“I can't believe there are good reviews on this. Not many but there are. 10 years ago it was nice. Everyone loved and respected each other. Has gone down hill. Crime is through the roof. Three ppl have been murdered on site this year alone. Cars get broken into, cars on blocks, apartments get broken into. I'm so happy to be moving. Oh, they don't put chlorine in the pool either. Bugs.... All apartments are connected, therefore if one person in your building gets them you all get them. That's basic though. The gates are never closed. Let's put up fliers inviting criminals. Yes ppl here are insanely loud. Maintenance here is bad. I ask to fix my toilet.... Told we don't have time for that. Ok, I guess it's nice having a self flushing toilet. They footing the water bill anyway. Now I saw years and years the property was good and now going down hill like it jumped out of airplane. The office has always been bad. Revolving door employment. They all get fired or ask to leave. I have so many insane bad stories of everyone who worked in the office. This one take the cake. New light has been brought to the attention of the residents. So many have said the same thing. Being charged and fee for any little reason. They keep the money. It's obvious. Main things are late fee on your rent when you paid it on the 1st, something under the stairwell outside, outside decor, trash disposal, etc. everyone who has been in that office are very negative, hateful, scammers. Oh the is no security by the way. They want to make this normal rent. Technically it's section 8. $1400 a month???? No no no. Y? Who would pay that in the ------. Even the office is ------ and thieves. $1400 a month go up the street to the Cunningham. 2 bed 2 bath. Same price. No bug problems, one gate constantly closed, patrolled by actually HPD so no crime, the pool has a waterfall and propane bar-b-q pits to use at your pleasure at the pool (which everyone cleans up after themselves). They are really nice. Sweetwater.... This place is shaking hands with the -----.”

— 7909 S Sam Houston Pkwy E · Houston“Sweetwater Point has by FAR, the most amazing customer service, Management team, and leasing consultants I have ever encountered!! They make you feel so welcomed and comfortable, you instantly feel like you're at home. They also make sure to go above and beyond and I could not thank them all enough!! Not only is their property beautiful, the size and space in their apartments is wonderful! I would recommend these apartments to anyone who wants to have a great experience finding a new place to call home. (No I am not exaggerating what so ever, this is a very honest review, please come see for yourself!) =)”
— 7909 S Sam Houston Pkwy E · Houston“The staff is very helpful, always willing to help as much as possible. Housekeeping staff keeps everything nice and clean. Maintenance fix my problems very quickly. The ground keepers are excellent at keeping the grounds very beautiful. Great access to public transportation, Grocery stores and Mall. I love it here.”

— 7909 S Sam Houston Pkwy E · Houston“Soon my lease will be over & im ready to move out this trashy place also be ready to find your car with new dents everyday . & trash everyday people just dont care ---- all over the place they dont pick up from their dog .”
— 7909 S Sam Houston Pkwy E · Houston“I'm about to move thank god. Lived on the 3rd floor but neighborhood downstairs are the worst noisy noisy noisy! decided it's time for me to go! Trash people come and pick up the trash at around 3am that is crazy! they always wake me up they are so loud! People here are some nasty they throw trash everywhere all the time. We went on Vacation out of town and someone hit my husband car and dented his front bender. People around here are gett6there rims and tires stolen, no security or cameras once so ever. Maintance is good and staff. It's just really bad to live here with all the noise happening. Don't move in if your looking for a peaceful and quite place. Also couldn't use my washer cause neighbors downstairs were getting a leak and apartments people told me to stop using it, no laundry facility available here.”
— 7909 S Sam Houston Pkwy E · Houston“Infested with roaches , spiders ,ants ,& mostly bed bugs all the units throw their furniture constantly due to this problem in the picture as you can see ido not recommend this place to anyone pay a little more extra then rather have to loose everything .”
— 7909 S Sam Houston Pkwy E · Houston“Please stay away from these apartments! It's so bad that I broke my lease to get away. The most important reason why I left is the environment. At any point of the day you'll find people hanging out drinking and being rude. The foot traffic was unbearable because people sat in the stairway smoking. Being that my daughter is an asthmatic coming home was always stressful. The wall are thin and if you get neighbor like the one I had you could hear every fight and normal conversation in the other apartment. Also the whole apartment complex is always covered in trash and the dumpsters are always spilling over. The residents with dogs dont pick up after them so you are going to step in poop even walking on the sidewalk. The day I moved in I found a roach nest in the pantry so I bombed the apartment myself. Then 2 months later I noticed roaches coming out of the vents. Management is terrible! Dont call them for help or questions because no one knows anything and are rude. If I could give this place no stars I would. If you can afford to pay a little more move to Cypress Creek Apartment Homes they a cleaner, quieter and more secure since their gates work unlike Sweetwater Point.”
— 7909 S Sam Houston Pkwy E · Houston“I'm thinking of moving there this coming November. I want to know a few things about the property first. Are there any break ins there? Is it quite or noisy? How fast does maintenance respond to work orders and especially emergencies? I don't like noisy/nasty neighbors and don't like thugs (of any race). What's been your experience living there? Please be honest. Thank you.”
