”

“I currently a resident for 6 years and this apartment is nice. I really have enjoyed my stay. I have nothing negative to say. I had an ac leak in my bathroom and nothing was damaged and they come every time I need help. The first management team would put people out the first sign of them using or selling drugs. We don't see that kind of stuff in our complex. The maintenance people come as soon as you report something is wrong with your unit. The grounds are kept decent and I think they cut the grass too much. Decent nice neighbors. I don't know what section the other people live in but my one bedroom is nice. I will be moving soon but not because of the property but because I want to move near South.”

“I'm a current resident here and i would never recommend this apartments to anybody. To begin with, the people who work in the office don't like to do their jobs, they are lazy, and once you live here they treat you like nobody. Plus the property is infested with bedbugs and roaches. I would move as soon my contract expires.”

“I have not had a pleasant experience living at these apartments. Our first issue from the start was the matter of the water bill which was explained AFTER our lease was signed. The way the water bill works is, it is a property bill divided amongst the residents....if you live in a larger unit, expect to pay more...this is what we were told. I was very unhappy about how that works. I feel like this information should have been disclosed before our lease was signed, it would have made a difference in our decision. Two days after move-in, we discovered that there was a roach problem. We went in and spoke to management about the issue, she told us to by a specific bug killer....so basically, handle the problem ourselves....seriously??? In addition to that, they did have pest control come out.......they have srayed my apartment 6 times; to no avail, the problem remains. It is not an issue that I have ever had to deal with at any other property. I recently requested maintenance to come to my apartment and examine the seal around my windows which leak whenever it rains....it has been 3 weeks and no one has come by. The apartments are very outdated and are in dyer need of renovating especially in dealing with their major pest issue. Also some of the assigned resident parking which is under carports has been deemed unsafe and roped off for 3 weeks now. This issue has displaced several residents as far as parking goes. Those displaced residents have the inconvenience of either waiting for a visitor parking spot to open up at night ( which rarely happens), or parking on the street adjacent to the entire property. Management has not made any effort to make things any more convenient or comfortable for those residents affected by this. Having read the other reviews, it is clear that many residents here have the same issues and concerns. Management leaves so much to be desired as far as professionalism, integrity, promtness, and urgency is concerned. I would not refer this apartment to anyone, and if you are looking for a home, I would thoroughly walk through and investigate and address any concerns before settling here. I myself am beyond anxious to relocate.”

“Let me start off by stating that I am a current resident here and have been since last spring, yet these office employees (I refuse to call them by titles they have not earned that from me yet) insist on asking me each time they encounter me if I live here! Needless to say I will not be signing another lease here. If not for their utter disrespect for tenants then it's the roaches, bed bugs, fleas, trash on the side walks, loud neighbors. broken entrance gate and extra police attention that did it for me.”

“I am a current resident of Braeburn Colony apartments and I would not recommend these apartments to anyone I knew. Current issues: the roaches are absolutely horrible, literally infested! We didn't begin to see them until our section filled up. The kitchen seems to be the entrance point for the roaches! We literally was cleaning excessively, stopped all use of fragrance products and used bleach only!!! You could walk into the kitchen in the middle of the night and see about 50-80 roaches scatter like crazy! We tried on several occasions to get the apartment exterminated but the office always seemed to "forget" to p t us on the list! After our own personal decisions to use Boric Acid, we have seen a decrease in roaches but they have not all died! Then came the bed bugs! We would notice random flat raised red spots on our arms and legs. We thought it was Mosquitos or ants! Not until on several occasions were little brownish red flat bugs seen crawling on the beds. This is our first ever encounter with roaches and bed bugs! And the office worker even hinted that if we should bed bugs notify the office! Why are bed bugs in the first place??? A friend who lives in these apartments as well said she has the same issue, the bugs are coming through the cracks and she is trying to fight them off as well. For those reasons and those reasons alone are why I would never recommend these apartments!!! We have nice neighbors and no crime issues but the big infestation is disgusting and should be dealt with by the apartments and not by the residents!!!!”

“This has got to be one of the worse places I have lived in. They keep making promises when you sign a lease or renew a lease that they do not keep. They recently had the property surveyed and assessed because they are being audited. I'm sure they are being audited because the manager is more than likely pocketing money by stating she needs a certain amount for repairs and actually paying the LOWEST bidder to do the work and we are getting what they paid for. CHEAP WORK! I told the man my mother has lived in her unit for 3 years and she needs her carpet replaced due to her health problems and the condition of the carpet after two backed up toilet incidents (not caused by her) have soiled the carpet and foam. The man who surveyed the property said he put in for the carpet to be replaced. So far no calls or notice on when that will take place from the office management. All the buildings are infested with roaches that they want to charge you to get rid of them..EVEN NEW TENANTS! Two buildings have a bed bug infestation and the geniuses in the office actually blame the tenants as if the bugs magically appeared in their beds and not in through the GIANT cracks in the walls from the obvious foundation shift.I suppose the bed bugs I saw walking in the bathroom came from the beds too! They issued a warning that the water would be off ONLY on the 19th due to repairs from 8:30 am to 5:30 pm. I spent the entire day with a tub full of water for restroom use and they never turned off the water. Today I go to wash my dishes around noon and of course the water is off without warning! Even though the plumbers are in the EXACT SAME HOLE they were in yesterday at the front of the property! I call at 12:45 this afternoon and ask why the water was turned off without warning. The assistant manager says it was due to an emergency and it would be back on in an hour.It's 8 pm and the water is still not on! I call the office to get a hold of maintenance to ask when will they turn it back on and somehow the office number is disconnected! I laugh at the new residents that recommend this place. They obviously have not lived here long enough. I have had enough and will be getting out of here ASAP!”

