Last year the HPD only solved one arson. This place is such a menace to society. Why won't anyone just burn it down?”

While walking upto the leasing office, a man was walking out... and was upset (pissed off). I talked to the man for about 15 minuets and made a choice not to even talk to the leasing office. He said there are bugs, and lots of them. He showed me his apartment, it was very clean and also told me the maintenance staff is horrible and they'll never fix anything. The place is cheap but from this guys experience, not worth the headache.”
— 6000 Sunforest Dr · Houston“I was promised a 1st floor apartment. The day I was to move it I was told that it wasn't ready and that I would have to take a 2nd floor apartment or nothing at all. When I move in everything was painted. The cabinets, counter tops, door knobs, the tub and shower tiles, the fridge, EVERYTHING. It's like a paint bomb went off. Rather than replace the nasty ripped up carpet they duct taped it down and sprayed it with a fabric dye to hide the stains. There were roaches everywhere and the smell from the neighbors apartment makes me gag every time I come home. The roaches are so bad that I have lizards living under my fridge that eat them. Go lizards go! So my AC broke. Four months later it still not fixed and it wont turn off. My power bill was over $300. Then the roof leaked and three months of rain has caused the ceiling over my bedroom to fall down and it still hasn't been fixed. I got a new car and asked for a new parking sticker and they refused. They said I couldn't have one. And then towed my car when it was parked in visitor parking. It cost $230 to get it back from the tow yard 1.27 miles away. Every year at 4th of July, May 5th, and New years we have lots of 9mm fireworks. The neighbors all shoot their guns up into the air and the police are nowhere to be found.”

It's just a matter of time before it tips over to one side. STAY AWAY!!!! The rent may be cheap, but it's not worth the trouble. I have had these people served with cerifted letters just to get repairs made, still to no avail. I lived in the 1 bd room with a den have 1 child and we had a raw sewage leak for months. Ploice are so regular in this area they don't investigate nothing unless it makes Fox26 news.It can get no worse when the poliice who are to serve a protect don't even pick up the shell casing form a 1 o'clock in the afternoon WALK BY SHOOTING.Office has even been attempted to be burned down. I moved over here about a year ago and I was thinking of moving I was not happy at all but now that they changed all the office staff things have really changed around here. If I have a maintenance issue they come out immediately to take care of it that same day and the crime has gone down tremendously. We no longer have the wannabe hoodlums walking around, it is finally safe to walk around at night! The prices are unbeatable and the people in the office are really nice. Finally a place where I dont pay much rent and its a nice and safe place to live!”

That dream ended when we pulled up to a boarded apartment. My neighbor told me her apartment was boarded up becauses of her being robbed twice. Once we came into the apartment we say a bullet hole in the window, dead roaches every where and the cabinets were falling off in my hand. I asked them to fix everything, but the only thing that was fixed was the bullet hole and the toilet. As I was cleaning the place to make it live-able, I found a used ----- and more roaches. There was mold throughout the refrigerator and the bathroom. The carpet was in shambles and yet again we were promised they would clean it even though it should have been change. To this day they have never cleaned the carpet. We had a sewage flow for two week flowing freely through the middle of the parking lot. It took the city to force them to fix it and clean it up. There are a lot of fights, domestic violence cases and people shooting in the air. A couple days ago someone was murdered. My neighbors response was that it happens a lot here. I have yet to hear from management on how they will protect it's tenants. Needless to say, I am moving now!!, I could complain more but if this doesn't convince you nothing will. RUN!!!!!!!!!”

However, other than being easily affordable and close to my job, this has been THE WORST RENTAL EXPERIENCE OF MY ENTIRE LIFE. First of all the place is dirty. There are no groundskeepers at all, so there is filth and trash accumulating everywhere. I can't count how many times the trash has overflowed out of the dumpster all around the ground. It made me feel like the complex had missed a payment with Waste Management. Then there was the sewage incident where there was literally a stream of sewage left flowing in the parking lot for weeks until the city inspectors came and made them fix it. The sad thing about it was they fixed it in less than a day, but it flowed for weeks. Then there are the roaches. When I first moved in there were dead roach corpses everywhere which made me nervous. I had never had a roach problem anywhere I had lived before, and I was hopeful that it wouldn't be that be that big of an issue. However, this place is highly infested with roaches and no amount of cleaning, spraying or otherwise will prevent them from coming in. I gave up trying to kill them and made friends with them instead. The neighborhood is relatively quiet most of the time with your occasional gunshots and domestic disputes and fights. Up until a few days ago the worst thing I had seen was a fight across the street at the laundry mat between some thugs and an argument near the office. But, the other day I saw a young man shot to death right in front of me. He was shot seven times and died instantly. From that moment, I knew that I had to get out of here ASAP. Other things to note are the stray dogs running around, sometimes even pit bulls running freely throughout the complex. The police is always in and out of here. They might as well build a police station on the complex. There are boarded up buildings and you'll even find people living in some of these uninhabited units. Please, if you have another option. USE IT! And please do not move here if you have kids!”

