“Be very careful living in these apartments. The managers do not take care of ANYTHING including when it comes to your safety. Our TV was broken when we moved in, we reported it, and it was never replaced. Our dryer was having problems, and they just replaced it in April. Not to mention the carpets are absolutely filthy! When I asked for a copy of my room condition form, they couldn’t find it lol. However your apartment is when you move in, that’s how it’ll stay. On top of this, my entire last semester here, I notified management that one of my roommates was housing a male individual, who was not a student, and creating an unsafe living environment. The individual had multiple warrants, would come stalk the apartment at all hours of the night banging on the door looking for my roommate, and actually forced his way into the apartment at one point. Management kept saying there was nothing they could do, and continued to make us pay rent even though they refused to remove the problematic roommate and was aware of the fact that she was continuously bringing this person over to the room after he was “banned”. HPD was called out to the property over this specific matter more than twice, and each time I notified management. I provided them with evidence of everything, and still nothing was done. If your child’s safety is priority think twice about living here, because management does not take care of issues whatsoever.”

The staff seemed nice upon first meeting them and they will take you on a tour of the building, showing you the nicest parts of it, but really it's a dump with next to no security. I have had my car broken into in the parking lot, and I filed a police report and they literally didn't care at all. They very genuinely said "Oh well. Make sure you don't keep anything in there.". I also had my individual unit broken into and the TV was stolen, to which they did absolutely NOTHING. Additionally, with COVID-19 they made all of us sign an addendum that they said would help us and protect us, and the only thing it did was completely screw us over. Additionally, I tried to get out of my renewal before the actual contract began, (after the TV incident) because I didn't feel safe and they said that there was nothing I or anyone else could do. This complex and this staff does not care about you, your belongings or your safety at all. It is disgusting, infested with bugs, and way more expensive than it should be for what it is. DO NOT RENT HERE. IT IS NOT WORTH YOUR TIME, MONEY, OR SAFETY.”

Original the price said it's 640/month for 1 room of the 4b4b include anything. But I paid 700 for one month I have a bill to show this truth, and if you got a car you have to pay 50 more parking fees. they will charge you a trash fee and extra electricity fee. 1. Unsafe. You have to pay the extra parking fee and end up a car broken window. 2. Noise. Every night people who live here will dance and singing start from 12 pm to 6 am and they will open their balloon door to make sure you can listen more clearly. 3. Toxic gases were consistent with weed, dog's ----, and garbage. Dog's ---- and garbage everywhere. Every day I went out or go back I have to hold my breath to prevent inhalation of toxic gases consistent with weed, dog's ----, and garbage. 4. All materials are used the cheapest material, I can whisper chat with my neighbor on my own floor all the time. They can hear everything that happened in my room. Facilities are easy to broken, I live here for one year, not even one day I live without a problem. Every day I have to suffer either the toilet is plugged or shelve dropped. There A/C will stop at night and charge you an extra fee. The 4b4b's refrigerator is the smallest size one, it even smaller than my current 2b2b's one. 5. I give all hard and honest workmen a deepest praise! Every time they can fix the problems, but there suppose no problems because we paid around 3000$ for a small and ------ 4b4b. you can find a two-floor 4b4b big beautiful house just across the river, it even has its own garage and yard with 2100$. And those house are closer to campus. Just imagine how much interest they made. 6. Same to 5 I think people here are awesome, but this can not be the reason to rent this place. There is not even one reason I can come up when I try to recommend this complex to any of my friends.”

Only now that the leases are ending are they starting to clean it up because people will be starting to look for apartments for the fall but I can guarantee that once you sign the lease they will stop caring again! For the past 10 months the entire complex has smelled like rotting garbage, especially in the hallways leading to the parking garages where residents like to dump their trash! The residents here are extremely trashy! Constantly yelling and running down the hallways at 3 AM, leaving trash and food in the stairwells and hallways, leaving dog poop and pee in the hallways. The entire complex wreaks of marijuana constantly and it permeates through the air vents. Gunshots in the complex at 3AM. The management here is grossly incompetent! There is rarely ever a manager onsite, even during the week in the middle of the day! The complex is basically run by part time college students who of course can't do anything without management approval so they're basically useless. None of the "amenities" are actually usable, the pool has been shut down for health code violations since I moved in and the gym equipment is unusable with out of order signs on 90% of the equipment. It's such a shame, this apartment complex could be so nice if management actually stepped up and started enforcing the rules and did their job but they just do not care!”

