I was told they would provide a u-haul to move my things to the new unit. I waited hours on the scheduled date to move in and no u-haul came I had to pay out of pocket to have someone help me move and spent 4hrs moving my things into the new apartment. When I signed to be transferred to the renovated apartment no one told me I would be renewing my lease for another 12 months at all. They presented as I had to move during a certain time basically like the transfer was mandatory. They did that on purpose and withheld the fact that I’d be signing another 12 month lease to secure another 12 months of my money. Now I’m forced to stay another 9 months when my original lease was supposed to end this month. When I confronted them about it they said I was told to either transfer, move out completely, or I could be bought out my lease. All lies. The lady that told me this didn’t even work there at the time so how could you possibly know what I was told. If I could’ve been bought out then I would’ve done it. No one explained any of this before the transfer. When I was transferred to the new apartment the renovations were rushed. The unit was not ready for move in. Maintenance tried walking in 3 times the first month because they were still working on the unit. Multiple outlets don’t work, the closest shelf hasn’t finished being built, the closet light doesn’t work and still hasn’t been changed, black residue all around the mirror, the toilet paper holder doesn’t close, one of the lights are crooked and loose, the shower drain barely drains the water, the floor is slightly sunken in an area of my apartment, insulation coming out of the side of the dishwasher, crckheads walking around everywhere, I forgot my key fob to open the gate and a crckhead put the code in for me. thanks for that tho! Police and ambulance stay coming in left and right, the speed bumps thick you have to drive extremely slow to not tear up your car, and gunshots throughout the night. The apartments SEEN nice but in the end they just want money. you can never really feel truly safe which is why I’m ready to move!”

When I first arrived the fridge that was in my kitchen was the wrong had cleaned it or watered down but they didn't leave the doors open, so it had a horrible smell and nats. Joel fixed that problem and begged for a positive review which I entertained until 3/24 when I was rocking my 10 month old babybto sleep I heard a rat in my kitchen. I called the office and the assistant manager assured me that maintained would be out. That never happened. Monday morning at about 1:49AM my boyfriend came in the room and said that he had just seen 2 rats run from two kitchen. I called the office ALLLLLLLLL DAY Monday and Joel was never in the office. He finally did call me Tuesday morning and assured me that he and maintenance would come out and take care of the issue as well as pest control. That never happened. That night my boyfriend put down traps and 2 rats were caught. I have been calling and texting Joel with no answer or anything. My boyfriend has since caught another rat. I have been living away from home because my baby can't play with her toys or play on the floor. This has been by far the worst experience. The gang activities is horrible, the shootings are almost daily. Them off duty --- City of Houston police officers ain't worth ---- . I have contact corporate, the health department as well as BBB. I HAVE NOT PAID RENT AND I WILL NOT PAY RENT. I AM CURRENTLY LOOKING FOR SOMEWHERE TO STAY. I don't believw non of these positive reviews because I am sure Joel begged for them like he did me. If it sounds like other peoples then there maybe a little accuracy to it, maybe not but that up to you to make that decision IF after reading my review and for what ever reason you decide to still stay here make sure you get all documentation for everything you do and I do mean everything. Ok, where should I start, the good bad or ugly.... Lets start with the good. The rent is priced well, there is plenty of apartment space, and the grounds are kept that's about where the good ends. They say that there is a curfew...I ask myself where? Because at this apartment complex I never saw a curfew enforced. And who was going to enforce it?? They have a police/security stand, which gives you the impression of safety but after being there for a couple of months never saw anyone inside the stand. I would see a police officer backed up by the leasing office. But it seemed pretty useless. Because he wasn't monitoring the grounds just backed up on his cellphone and never really saw him there after 10-11p. My BIGGEST issues with these apartments were rodents. There are problems with mice. I stayed on the third floor and saw a mouse. Yes the 3rd floor. Yes they have pest control that comes but in my opinion they are not efficient. My neighbors on lower floors also complained of mice, much more than I ever had but anyways one or 10 that's defiantly an issue. I saw people break their lease and move and then the office would move other people in and act like nothing happened as if they knew nothing of the problem when the new people complained. Maintenance: The maintenance men were nice. They came within a reasonable time accept for one issue I had. It leaked in my apartment after a heavy rain we experienced. They took their time to fix it. And when I say time I mean at least 2-3 months. So now so far I seen a mouse, and I have a roof that leaks. Parking: You will get your car towed if you do not have a resident sticker on it. But they pick and choose when the tow trucks come thru. Safety: I did not feel unsafe there, but I mined my own business. There was police presence there about twice a month kicking peoples door in for narcotics. It was hard to miss it drew everyone out of their apartments because there were police everywhere. Neighborhood: It is not in the best neighborhood but I stayed a few miles away in other apartments and it was not a problem. I want to say it was like night and day. Office Staff: it changes constantly and now they have new managers from when I stayed there. When I first moved in they told me that they did not accept public housing vouchers or anything like that. Told me there were few people there that still had it because they had it before they stopped accepting it. Found out that's not true. Upon movement these people completed scammed me. They turned me into a credit agency for inaccurate charges. I spoke to a new manager that assured me that it would be corrected and I would even get my deposit back. That was not done. So now they have a new manager Joel who is as rude as they come. He stated that if I didn't have it in writing that it would not be honored as that manager no longer works for the company. After getting nowhere with this apartment complex I drove to corporate (Dallas) to speak with the corporate office. The person I need to talk to was in Houston at the time. (Go figure) But I'm told the manager still works for them but at another location but she is on maternity leave. I was charged $275 for full paint...Nothing was wrong with the paint. I was charged $200 for days I did not live there. Said there is no proof I moved out on apartment complex when I stated that I did even though I turned in and written notice. Charged for keys and lock changes of $50. The key was turned in. Charged for trash $100. Nothing was left in the apartment.”

