Living here during 9 years because I love this location, and management is good. I just don't like the fact that my rent is very high compared to what is offer to bring new tenants. (I save money to apartments, by no need to paint it, new carpet etc) by living in the same apartment for more than 9 years), however I pay more than a new tenant. I don't think is fair.

Neo @ Ten is a nice community. It needs to improve on the cleaning of hallways and windows. Some doors are not lock you can just walk in. Rent since I have been here at neo @ ten has went up when renewing your contract from $50 to over a $100. Rent should not increase over $50.

Bad Choice. Safety is not a priority and bugs constant issue. American Landmark doesn't respond when contacted. Burglarized due to staff negligence. Management and Maintenance like to gaslight people, gates work occasionally

I don't usually leave reviews where I reside for safety concerns, but after everything I've endured here, I feel obligated to warn others. I moved into Neo at Ten (formerly known as H6 apartments) in March 2023, and from the very beginning, it was a disaster. The unit was absolutely filthy on move-in day?despite being told it would be cleaned. I had to wait days for anyone to come clean, and only after multiple complaints, photos, and emails. Liz knocked a few days off the rent, which I appreciated, but it didn't make up for the terrible first impression. The cleanliness of the entire property is unacceptable. The hallways and stairwells constantly smell horrific?urine, vomit, feces?you name it. Trash is everywhere. It's beyond unsanitary. One of the worst parts is the illegal activity happening regularly: prostitution and drug use in the stairwells and near the retention pond are frequent. I've called HPD multiple times. I've witnessed drug users having sex out in the open?visible from my windows. I've even cleaned the retention pond myself and found condoms, underwear, and needles. It's disgusting. There's been high staff turnover: three different managers (both named Jessica, then Michelle), and countless leasing agents. Liz has been consistent and helpful throughout. Ryan listens and tries to help. Carlos in maintenance is an angel, but even they can't fix the chaos around them. Staff is trying, but some residents are just disgusting. Roaches are another nightmare. The infestation is real and not limited to just units?it's in the hallways, the parking garage, even on patios. At one point, my neighbor's unit was so bad, roaches were crawling on his dog's fur. I've spent my own money to professionally treat my unit, and Carlos helped seal gaps, but the issue persists. Worst of all, new tenants aren't warned about previous infestations. I had to tell my new neighbor myself. There are water leaks in my unit. The trash chute is so filthy you have to walk through literal dumpster juice just to throw anything away. Amazon packages are frequently stolen, especially if they're left outside of the office. Valet Living makes noise late at night AFTER quiet hours and Waste Management use to slam dumpsters at 5am; multiple complaints were submitted and I believe WM took action and started arriving later. Parking is another mess?they towed my car over a tag issue even though there was plenty of space in the garage. I forgot to change my temporary tags over to my hard plate. VPP is a joke because sometimes the app is disabled and I cannot make ANY changes; I have to have staff update my vehicles' information, and that is ONLY when they are available in the office. Guests may have to park on Grisby, and my guest's car was vandalized; he is a Constable, so he took care of the issue himself, but the matter is still in ongoing, unacceptable and completely avoidable situation. The attempted lease renewal/transfer process was chaotic and unprofessional. I got different information from Liz and Michelle. I eventually gave up and just renewed my current lease out of frustration, but this will be my last one. The tap water smells like pure chlorine. I've reported it to 311, but nothing changed. I won't even cook with it. I spend hundreds a month on bottled water just to feel safe. The only "luxury" part of this complex is the leasing office and maybe the first-floor flooring?which still has bugs, alive and dead. I've stopped going to community events. No amount of pizza or donuts can make up for what residents deal with on a daily basis. Living here has been mentally exhausting. I cannot, in good conscience, recommend Neo to anyone. Be cautious and don't let the appearance fool you. This place is a nightmare wrapped in a modern-looking package. Two stars for some effort, but I would never recommend anyone, let alone refer a relative or friend, to move here. Per the Texas Property Code and federal protections, I reserve my right to share this honest review without fear of retaliation, harassment, or interference.