Residents get rewarded for good reviews. Good things first: Location is amazing because you can walk to classes, and staff is friendly. They will try and help when they can. Layouts are great, TV is huge, appliances awesome. A/C is split so you get more control. Automatically locking front door is nice! Maintenance is AWESOME, as the guy is super friendly and fixes whatever you need. Can be backed up at times, but he usually responds fast! Now let me be honest: This building is FILTHY AND ROACH INFESTED as residents literally plaster the building with trash, food, and dog ----. Yes there is a staircase that has dog ---- in it every week and reaks of dog piss. Building is only cleaned once a year right before new residents move in. Not a secure place. Building has locks but always broken/open. Multiple UH reports of people being jumped nearby, and even GUNSHOTS in the building once. YOU WILL HAVE ROACHES. Not a question. We have had a roach INFESTATION FOR 2 YEARS and tried every product under the sun, in addition to terminix's preventative spray, and they will not go away. They crawl in your food while you're cooking within MINUTES. When the Vue was informed, they said a treatment for the INFESTATION would be required and CHARGED TO US. THEY LIED - THEY DID NOTHING. Let me be clear - we are clean residents and the infestation is on the back of the fridge because it's broken and collects water. We live below a resident with a subwoofer which sits on their floor. They play music into the morning when we are trying to sleep on weeknights. We made OVER THIRTY noise complaints for the same room and 6 months later, the roommates were charged the fee outlined in the lease after 1 complaint. Management will lie to you, give you different answers and ignore you. They are difficult to reach and unless you sit down one-on-one, you will be completely ignored. Late rent costs 10 dollars a day regardless of the amount (could be 50 cents) and Lockouts cost 25 bucks after hours. This apartment complex preys on student ignorance and irresponsibility. NOTHING WILL BE COMPLETED UNLESS YOU ----- FOR MONTHS. This place was better a few years ago when it opened. Responsible and clean residents have been fleeing over the past couple years and prices have plummeted. DO NOT LIVE HERE.”

