“I relocated from another State and while I’m on the road I had my daughter call to only find out my apartment wasn’t ready. They managed to give me another place because the original one wouldn’t be ready for a week. I move into the place and small things needed to be done. The ceiling fan hangs low and my guest got hit with it, no contractor ever came out. I’m in here a good month and them the roaches come, I pay $7 for trash pick up and it never happens, I pay for security but my packages always come up missing. The fiber service they make you pay $55 for is ridiculous, it barely works. The apartments are nice but they need a lot of work. The staff barely answers the phone then they had all of these inspections knowing they were selling the property to only notify us when rent was due. I have to pay my rent online because I can’t get to a store to buy a money order, but the portal was never working and still don’t . I was told this is an option and when I’m away for work I expect to have that option available. Instead you get hit with a late fee due to their neglected ways. Soon as my lease is up I’m out of here, I was bamboozled. All they care about is filling the units up.”

The roaches are out of control even though you pay $5 a month for it. You have a mandatory tech fee for a lousy 100mbs that doesn't work half the time and no way to plug in an ethernet cord unless you buy a compatible router to connect. You pay a security fee, but there is no security. The water is heated with gas and is allocated. The floors in the first floor apartments is straight vinyl on top of concrete with no underlayment to protect if you were to fall and hit your head. The power goes out with a gust of wind and takes 5-9 hours to get fixed on a good day. The kids that run around have no manners and cuss and ding dong ditch. The dog park has so much poop in it, the flies attack you. Some of the homes have a crumbling foundation and you have cracks going up your walls to the ceilings. Renter's insurance is mandatory because there's no telling what will happen with you living there. And good luck getting anyone to answer the phone in the office when you actually need something and the maintenance workers mess up what they come to fix.”

When I first moved in, they gave me the wrong house keys so I couldn’t lock my door. Then my sisters back windshield got busted. Then I have no mailbox keys, months into living here and they say I have to wait for the mail guy to put the mail in and ask him personally for my mail because they have to do work orders on a key. The outlets in the apartments don’t work, along side with the bathroom showers didn’t work. The gate was broken, and the walls looked like water damage, but they said it’s move in ready. This is a place where I would NOT recommend living. The price is to high for these apartments. And the management isn’t good.”

Once they get your money they are not accommodating to your concerns for the apartment you paid for. I have been led on and lied to in reference to repairs in my apartment since I moved it. They don't have answers for anything and it is IMPOSSIBLE to get a call back from any leasing agent. The apartments are not move-in ready when you move in and any maintenance requests are fulfilled at a snails pace. I've actually heard gun shots on two separate nights living there, CLOSE GUN SHOTS!!! Lets not even get into the racoons and other wild animals that come out due to the wood area right next to the apartments. Save yourself the headache and keep looking elsewhere!”

Since I was in a pinch I asked about a 2 bedroom apartment, and they showed me one. It was a very nice unit. I put my application in and waited. And waited. I called a few times to check the status. I was told that they are waiting for the managers approval. Another time I was told that they were waiting for my rental verification. So I decided to wait for them to call. A week later they haven't called me once. Thank God I found a place that called me. If you're lucky enough to get a call back you should consider the possibility of not getting repairs as well as any resolution of any other problem. While I was in the office before I veiwed an apt a lady walked in, she is a resident, she told them that someone stole her clothes from the washer. The lady was loud and the lady I was speaking to asked her if she was ok in a very rude way. The woman answered no, so the employee told her to go sit in her office. So again that's something negative. Think wisely and cautiously.”

