The management never walks the property so nothing ever gets fixed, especially of you live on the back area of the apartments. They repaint and build some nice things in the front but do not be fooled this place is awful and filthy. They literally painted over roach egg sacks and called the place renovated. When we moved it the place was barley cleaned and no pest control had been done. I have never see a pest control van and there are no rodent boxes on the complex. Gun shots and crime are in the area all the time (not entirely management's fault there but still). The trash is always over flowing and you get the smell of sewage everywhere.If you want to pay $1000+ for a one bedroom apartment with constant exposure to human waste then please move here”

Maintenance is reasonably on time. They usually come right away or at least that same day. I did have a problem with them coming out to fix a leaking window. I called for 2 weeks before they finally came out twice to fix it. And it wasn't completely fixed. It still leaks. My problem is with management. Theresa! Since the moment I came into the office to get info on the apts I got a weird vibe from her. She seemed fake to me. She was trying too hard to be nice. It was very forced and awkward. Now that I've spoken to her a few more times it confirms it. She is very unprofessional and rude. The way she talks to you on the phone is rude. The way she interacts with you in person is rude even tho she does tries to act nice. My best way to describe her is the lady from "Monster in law" I've gone to the office several times with my son, who is clearly a boy with short hair and boy clothes, and every time she asks if he was a boy or girl. I didn't think anything of it at first until I noticed she did the same with a lot of other peoples children. Either she really can't tell the difference or she is just being rude. I hate calling management and going to the leasing office because i just don't want to deal with her. If she doesn't like her job she should go elsewhere! Edit: I forgot to add there is an extremely bad problem with roaches!!! And the walk-thru gate has been broken for a couple months now. They have ignored my calls about getting it fixed. Anyone can come in and out which is not safe, for obvious reasons. Parking is bad. On one occasion I had to park waaaaaaaaay on the other side of complex. No where near my apt. I was scared walking so far to get home since it was at night.”

I made several complaints about a broken washing machine in my unit which nothing was ever done about. Several of the tenants were very obviously selling and using drugs. Every night without fail cars would drive by with the bass in the vehical turned up. I had an exterminator over at least once a month but it never seemed to do any good and always had a major problem with roaches. They claimed to have security in the form of guards and carded gates but they both either failed outright or were ignored. I often had run in's with tow truck drivers who would use any excuse to try and tow your car and once had to resort to violence to get them to leave by kicking in the door of their truck. So glad I moved.”

It's always under new management, in fact, in 3 yrs there's been three different management companies - still no upgrades. One good thing, it is close to shopping, public transportation and major freeways.”

In December a few day before Christmas my locked car was stolen from the parking lot even though they claim they have a security guard, who they say is around "at random times" so the bad guys won't know their routine. When I moved in the place was infested with roaches, my bedroom wall is falling apart due to the termite infestation. Then a few months ago water was coming in through my ceiling in the bedroom, bathroom, hallway, and living room. They put an industrial fan in my hallway and then just painted over where the water leaked in....now I have mold growing on the ceilings. And please let's not get started on the awful neighborhood and the crackheads that live across the street in the woods that started a fire a few weeks ago. DO NOT LIVE HERE!”

I immediately called the apartment office at 6:30 PM and was connected to the answering service. The person who answered the call was Michael, but he was not help. I called again at 7 PM, and the person who answered eventually connected me with one of the maintenance employees. He was very nice and explained that people are working on the water problem. Unfortunately when I woke up at 6:40 AM the next day, the problem remained. I called again at 6:45 AM and was told people are still working on the water. Unfortunately, I had a job interview at 9:30 AM. I had to get ready for work and the interview in the kitchen. At 12:20 PM I called the apartment office yet again and talked to the assistant manager who said the water was back on and the pressure had been fixed shortly after the office opened at 9 AM. How convenient. I sent an email to Cindy Lippus, who is the manager of Arbor Ridge Apartments, asking why weren't notices sent to the residents of the affected apartments. It has been several days, and still she has not responded. The very same day the water is restored, I receive my water bill, which includes water, gas (for hot water), and trash. I should note that Cindy Lippus, the manager, changed water bill companies several months ago without notifying any of the residents. it was a nightmare from the beginning because the bills were all wrong for all residents, and it took months before they were "fixed." Anyway when I looked at the new bill, I found that I had been billed for 126% more than the old company!! I called the apartment office at 5:45 PM and again at 5:49 PM. When I called the second time I talked to Rose (Rosita) and explained the problem. She checked and saw that I was paying only $25/month on my old water bills, and she told me to pay the same amount this time for the $58 water bill. I asked her if Arbor Ridge would conveniently charge me the difference when I move, and she said yes and that she would tell Cindy the next day. Yesterday, I wrote a long note to Cindy Lippus about the current water bill under the new company, which is HPES, and I informed her that I want a response in 24 hours. We'll see if she contacts me tomorrow. Bottom Line: DO NOT MOVE HERE! THE MANAGER DOES NOT HELP RESIDENTS!!!!”

