I moved into Neo at Ten (formerly known as H6 apartments) in March 2023, and from the very beginning, it was a disaster. The unit was absolutely filthy on move-in day?despite being told it would be cleaned. I had to wait days for anyone to come clean, and only after multiple complaints, photos, and emails. Liz knocked a few days off the rent, which I appreciated, but it didn't make up for the terrible first impression. The cleanliness of the entire property is unacceptable. The hallways and stairwells constantly smell horrific?urine, vomit, feces?you name it. Trash is everywhere. It's beyond unsanitary. One of the worst parts is the illegal activity happening regularly: prostitution and drug use in the stairwells and near the retention pond are frequent. I've called HPD multiple times. I've witnessed drug users having sex out in the open?visible from my windows. I've even cleaned the retention pond myself and found condoms, underwear, and needles. It's disgusting. There's been high staff turnover: three different managers (both named Jessica, then Michelle), and countless leasing agents. Liz has been consistent and helpful throughout. Ryan listens and tries to help. Carlos in maintenance is an angel, but even they can't fix the chaos around them. Staff is trying, but some residents are just disgusting. Roaches are another nightmare. The infestation is real and not limited to just units?it's in the hallways, the parking garage, even on patios. At one point, my neighbor's unit was so bad, roaches were crawling on his dog's fur. I've spent my own money to professionally treat my unit, and Carlos helped seal gaps, but the issue persists. Worst of all, new tenants aren't warned about previous infestations. I had to tell my new neighbor myself. There are water leaks in my unit. The trash chute is so filthy you have to walk through literal dumpster juice just to throw anything away. Amazon packages are frequently stolen, especially if they're left outside of the office. Valet Living makes noise late at night AFTER quiet hours and Waste Management use to slam dumpsters at 5am; multiple complaints were submitted and I believe WM took action and started arriving later. Parking is another mess?they towed my car over a tag issue even though there was plenty of space in the garage. I forgot to change my temporary tags over to my hard plate. VPP is a joke because sometimes the app is disabled and I cannot make ANY changes; I have to have staff update my vehicles' information, and that is ONLY when they are available in the office. Guests may have to park on Grisby, and my guest's car was vandalized; he is a Constable, so he took care of the issue himself, but the matter is still in ongoing, unacceptable and completely avoidable situation. The attempted lease renewal/transfer process was chaotic and unprofessional. I got different information from Liz and Michelle. I eventually gave up and just renewed my current lease out of frustration, but this will be my last one. The tap water smells like pure chlorine. I've reported it to 311, but nothing changed. I won't even cook with it. I spend hundreds a month on bottled water just to feel safe. The only "luxury" part of this complex is the leasing office and maybe the first-floor flooring?which still has bugs, alive and dead. I've stopped going to community events. No amount of pizza or donuts can make up for what residents deal with on a daily basis. Living here has been mentally exhausting. I cannot, in good conscience, recommend Neo to anyone. Be cautious and don't let the appearance fool you. This place is a nightmare wrapped in a modern-looking package. Two stars for some effort, but I would never recommend anyone, let alone refer a relative or friend, to move here. “My experience here hasn't been so great. Starting off with the Manager in the office who has been rude since day 1 (Michelle). The roaches here are horrible, and nothing has been done about it. I've finally figured out that they are coming in my apartment from the hallways, because there has been several times where I'm walking in and out my apartment and there were roaches just sitting there at the door trying to come in. That explains why they are so bad in the kitchen and living room area. The front door isn't sealed good, you can tell because you can see the light from the hallway on the side of the door where the locks are and at the bottom of the front door. I have also seen roaches coming out of the vents. My biggest issue is how poor this place is cleaned. Our hallways are always dirty. I may have to throw everything I have away after living in this roach invested apartments. I literally hate how there is huge openings around where the dishwashers are and also how there are several open spaces under the top of the kitchen island. This is where I've seen a lot of roaches going in and out. I've asked maintenance to fill up the holes around the kitchen island and it still was done poorly. The area where the trash chute is, is always disgusting. I never actually want to walk in there to throw the trash down the chute because it's always trash there and stuff spilled all over the ground in there. This has probably been the worst apartment experience I've ever experienced and it's mostly because of the roaches. I've never in my life stayed in an apartment that had them this bad.”