“Wow, I just moved here and absolutely love it. After viewing several apartments this is where I was treated with respect and very professional. Maria is just wonderful, not to mention the rest of the staff. I recommend here to everyone.”

“I just moved here an I love it. The staff is very professional and Maria was very attentive of what I needed in my new home. The property is well maintained and my apartment is just beautiful. I will recommend these apartments to every one I know.”

“My mom recently moved into Braeburn. I was a bit nervous for her to move here, living by herself for the first time. Thankfully the property is really safe and the unit is completely up to date and functional. The office staff has made the transition really great for her. The maintenance staff at this property is also top notch. My mom had a leak under her kitchen sink and it was fixed within an hour of being reported. The grounds are really kept up and nice for the area. I am really glad my mom chose Braeburn, I think it's a great place.”

“Worst apartment ever!!! Roaches everywere.Management want resident to buy bug spray to kill their own roaches.Trash bin overflow.Juvenile kids out of control.Two vehicle break-in and one apartment break-in that i know about.Be sure to ask about your water bill before you move in.Waiting 2 months for carpet cleaning and counting.Go to Houston police website to see how many reports this year along.Very unsafe now can,t wait tillmy lease is up.”

“I WOULD PERSONALLY NEVER IN MY LIFE RECOMMEND ANYONE STAYS HERE OMG ROACHES ARE HORRIBLE AND THE MANAGER STAFF ARE A BUNCH OF ------- WITH ATTITUDES YES I SAID IT AND MENT...HOW ARE YOU SUPPOSED TO WORK WITH PEOPLE AND YOUR ATTITUDE IS NASTY AND PLUS HOW YOUR APARTMENTS THE BEST WITH BREAK INS,FIGHTS,CRACK HEADS,DRUG DEALERS AND A STAFF OF THIEVING MANTAINCE MEN...THESE ARE CRIMES THAT SHOULD BE PUNISHABLE BY LAW. IM MOVING ON FRIDAY MY AIR AND HEAT HASNT WORKED IN A MONTH AND THEY REFUSED TO COME FIX IT NOT ONLY THAT I HAVE BEEN DISRESPECTED BY THESE UNPROFESSIONAL YOUNG STUPID LADIES...BUT YOU HAVE ANY SENSE SAVE YOUR MONEY AND TIME THESE APARTMENTS ARE THE WORST”

“I would never tell anyone to move in these apartment first of all the staff don't tell u about the 80 dollar water bill when u first move in and the apartments has so much bugs it's just nasty the maintenance man just walk around looking scary the staff in the office is just lazy they don't do nothing there are a lot of break ins and the tells u nothing about it and parking is so bad they tow ur car even if u live in the apartments the washing room is so nasty and none of the washers work these apartments are over priced it's not worth it at all”

“These apartments are bug bed infested Omg I never In my life until I moved into these apartments. I've contacted management to let them knw what's going on and they told me its nothing they can do n I should of never bought a used bed. Like j told them I bought the bed brand new and I never seen are experienced bed bugs ever they told me I would have to pay out of pocket. The office staff is very rude inconsiderate and very arrogant. I would warn ppl not t move in are rent from here they do not fix nothing but want to collect there money every month.”

“NEGETIVES: no security at all. your car can be towed anytime they want to. lots of break ins into apartments and cars. molds on some apartments,also roof leaks(understandable-apt are really old). a lot of stray cats, sometimes we see unleashed dogs walking around without a guardian. bugs and roaches!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!especially in the summer too many idle people roaming about....waiting to break in to apt/car. POSITIVES: very good price very reasonable space nice maintenance team!!!!!!!!!!!!!!!!”

“I have been here for about 4 years and I am happy to say that things are good here. The new management is fixing up the place and it is looking real good. My patio fence was replaced (woohoooo). It makes this place look much better. Everyone that works here has been real nice and I hope they stay.”

