“I have been living here for about two years. The current managers and employees are very helpful, friendly and prompt. I never had a bug problem, so that's a huge plus.The times I've called for repairs or maintenance (which were few) they followed up and fixed the issue within the week. Neighbors, for the most part, keep to themselves and are not too loud.The walls are not thin, in case you were wondering .There is ample parking for residents. Guest will have to park outside, FYI they will tow. As for the location, its not bad at all ! There are many good restaurants nearby to chose from. Mostly anything you would need could be found within -bike riding- distance. Its between I-10 and Highway 59. Also very close to the Galleria. So all and all not bad but the rent could be lower. I started at $870.00 and now it's $920.00”

The property is quiet and prices are great for the area. The new company is actually making the property look a lot nicer and put in a gym and stuff. Last week I had a issue and the ladies in the office were actually nice and seemed sincere. I was upset that the maintenance guy couldn't come immediately but understood the reason after the manager explained things to me. There has been a lot of inconsistency because of management change but she seemed like she really just wanted to help and explain the reason some things are done the way there are. We all go out of our way to make bad reports when we are mad or being told something we don't want to hear and now that I am looking up new apartments to move out of state I decided to look up where I live and just wanted to be the person to say something nice since I have lived here 4 years.”

We "MUST" pay $25 monthly for Valet Waste to pick up our trash, and it is absolutely horrible, because this company has not picked up my trash at least four (4) different occasions over the course of the past two to three weeks. I have contacted Valet Waste, in writing, and am contacting a friend who's a lawyer in my efforts to see what other recourse I have from a legal stance, because I REFUSE to pay for this when they leave my trash behind. It would have been more occasions than this, but I had to hang around outside to ensure they picked it up when I've heard them coming around. It's like going to the nail salon and paying for a pedicure, but they only choose to do five (5) of the 10 toes I have. I have contacted the new manager each time, and she has done nothing, so from this point forward, I am keeping a log in the event we end up in court when I move over monies owed me. Also, I was discriminated against with the "new" reserved parking they offer for $25. It was supposed to be first come, first serve, but when I went to the office with my money order (as soon as the doors opened), I was told both spots were taken. And it's only one reserved parking spot per household, which I felt was fair, so I decided to on another one (which I didn't want). Over the course of a week or so, I noticed all of the "supposed reserved spots" had their respective parking numbers now painted except one of them, and this one, I noticed anyone who got there first, it was theirs. SMH... Raised eyebrows. Well, I called the office to inquire about why that particular spot, which was my second choice, not reserved with a number, and I was told by the "then" manager, "Oh, well, she hasn't paid all of her money." All of what? Considering I'm one of the few ------ over here, they gave it to someone of their own race who had not even paid what was required, and that's why the spot was open to anyone. What kind of professionalism is that? Favoritism in an apartment community and discriminatory behavior. They've just changed management and literally wiped everyone out. Also, there are new apartments being built directly in front of us, so if you want to deal with a lot of noise, mud, dirt, and debris, then this is the place for you, so stop on by. Potholes and nails are the norm, so make sure your automobile tires are under warranty. Oh, before I go, I must share this with you. I called the apartments regarding my blinds that would not close or open any longer, and I was told that since it was Friday, they couldn't put the order in until the following Monday, which I completely understood, but considering almost two weeks had gone by, I called back to inquire about the status of the blinds or the stick to the blinds being replaced, and guess what I was told by the, then, assistant manager? I was told, "Oh, well, we have to wait, because it's not in our budget." Are you kidding me? What the hell? Your budget for blinds yet you're putting a new deck in the dirty pool with a built-in barbecue pit. Wow! I had a new maintenance man come to my door that I had never seen, so considering the day and time we now live in, I called the office and went by to see if, perhaps, they could at least put out flyers or something to inform the residents that all of the old staff, including maintenance personnel, were no longer working for Victoria Place Apartments, but I guess they opted to save a few trees, because that was never done. Don't get me wrong, because I do give kudos when necessary; however, not impressed, to say the least. I've encountered instances where some (not all) of the apartment "staff period" have forgotten who's at work and who's at home. As far as the noise from residents and so forth, I am pleased with that. I really am. I'm also pleased with the new exercise room, but you can only use it during office hours, so if you work regular office hours, you might need to opt for a walk, jog, or get a membership at a gym somewhere. Would I refer them to anyone? Wait for ittttttttt......”
“Should be 0 stars but that's not an option. This place may look appealing but it is a hell hole in disguise. Crazy neighbor problems. I was harrased by one of neighbors because she didn't like me putting my trash outside my door even tho that's where I pay to have it picked up, she would move it to the middle of side walk, she never has her dog on a leash then complains about other people's dog and the apartments don't seem to care to tell her anything, won't be surprised when that dog attacks a child one day. These apartments have so much construction going on inside them and outside them it's not even safe to live in I've came home on multiple occasions with police officers here and when I asked what was going on they informed yet another break in happened, it's terrifying to think you might come home with police at your door and your things gone. Along with the remodeling they re did the place above mine and felt no type need or courtesy to let it be known to me Living underneath so for 2 weeks from about 8am-3 or 4 or 5 (pretty much all day) they were banging and hammering and slamming things, I work 60/70+ weeks with sometimes no off days so it was hell and when they painted the place all the fumes seeped into my apartment and awful headache for days. When I called them and asked why wasn't I let known or made aware of the renovations because I could of stayed with a friend during that time because my apartment was not very habital at the time because of the circumstances they said because they don't have to let people know that it's not something they do. Office management only cares about getting their money and screwing you over in the end as long as they get their check. When it comes to actually caring for tenets and there well being you can forget that, most definitely not a safe environment for children , if you happen to move into my old apartment I hope you enjoy listening to your neighbors have sex because the floors are so thin I can hear my upstairs neighbor every move, every door they open and close, when they are showering, washing dishes, doing laundry ,?and I won't be surprised when there bed comes falling thru the floor it is so loud. save yourself the hassle and find somewhere else, and don't waste your time, I'm really disappointed in this place and sad it didn't work out I hate moving and wish i didn't have too, this place has gone thru a change of management more than once in the year I've been here which really says a lot about this place in general. Don't let the money they are wasting on there renovations fool you, because they will turn you into the fool in the end.”
“I have lived at these apartments for many years. Management at this complex has never been better. These two ladies stay on top of problems and are very active at this apartment complex. I am glad that they now have a new maintenance person that actually comes to the apartment in a timely fashion. I have had problems with my apartment and these ladies will get it fixed. This complex is small and I like that these ladies know their residents. I also enjoy spending time with other residents at the little gathering that the ladies have put together. It has been a good experience to get to know your neighbors.”