My experience here hasn't been so great. Starting off with the Manager in the office who has been rude since day 1 (Michelle). The roaches here are horrible, and nothing has been done about it. I've finally figured out that they are coming in my apartment from the hallways, because there has been several times where I'm walking in and out my apartment and there were roaches just sitting there at the door trying to come in. That explains why they are so bad in the kitchen and living room area. The front door isn't sealed good, you can tell because you can see the light from the hallway on the side of the door where the locks are and at the bottom of the front door. I have also seen roaches coming out of the vents. My biggest issue is how poor this place is cleaned. Our hallways are always dirty. I may have to throw everything I have away after living in this roach invested apartments. I literally hate how there is huge openings around where the dishwashers are and also how there are several open spaces under the top of the kitchen island. This is where I've seen a lot of roaches going in and out. I've asked maintenance to fill up the holes around the kitchen island and it still was done poorly. The area where the trash chute is, is always disgusting. I never actually want to walk in there to throw the trash down the chute because it's always trash there and stuff spilled all over the ground in there. This has probably been the worst apartment experience I've ever experienced and it's mostly because of the roaches. I've never in my life stayed in an apartment that had them this bad.

Mixed feelings; I was hoping that the management were proactive about quality of cleanliness but it seems like they're slow in action. The stairs stinks!! You can hardly breathe walking the stairs especially the back staircase. We need industrial fan or humidifier to help in the summer. The gym lacks basic hygiene items, it feels gross to use the machines knowing how everyone sweat on them and there's nothing to swipe them down. The apartment has no business stealing people's cars in the middle of the night in the name of enforcing parking. There's enough parking space to accommodate visitors!

I love living at Neo at Ten. They always address any issues i have and they work so hard to keep property clean and safe. Only thing that id said would be more tenant friendly is having a vehicle registration limit for guest vehicles. Other than that i love my new community.

Hello, my name is Jasmine Cleveland. So far, for the past two years I have been living in Neo has been absolutely great. From staff to maintenance team. Even where I live, it's super quiet. Everybody works and mind their business and I love that. My only con is my upstairs neighbor. The walls are super thin so the lightest walks sound very loud. Other than that, I have no complaints. Most likely I'll move into a bigger apartment but I don't see me leaving this amazing community.

Moving in at first was a little frustrating the apartment I originally wanted was supposed to be ready on a certain day but was not and I had to look at a new unit. The stay has been pleasant my only complaint is that no one has yet to solve my problem with my sink causing my apartment to smell like rotten eggs and recently a serious roach problem had occurred. Other than that my stay is just fine.

The first year was nice. Then I got the neighbors from hell. Complained about their sexcapades, noise, fights & multiple 2am arguments that didn't allow me to sleep several times that went ignored by management. They finally addressed the issues with them by sending letters and phone calls. They calmed down for the most part but still keep up the noise. I stopped complaining because nothing is really done. I put in to move to a larger unit, was promised a unit on the 4th floor. When it was time to start signing paperwork I was ignored, put off, told to wait, asked to renew my lease before it ended just to find out when I show up in person in the office that my larger unit was given away to a new employee. Then the apologies started. My son's car was towed for being 7 mins between renewing the parking pass which cost $300 to get it out of hock. There's another resident that I've been complaining about that lives under me that I'm afraid of. He knocks violently on the walls when my grand children (3) all under 5 years old, come to visit a few days once per month. I have reported him a few times as well. I don't think security even exists around here as there have been several incidents in this complex where fighting, vandalism, robbery and even a death has happened. I'm hoping to move at the end of my lease. At least those are my plans to do so. Rent for a 1/1 is currently $1478 with added fees it's $1790 and rising. I could be renting or paying a mortgage for those prices as they always find a way to sneak in extra costs into your contract as they did with the AT&T cable of $65 per month that I already had my own contract and I ended up paying double for about five months before I caught it. Then let's add increases for everything from parking to storage to water to garage to any and every administrative fee they can find to tack on to your rent to charge you extra.