“A COUPLE OF MONTHS AGO THE OWNER OF THE APARTMENTS SOLD THE PROPERTY.SINCE THAT DAY ON THIS IS BEEN A NIGHTMARE, AT NIGHT THERE A LOT OF PROBLEMS IF YOUR PLANING ON LIVING HERE I RECOMEND GO TO THE POLICE STATION AND ASK FOR A POLICE REPORT SO YOU CAN SEE HOW MANY PROBLEMS THIS PROPERTY HAS.THEY LOST YOUR MONEY ORDERS AND DONT CARE THEY JUST SAY THAT YOU HAVE TO PAY.THE MANAGMENT IS HORRIBLE THEY CANT FIX NOTHING AND THERE SUPERVISOR IS WORST THEY DONT KNOW HOW TO TREAT PEOPLE THEY DONT HAVE EDUCATION AT ALL .EVERY TIME YOU TRY TO RESOLVE A PROBLEM WITH THEM THEY CANT. THE ONLY GOOD THING THEY NOW HOW TO DO ITS HANG UP THE PHONE AND CHARGED YOU EVERY MONTH. SO IMAGINE IF THERE SUPERVISOR ITS LIKE THAT IMAGINE THE MANAGMENT.I THING BECAUSE THERE WHERE GOING TO BE A NEW MANAGMENT EVERYTHING IT WAS GOING TO BE BETTER BUT HONESLY EVERYTHING IS WORSE.PLEASE CHECK EVERYTHING BEFORE YOU MOVE IN BECAUSE THEY HAVE TO FACES AND I DONT WANT THEM TO DO WHAT THEY DO TO ME.”

“I would never wish for my worst enemy to live at this apartment complex. 20 days into my visit my back patio started to overflow with raw sewage. It took the maintenance 2 days just to clean up the mess, and another day to try to fix it! I know every Houston apartment has roaches, but this apartment had an ungodly amount that were even crawling around in my bedroom. They said that they would spray for them but they never did. I had to leave this apartment because It was uninhabitable and a danger to my health. Please never even drive by this complex,”

“Cars towed with apartment management receiving "rebates". Tenants that throw trash out of their front door. I dropped my billfold between front door and car, it disappeared before I could retrace my steps, and they rushed across the street to rent dvd's. Ferrel cats running throughout the complex and owners that don't leash their dogs nor clean up after them. Typically, 5 out of 10 washers are broken in laundry.”

“My mother lives here. The manager has changed this property completly! She has safety meeting for the residents and always does nice things around the holidays for the kids! I was planning on moving my mother out at the end of her lease but she changed my mind. She was so helpful with everything I wanted. I also found out that its the same company the owns my apartment complex. They have made big changes check it out”

“I moved in here in November 2007 and I am finally moving out. Shortly after I moved in, I'm talking three to four months tops, my car was unlawfully towed. I was told by the management team at the time that covered parking was for residents only and that was why we received parking permit stickers for our car windshields, to stand out. Well someone had my car towed because I was apparently in their parking space. When I went to management to complain that I didn't receive notice before being towed and they informed me that I had my own personal assigned parking space. They claimed to credit me the amount that I had to pay to get out of tow but I never saw the credit. In these two plus years I've seen the management team change VERY frequently. Until this current team I could never reach the manager, no matter when I called or what day. The a/c unit in my closet constantly leaks. My fridge always freezes over and stops working. I have to call the office several times just to make sure they actually put in a work order. No matter how much you clean there is a serious pest problem. We have borak acid along all the floors and in the corners and we use bug spray yet the roaches are prominent. It is ridiculous. The place is really infested. They are all behind the dishwasher and under the cabinets. The filtration system is a joke. When I dust one day, the next everything is covered again. That is ever after we constantly change the filters which look horrible after just 30 days. The walls are so thin I can hear my neighbors using the bathroom and I can tell you that they like to watch t.v. into the wee hours of the morning. Plus no matter how noisy my neighbors are management never does anything. The entrance gate is ALWAYS broken and open, all of the pedestrian gates are broken and don't lock. Gated community my behind! There is always glass and nails in the parking lot and there are always people loitering outside no matter the hour. We've stayed for so long because the rent is VERY cheap. BUT you get what you pay for. We are moving soon and when I gave my notice they tried to bully my husband into staying by saying we'd have to pay 80% of our lease if we moved out! What kind of craziness is that?! We've being in compliance with our lease 100% and the only thing we are paying is our last month's rent.”

“I have been here a few months, came looked at it, during the day, nice and quite, but soon after all was known. These apartments are very bad, they are totally non-compliant in so many ways. I'm surprised they have not been cited for the railing being to wide up stairs. There is definetely lots of drug dealing here, I have stayed up late and seen so much traffic in and out apartments, in and off the property. Security here sucks, cause they don't report the ---- they should, but they get your cars towed for being over the white line!!! Give me a break, these dang Rent-A-Cops are crappy. The property has had two huge piles of debris from after hurricane Ike, sitting in the parking lot for almost two months. Kids are always playing on the piles, one child even got stuck with a rusty nail. The washers and dryers here ain't worth your dime. Maintenance is no good, office people not very proffessional at all. Please put your dollar somewhere else. Unfortunately I have to wait out my lease term, but don't move here...too many thieves and drugs here on property!!!!”
