“EXTREMELY DISGUSTING both the apartments and the new management/staff attitudes. The office staff is EXTREMELY RUDE, LACK EMPATHY. Nancy is extremely unhelpful, rude and does not care to assist anyone. The assistant manager as well is uncaring, rude and actually hung up on me today after I had to beg for late fees to be removed. The late fees include an initial $65 fee plus also accumulate DAILY 1% of your balance. She said to me sternly “I can only do this one time, I will not do it againâ€� I had to call for several days trying to fix the issue with my rent payment because I switched banks and jobs. A sincerely one time issue in three years that I’ve lived here. They did not care. Finally, after many calls, in which I have had to get frustrated, the asst manager agreed to waive ONLY the initial late fee yet did not want to credit the daily fees that accumulated over the weekend as she was not in the office for me to make my payment with her as we agreed. They made the process impossible and so stressful. It’s all so completely unfair. YET I HAVE PAID MY OVERPRICED RENT ON TIME FROM DAY ONE aside from this one time. It has been an incredibly unpleasant, disappointing, stressful and frustrating experience at Bayou Park Apartments. I’ve lived here since December 2022. I am not a valued tenant and it truly shows. I was moved from building 11 to building 8 after a year of complaints about the ROACH INFESTATION. All of my neighbors complained of the same issue and either moved out or were relocated. I was moved to building 8 with a promise of $100 off my rent for a year which was never applied. Building 8 is worse than the previous building. My bike was stolen here, the hallway is incredibly dirty and incredibly nasty. If you walk through the hallways here in ANY BUILDING, they are gross and roaches are everywhere. I have RATS living in my ceiling. I can hear them running through my roof scratching and screeching in the evenings. It’s embarrassing to have anyone over to visit. When it rains, water leaks through the roof in my living room. It has never been addressed. When I first moved in, the apartment had been repainted and in the bathroom there was a roach stuck on the wall where they had literally just painted over it. Same on the patio with another roach. I’ve watched the roaches grow from small roaches to full grown cockroaches without management caring one bit about the complaints. Management could care less however, they do care very much about raising the rent and evicting you if you miss a payment due date. You will get an eviction notice within 24 hrs. The rodents came into my kitchen and ate through everything in my pantry, since then I’ve never been able to keep anything in my cabinets. This has gone on for several months. None of my calls to the office have been noted. When I call they tell me I will need to submit requests through the app. Which means I’ll need to do this weekly for them to maybe pay attention. My previous complaints were deleted somehow when they switched management and they act as if I am not doing my part in reporting the issues. They’ve sent pest control only once to no avail. The spray does not help with the pest problem at all. AS A HUGE SLAP IN THE FACE, I keep receiving notices about renewing my lease for the same price for only 6 months before it will increase. THERE AUDACITY IS UNBELIEVABLE. Everything here is disgusting. The only good thing about these apartments is the location. Everything else sadly, I cannot and will never recommend.”

There are always puddles of sewer water in the hallways and the maintenance crew just leaves the water sitting there. The washing machines do not wash the clothes good and rent is at least $1300. It is such a gross place to be. Never will I go back. I was actually thinking about moving there but heck no!!! ?? staff is also rude.”

Why? see pictures - foundation cracks - humidity and leaks on the ceiling - mold in the air ducts (bleach won't even work) - infestation of roaches - dirty and unkept pool/ can't use - gates are never locked/ always open - Lights do not work in the parking lot section - grass areas are always dirty and unkept - water pressure is super low / bathroom etc - fence is fallen apart. Anybody can come in Literally, the only good thing about this place is the location... but it is not even worth it living in these conditions. Ew.”

