— 9550 LONG POINT RD · Houston“You want to read an honest review?? this is the worst apartment i have ever lived in for a number of reasons. my neighbors downstairs got treated for bed bugs and they all came upstairs into my unit. apartment complex says that i cant prove it came from the neighbors so i have to pay for the treatment. fine im not going to argue about it. it took them 3 months to send someone out and he didnt even treat, which was my fault cause i dint 100% bag up everything and rearrange all my furniture. ok. i still have bed bugs and its been a month since he came the last time and every time i ask when they can send him back they tell me next week but he never shows. they dont repair anything. i have an outlet that has been sparking for the last month. i emailed them my issue and i didnt hear anything from them for 3 weeks. then the thing caught on fire so i wrote them again and 4 days later they send someone out. he comes to my house. gets his tools and materials out and then proceeds to use my bathroom for 30 minutes. goes outside comes back an hour later and says he has an emergency and has to come back the next day. i have been asking them to replace the weather stripping since i moved in two years ago and its never been done. i was told id get a free duct cleaning after i renewed my lease. never happened. someone tried to kick in my door and now the frame around it is all jacked up. i put in a work order for that and a faucet repair. they fixed the faucet but never addressed the door. my front windows dont lock. i put in a request to have those fixed and they put those little 99 cent locks that screw into the frame which yea they work fine but its the principle. there was a fight in the parking lot right in front of security and he stayed in his car the whole time but when i sit in my car in the parking lot to wait out the rain they harass me and ask me what im doing on private property??? the dumpsters are always overflowing with garbage, i mean literally enough to fill two more dumpsters with. the cabinets doors are not cabinet doors. they look and feel like pieces of a cheap desk or dresser made out of press board that got wet and dried and they painted them white and put a knob on it and called it a day. i have one drawer in my apartment that is always broken, i can go and on about the problems this place has. the staff gets a 2 only cause jean carlo and yvette are actually very friendly when i come into the office. they are always cool and probably the only good thing going at this property. theres another manager there who i have only met once and shes nice too. i get that its a bad neighborhood and my rent is cheaper but im dealing with a legit fire hazard and i cant do anything about it.”

— 9550 LONG POINT RD · Houston“I beg you plz don't move here the whole complex is infested with bed bugs and rats we stayed there 3 yrs then when we got bed bugs they were trying to charge us to spray for them and said even if we didn't want them to spray they were still going to spray and charge us so we had to move out cause we were worried about the harmful chemicals they put in those sprays harming our two children. They don't care at all all they want is your money I could go on and on but don't have time and energy to waste with Valencia apts I never leave reviews but after this absolutely unbelievable experience I felt like I had to warn people thank you... PS. Just saw the safety rating and forgot to mention my cousin and her boyfriend also got robbed at gunpoint in the parking and also parking is terrible its impossible to find parking after 11pm then they still tow your car even though you don't have anywhere else to park”

People park around the fire zone and the office tells them to. I have seen and smelled the over flowing trash cans since day one of me living there. They have mold in the apartments but blame you. The office is rude and blames you for everything. They are horrible there are men outside getting drunk every night my kids cant play outside because my daughter came in and told me some man started peeing right in front of her. When they have you signing your lease they act nice but when you have a problem they dont help. this place should be shut down. It was a shooting here a couple of years ago where people died. The pictures dont show what this place really looks like they just make the front apartments looks ok but if you come in and look you will be shocked. You will never have parking here if you ask me. I would never recommend this place to anybody. The only people to say this place is ok is fakers who work in the office to try to steal your money. They have made me pay extra more than one time and lied to me many times also. No closed gates they are open all day and night with no regular nightly security. They are not here to help or protect the residents they just accept rent. No bueno I am at a loss of words aboutthis horrible place. they are scam artist who just want your money. The problems they have now are the problems they been having for years. I swear to God i would not lie to you all if this place was good I would say it but Im grown and come from Compton and have never seen a place as bad as this. The rug is disgusting. If your shades are broken you have to pay $150. The toilet breaks all the time. The ac and the heater most of the time don't work. It's most likely cold in the winter because the heater can only warm up upstairs and not downstairs. They rarely clean the pools, in the laundry all the washers and dryers don't work n it's always filthy. They is a lot of theft in the area, there is barely any security, there are shootings all the time, the gate doesn't work because people at night come and destroy stuff n never get caught. WORST thing is that is infested with bed bugs and even if you didn't bring them, they don't do anything about it. You will regret to even come to check out the place. the whole complex needs to be rebuilt to burn down all the bedbugs because fumigation doesn't even work”