Someone who was just looking for affordable apartments for self and kids so husband could finish school. I am still stuck living here. I'm stuck here until January 2016 and I hate it everyday in my home. I have had BED BUGS, COCKROACH INFESTATION (still dealing with this) and young 20 something neighbors who like to throw parties, oh and not to mention surround sound for the 1st 6 months I had to deal with and still occasionally now, when security is OFF that night. If you want to live with roaches, come on by. Have you ever been bit by one? Yeah, didn't know that was possible until it happened to me. They crawl on us while we are sleeping. They are all over my kitchen and in my bathrooms no matter how many times I vacuum and sweep. My next door neighbor is infested with roaches. This was confirmed "off the record" by pest control. Every time they come home at 11p (and stay up until 5a), their roaches come swarming into our side. We have been complaining since December of 2015 and still we are living daily with it. I am so upset not to mention angry, sad and DISGUSTED. I have 2 kids and roaches are all over bottles, clean dishes in our cabinets, pots & pans - you name it. I slave everyday trying to make sure there's not even a speck of crumb on the ground for fear that roaches might stay in my apartment. Pest control is a joke. Came by during day time, spent 10 mins and declared we did not have an infestation - (PS same thing w/bed bugs. Pest control waved a tool around saying that it could detect pheromones from bed bugs or something and then declared we did not have any. I had to send them a picture of a squished bed bug as proof. Not to mention the bites ALL OVER MYSELF AND MY CHILDREN.) - Now back to roaches. They came at 12p during broad daylight. I demanded they do something so they left traps and said they would come the following week (which they didn't - i had to call then got told that tenant needs to be calling to remind them to come???) - AND SURE ENOUGH, THEY SAID THAT OUR ROACH PROBLEM WAS SO BAD THEY NEEDED TO SPRAY WHOLE BUILDING FOR 4 WEEKS. We had to empty out all our food in pantry, dishes, pots & pans and everything is on our dining room table. This is how we have been living for the past 3 weeks now and they haven't even shown up to spray yet. The first Friday we were scheduled to get sprayed, my baby caught strep and I had to cancel spraying of our apartment. I made sure to confirm with Marcella that they would still continue the following Friday and she said she would make sure of it...yeah they didn't come. I blew up. I called and Anna answered, she yelled at me to stop yelling at her when it had NOTHING to do with her. I am frustrated, understandably, she had me on hold for Marcella for 20 mins. Marcella came on and said that I should have called to remind pest control to come out and that I had canceled pest control. I did not cancel! I had to remind her of our conversation and I could tell she did not remember a word of it. Incredibly unorganized and staff seems overwhelmed. This is not to mention the first 6 months here I had to deal with neighbors surround sound. These are neighbors on each side of my unit that had speakers on each side of our ajoining walls. IT TOOK 6 MONTHS BEFORE IT WAS FINALLY TAKEN CARE OF BY PROPERTY MANAGER. On one side, they still throw parties and start chopping chicken??? vegetables??? at 1am in the morning banging on kitchen counter and it wakes my entire family up. I moved out of my master bedroom into my sons room to try and get away from nightly noise. This is a nightmare that I cannot wake up from and they are either too overwhelmed that they cannot deal with all the tenants or they are incompetent. Please, for your sanity and health; DO NOT RENT FROM HERE. WORST MISTAKE OF MY FAMILY'S LIFE.”
“This place is a DUMP! They show you the nicest apartment upon moving to the property but when you move IN you get the worst one! There parking policy is ----! The apartment manager play Nice but is she is the ----- ?? in disguise and her assistant Genesis is the same....one day I walked in and they didn't know I was in the lobby and I over heard them talking s*** about one of the tenants in apt 704 ( I feel sorry for that person) and it made me wonder wow DO they talk about ALL there tenants like that! I hate the pot holes in the parking lot the play ground is dirty and the grass never ever gets cut.....the buildings look old and need a make o??ONLY thing that looks NEW is the offive because that gets the NEW CUSTOMERS somewhat Interested.....PLEASE BEWARE!!! The dishwasher i the apartment is lopsided, and the paint is two-tone.....Thwy painted over ths existing cabintes from brown to black.....(and missed A LOT of SPOTS -------Terrible!).....These managers need to be re trained or SOMETHNG!”

