YOU CAN FEEL THE HEAT FROM YOUR NEIGHBORS DRYER WHEN THEY'RE USING THEY'RE DRYER IT AND THE TRASH PEOPLE HAVEN'T PICKED UP TRASH IN A FEE DAYS TRASH CANS ARE OVERFLOWING. This place just does not care. Trash always everywhere. All over the complex, in front of my building and falling onto my porch. They are CONSTANTLY in everyone’s apartments. 3 times this year for “random apartment inspections…?â€� So basically just to be nosey. They are redoing the outlets right now and requested that all furniture be pushed to the center of the room for them to work. Then I asked if anyone from the complex would be walking through with them to make sure nothing goes missing. They said “no, we just give them the key, but we’ve never had any problems with the crew beforeâ€�. The apartment manager LOVES TO doge calls. I’ve placed countless complaints and work orders and nothing ever gets done. They lost the lease agreements and started random charging more half way through the year for other stuff, apparently. I have never lived in a worse place or been so constantly furious over a complex. I went years without talking to any management or having issues with my previous places of living and man has that changed. Save yourself the headache and don’t move here. Lots of stray cats and people that let their dogs poop all over the place. Inconsiderate neighbors combined with A-hole management. Avoid like the plague. We’ve been dealing with the water turning off every single day. Every. Day. AND ELECTRIC in and out. Plus the heater hasn’t worked in a week and a half during the arctic freeze of all times. Like 4 days before Xmas. And it is the 28th and it’s still not fixed. Put in multiple work orders. Called multiple times. One girl in the office had the audacity to say the work order was in their hands 2 days before Xmas. Never got fixed. Called the office the day before Xmas and they were gone. Then I got an emails saying it was completed even tho they never fixed it. I HAVE NEVER IN MY LIFE HATED A PKACE SO MUCH.”

They don’t tell you when you sign that you rent each month can change. Since the new owners been here they say “waterâ€� went up but they are just raising our rent to fix repairs. On one side of apartments some buildings are sinking and leaning . The water gets turned off during the day all the time. Apartment has cameras for no reason and they do not care if someone steals or vandalize your property. The manager is sexest and racist. Do not rent here ! They never follow through with pest control and people are dirty out here and leave trash on the ground and there dogs ----.neighbors are loud and ------ and stay fist fighting like there in Middle school.”

Ourselves because the day upon move in it was still fairly dirty floors not whipped or mopped bathroom dirty etc etc DONT DO IT AND MOVE HERE”

El nuevo staff incluyendo a la manager son unas viejas despotas, groseras y malencaradas, quise hablar con la manager, me dijeron saca cita, llegue a la cita y nunca fue para darme la cara, sus gatas me atendieron por ella esta vieja se cree presidenta pero no fuera para firmar contrato porque hasta te ponen alfombra roja. Ademas siempre me estuvieron robando dinero en el pago de la factura de agua, se paga mas de 100 dolares cada mes, ni en una casa se paga tanto. Tambien todo el año tienen la alberca sucia y cerrada y con miles de reportes por los inspectores. Y si quieres ver a los policias constantemente te recomiendo vivas en este lugar, aqui encontraras robos, asaltos y mas.”