Ok, where should I start. As I drove into this horrid place there were drunks hanging on cars with CASES of beers. As I drove towards the back of Valencia i noticed a mouse run in front of my car trying to get the dumpster where there are mounds of trash outside it. Me and my boyfriend decided to take a walk through this place. OMG ...................................sighs...Teenagers fighting look like a gang fight, so we immediately turned around and headed to our car. On the way to the car there were more kids just throwing sticks, rock and balls at people apartments. How can these people live here. It is very noisy and obviously management doesn't have control of the situation that is going on here. So much trash on the ground!!! I say this before you decide to move into these apartment....please visit it esp. during the evening hours...don't make this bad decision. — 9550 LONG POINT RD · Houston“These are now called Valencia at Spring branch Apartments...I took a tour a day ago and I am still in complete disbelief at what I saw! I have looked at the pictures on the website and I am floored that they are the same buildings I walked around just yesterday. The parking lot is more like rock crawling as opposed to black top. I am not exaggerating when I say we had to maneuver our car around basketball sized chunks of pavement and cavernous potholes. If we had been in a truck...it might have been fun for a weekend activity. But in a car...Not so fun. The front section of buildings seem to have cleaner, more maintained persons living there...but the further back you go...the closer you come to visiting a third world country. The trash was piled so high in mounds outside of the dumpsters that it could have covered a car and it trailed along the fence and into the parking lot. When I opened my car door to get out I had to step over the remnants of what appeared to be a parking lot drinking party? The window blinds in virtually every unit looked like a wild beast had been caged in the rooms and done his best to escape through the windows? Who lives here?? In front of every other apartment they had what seemed to be garbage or excess belongings set out to rot??? No one seems to have any pride in the surrounding property. If you go to take a tour...be careful not to step in dog poop. They are pet friendly here...one of the reasons why we wanted to move here...but it seems no one that owns a pet has any interest in picking up after the pet they leave outside ( several animals just run around randomly...no one seems concerned). The apartment itself, we toured a two bedroom unit...WOW....lets start with the smell...It was an acrid combination of bleach, mold and paint. I was glad they left the door open for the tour or I might have passed out. First thing I noticed was the water stains running along the ceiling of the living room...classy.The kitchen is the size of a walk in closet. You can look forward to about 4 feet of counter space.(maybe put your microwave on top the fridge)? The refrigerator was crammed in next to the stove and there had apparently been some small fire on it at some point because the side of the refrigerator had a large black spot where the paint was bubbled and chipping off. The sink looked as though the person who had applied the 200th coat of paint to the cabinets( not one of them could close properly as a result of the thick paint) had failed to clean the paint off the faucet and counter top. But I think the paint actually improved the faucets chances of holding together because by the looks of it, it probably should have been retired in the early part of the 1980's. The linoleum was scuffed and filthy...And the bathroom...I do not want to discuss the bathroom beyond saying that I held my clothing in to my person so as to avoid touching any surface and was trying to recall when I last had me tetanus shot. The rooms were on the small side of average and the blinds upon closer inspection showed possible reason for the deteriorated appearance of all the blinds I saw in windows we passed. They are made of the cheapest thin plastic that I have ever seen! I think they must purchase them in bulk from some dollar outlet??? The walls in both of the rooms had multiple large mismatched plaster repairs and one of the walls was so warped it tapered in by no less than four inches. I am not even sure how that happens?? So...after taking the tour I am walking out and casually ask the lady giving the tour if this unit had just been vacated and was being prepared for rejuvenation and repairs...I still can not believe she said that someone was moving into that unit the same day!!! Like....that unit was considered clean and ready for move in? Who moves into that willingly?? I am still in shock...still shudder at the thought that people have to choose that place. I am by no means a rich person....but I would never live in a place like that. No one cares about the grounds...clearly not the management or the tenants. Filthy. Horrible. Decaying. That is my description. If this place is under new management...they are clearly not suited for the job!”
“My husband and I moved into these apartments shortly after becoming engaged in the spring of 2013. During the leasing process, everything went great. Then we moved in. The dumpsters are always beyond overflowing, there is trash all around them which is tracked all over the complex by stray animals and stray children. The children who live here are not monitored and the leasing office does not punish vandals or their parents despite us providing pictures of the vandals. Responding to a flood in our apartment took days to handle, hours for them to send emergency maintenance and they still never fully resolved anything. We have not lived here since January and we just got an email about them resolving three of our MANY maintenance requests this week. Oh, pretty sure we got bedbugs while living here. Fortunately, I have a pest control friend who treated all our stuff upon move out so the infection would not follow us. This is truly a hell hole. Beware: around the 4th of july, residents will set off fireworks way too close to your window and the staff will do nothing. Pros: Great area, near transit, good school district.”

