“I can't stress enough how terrible these apartments are. Many trucks were broken into last night including ours. We spoke to an officer and he said that this apartment is very well known for having A LOT of crime and he is very disappointed that they STILL have not put any cameras up.. This is the worse place i have ever lived, they are very deceiving they try to show you a nice model and make you think this place is nice but i promise you it's not. Attached is a message with a neighbor of ours that literally just moved in a while ago he is the sweetest guy and has seen lots of drg related activity and will also not continue his lease. I hope yall fix whatever yall got going on here so future residents don't have to deal with this. The gate is continuously broken for WEEKS. The receptionist is extremely slow, cant even process what im saying... Everytime we submit a service request nothing gets fixed. Theres fleas all throughout the grass. The pool is always closed for maintenance and they should give a heads up that their "refundable deposit" is not refundable”

The current maintenance workers are unprofessional and unskilled. I've had multiple issues with maintenance not correctly fixing my toilet, airconditioning unit and ice-maker. The maintenance workers have no clue. I know that some residents were unhappy with the last manager of the property, but honestly, Mari and the maintenance staff were professional and skilled. I did not have to wait a week or more to get my issues resolved. Also, I feel that the groundskeepers are not doing a good job of beautifying the property. There is no grass in multiple areas on the property and the shrubs are brown. The only place where the landscaping is decent is at the front entrance. Management does not enforce residents picking up their pets waste, visitor parking, and trash pickup. Residents are leaving their trash out at night and visitors are parking in resident spots. We barely have parking spaces and no one is towing cars that are illegally parked. If these issues do not improve, I will be moving at the end of my lease this year.”

Their policies are just for the spayed and neutered and current on Rabies shots. No policy for pets that are too young to receive all vaccines and spaying or neutering. I was told I couldn't keep my new 12 week old puppy at my apartment until all this was completed. So I had to find the Managers, Regional Managers cell phone number for them to be more lenient in my case. I spayed her last week and will have her Rabies next week. But this isn't enough, they want me to show a receipt that I've registered her with Harris Coumty on the same day she receives her Rabies shot if not I'll be in violation of my contract and will be evicted. I truly wish that corporate would come down to meet with me or at least the Regional Manager Jennifer Haney.”

For the price, the apartment complex isn't bad at all, but management and staff make this place unbearable. Specifically Mari Mendez! I read all the bad complaints about her before moving in but I chose to ignore them. I am honestly in disbelief as to how she is still in charge here. My roommate and I got charged a 25 dollar feee for throwing cigarette buds over the balcony... well neither of us smoke cigarettes! When I called Mari to resolve the issue she insisted that we were at fault and she claimed to personally see my throwing the cigarette bud over the balcony. I told her that was impossible seeing as how I hadnt used the balcony in months and that I don't smoke cigarettes, and she kept on insisting that she saw me do it. She told me she was going to review the camera footage and I told her to go ahead and do that and show me the footage as well. At that point she had realized that I caught her in a lie and she replied with "oh maybe it was the apartment above you." I have never encountered such absurd managerial practices! Do yourself a favor and rent anywhere else!!”

The staff feeds you bull about pest control but it doesn't work. Since day one of me moving in I have reported this and what they are doing is not working. They have not accommodated me for these terrible living conditions either. Just based off of that if you don't mind living with roaches then this is the place for you but if you do then please do not move here!!!! Second, hardly any visitor parking and so your people will risk getting their car towed by coming over. They will tow and do not care that they do not have enough parking for visitors. Third, the spaces here are very tiny... you will get dings in your cars. They made the line to close together. Four, ROACHES. I can not get pass that and do not wish this on anybody paying decent amount of money for rent in a "Luxury Apartment". I hardly keep food in my apartment due to this problem and so I am having to spend lots of money eating out. Fifth, I stay getting notices about break ins, robberies and car theft. I have lived in several apartments in my life and this is for sure the worse one. I would not recommend this place to anybody. I am counting down to the end of my lease. Save yourself the trouble and extra move and live somewhere else.”