The new American owner should stick with his other company he is awful at this game. His self marketing is a joke - no one has met the guy. Asst manager is the most rude type we've ever encountered. New owner is a wealthy clueless guy who runs 'get rich in real estate " seminars. He found 55 investors to buy the place they must not have checked it out first, They have no security currently which is not making the single women here happy, Last time they had a clueless ------ guy who was on his phone the entire night. Its gone from great with old owners to almost nonexistant,. Car break ins, cars being stolen, break and enter, bullets through apartments at 2am in the morning, and a lower quality if renter here big time, All the good long termers here are mostly gone, The place is literaly falling apart here, The new investors should know that if the place is empty you dont make a dime, Occupany here now must be the worst anywhere. To potential rentors I say : DO NOT DO IT, Two rounds of ------ Ownership has made this once great place South, One was convicted of software piracy the new one hasnt met one resident on thius orioerty yet, Pathetic, Stupid, If you want to live in a place with no security move to Bayou Park - home of break ins, aaND fires they don't tell you about and really bad employees with no personality and no follow up. They fired half the maintenance staff and bow the ones remaining are working insane hours for very low wages. Potholes are everywhere, some of the buildings are falling off if their foundation, every time it rains human feces floats in the puddle’s from a busted sewer line, the security gates break weekly and the hallway fire alarms do NOT work. I’ve sent Brittany the manager descriptive emails, visited the office and called regularly about the problems in the complex. She always smugly brushes me and my neighbors off or ignores us all together. I moved out this past Saturday and tried to return my keys 3 times but the office was locked. Sunday the office is always closed. Brittany called laughing today and LVM saying that I’ll have to pay for 2 additional days. Today when I turned in my keys the staff reminisced about all of the fun years we had priorities to her and then 3 of them can be heard saying on my dash cam (car was running) that Brittany tells them that the safety issues are too expensive to fix and that the staff need to find everything they can on residents so that they can withhold their deposits and charge them extra fees. One staff member goes onto say how poorly they are treated, made to work extra hours with no pay and constantly berated. Don’t live here if you can help it! The location is great but that’s it. 3 years ago we had an amazing complex with amazing staff. Now it’s like a prison. Renu is amazing though! Sad she wasn’t made manager. She cares about everyone but I’ve seen Brittany talk down to her and the other FD girls bully her and Brittany sits back and watches. Hopefully the media will get wind of this abuse of power!”

Pool has been closed for about a month. Roach infestation. I mean everywhere. It’s not like an occasional sighting it’s an infestation. The sewer system would often overflow in our section and human poop would be all over the sidewalk. They tore up the grounds to install at&t then just stopped mid way. So now there are trenches everywhere. On to my bigger problems the management changed recently and it’s even more absolute trash than before. They changed the portal and didn’t properly inform anyone. No one received an email and everyone didn’t know how to pay rent for a moment. We finally came to the end of our lease preparing to move. However it has been an ongoing headache. First they never gave us any notice saying we had to give them a written notice to end our lease. So we gave it late when we found out and had to pay an extra 2 weeks past our end lease date of May 31st extending us into mid June. They told us it would be prorated from our original rent amount since it’s not the full month. SIKE. They charged us not only another month of rent, but also the month to month rate. Which they specifically said they wouldn’t do. After going in the office and communicating with them they told me to pay the prorated amount and they would take the other charges off. So we did exactly what they said and thought we were finally done. SIKE they send us an eviction notice 3 days later. We go in and talk again they charge us a bunch of extra fees take our whole security deposit even though nothing was wrong with the apartment. We ended up paying an extra 900 that we were not suppose to pay just to end the headache. Save yourself the nightmare and don’t even think about living here! Scamming for extra money! WORST PLACE EVER!”

Management treated us like an inconvenience, like our fire was just a disruption in their work day. When the most recent fire broke out on 3/15, I demanded to know what was being done to keep us safe. We ARE safe, they insisted. How are they supposed to prevent fire, they asked. These things just happen, they said. They couldn't tell me when the last time the buildings had been inspected. I know that multiple neighbors are concerned because it's the most discussed topic in our Nextdoor group. What normal person wouldn't be?? And we feel like our concerns have been minimized and dismissed. It's so frustrating. We want to stay in our home but we also want to feel safe and to know what is being done to address the issue before someone gets hurt.”

The shower head was completely covered with hard water that it needed to be replaced. There was a leak in my bathroom that required them to cut a hole in my ceiling that was not fully fixed for 5+ weeks. They attempted to assign parking spots but never enforced towing. The gates are constantly broken and there is a security officer who usually just sits in his car. My door has damage from a previous break in and the hidden fees are outrageous. Recently, they changed portals and I was left with $50 in late fees and when I called to complain, they said I should have come to the office to resolve the issue before recieving the late fees.”

Trash service and package delivery service are both problematic and at extra cost to you (you can be charged fines for having trash out at certain times, so i just handle my own trash). Staff and management will send multiple confusing emails without explanation. Rent here for the price and location, not for services or amenities.”