“First of all, do NOT rent here... I have lived here for 3 years and I will NOT be renewing my lease. Don't let the manager's replies fool you because they are all lies ... There is no security here. There may be a 9pm curfew, but it is definitely not enforced. They say to go to the office and speak to the manager but 1. She is rarely there 2. She doesn't care. I have turned in multiple photos of the drug activity, loud drinking parties until 3 am, attempted theft and vandalism, so if they are "correcting the situation" why does it still continue ? All of the recent reviews are 100% correct. Drug trafficking, prostitution, vandalism, theft, loud music and drinking parties until 3 am. If you like this type of lifestyle then this is the place for you... I'll talk about some of the problems I've had while staying here. I stay on the side with the least amount of problems although dead bodies and drug raids have happened on the side I stay on too. Water problem! We either didn't have water or didn't have hot water. Some days they put a notice on my door and some days I guess they said *uck it and I had to find out on my own smh. Rodent problem! One day I changed my smoke alarm battery and a mouse fell out. I contacted the office and they told me that pest control only comes on monday. I ended up catching it myself. Bug problem! First it was Ants! They would come marching in. The maintenance guy left some sealant and I ended up taking care of all the random holes in my floor near my tub myself. Then it was just random bugs. I felt like bug planet because I learned about so many different bugs that I never knew existed until I saw them in my home. Now its just worms whenever it rains. I learned my patio door is off track and I stuck a wrench under the door and now its somewhat on track and I haven't had as many worms get in. They usually get in when it's raining so I've learned to live with sweeping dried up dead worms out in the morning. Dog poop! This is for the people who have a grassy area next to your door. Watch out! You've been warned! Neighbors! Hit or miss on that! I've had a few bad ones. One guy never worked or went anywhere and tried to talk to every female that came to visit me. Another neighbor had a kid who never went anywhere either. The kid would wake up at 12 midnight and start playing what sounded like hopscotch and basketball with a real life NBA basketball. I complained once and gave up. The last neighbor I had would fight with his gf all the time. Can't lie I called the cops once. The trash is terrible! Maintenance tries to clean it up each morning but people just throw it on the ground without a care in the world. Crackheads/Drug/Prostitution problem! At any given time you'll see 1 or all 3. Its like COPS but in real life! Drug raids happen so much I now can tell before it happens. They have HPD patrol at night but they just netflix and chill. They actually patrol on foot the night after something bad happens then they go back to nextflix and chill mode. One cop had all 4 of his tires slashed while working here. He had to have a side chick here. No other way to explain his truck having all tires slashed while at work. Kid problem! In the morning kids are well behaved while waiting for the bus but in the afternoon when they get out. They are all over the place darting in and out of traffic without a care in the world! Rent increase problem! I know rent must go up but its hard to fathom $100 increase when you actually see more crackheads living here. Recently they tried to make up some $2 fee to add to my rent! See another review and you can tell I wrote it.”