First of all they claim it's a smoke free complex but my downstairs neighbors smoked heavily and the smell would come thru my vents, management never fixed the issue so the majority of my vents stayed closed. Second my upstairs neighbors have no respect for the quiet time, the kids constantly ran and jumped from dusk till dawn and mgmt did nothing about it. They have an insect problem there are big tree roaches throughout the grounds. Resident Parking spaces are super tiny and if you have visitors forget about it. The gates to the apts are constantly out of service therefore we have received multiple warnings about vehicle and apartment break ins. I'm not gonna lie the apt itself is nice but that doesn't make up for everything else that is wrong with that place. Good luck to those who move there in the future,”

BUT, yes there's a have only been here about a month and we have already called maintenance 3 times due to issues. The parking here is completely horrible. The spaces are so small your vehicle will definitely get hit by other people getting in/out of their vehicle. There are not many visitor's parking spaces for your guest. The staff (Tara) is extremely rude and always seems upset. The manager, Mari is so unhelpful. When we complained about Tara and her attitude, nothing was done. The apartment we moved into was infested with roaches (building 10). They did an extermination job and a deep extermination job on the apartment and that still did not fix the roach issue. Roaches were literally on the ceiling, that's how bad the issue was. They had to move us into another apartment on the 3rd floor as this was the only other apt available which was a huge inconvenience to my family. The garage we were renting was located in building 10 (where our first apt was located) and it took them weeks to get us moved to a garage attached to our new apartment in building 5 (where we were moved). There have been so many issues with roaches, movers, miscommunication, rudeness, inconveniences, among several other issues. If you have time to deal with all of this then this is the place for you. If not, do yourselves a favor and frustration, move somewhere else. I wish I had!!!”

In addition, I have endured the inconvenience of no visitors parking. Literally there are only 20 visitor spaces in this entire apartment complex and it sucks! My mother is disable and can't even come visit me because of this lousy parking situation. I have had such a horrible experience living at this complex. The manager Mari Mendez is a poor manager and invades my privacy, for example she claimed that I had a non-male resident living with me because I had mail with a man's name on it which in her view meant i had a male resident living in my apartment! I do not have anyone living with me other than my daughter and as anyone who lives in an apartment complex well knows that mail gets mixed up or you will receive mail from previous tenants! I constantly have problems with my refrigerator and freezer which never seems to get resolved. The parking is a nightmare due to the small spaces which make it impossible for you to get out of your vehicle and results in lots of scratches and dents on your vehicle. Additionally, they will tow your vehicle just for being on the line....yes it's happened to me! Again, parking is impossible! They expect you to stay within the parameters and still be able to get out of your vehicle....and I'm not a big person, I can only imagine the challenge it would pose for a larger person. I would strongly advise against moving on this property. I should have known there was something wrong with the property when they had so many vacant apartments available. Renter Beware!”