I have been having problems since the day I moved in: 1. i was told that they would have an apt. ready for imeediate move in, which did not happen. The day i went to sign the lease they had nothing ready, I had to go look at at least 5 apts. to find one that was suitable to move into. 2. I was promised by staff that they would start immediatly on my apt with what ever was wrong with it, and had to put all my furniture in the bak room for two weeks and nothing has been done except painting in the living room. i wentt into the office several days before the 1 of the month to talk to them again for the umptienth time. i was told yet again that it would be started on right away and still nothing. they are full of lies i would not recommend moving there to any one. the only good thing is they are resonablly priced and pretty quiet so far but like they say u get what u pay for.”

This is what GFI is renowned for in all of their properties across Houston. It is unfortunate that hardworking people need affordable housing, and those with every intention of paying their bills are pushed into a state of mind where they would risk eviction to get out of the rut and toxic environment that exists at Ranch Verde Apartments on Sunforest in Houston Texas. If you can push your budget a bit more please move somewhere else where felons who are the staff's (Stephanie) boyfriend are allowed to sell drugs to others including his own under age family who smokes outside in plan view. Inez cites lack of funds as the reason no repairs are being made, but that begs the question why are you paying a full time maintenance staff if nothing can be fixed. Notice how on all of their online advertisements the use the same tired pictures of the front office, while cropping out the surrounding buildings, the same picture of the one playground, and a picture of the one apartment that from the outside seems nice but guess what no one even lives there. The song lyrics, "ain't no future in yo' frontin'" come to mind. All that is done in the dark will come to light.”
— 6000 Sunforest Dr · Houston“i have been here almost 4 years. the new people who are moving into an apt my size is paying anywhere from 319.00 to 419.00 a month while i'm paying 500 to 535 and not on section 8 or housing and don't have a boat load of folks livin with me ! the first week i got bad flea bites from the previous tenant who had pets which i don't own any. i ended up with swollen legs and red welts all over and spent a year back and forth at the dermatologist office. Luxor never remimbursed me and took their time getting my place exterminated. in 12/08 police officer timothy abernathy was killed here and a black man killed a month earlier (total about 4 folks) and last week at plaza verde with used to be own /part of Luxor a man was killed there. these folks are doing something wrongs like a lot of something because more than 8 families have moved out of here in the last six months who lived here for 8 to 10 years. Luxor allow folks to works on cars with screws and nails all over the place to damage folks tires/ including huge potholes. i had to get new tires last month because of a bad damage to my back tire for sinking into a hole after a bad ran. there are more than 2 cars that have been sitting broken in the lot before halloween 09 and i personally reported them to mgr danny martin who is a Smart-asz and Ignorant. there is no security/courtesy cops or security gates. luxor allow or force tenants to wait months before repairing something/ you have to keep going into the office every other day or week because they forget or don't enter it . there are several new folks/families who have moved in with hotrod engines that make noise all through the day, night and early mornings weekend and Tejano music. when i moved here 4 years ago, i never heard tejano music since this was a predominant black area at least 75 percent and now its 40 perent black /50 percent -------- and 10 percent whites. so i guess that's why luxor replaced all the black lease staff with -------- and all the maintenance staff is now -------- compared to when i moved in 4 years ago? these stupid people had the nerves to give me a eviction notice for a $7.00 water bill ? i later found out that a -------- man who was dealing drugs for over a year next door to me had not paid rent in six months til they evicted him?? obvious bias/racism/favoritism. these people know that a lot of drama is going on but if the person is a friend or related to maintenance/make ready staff they look over it. there are huge pit bull dogs running around without leashes and my new next door neighbor had about 4 dogs in their one bedroom apt ??? yesterday the vp of acquision, Carrie n- 832=242-5655 called me to let me know that Malaka (black bookkeeper who was off but was on the back patio of the lease office with a headscarf on was told by maribel- fat -------- lease agent to "handle" me because i offended her) told her (carrie) that i was going to call ICE/AFT to report some of their employees?? so carrie was concerned with my hot water facuet that fell off in my tub or the water that is being wasted? she is concerned about ICE? carrie informs me that she finds me "childish" and i'm not "innocent" that i'm very guilty of starting things? what things am i guilty of starting : like trying to get my apartment fix after being without hot water in my bathtub for over a year? like why did the maintenance guys worked a whole month / 3 times on this leaky faucet and still didnt get it FIX ? why was the leasing staff all standing outside gossipping on the back patio instead of someone being inside the lease office when i first walked in yesterday to check on when will the men come back to fix my bathtub a 4th time? ms carrie "smartypants" didn't have a answer. she told me she knows that maribel is a very good worker and been there a long time ( she lied, because maribel came to luxor almost a year ago from another complex). the lease staff have been causht on several occasions discussing confidential info that tenants give them with other tenants , even the group that worked there 2 years ago. i have seen almost 14 new mgr and at least 30 staff in the 4 years !!! this place is to be avoided at all cost. luxor does not treat tenants right even if you are a check paying tenant ( pay the full rent (non-section 8). danny m, mgr hollered and threatened me on the phone while i was trying to drive and told me to get the Hell out in april since my lease will be up . that he will not have anyone be Rude/hateful to his precious maribel???? i think this is the 5th site i have voiced a complaint including houston apartment association and i will be meeting with a lawyer next week about the medical bills from my hospital stay due to the severe flea bites !!!”
“Please avoid Luxor Park/Rancho Verde. Only if you are on Section 8 will they fix what is necessary to keep that money flowing in. If you are hard up for somewhere to live you may be able to fanagle the manager into letting you stay in a vacant boarded up apartment for cheap. The only improvements they make is to the deco in the leasing office.”