The painters could have done a better job at painting the place. along the baseboards. The tile on the floor and in my kitchen and laundry room should have been replaced before we move into our apartment home, they tried to resurface the Tub, big mistake and as it has changed to some type of off-white color now, and still we have no guard at the bottom of our refrigerator, as our appliances are extremely outdated, it is quite around here and people are nice, the management team has seemed to have changed again for the 3rd, time. since we have been here, but the first group was just as nice so no problems with the leasing staff. this place is almost like a little some college, peaceful and quite. just an updated.”

I asked for my furnance to be fixed. The maintenance guys came in the unit made a mess on the walls and the unit while I wasn't in the unit. There are wierd liquid on the carpet; super creepy. The heat problem isn't fixed!! I once told the maintenance guy to take off his shoes politely for another repair becuase they were muddy; he refused to do so. So I had to talk to the management before he abides to my instructions. Management has changed a few times but things aren't getting better. The place will raise rent randomly and be expect to suffer and pay more than you expected.”

Today my neighbors window broke for no reason, the whole thing shattered because the chimney looks as if it's going to detach from the building any minute. I've put in several work orders to fix cracked walls, tiles and broken window seals. It's been three months and very little has been done. My neighbors are great but the management team sucks because they work for a few months and leave. The place is on a central water system and frequently does not have HOT water! My AC unit has gone out twice. The parking lot flooded and I woke up to find my truck in 3 feet of water with water damage, because everything inside was wet! I've had to complain many times about ant and roaches, but lucky that seems to be under control now. I have pictures and video to back up everything I've said including pictures of roaches in the apartment.”