I know this, because the only time I have ever been able to reach a live human when calling the office is where I request a maintenance emergency. After waiting nearly 5 months to get a mail key, I finally left the maintenance team a voicemail (and probably not a nice one, which I regret) and within an hour I was given a key. Mind you, I had called the front office about this issue numerous times, and never received a call back nor an email, nothing. No one even bothers to pick up the phone (I noticed an older review mentioned the same issue). Upon moving in, we were never allowed a proper walk-through. There was supposed to be a member of the office staff walking through our apartment with us, and that never happened. They ended up giving my husband a checklist while I was at work, which he turned in, and nothing was ever heard about it again. Admittedly, this was a bit of a red flag. However, my husband and I were desperate to be out of our previous living situation; the price was right and the location was great. There wasn't too much damage so we didn't think anything of it. Fast forward about a month, and the is a car camped out in the fire lane directly in front of our unit. This means if there had even been an emergency, the fire truck would not have access to our unit. I called the front office about it and left a voicemail. I did this several times a week, for months, and never got a response. Eventually I reached out to the fire marshal and, while the process was tedious, I got it taken care of. But this legitimately took months of me trying to get a hold of them, to no avail, before I took it upon myself to reach out to a higher authority. I will mention this took place during the onset of the Covid crisis so I couldn't simply walk down to the front office. We were told that, although closed to the public, the staff would be working and available. Not once during this time was I able to speak with a human being. I called right when they opened, I called before lunch, after lunch, during lunch, right before they closed... they simply were not picking up the phone. We did not know at the time, but while the front office was shut down, the pest control service that we pay for monthly was paused. As soon as Covid hit, we started getting bugs in our sinks. This lasted for months until, like magic, the office staff was brought back (temporarily, they ended up shutting down again) and the bugs were gone. So essentially we paid for a service for three or four months that was inactive during that time. This sounds to me like theft. It was shortly after the office staff came back, and I still wasn't getting a hold of anyone, that I thought to leave a voicemail for maintenance to try and get a mail key. This was my one and only successful interaction with the Bayou Park / Bend @ Oak Forest staff. At the beginning of the Covid crisis, residents were told that the $30.09 fee charged for paying rent online would be waived. The first month it was not waived, and I had to pull teeth via email to get the amount credited to my account. Again, never was I able to speak with anyone. It wasn't until I found someone's corporate email and cc'd any and all people I could, that the issue was resolved. Corporate also cc'd me, instead of bcc'ing me, on an internal email telling the front office staff to call me. Did they ever call me? Back in August, I went online to pay my rent on the first of the month, as I do every month, and the amount of my rent was not available. I could only pay for my utilities at the time. So I paid it, incase they would come back and say that I didn't attempt to pay my rent. On August 3rd, I logged back on, and there was the remaining amount for my rent. Which I paid. Both times I was charged the $30.09 service fee - I am in the process of having this credited to my account; however, as I mentioned above, they are transitioning from Bayou Parc to BEND at Oak Forest and, interestingly enough, the person I was told to reach out to via email is no longer on staff.... I saw another reviewer mention bugs. Aside from the flies that showed up during the start of Covid, although thankfully we haven't seen too many German cockroaches (one is enough and we will be doing a thorough fumigating of everything we own before moving out) there are all sorts of little critters and water bugs that like to show up through the plumbing. When I tell you that this is the least of our troubles with this apartment complex, please know I do not say that lightly. Had we noticed any bugs during our walkthrough, which I am sure we would have had we been allowed to do with a member of the staff, we would never have moved in. On top of everything, the front office staff is incredibly rude. While the manager/asst manager (I'm honestly not sure what his role is but I will not name names on a public forum) was nice enough in the beginning, obviously he was just trying to get us to sign the lease. Every single other person in the front office I have had the displeasure of speaking with - which is maybe twice since we moved in 7 months ago - has been less than a joy to speak with. Admittedly I probably was not the easiest person to speak with,either, but after having been treated the way my husband and I have been treated, I could care less about my own attitude. I truly do feel for the residents of Bayou Parc / BEND @ Oak Forest who are being taken advantage of and not realizing it, or who don't have the time to vent on the internet, or who simply cannot afford to go anywhere else. ADDITIONAL ISSUES - Trash constantly strewn about the parking lot - Parking lot constantly filled up, I sometimes have to park a unit over - Another unit had a whole tree fall down in front of their window during a storm a few months ago. Tree is still there, toppled over... - When we moved in, the gates were left open. Now it's a 50/50 whether or not they will be open or closed. - I am mentioning a lack of communication again, because it is truly that awful - Both my bathtubs were painted over? And now the paint is peeling and is quite disgusting, there's nothing i can do about it except let it peel all the way off and then will i get my deposit back??”
“Look these apartments are horrible. A/C works when it wants to, sinks that don't work, cabinets falling apart, BUGS AND MORE bugs, no parking..... You get the picture. No one cares not Property Management nor Corporate. Still have same issues since we moved in back in December. Don't believe all the five star reviews I was in the management office when they were Recruiting People to write good reviews.”

— 4000 Watonga Blvd · Houston“I moved here in late May. Towards the end of June I noticed a leak in the ceiling of my closet. I reported it immediately but it still took several days for anyone to come look at it, even with me calling every day. I was told the issue was with the AC unit on the roof. The leak got worse, filling first half a cup over 2 days then filling a bucket every day. The leak also caused a 1ft. square of the ceiling to sag and grow mold as well as soak the wall and grow mold on the floorboards. It was 3 weeks before the leak stopped and at that point the AC stopped working for a week. It took another 2 weeks after that for them to finally repair the hole in my ceiling. During all this, I called many times and went to the office in person several times just to get a status on the repairs. Several times I was told my repair order had been closed out - even when my ceiling continued to leak and grow mold on the drywall. At one point I found out they had forgotten to call the contractor to come repair the hole in my wall. I was told at one point that I would be granted some concessions on my rent for the month and a half of inconvenience, once the work was completed. That never happened and several messages and emails regarding the issue have gone ignored. Management seems to communicate poorly and to be disorganized at best. Maintenance has been mostly lazy. There's also been multiple plumbing issues in my building that have lasted a week at a time. Grounds keeping on the west half of the complex does not appear to be a priority.”