Completely disorganized installed led lanterns that shine into my 3rd floor apartment(thank god for black out curtains) the units are old which isnt a big deal. The gates are NOT secured to the park and there is NO onsight security. They increased my rent on a 522 sqft apartment from 845 to 987 from 2016 to now. Utilities are not included. No onsight package recieving area you must use a third party. Staff completely clueless. The gym is super outdated do not let the pictures fool you! Most of the machines are in disrepair and the weight machines have seen better days. Only two laundry rooms on sight so good luck. TLDR: outdated, staff doesnt care, not secure, NOISY but hey you live in the city right?”

There are a lot of neighbors complaining of mold that is getting their kids sick and the people from the office don't ever know anything that you ask them. They have roaches. This place is ----, but they want to charge you for every single little thing. When you call them to ask them simple questions they say they don't know and will call you back, but they never do. If you are expecting 5 star luxury, go check into the 4 Seasons Downtown or Fertitta's new Post Oak Hotel. This complex was built in the early 70's so it is older than others nearby. Live in a 2/2 and so far I would say it's been reasonable to stay here. Safety is #1 for me. I haven't heard of anything so far, no break-ins or cars broken into or stolen or vandalized. That doesn't mean it didn't or won't happen, just haven't heard about it nor received any notices thus far regarding such matters. I feel quite safe here at night too walking around. Complex is mainly working professionals from what I can see and a LOT of dog owners walking around. My first experience at this property was stepping in a pile of dog doo. Yeah, not fun. But usually notice residents clean up after their dogs. Buffalo Bayou Park is within stone's throw distance, and Memorial Park is a mile down the road. This is a place for budget-friendly people, looking to save some dough over the newer luxury and pricey places nearby that charge an arm and a leg for their units. Now, they do have monthly fees that get added on, and in a 2/2 it's like $130 or something thereabouts but includes all these various monthly admin fees, water, valet trash, pest control, & Fetch Delivery service. Water for a 2/2 by itself is about $50. Valet Trash is $20 and Fetch Mail Delivery Service is $28, whether you use it or not. It's a concierge service that brings the mail directly to your door within a 2 hour window you specify on their website after you receive notification of a package. If you get a lot of packages delivered, then it may be worth it for you. If you don't, then it's money down the toilet. The gym is quite large and never an issue to use any machine. They recently got rid of the free WiFi and large TV in the lounge room, but replaced it with a nice coffeemaker that makes like 10 or 15 different types of coffee/tea. The Pool is very big and there is also a hot tub. There's also a smaller pool towards the back of the property that many people may not know about. 600 Units are here on this property I believe. Convenience store in front of the property. Work orders are tended to relatively quickly, within a few days. Relatively quiet property, haven't had many issues with noise at night, always been a peaceful sleep. So far in a year's time-frame, only spotted about 3 roaches and a few small spiders in the apartment, and one dead rat in the parking garage. Hey, this is Houston, insects and pests are gonna pop up no matter where you live, especially nearby the Bayou. Pest control is weekly so if you have issues with your apartment, you can get on their weekly pest control list if you inquire. Now for the fun stuff - Leasing Office. So, I have to say, you need a certain level of patience sometimes to deal with hassles ranging from billing errors, administrative issues, or call-backs regarding issues or inquiries. Sometimes they happen seamlessly, sometimes you have to inquire 4 or 5 times in a row in order to get something tasked. It just all depends on who is working on the issue, how busy they are, how many people visit the office that day, time of day it is, if the Manager is in, etc.. etc... I have had certain issues that my roommate and I had to bug the office about 3 or 4 times to get fixed, but ultimately if it's something that is their fault, like a billing or administrative issue or error, they will get it fixed. Just got to deal with the patience of the getting to that point. In my opinion, they should utilize some good task management software to handle such things, and I don't mean Work Order Systems, I mean daily tasks flowing thru a neat and organized computerized workflow system instead of things being written down with pen and paper, only to be buried under mounds of paper a few hours later. The Manager is never to be found, only the leasing agents sitting in the front. The Manager seems like some mythological figure that you can only deal with thru the leasing agents up front. I would also say, at night, I feel they can do a better job of lighting certain areas of the property. Some areas are well lit, while others are not quite. They also have Tennis Courts on the property, which is fun to have access to vs. trying to get access to them at Memorial Park. Sometimes the front gate is flung open for weeks at a time. Then it gets fixed for a week or two, then same issue again, flung open. Not good as far as security, but from what I hear and see, it happens in many complexes, not sure how I feel about it. It's easy to get in and out but I don't want compromise security for the convenience. Parking- pretty easy, usually always parking in garage available, and sometimes on surface level in front of your apartment, I usually find a spot. No restrictions, thank god! No towing! Can you believe that, an apartment complex that gets it finally. Your visitors, overnight guests, friends, etc.. can visit without having to worry about getting towed here. No parking stickers or permits with the new Mgmt. Just DO NOT park in the Assigned Parking spots for which the signs are huge and clearly visible, and there's not that many of them, other than that, it's open parking. Please keep it this way!”