The apartments were bought out about a year ago and since then I could not tell you how many times the front office staff has changed. The office staff is clueless. The complex is old and they have many issues, good luck getting maintenance to properly fix anything. The washers in the laundry room never work properly. It didn't take long to realize that whoever they hired to redo the apartment was terrible and sloppy, there are issues everywhere including tacks sticking up out of the carpet which I couldn't have noticed wearing shoes when I looked at the place. When I requested some of these things fixed, and extremely rude man came to my apartment and just glanced at things before yelling at me that everything was fine. Also, ROACHES. Bugs of every kind actually and the managers couldn't care less about our concerns. We aren't dirty, we have done everything we can do to keep them out and it hasn't helped. The water won't stay warm, and the air conditioning racks up the bill without making it any cooler. Don't fall into this trap!”

So far no problem with bugs in the apartment but I do see huge cockroaches around the property. Based on the lack of returned calls, unsure dedication to pest control, and the medical center prices they want I can't recommend this apartment complex.”

The free wi-fi Internet in the pool area was fantastic. The apartment itself was totally re-furbished with new appliances, paint, and carpet prior to moving in. The undercover parking was another bonus since other places that I had rented in a close proximity to that location were charging extra to enjoy undercover parking. It was extremely peaceful and a pleasure to come home to each day after work. All the staff were so nice and helpful. Everything was very well maintained. The only downside for me was the community washroom. I chose an apartment that did not have washer/drier fittings so I had to use the coin-operated washing room. Machines often failed and people did not alert others that there was a problem. Some tenants would leave their clothes after the time it took to wash still sitting in the machines. That limited the number available for use and one could not use the machine without disturbing the wet clothes that belonged to someone else. Even apart from that fact, it was still the best place I had rented in Houston and would highly recommend it. Most apartments do have washer and drier fittings supplied. My neighbors were all great.”

So what happened, well ever since the bank and restarant closed the homeless have been using victoria place as a hangout and I am sick of nothing being done. I have countless complaints to the office and that B**** of a manager cares nothing about resolving issues. This lady in the office is so rude and sharp that is almost not worth going in office. I do not like dealing with her and something needs to be done about her attitude, we have large pot holes in the parking lot that i have asked about and I am told they will tell the head office and still nothing done and it is growing as we speak. water has beed shut off for the last three day and I was told by the guy that works in office that the city of houston has turned off in the area and thye werent notified as well, of corse he would say that to cover himself.I think they didnt pay the bill and it kept getting turned off. The finish on the buidings is cracking off and wood around my door is rotted as well as my patio and of course nothing done. Just got my renew notice that the assist guy placed inside my door and taped to the back of the door? Really, who tapes a renewal notice on the inside of the door when I am not home. Of course rent is going up which I understand it happens but do something to improve our comples. I have talked to several residents and we all agree this place is going down the tubes and nothing seems to be done. And another thing what is wrong with that B**** in the office that manager is unaproachale and will bite your head off if you go in and ask anything. I went to get a park permit for my car and she acted like I was asking for a protected doctrine. She sure wants rent and wants us to stay here but do not ask or go in the office she does not like that all she wants is for you to keep quiet and hand over your money and whatever you do dont ask her anything cause she does not want to be bothered. I stay here because its cheap and quiet and no major issues except outside going down I feel for anyone who works with that lady. I dont know how the other guy stays in there he must be getting paid well to stay because he seems like he is scared to go against her. the maintenance used to be good and they still take care of things fast but it seems like their quiality of work is shotty and if you try and talk to them outside aand tell them anything they are quick to say you need to call office and tell them to write up order, well im thinking you are maintenance I should be able to tell you if something broken in office so then again Im sure they are scared to make a move becuase of that decrepted mean b**** they work under must be getting paid well to stay as well. So beware to come here it may be safe, quiet and cheap for the area but the outside is falling apart and if the homeless dont take over it may be able to be saved. We will see.”