First, I been asking them to come put a knob on my washer valve five times already and they tell me ok but never come. second, my apartment has been raided by gnats, spiders, and other insects you ask them to come spray but they say they do but since the people from upstairs moved so did the insects. Last but not least our water system goes off every month for at least two days so that leaves us with no way to clean,cook,wash,or shower then when you call them they say they have no control over the water "its the city of houston shutting it off without notice". Which I think is a bunch of -------- because if any body come shut your water off to fix it they will give you a notice and I dont believe that city of houston stuff either because we friend stays right around the corner and she says her water never goes out. The management has always been rude and incompetant about every issue I've brought to them. I live on the third floor and there is a constant stream of bugs in my apartment even though they claim to have sprayed. My particular apartment isn't so bad inside, but the outsides of the buildings look horrible. In addition, there is a HUGE security light that shines right into my bedroom window which made me have to get black-out curtains. There are a million kids running around at all times and god forbid you live near the playground--you'll never get any sleep. People drive by at 2 in the morning on weekdays with their music/bass blasting. There are always shady looking folks walking around, but somehow I've never been robbed or had my car broken into. When I moved in, the manager told me that there is hardly any crime in our apartments, but after looking at the old reviews, I don't believe a word of it. Oh, and if you're a light sleeper, don't expect to get any sleep here. The dumptruck comes at 6:30am on Mondays and Fridays, and the lawn services come at 6:30am on Wednesdays. In addition, they just started construction on their parking lots, and the jackhammer/bulldozer noise starts at 6 am. I called the office requesting that they start later so I can get some sleep for school, and they basically told me "too bad." They were incredibly rude and don't give two-flips about your problems. Steer clear of here, the low prices aren't worth it. I'm cancelling my lease tomorrow and moving to a safer part of town. I suggest everyone do the same--this place is getting worse by the day.”

But I am told that none of the water cut-off valves work in any of the buildings, so if they have to fix something, prepare lots of towels to mop up the water that sprays out of the disconnected water pipes. All of the buildings have old leaking water pipes inside the walls, which means there is probably more mold damage than normal. And don't be surprised by wet carpet. Since this property is a low-value complex, do not expect them to replace the water pipes any time soon. Properties like these are bought and sold many times by companies that think they can paint the outside, skimp on everything else, and sell for a profit. This property was given a really poor paint job that was already bubbling and peeling within hours after painted right before it was sold. Nothing inside that needed repairing was fixed before the sale. The front gates have been repaired, and close, but they still do not work properly with the cards. You have to get a number from the front office to punch in to open the gate. But the number pad console is on a pole that is still bent away from cars, so many people have to get out of their cars to punch in their numbers, which is something you do not want to do in a crime neighborhood like it is. This neighborhood is known to be a "bad neighborhood" by several of the delivery food places, and they refuse to deliver here. If you don't mind having your car broken into, being carjacked, or mugged, and want someplace cheap in quality, then this may be the place for you, otherwise find somewhere else. And if you do move here, make sure you keep an eye out for where you will move to next...”