They don't communicate with residents when there's an issue. The office hours are cut back. There's no interest in the residents. I've spoken to neighbors and the feeling is unanimous. Make sure to ask residents, if you're considering this place at all.”

Don't be fooled by their claims of new management and renovation, its still awful. The grounds are kept up well, the location is great but I wish someone would have warned me of all the issues I would experience before I signed the lease. The apartment was infested with roaches, the maintenance workers will go into your apartment without letting you know, adding extra charges to your account and even theft! $1,300 was charged to my credit card the month I moved out for rent, its been two months and I still have yet to receive a reimbursement. MANY personal items have been stolen out of my apartment but the latest was my couch. No one had access to my apartment besides me and the management of bayou park and there were no signs of a break-in. When I went to discuss the matter with the manager, she boldly lied saying that the apartment complex doesn't have keys to any of the apartments, only the residents that rent them do. Which I know that is not true because when I was locked out of my apartment once, they gave me a spare key from the office. I had to end up going to file a police report. If you don't believe this review, go and talk to any resident that lives their currently, they will tell you the same thing.”

My experience. During my time here a only a few doors down form me has been murdered, not event kidding, an old man was stabbed to death in his apartment around July 2018. I have had a breach on my lease by the original management, a new management purchased the property from the other one who have also breached an agreement on the lease, there have been a prodigious amount of random fees added on since new management ranging from forced garbage valet services to up-charges on dog rent, every pool has been shut down and there have been 4 power outages. Grounds. They are pretty nasty, many people do not pick up their dogs poo and any areas that are not visible to the leasing office have no landscaping or grass. The dog park apart of the complex has a dangerous amount of unpicked up dog poo and it either dust or mud. Every pool is shut down majority of the year and as I write this all three of them have been for nearly a month. Staff The staff work hard but unfortunately do not have very good communication skills and the office is in absolute complete disarray. They did not communicate my 90 days of notice to vacate nor where they able to locate my lease in correspondence to the lack of communication. Often times the head manager is said to be "out making rounds inspecting apartments" for 3-6 hours at a time and is unable to be spoken to, which unfortunately was a lie as both times i was told this I came back and was told it again after many hours. I then pressed and forced the issue of the matter i needed to discuss and the agent ran upstairs "to get information" and let it slip that "She said XYZ.." and awkwardly caught herself in the lie. Maintenance This aspect is fantastic, fixed anything i ordered in quickly and very well. Neighborhood This is another wonderful aspect, location is amazing. Great parks, great food, great neighborhood. Noise Next to a major road in Memorial drive and that is very loud. Many loud barking dogs. Some days are quite most are not. Safety Someone was literally murdered, however i have never had any issues. OVERALL My first 7 months here were tolerable and pretty alright for the price and location, nothing that was deal breaking and makes sense for what your paying. Since the new management company Kayra took over it has been downhill myself and many neighbors i have met are leaving with really bad tastes in our mouths for a lot of the reasons above. you pay for what you get this place is incredibly affordable in a great location however you will have to deal with a lot of egregious miscommunication and a lot of very below average aspects of apartment living.”

Apartment was decent, neighbors were okay, but dealing with the people who worked in that office makes me want to pull my hair out. i would call in 4 to 5 times in a row in order to speak to someone and often get placed on a 20+ minute hold just to ask simple questions like "how can I fix the rent you over charged me." Oh yes, they aren't good at math either.”