You can hardly breathe walking the stairs especially the back staircase. We need industrial fan or humidifier to help in the summer. The gym lacks basic hygiene items, it feels gross to use the machines knowing how everyone sweat on them and there's nothing to swipe them down. The apartment has no business stealing people's cars in the middle of the night in the name of enforcing parking. There's enough parking space to accommodate visitors!”

Complained about their sexcapades, noise, fights & multiple 2am arguments that didn't allow me to sleep several times that went ignored by management. They finally addressed the issues with them by sending letters and phone calls. They calmed down for the most part but still keep up the noise. I stopped complaining because nothing is really done. I put in to move to a larger unit, was promised a unit on the 4th floor. When it was time to start signing paperwork I was ignored, put off, told to wait, asked to renew my lease before it ended just to find out when I show up in person in the office that my larger unit was given away to a new employee. Then the apologies started. My son's car was towed for being 7 mins between renewing the parking pass which cost $300 to get it out of hock. There's another resident that I've been complaining about that lives under me that I'm afraid of. He knocks violently on the walls when my grand children (3) all under 5 years old, come to visit a few days once per month. I have reported him a few times as well. I don't think security even exists around here as there have been several incidents in this complex where fighting, vandalism, robbery and even a death has happened. I'm hoping to move at the end of my lease. At least those are my plans to do so. Rent for a 1/1 is currently $1478 with added fees it's $1790 and rising. I could be renting or paying a mortgage for those prices as they always find a way to sneak in extra costs into your contract as they did with the AT&T cable of $65 per month that I already had my own contract and I ended up paying double for about five months before I caught it. Then let's add increases for everything from parking to storage to water to garage to any and every administrative fee they can find to tack on to your rent to charge you extra.”

Research BOTH names, because they are going to play dumb when you report criminal activity going on. They will pretend like they are so surprised when cars get broken into or drug deals happening in front of your apartment. They also know about the mice running around the 4th floor.) And if you have to take them to court, be prepared for their non-minority lawyer to keep referring to you as her or him, not maam or sir. I wonder why that is. Could it be the color of my skin? Their lawyer went out of his way to make sure he kept referring to me as her or she. Neo @ 10 can take OUR money, but will hire a lawyer who refers to US as her or him, not maâm or sir. He was very aggressive and rude towards me for no reason at all, but the color of my skin. Houstons cost of living is cheap, so paying $1600.00 for a one bedroom, after they add in their fees, is expensive, so I expect some type luxury living. 1) Stop people from smoking weed because it comes through ALL of the vents with a vengeance. They know what apartment its coming from. 2) As a single woman, these apartments are not for single women. Its because of the location. You wake up to dead lizards and tree roaches in your apartment. So, you have to get enough courage to throw it out. You have scary neighbors, who you are afraid to report, because you live alone. When you are out front talking, homeless MALE drug addicts come your way trying to ask you for money without asking you for money. - They dont send out emails when bad things happen here. You either hear about it from a neighbor or had to be out there when it happened. Be careful at night walking off Grisby, because The Oyo has prostitutes who live there, and they turn tricks in those cars parked on the sides of the street. (One night, I needed to run into my apartment really quick, and I didnt want to go park in the parking garage, so I parked out front by the leasing office. When I came out, a pimp, a John and a prostitute were arguing by a car close to mine, because the John was mad they changed the price. I heard the entire argument, and I was like Lawdddd, where the heck am I staying? 3) Somebody died here 4 to 5 months ago, because I couldnt get into my parking spot, because the Medical Examiners vans were blocking my parking spot. Someone has gotten shot in this building also. If you dont believe me, call HPD. HPD knows all about this particular area. I have attached City of Houston articles also. 4) The Neo is across the street from a trap hotel called The Oyo. Its infested with homeless, drug addicts, who stay outside on the stairs, all night long. There was a time where The Oyo allowed them to all live on the property under tents. There were homeless peoples tents everywhere. Homeless, drug addicts were walking up and down Grisby all day, or just sleeping by their tents. If thats not scary. I dont know what your definition of scary is. I have attached a picture of one of their tents by trash cans, and in those trash cans, homeless people were sleeping. 5) There are mice running around the top floor of the garage. Also, hookers from The Oyo pretend like they are walking their dogs, but trying to find clients. (I use to wonder why they would come to The Neo to walk their dogs, when so much open space/land is in front of them.) These apartments are too expensive for the problems you deal with here. Shootings, homeless drug addicts walking up and down the street, and the constant smell of weed shouldnt be happening in apartments where you pay $1600/monthly for one bedrooms. These apartments are something else, but luxury they are not. The garage is filthy. The doors dont lock on certain floors, and the elevator stinks. There is rust everywhere.”
“This is one one of worst properties I've lived at. Poor management and always finding ways to charge the residents! Towing is rigged to were the app is currently not working properly and tenant guest cars are being towed due to the faulty system, and when brought to the management's attention, you are being penalized for speaking the truth! I was able to prove they illegally towed my guest car and management lied and did not want to reimburse mistake! Property is charging all tenants the same amount for water and not spilt and inside community is not kept clean.”