Elmundo and Rangal are the best maintenance team in the Houston area as far as I am concerned. Any maintenance issues that arise are taken care of immediately. Lena and Adam are the best office staff as well, they care about the residents and the community and take care of any issues that may arise. I plan to stay at VP as long as I can. It is a super quaint and quiet place nestled among large majestic oak trees and immaculately kept grounds with covered parking a beautiful super clean pool with free wi-fi. My apartment is large and has these retro window louvers that make it super private and helps keep the electricity bills low. The maintenance staff is superb, friendly and go above and beyond to take care of anu issues that arise. I have lived in a lot of places over the years and have never had the personalized service these great men provide us. Rent has gone up over time but thats anywhere u live. Location is close to all amd everything. Now lets get to the leasing office staff, the manager has been there several years and is attentive, cares about the well-being of victoria place and is professional, she can be a little difficult and uptight at times and needs to loosen up and let the small stuff go. She is overall friendly and nice and cares but she can be a little sharp and rude but overall i think she is doing a superb job. There has been a lot of leasing and assistant managers come and go im sure because the manager can be difficult to deal with. There is a new young man who is the new community assistant manager and he is so far very nice, professional and seems to care about the community as well. Overall i would recommend Victoria Place to anyone , great caring staff, location and service.”

The manager, Lena has the personality of a female dog! She is the epitome of rude, nosy as all heck and picks and chooses to whom she feels the incessant need to constantly 'monitor'. She is sweet as pie as long as you "stay in your lane". Stay in your lane as in just pay your rent, complain about nothing, live quiet as a mouse, don't use any of the facilities (that's a joke because our only facility is a pool), and have ZERO visitors whatsoever. I have found her to be totally out-of-line and brazenly forthcoming with accusations about fellow tenants: Examples: (1)Constantly subliminally accuses tenants of having more than the people listed on their leases living in their apts based on he-say/she-say (enlists fellow tenants as spies for this), (2)Monitoring each and every visitor to the complex, (3)Monitoring and accusing tenants of bringing more than the allotted 2 guests per household to the pool (mind you the pool is almost never frequented by the tenants and almost always empty: not like it's overcrowded!!!), (4)Does not limit/account for tenant parking permits which results in a parking nightmare for tenants. And don't even think about inviting someone over...there is NOOOOOOOOOOO where for them to park!!, (5)Don't even THINK about being ONE second late on your rent...her and her assistant do door-to-door visits with pre-printed late invoices including detailed late fees, (6)You can't have someone visit for more than 7 days or you got it...Lena will make you put them on your lease. Lord forbid you are a part-time parent whose child visits for the Christmas holidays or summer. Your child (no matter how old) must be put on your lease. This, of course, results in your monthly fees increasing by one entire person. That's right, folks. Your 1 or 2 year old will result in your water bill going from $40x1person per month to $40x2people per month. And oh...she will pro-rate it back to when SHE deems that child began his/her visit, (7)Don't even think about inviting a friend/family member over with a pet of any kind. Absolutely NO "visiting" animals permitted. Those are just some of the most prevalent issues I have with Lena and this complex. As far as repairs...the two guys who do that are friendly, fast and efficient. Couldn't ask for better. In a nutshell: As a GROWN adult who pays his/her rent on time and IN-FULL ALWAYS, doesn't make noise and pretty much keeps to himself/herself, I abhor the idea of being "watched", "monitored" and spied on by an apt complex manager who seems to have nothing better to do. I do understand it is her job to monitor the complex and tenants but she takes it waaaaaaay too far and barks up the tree of those tenants who, in MY humble opinion, don't deserve such. It's like Big Brother is Watching!! I feel this is the perfect place for snitches, nosy neighbors, brown-nosers and perhaps single people without kids. Anyone with a family and kids who make a peep of noise or want to visit the pool or have any type of visitors...don't rent here. She will make you regret it. I detest going to the pool on the premise I can just "feel" her peering through the office window watching and COUNTING how many people she THINKS are with me. Then ASSUMING some or all of them live with me just because they are visiting the pool and are with me. I guess she practices guilt by association. I have seen people moving out of here in droves. The rent goes up yet the appliances remain antiquated. The parking lot is FULL of deep potholes and just a horrid mess! There are several new complexes in the immediate area. I suggest this place step up their game. But more importantly, I suggest the owners invest in some "people skills" classes for Lena because I don't know of too many people who want to be spied on in the place they call home. I, for one, had my fill. I am apt hunting as we speak. LOL! Just saying...”
“I was very enthusiastic about renting an apartment from this place, my wife and I even drove around the property and liked what we saw as far as the upkeep of the apartment. The problem however began when I ran into that ------------- Apartment Manager named ---- that they have working there, right along with her bad and unprofessional attitude. Mind you, I realize that I came through a little bit before closing time, but her sour and unprofessional disposition is what really turned me off from renting an apartment there. If you don't have enough respect to simply take 5 minutes to answer a question from a prospective tenant, then I certainly do not want to deal with your bad attitude as an actual tenant there. I honestly hope that ---- does read this, because if she does not like providing customer service to African Americans, then she needs to take up a new profession perhaps with the KKK. It is very tacky for a grouchy a-- ----- that looks like a decomposing ----------------------- hybrid to catch an attitude with a prospective renter. As a Leasing Agent, you are charged with the task of providing customer service to prospective tenants even if you are just getting off of work. It is not my fault that you just want to really sit around and collect a paycheck every two weeks. Once I am off of the clock, I still have the ------- common courtesy to at least answer a question and treat people with respect. So consider this prospective tenant looking elsewhere. I will be damned if I move into a residency where the Community Manager is a prejudice ------------t.”