“This community changes office staff and management like it changes its underwear. In two years there was 3 different managers, and two different assistant managers. And the last one was the worst one Sherlonda. She is rude she lies and she has no concern nor compassion for tenets. And she lets her kids run around and tear up the grounds. I also believe that there is something illegal going on in that office. They've charge incorrect rent amounts even having to return overpaid rent amounts to the resident. Going as far as not having the rental amount approved by housing, but still taking rent from the resident; illegally charging excessive rent. They also do not have any sense of urgency. The leasing agents are inadequate for their job. They act like they didn't want to be at work nor like they wanted to do their job. It shouldn't take 3 different people nor a week to get a work order in. The only person in that office that gives a damn and is passionate about her job is Nyesa the assistant manager whom should be the manager. The grounds are nicely landscaped and is clean for the most part depending on which building you're near. And because of the type of people that are allowed to live here no one gives a damn about others and are very inconsiderate. Also many residents have the I don't have anything to lose mentality. They have a 3x and you're out rule but the management doesn't abide by the rules they set forth. There is always loud music playing from people's cars, people loitering, until all times of the night. There is hpd that walks, well that sit in their cars and talk on their cells and when you need them they are no where to be found. Yes there is a guard shack that is never manned. Maintenance is not good at all. They half repair things therefore you're calling on multiple occasions for the same repair. So much that you just start repairing it yourself. The exterminator isn't so grand either, if they come as requested. And honestly I believe it's an management issue also. Saying you're on the list but the exterminator never comes because they are being cheap and can't afford to fully exterminate all units, when they know damn well the problems with rodents. Although I didn't have a huge problem but I'd rather not have any especially when I am very clean. The inside of the units are beautiful I must say. When I walked into my home I didn't feel like I was living in the hood but you better believe that when you step outside your door you'll have many reminders that you're in the hood. Like the crackhead ex homeless people living on property because they have a rebuilding program to help get hem off of the streets. Now this is great for them but it shouldn't be done in an apartment community that takes housing because there are many kids around and shouldn't be surrounded by this. I think that if BNC Equities (who also owns the drug and prostitution infested apartments The Mint - located on dairy Ashford) wasn't the owner of this property then it would be better. Because it went down hill after Orion sold the property to them. I guess if the owners of the property doesn't give a damn why should the in house manager give a damn either. Also the amenities advertised are lies. There isn't a gym and the "business center" is very outdated and only 2 of 4 computers work and the printer is ALWAYS broken. Then they ask you to bring your own paper. Excuse me the amenities are included in the rent therefore if you're advertising a business center I truly believe that paper is included. But they want to go up on rent every year with nothing to show for the increase but greed! Pure shenanigans! NOT TO BE TRUSTED. In another 2-4 years these apartments will be ran down to its old NORTH COVE days and believe me they weren't nice! Don't waste your money people go on Hollister and little York the apartments are nicer and around the same price.”

I'm paying 900 for a two bed room, because they decided to go up on the rent this year, and it isn't worth it. A friend of mine lives on the other side and her apartment was broken into by someone's kids(teens). To top it all off there was a mouse in my apartment, they did nothing about it I ended up catching it myself. I wouldn't recommend these Apartments to my worst enemy.”

People living in a house don't even pay that much for water a month. But what do I know? So let me hit you with the kicker....these apartments have rats. Yes rats!! Ohhh I don't do rats. And they don't seem to care that there every where. They will send pest control (which only comes certain day a week) and then they will tell you well we don't see any, we have to find where they are coming from. Also, I didn't realize it until I moved in that there were roaches everywhere. Turn on the lights its roaches everywhere, eventually I'll be able to turn the light on and see marble floors everywhere. But, as a solution, I had to put powder down (Boric Acid) to get rid of them. That took about 6 weeks, and have to continue putting it down every 6 to 8 weeks. I told the office they said management would have pest control come. What a joke pest control is. And to think they charge each tenant every month to have it. I would not recommend this apartments at all. Unless I guess you have housing and would like to live in this area. When I came they told me they didn't take it anymore. Lies. People brag about the amount of money they pay for rent due to housing. Police are here often. Drugs and prostitution here a lot. Noise: the policy they have for noise is a joke. Whose going to enforce it. The non existent police officers. But I'll hit that topic later. When there was police here, they were stuck so far into their phones they should have been on the payroll for Samsung. Apartments get broken in to. They send out notes saying they understand its an issue but basically what can they do. Neighborhood: It's the hood. If you drive by gas stations and see people hanging out outside all the time in front of it there doing more than smoking a cig. But that takes me back up to drugs. Maintenance: A joke. I FOUND OUT THEY ADOPTED A PROGRAM CALLED SEARCH WHICH IS FOR HOMELESS PEOPLE WHO BASICALLY LIVE HERE FOR FREE. THE WATER IS NOT ALWAYS HOT. U HAVE HPD IN THE FRONT THAT SITS IN HIS TRUCK DOESNT DO ANYTHING. IF U LIKE BEING AROUND ------ PEOPLE WHO DONT WORK GET HIGH AND WAIT ON A CHECK EVERY MONTH THIS IS THE PLACE FOR YOU.