I'm a tenant here and cannot wait until my lease is over. This place has no pros about it. Where can I start? Hmm, the parking is horrible you will have to drive around until someone leaves to get a parking spot. The parking lot ground has so many potholes that I had to replaced tires several times. The roaches are horrible inside the apartment. You will need to bomb it at least 3 times a monthto get rid of some of the critters. The paint is so thick on the wall looks bulky and unsafe. The sewer is always backed up, very smelly. Management has no consideration to tell the tenant they are shutting off the water. This happened on several occasions. The children outside are unsupervised and play all night. The children hang in a groups and throw balls at your window. No playground for kids to play, so they play everywhere. Children is up all night..frankly security is needed to enforce curfew for these kids. Laundromats are shut down because the kids have destroyed the washing machine and dryers. This place isn't peaceful. I must say that maintenance do respond rather quickly, but not really good at fixing the problem because in a week or two it's broken. I really wish can say something positive, but I'll be lying. All I can say is come to this place for yourself before you decide to move in. Do not move in without seeing this place..knock on doors and ask several people about the condition. Please do not let the website fool you like it fooled me. ESPECIALLY IF YOU ARE OUT OF STATE. The price may be somewhat cheap, but I think it's still to high for the living condition I'm in. Another thing the dumpster are packed to the capacity that trash is on the ground..this attract rodents. Oh and don't let management fool you in thinking they are nice people because once you move in it changes.”

There were some major changes made. It is a decent complex and very affordable. The office staff is very helpful and friendly however you have to stay on them for maintainence requests. They are continuously making small changes to improve the complex. I dio not have any pest problems or anything like that. In the year that I've been here I've noticed that a lot more people are moving in so its not as nice as it was when I first came. If you come in late, depending on what building you live in, parking is almost impossible. Also, many of my neighbors have dogs that they do not clean up after, again, this depends on which building you live in. No matter what building you live in, you will notice that there are ALOT of children living here. Most people keep to themselves. I never see loitering or fighting. And in general I trust my neighbors and feel safe. The elementary school is execellent but the middle and high schools are horrible! day cares in this area are horrible as well and you will have to send your baby to a high end daycare in the nearby Memorial area.”

The bottom of the front door was broken and had a big gap in it.We had bees,wasps,and flies crawl in the house.We also had ants that marched 1 by 1 & would be everywhere including in laptops,tv's,radio's,ect.We had black mold so bad that everyone in the apartment would cough to exhaustion.I had coughed so much that in between catching my breath I was vomiting.I had to use my sons breathing machine to more or less save my life.After this episode of coughing,choking,& vomiting the left side of my face was swollen &left eye was swollen shut.Nothing was not done by management.When we initially moved in the apartment we recommended a friend.The roaches were so bad that they had to shake the roaches out of their hair every morning & killed 3 mice everyday.Raw sewage also overflowed onto walkways.Many tenants made complaints but no one ever cleaned it up.It eventually dried up (feces,tissue,& all).This place is a terrible place to live as well as a health hazard.The city of Houston & the Health Department needs to really get involved.”

There are no mail boxes, the management has held a "Hotel Agreement" with the US Postal Service for over three years. Depending on the staff of the moment--yes, they go through management personnel like used underwear and the managers they select are at best incompetent fools--you may or may not receive your mail in a timely fashion. Several of the managers over the last two years were fired for stealing, which includes rent from tenants. The parking lot is full of potholes,trash and raw sewage from the never repaired sewer lines. They allow felons to move in, yet half the outside lights are out and there is no security. There are always groups of drunken men loitering in the parking lot. Also, there is serious gang activity and prostitution in the area that has been "tolerated" by the property management team. There are tons of abandoned units which house squatters and drug users/pushers. An excessive amount of units have mold, rats and roaches. In fact, when the units are "cleaned" they simply paint over everything, to include the dead roaches. Forget about repairs unless you send certified letters for everything, and the workmanship is substandard anyways. These apartments have been neglected for so long that they are hazardous to the tenants and the surrounding community. Your best bet is to run, not walk from these apartments. One of these days they are going to be shut down by the City.”

They have recently instituted paid assigned parking (the area isn't even covered!) and have afforded approxiametlely 10-15 spots for visitor parking. Can you imagine the nightmare parking is? Those that live there and do not want to pay the monthly fee are taking the "visitor" spots and a tow truck is actively monitoring to tow all violators! The grounds aren't anything speacial... there aren't lovely flowers growing and some places where grass should be isn't. The maintenance team half-asses on jobs at times. I would only considering living at these apartments if 1) it is a last resort and 2)it would only be for about a year. Oh yea, if you have small children and are considering these apartments beware of the consistent drunken males that drive erractily through the narrow streets at high rates of speed. Oh and there is only one way in and out.. which probably is a fire-hazard!”
— 9550 LONG POINT RD · Houston“My girlfriend lived their and all they care about is money...They are supposly town homes just because they have stairs....but I swear to god the floor creeks so loud you can hear a pin drop upstairs if your downstairs and for all that broken stuff in the restrooms this apartment is $700 for 3 bedrooms so don't move there with your kids,and they wont fix anything for you.There are stains all over the floors,the ac works when it wants to and leaking pipes with mold behind the walls and if you try to make a complaint then they will put a lock on your door and evict you.Trust me its not just her apartment,all the the apartment numbers are like this and when my girlfriend mom moved to some better apartments, They called Cornerstone to ask them about her eviction even after she payed them and Cornerstone hung the phone up in their face...plus there are a bunch of nasty,nasty,nasty people their and most of them are predators. No lie about none of this...go there if you want to see for yourself.Trust me I advise you not to move their.”