I will say that I do feel safe here compared to other properties that I have visited. I am rarely here because of work so I can't really talk about what goes one during the day. I don't know if they tell new tenants that there is courtesy patrol at night but I have never seen them. The upside is that I come in at different hours of the night and have never had an incident. The maintenance team is friendly to me and I'm assuming they just do what they're supposed to and don't really have control over the way they go about their tasks. Upgrades were recently done to my apartment and it almost made me want to renew my lease. Almost. I believe that the apartment is a good size for the rent I was paying which was $675 when I first moved in. New management decided that water and trash fees should be included so now my "rent" is about $752 a month. Like I stated, I'm hardly home so why is my water bill always above $50? Well, a neighbor let me know that the water is divided by the apartments in my building. This basically means that if I live next to a huge family or an apartment with a washing machine, I'm stuck with a high bill. I live by the dog park so when it's hot it gets a little smelly. When it rains, it gets extremely muddy because there are parts in the grass that seem to be struggling to grow. I have decided to park outside because the cracks in the ground are a bit deep. Also, I live by the entrance so it doesn't make sense for me to drive all around the complex to exit. The traffic is bad anywhere you go but I strongly believe that FM 1960 has the worst traffic ever. I came home today to a notice stating that in April a new company will be taking over. At that point, I'll only have a month left here so who knows if I will see any differences. Although it won't matter because they're changing, here's a poor experience I had with the management team that I wanted to share. Not sure if this is true or not, but according to the staff the pet policy applies to you even if you don't own a pet. I have sisters and they each have a dog so when they would come over their dogs came along. I would also pet sit because I was home alone most of the time and enjoyed the company so there were pet items around my place. I guess proof was needed to prove that I owned a pet so management decided that it would be okay for ------- (leasing office staff member) to actually enter my apartment when I wasn't there and snoop around. (It must have been a slow day at work because really?) My sister did make the mistake of opening the door and letting her in, but once ------- saw I wasn't there, I felt she should have contacted me directly. Excuse me, but management, including ------- herself have been in my home when they were trying to fix an AC issue and saw the pets there while my sister was staying with me. So if the dogs were an issue, why not say anything during that time? When I came back home to discover a notice on my door stating that I had to pay the pet deposit with next month's rent, imagine my confusion. I went to the office when I got home from work one morning to inform them that I have no pets and I'm not paying any extra fees. The manager got frustrated that I wasn't understanding why they would charge me for pets that aren't mine but we eventually came to the agreement that I wouldn't have anymore pets in my home to avoid the fees. She did talk to me like I was a child which I expected because I've come across people like that so I was minimally bothered. At this point, if you're looking for a home for the long run, I don't recommend this property. It never had that homely feel and I still don't believe it does. If you're just looking for somewhere to stay a little while, then this is the place for you.”
“My husband and 2 year old son are new to the property, and we are very excited to call the Landmark At Kendall Manor our new home!! We've looked everywhere, and been as far as Katy to search for an exceptional neighborhood, and reasonable price. We also looked into the reviews and of course no place is perfect so it's going to have pros and cons. But we decided to give it a chance and see it for ourselves. The management team and leasing staff were very understanding and helpful and assisted all of our needs for our new ideal home. When coming from somewhere that isn't worth calling home is a place you come from, a nicer area seems more of a blessing. On the property site maintainence was adding new additions to the property as we were looking to lease! I definitely recommend people who are kind hearted and just enjoy what life has to offer to stop here and consider this an ideal place. And my God, the landscape is just incredible here! I am a very happy lady right now. :) I hope everyone is blessed and loved!â??ð???ð???ð???”

Before you could actually call, and speak with the staff, and not someone who seems to be in a call center. The staff USED to be professional, but now they are totally unprofessional, and down right nasty. The staff seems to change every week. The so called property manager is a disgrace. She's hung up in my face before as well as never seems to be readily available. She talks to you like you're a child, and overtalks you. I would never tell anyone to lease here. So overpriced, no worth it. You can spend that amount at a better more upgraded apartment complex. The apartment is old very outdated, and the upgrades are not nearly as nice as the upgrades in the clubhouse. Walls are thin, and roaches are an issue. No matter how clean you are. I couldn't wait to get out of there. Worse place I've ever lived.”