The apartment in general is dirty 80% of the time. The initial presentation is nice of course to draw in new renters, but after the first 2 months you really start to see how filthy the halls and staircases become. They charge you for the most random things upon moving out just to make a dollar. Selling your lease is nearly impossible. You have to pay 80% of your rent for that month while the other person pays the full amount(scammers). The worst part about living here, besides the extreme filthiness, is the break in rates. They tried installing brighter lights in the garage but cars were still vandalized and broken into. It's actually shocking. Every time I walked out to my car I saw a new car broken into from the previous night. DO NOT LIVE HERE.”
— 4460 S Macgregor Way · Houston“Stay away from this place. Lived here a year and would not recommend it to anyone. The biggest issue is the place is dangerous. Cars were broken into year round. And a couple people literally got robbed at gunpoint at the apartment complex. I get that it's not located in the best part of town but the management did a poor job dealing with the situation. They never emailed the residents when people got robbed or cars got broken into to let people know what was going on. The presence of security on the premises was horrible. I either wouldn't see a security guard for weeks, or I'd randomly see one sitting in their car on the roof not patrolling, or then I'd see one sitting in their lobby on their phone, or see one like 65 years old, it was pathetic. If I was in charge I'd have a security guard in a golf cart just riding up and down the parking garage and at least one other one constantly patrolling the premises. But the VUE could never get it's act together and have consistent security. The second biggest issue with this place is it is super dirty. There is trash all over the place and it smells bad. I can't remember a time when I didn't find trash somewhere. Literally, trash in the elevator, trash in the bathrooms, trash in the parking garage. Also the management doesn't enforce the rule of people having to put their valet trash in the hallway in a trash bin, so hallways are littered with dirty leaking trash bags outside of apartments. Other issues were half of the machines in the gym were broken the whole year, and the gym is always a mess with weights and mats scattered on the floor. The pool is very tiny and was closed for months. There was never ink in the computer lab for the entire year. The study rooms are frequently messy. I'd find myself having to bring bleach wipes to clean the tables if I went downstairs to study. The 5th floor lounge overlooking the city is run down. The table tops are peeling, the chairs are uncomfortable, the lighting is dark. It's depressing and hardly anyone ever uses it. They advertise a tanning room on their website but it's been broken and/or locked the entire year. Also, while the problem was finally fixed, for a long while many of the lights in the parking garage were out and so many levels were very dark. It was like this for months, which is a huge safety issue especially with the robberies happening. And it taking management as long as it did to fix the lights demonstrates in my opinion how little they cared about our safety. Does it really take months to get someone out to fix lights? If it does then something is seriously wrong with the management style. There were some positives however. The appliances were good quality and the countertops and personal bathrooms were nice. The maintenance guy was super cool and they fixed issues quickly. The VUE is by the bayou which is awesome as it has miles of walking paths. It is also by Macgregor park which is huge and has tennis courts. And a convenience store is within walking distance, just try not getting robbed on your way there. And the staff downstairs were for the most part friendly and helpful. But the reality is the problems far outweigh the benefits, so like I said stay away from this place if you want to enjoy and feel comfortable where you live.”
“What can I say about the Cue O Macgregor. I lived there in my last year of law school and if you value your safety and peace stay far, far away from this place. While living there I was physically assaulted two times by roommates. Management did nothing. Not even kick them out of the apartment. They in fact encouraged the behavior. Another roommate pulled a gun on me and management did nothing! I had my car broken into and STOLEN. Someone STOLE my vehicle from the garage and management refused to take responsibility and reimburse me. Everything is broekn. There is no tanning salon, the gym is closed, the vue deck is closed, the pool is closed. There are essentially no amenities. We didnt have a microwave for 4 months because management refused to replace the broken one. Kirsten gets kickbacks from towing companies so expect your vehicle to be towed and to pay $300 to get it out if you live here. It happened to me twice! Also expect at least a $100 a month utility bill from the "utilities included" student apartment. Management will not tell you if you receive a package and will instead wait until a certain period of time and TAKE the packages as unclaimed. The place is filthy! There is literally trash everywhere! The management will burst into your room without notice or even a knock for any reason they see fit. They do this illegal activity often and then attempt to cover it up if you complain. They will try their best to pile as many unnecessary fees as possible on you for any little thing but refuse to hold their end up of providing what was paid for. Trust me that's only part of it. AVOID THIS PLACE! And for those that currently live there or are about to move in I would encourage you to hire an attorney and sue these people if any of these things have happened to you or when they happen to you. This place is run by criminals.”

I currently was looking into places to stay for the Fall 2018- Spring 2019 and i thought this could be the place. I saw all the reviews but I was like let me give hem a chance. My biggest mistake should've know all these people couldn't be lying. I was done with my application about to sign my lease when I received an email saying they were all full on the D2 private rooms. So I call up to he office to see what's going on and this rude man answers talking to my crazy saying how it's not his problem he'll just cancel my lease his real name was Charles but he lied and said it was Williams. So I go on and ask the man to give me his superiors name he said I am the superior then I said on when the person over you he gave my a fake number and hung up. Then go up there because I was determined to know his name and I got it and I saw the man an African American bald guy and he was just as rude in person. I have not been the only person he was rude with he did it to my friend and her parents. So I emailed them nothing back and then I had to leave a comment or them to get back with me and have been waiting on hem o fix the problem for 4 days now I've received nothing but the run around. The apartments are nice inside but people do be having illegal pet like pit bulls and parties were people start fighting and treating to shoot the place up and yes they do have people's car being broken into. They said they were going to fix it do I totally believe It no because they can't even keep their own employees in order. If you really want o live at a place like that bless you heart.”