They decieve you into believing that the complex is queit and nice...My first night was a living hell, parking is absolutely horrible. I was afraid to get out of my car because this crack head drug person was pacing back and forwards in the parking lot. The next day my x-boyfriend shows up at my door...and I wonder who gave him my personal information? He kicks my door in then, they kick me out. Must have been a set-up. I mean it was like a nightmare, I lived there one night and they won't even give me my $300 back. They trashed all of my furniture the next day...now I have to start looking for another apartment and purchase new furniture. I know the management had everything to do with the matter because of their ruthless attitudes. Don't be fooled by the management team they are not at all what they appear to be. No one deserves to be treated the way they treated me. The night they kicked me out I had to sleep in my car. A few words to the wise would be I think to read these reviews. — 22921 IMPERIAL VALLEY DR · Houston“may 24th 2006 i was robbed at gunpoint at 5:30am. a young black man pulled a gun on me and got into the back passenger seat of my car. as i got into my car i noticed his friends driving very slowly by making sure things went ok. we drove down the back of the apt complex, he demanded money. i dont carry cash for this exact reason. he tells me to "find a place to park" along the west side of the apt complex. my thoughts were 'why? so you can shoot me in my car!! NO'. so i dropped it into first gear and plowed thru the chained&padlocked iron gates, with the robber still in my car. i think i scared the little punkbiotch because he started screaming to "let me out. let me out" adn ran screaming from my car when i stopped. when i came back at 9am to tell Samantha that i would never be returning, she understood why but then had to nerve to try and put the repair of the gate on my car insurance, which didnt happen. no way i was gonna pay for that. i moved out within 4 days over memorial day wknd. i was never in the apt alone again after. at one point i went to grab some clothes to stay at my boyfriends house adn we saw the little punk at the playground, he took off when he saw it was me adn a very large, very pissed off boyfriend. apparently he lives nearby. car was broken into twice, radio's stolen or destroyed both times. girl was beaten adn robbed in our 3building courtyard. neighbors apt was broken into, they stole a shotgun. gang tag's were on buildings when i moved out 6/06. the whole area is trash. go further north into mont co or south into downtown. stay away from 1960&45east side”

As soon as he moved out, my neighbors who I thought were our friends began harrasing me. I got mugged one night literally outside of my front porch and 2 people stood around and watched it happen but didn't bother to call the cops. The poop smell is always there. I never had any maintenance issues, the staff was for the most part friendly. There was only one lady that was rude all of the time. I lived on the quiet side,so I didn't have a lot of issues with noisy neighbors. But my sister stayed the night with me once and her car was broken into. My neighbors car was broken into once and stolen once. His apartment was robbed 3 times in the year that I was there. It is certainly not a safe place.Although the apartments are cute and very cheap- your personal safety isn't worth the risk.”

There have been at least four vehicles vandalized and broken into, and a few days ago an armed robbery in the parking lot.<br> The office personel, MANAGER, Showed absolutely NO CONCERN when the robbery was reported to her, and very simply stated "We do not have any security here."<br> There are iron fences on two sides with drive through gates the are broken more often than not. When these gate are working, there are usually several vehicles waiting in the street for someone to open the gate so that they can enter the complex. Two access gates, which have key pad locks on them, but are ALWAYS left unlocked(they are broken) for ANYONE to walk through. A brick wall on the West side of the complex that has a GAPING hole in it, and a chain link fence on the north side.<br> The managment sends out notices whenever an apartment or car gets broken into, but let a tenent get a gun stuck in their face and they don't do a damn thing about it...Shows how much they REALLY care about the lives of their residents!!!!”

I lived there for almost a year and I bought out of my lease because I couldnt take it anymore. My car was broken into three times in 9 months. I told the office and they basically said it wasnt thier problem or responsibility to keep the place safe. They were supposed to have cops patrolling the area but the only time I saw one was when they were called. My neighbors house was broken into twice (once in broad daylight). And no one saw anything. other nieghbors moved out and left their washer, well someone tried to steal it and broke the pipe or something and it flooded both of the apartments underneath it. I understand it was like 1 in the morning but it took maintanence almost 4 hours to get there. By the time that happened we had to move all the furniture and leave the apartment. They never fixed my neighbors moldy carpet, ceiling, or fireplace. Luckily I was upstairs and didnt get any flooding. The sewage treatment plant next to us reaks... the pools and playgrounds are dirty (I saw a couple having sex in the playground one night). Its extremely loud and dangerous.”

The first thing keeping you from moving here should be the fact that there is a sewage treatment plant right on the east side of the complex. So during the spring you get a nice fresh odor of poop. Thats why I call it poopamatta lane. I don't know what that other person was talking about when they said the pool was open, they have two, the one on the north side hasn't been open for years. It's not that the leasing office is doing a bad job mind you either. They are obviously fighting an uphill battle. It's sadly the residents, although I've got to say it's been quite a diverse set. Anywhere from tobacco chewing rednecks, down to your do-rag wearing thugs. It's really not the management, it's the type of folk living at Arbor Ridge you want to stay away from. There are also large holes in the north side of the parking lot fence, which people seem to love wandering through during all times of day or night. I've lived through one stabbing in the complex, and a handfull of assaults and armed robberys, and a one time heist of about 3-4 cars from the parking lot. Having said all this, it's not fair to view Arbor Ridge as the crappiest apartment in this area, all these apartments in this area have had their share of trouble, and any apartment you pick within 10 miles, especially south of here will be the same if not worse. Good luck, and work with the management, they've always helped me.”