When people move in they should be told about the hotel across the street and how it is basically a crack house and prostitution central. There have been murders AND. Home invasions on this property and management could careless about securing it for their tenants. All the doors to the building are broken so anyone can walk into the apartments, especially from the garage. The only doors that are kept locked are those to the office and those that access the amenities, and guess what they are so secure you can't access them from inside the building, you have to exit the building then walk to the office door then wait for it....knock because the door is kept locked at all times by the ladies working there. You can not access the computer room or pool table unless you can get in the office area and guess what they don't let anyone in. If you read what's written on the doors in the building to access these areas, it's says DOORS MUST REMAIN UNLOCKED DURING BUSINESS HOURS. This is probably a fire hazard and the fire Marshall should fine these folks. Regarding cleanliness, the building is absolutely infested with bugs and cockroaches. There is always trash EVERYWHERE on the floor inside hallways, stairways, garage, and outside the property. Maintenance is non-existent. They literally sent an email saying they won't do any maintenance unless temps reach extremes and there is an emergency. The property management is all one race with zero diversity considering how diverse Houston is. It's like they hired all friends for everything and no one does a thing except lock all the doors to the office and sit inside and eat tacos. Everyday l, I wake up and regret having moved here. I have no clue how they haven't faced a class action lawsuit regarding gross negligence for security due to all the break-ins in the garage which could be prevented by securing it. It isn't difficult to get police reports and contact all the victims and bring them together for a lawsuit against this landlord. Save yourself the disgust of having to wake up living in this nightmare of a place. All property managers and staff should be fired immediately. They need to bring in a professional company.”

Our heating and cooling has been in poor shape since we moved in, and it continues to break every month, meaning that they are not actually fixing a potentially serious problem. They've recently sent out a letter informing residents that they would not be fixing anything but what they deem serious issues due to the pandemic, which only include AC and heating under extreme circumstances. This complex experiences a lot of robbery and break-ins, and the gate remains broken. I've spoken to many tenants and none of us feel safe. Management either needs an overhaul, or GPI should sell this altogether. This is horrible.”

The maintenance guy was “washing” the carpet as i was moving in. After he left, the carpet still had dirt on it. I had to deep clean the entire unit when i moved in because it was dirty. The refrigerator smelled like dead rat. I placed a maintenance request to have them come take a look at it. When the guys came, they told me they can’t do anything about it. Two weeks later, the refrigerator stopped working. They never came to fixed it until i broke my lease and moved out two months later. Dishwasher never worked. Washer was not spinning so my clothes did not wash properly. I had to do my laundry at my family’s house or at boyfriend’s apartment. The apartment complex is very filthy. They do very minimum maintenance around the complex. The hallway on the 4th floor smelled like piss. My mails felt wet every time i get my mail from the mailbox after a rainy day. The list goes on but you get the jest. I HIGHLY SUGGEST YOU FIND SOMEWHERE ELSE TO SPEND YOUR MONEY!!!”

I love Martha in the office and for the most part, the staff and maintenance people have been great. But the property is just trashy. 1. SAFETY/SECURITY: My new car was stolen today (hadn't even had it a month). The motel across the street is beginning to bring over lots of crime to the apartments. It wouldn't be an issue if the doors remained locked and closed. But unfortunately, there are doors with broken handles, the gate is constantly broken, and the side entrances in the building are rarely locked. The apartments have also emailed us informing us of the security problems. 2. CLEANLINESS: It's nonexistent. There's trash all throughout the community, dog feces, food that spilled all over the stairwell, dirty shirts left in the hallways. Swisha packages. weaves. broken glass. you name it. The trash chutes are always overflowing with trash for long periods of time. The entire complex and garage constantly smell like marijuana, it is overwhelming. 3. Nats/Silverfish: The apartments are infested with them! I had them come to spray but it's hard to fix a problem like nats and silverfish if they can't keep the apartments clean. I cannot recommend this complex at all.”