The day I fell and shattered my leg, my down stairs neighbor was out side on his patio. I always thought he was retired basketball player. He seemed retired since I only say him in workout clothes. The day I shattered my leg he looked at me lying on the ground and although I was crying he turned away. I know my neighbors downstairs or next door would have helped me!! Fortunately I had my phone in my pocket and called my daughter to come and help!!! I shattered my leg and lost some of my knee cap!! Still recovering 10 months later!! I had to be moved so when my daughter was not working she was moving me, then Lena decided to lock us out!! I lost over $2,500.00 to $3000.00 in personal items, family photos (originals), over 300 James Avery boxes I kept from the gifts from my children, a $400.00 bottle of champagne (a gift from my boss). So many things I have an ongoing list, so many family belongings, things from my father who is now deceased!!! THINK TWICE BEFORE MOVING HERE!! They never wather, the poor trees are dying!!! The water bill is outrageous!!!! The maintenance guys are wonderful!!!”

The apartments are huge. Yes they are older and a little outdated, but very well kept up. I can also say that there are absolutely NO bugs in my unit, which is a huge plus. They have the exterminator come out regularly and you can also request more visits if that makes you feel more comfortable. The grounds are kept very clean and the community is very quiet. Most people keep to themselves, but when you do run into someone, they are very polite. Parking is an issue, but if you come home during regular hours, you will find a good spot, it just gets a little tricky if you work 2nd shift. The community does however reserve the limited spots for residents, having parking outside the gate for visitors. They issue parking permits and I have seen the community being monitored by a tow company several times to ensure this is happening. The units seem to be very well insulated, my electric bill has always been fairly low. You will however need to expect a much higher water bill here than at other communities. I have a unit with 3 people and my water/sewer/trash/etc bill has reached upwards of $85. Your bill is calculated by the size of your unit as well as the number of people in it. Although the water is high, the cost of the unit makes up for it. There was a drug dealer who moved into a unit very close to mine shortly after I moved in. There were complaints made about their actions and the MGR was on top of everything. She had them evicted by the end of the month. The apartment MGR and assistant MGR are very involved in the community and are quick to resolve any issues that may arrise. Overall, this is a great little hidden community! I really do feel very safe and comfortable here. I would and have recommended this community to friends.”

The office manager and her assistant are very courteous and polite and the ground keepers are very kind. Whenever there is an issue it is resolved immediately. There are monthly news letters posted of things occuring on the property and events in the area. The location is great and near all of the necessary shopping centers and just minutes away from the galleria mall. I love my apartment and feel I couldn't have choosen a better place for my new home in Texas.”