I enjoy working in the business center and the cafe, while having a cup of their complimentary coffee or tea and/or exercising in the fitness center. Many of my friend have joined me to work and/or study together and they were welcomed by the staff and made to feel perfectly at home. My friends and relatives love visiting me, playing pool, working out in the fitness room, going swimming in the pool, or just sitting out on the balcony enjoying the beautiful surroundings. In addition to all of this I feel very safe and at peace residing at this wonderful luxury apartment and I plan to remain here until I decide to purchase a home. I tell many people how happy I am where I live and now I would like to share it with those that are thinking of moving here. Just as I've shared with others that have come through to look at the apartment and ask my opinion on what I think about living at Kensington Crossings, "it is a great place to live". We have never been late on rent we follow the rules set out by the management team, but MY GOD, they call themselves "pet friendly" but never in my life have I had this many problems about my pets in a complex. I've been living here since September 2014. Things were awesome until we got our dog in November. We had already paid 700 for our cat with $15/month for pet rent. It was really unexpected timing bringing Lincoln into our home. Tara, one of the office ladies was fabulous! She let us come up with the additional pet fee instead of demanding it right away. At this time it seemed easy enough, they knew we had two animals, but then neighbors started complaining that Lincoln was barking for "hours" between 10p-6am. LIES I TELL YOU. I have kids and I would never let continuous barking go on during those hours. Honestly, he howled, we have a corner apartment near parking with a lot of foot traffic and every time someone walked by he would howl. I hated this horrible howl he would do and if he was on the porch I'd force him inside. I digress, in January we received a notice and soon thereafter Mari (the rudest "professional" you'll ever meet) was up our --- about Lincoln. We were told to pay our pet fee and train him to keep quiet or he would have to be removed and they also demanded to know what kind of dog he was. I thought it was obvious that he is a mutt. He had also been in the office around the management team and other apartment tenants for a Christmas dinner in December and was neither aggressive or loud, but here Mari was, acting like it was the first time she had ever seen him and acting like he was some aggressive breed. But I did as per request; we paid the pet fee, bought a shock collar and a DNA test since the vet couldn't tell by looking at him. I've paid his pet fee and have been paying his pet rent since January. Well today I turned in his certificate and I figured he was a mutt when his grandparents were a chihuahua + German Shepard and the latter being a miniature poodle + literally a "mixed breed". No big deal, he didn't have pit bull blood or anything like that, so we are in the clear, right? WRONG! Not even ten minutes after I drop if off they send me am email saying that because he is part German Shepard he has to be removed from the complex. So naturally I retaliate and I'm at my wits end, I call up there and I asked Mari what she was talking about! She claims that German shepards are an aggressive breed they don't allow. I was not aware. No one gave me any form saying what breeds were and were not allowed. Either way I asked if I would be refunded my pet fee and monthly pet rent and she says "Nope." I'm so livid. So you just take my money now? BS. Case in point, don't live here and decide to own a pet while living here. Because here I am, $1,350 in pet fees and training and DNA tests later and I have to get rid of my dog. This management team sucks and I blame Mari. Everyone else has been awesome but she is the one calling the shots and she is rude and has no sympathy for her tenants, I have brought mold concerns (same as another precious poster) to her attention and she spoke to me like I couldn't care for my own and spoke to me as if I were naive. Also the parking sucks, there isn't a park for kids and the neighbors are pricks and management clearly doesn't care.”
“This apartment has the worst parking situation ever!!! You are a resident, but can't even get parking. They guarantee parking to residents, however, fail to tell you, if you're not home by 6pm, your guaranteed spot is on the other of your unit. meaning you park all the way on the other end and walk to your unit. or if you're lucky, you park in the visitors space available (but now they've asked tenants not to park in visitors as the spaces are limited. You only have 10-15 spaces for visitors, can you imagine have over 100 units, and only 10-15 spaces for visitors??? I've never heard of such thing.... you can't even get groceries out of your car, because the parking space is so narrow. if you have a child, you can't even get your child in or out. My complaint is strictly their parking.... they work with a towing service, and poor tenants/their visitors get towed all the time.. they tow cars left and right .... and if you drive an SUV or a Truck, you will get dings, dents, scratches and scrapes all over. it has happened to my car!! I am moving out at the end of my lease.”

Tow truck guy towed my vehicle then put it back when they saw my parking sticker, and left a note stating "we can't see your sticker".... They just prey on people. Leasing agents are very nice and respectable. Mari may need a career change. The residents on the property are loud and sketchy. Coz, I made the same mistake as well. the management is very nice to you until you move in. they show all the compassion and amiability until you sign the lease and then the troubles and pains start with the management ladies. they are very rude, disrespectful, say whatever comes to their heads. they are also very greedy. they have a big parking problem. pretty much 15 visitors spots for the entire complex (for about approx 350 apartments). i have lived for 3 years and every year it got worse. some neighbors are very loud at odd times in the night. i complained to them a couple of times, they never took any action. atleast, i think they didnt coz the noise never stopped. i never had any issues with bed bugs but roaches and ants are a problem specially in the balcony. i kept my apartment very clean so never had any inside. but if you have kids, i would say be careful. oh, by the way, they bring in these food truck and they sell food to the tenants, they are pretty bad and the quality of food is low for what you pay. I once had a food poison, so be wary. just few minor things like that actually add a lot of stress in your life. its not worth it at all. they might seem like a low rent/cheaper option than others, but they keep raising their rents atleast by 100-200$ a year. they always tell you that your rent's not gonna go up a lot, but its a big lie.”