— 7909 S Sam Houston Pkwy E · Houston“I previously lived at Sweetwater Point back in 2010-2011. The section that i lived in was full of people hanging outside, loud, smoking, drinking, etc. It didn't really bother me because i worked and stayed to myself. But now i am thinking about moving back. I love their floor plans, the whole interior, etc. Never needed maintenance and never had to go to the office staff for anything. Im wondering how things are now?? I know some people complain about little things like broken park, swimming pool, office staff, etc but im not hard to please. As long as my rent is taken care of, i can handle anything else. I need to know if people are still hanging outside on the stairs, around the cars, break in, fights etc. I care more about the safety of my kids and myself. PLEASE BE HONEST AND HELP.”
— 7909 S Sam Houston Pkwy E · Houston“Second guessing moving here after seeing all these bad reviews of them being ------ with terrible kids everywhere. passed by there 2day just 2 check out the community and did see a bunch of kids with no supervision that already looked terrible.beautiful and affordable apartments it just sucks when people dont know how to act properly and ruin it for everyone else.i am about having peace and quiet and dont have to worry about break ins idk if this is the place for me after seeing the community.”
— 7909 S Sam Houston Pkwy E · Houston“The worst apartments to live in! YUCK. When we first looked at Sweetwater point, we were new to this general area.. the price of our apartment for the size and accessibility seemed perfect! The office staff was nice then and made sure we were going to be able to move in when we needed to. I wish they wouldn't have. We moved in, later that night we opened our "pantry" door to find it covered in roaches. We didn't even have food in it. We told management the next morning and they said we must have brought them in when we moved in, and there wasn't anything they would do about it. We bombed the apartment, used all sorts of different killers and products. NOTHING WORKED. Our lease is almost up, and we still occasionally have them show up. I have kids, and it really irritates me that they could care less. About a month after we moved in, on Valentines day night to be exact, a fight broke out in the parking lot. I woke up from the screaming and yelling. While I was on the phone with 911, I watched this fight escalate and intensify. They started threatening each other with guns and promising to be back to kill his family. 911 came, not sure what happened to them..I didn't want to be involved. Well, our lease is absolutely zero violence is tolerated.. the next morning I went into the office to talk to management about what happened, and she informed me she had given the guy and his friends a warning..because that is going to do so much. Our car was towed TWO times. With the parking permit in the window, parked correctly.. Management didn't do anything about it. I also am not sure why there is parking permits, when anyone can walk in the office and grab one. I cannot count how many times I Have had to park in visitor parking or further from my apartment. How ridiculous, I am a tenant and we can never park near our building. The apartment is cheap. So cheap. You get what you pay for. TINY bathrooms. Our stove didn't work when we moved in, one of the burners still does not work. Our dishwasher doesn't clean dishes..our faucet sprung a leak..took them 1 month to fix it..so we were literally soaking ourselves and the kitchen every time we needed to use the faucet. The carpet is an ugly color, and was dingy when we moved in. They claim to come with pantry's..no. Its a cupboard. Just a tall cupboard that is hard as hell to organize groceries into. Our neighbors are horrible. Loud, disgusting, trashy and rude. They party all night, as loud as they want. Beer bottles, joints, condoms and lighters are always on the ground the next morning. ew. The trash area is disgusting. Maintenance should probably be keeping up with that daily, instead of once a week. This place is horrible. I wouldn't recommend it even to someone I disliked. Do not move here. Its not worth it. I cant believe these apartments are still up and running when they do things like this.”
“Don't live here! I can't wait for my lease to be up. I have a timer counting down the days! It's loud and there is never parking. I live in building 5 I had to park by building 2 with groceries and a baby. The staff doesn't care about anything. It takes the lawn guys 3 hours to just do the grass around my building. News flash! There is not enough grass for it to take them that long! The kids run around screaming. Running through the parking lot. I almost hit a little boy because he just ran out from between some cars. Parents aren't watching these kids. There are bugs and maintenance takes forever to come fix andthing. Everything in the apartment is cheap. There are NO lights in the bedrooms or living room. None. I have to put lamps everywhere. I could go on and on. But it's just worth it to live somewhere else and pay a little more.”
— 7909 S Sam Houston Pkwy E · Houston“ONLY SUGGEST THIS PLACE TO PEOPLE YOU DON'T LIKE!! I've lived here for a year and a half and HATE it! The Playground is broken, there is only one person in the office staff that is remotely acceptable and maintenance takes forever! Here is a short list of everything that has happened to us so far: They lost our rent and almost evicted up because of it, towed ours and a visiting family members vehicle in the middle of the night(early in the morning actually), my family was threatened with gang violance, our cars have been broken into many times(window broken) and the office would do nothing about it, the ceiling fan in the 2nd bedroom fell randomly, there are little bugs everywhere and everything about the apartment is very cheaply made! This is just a SHORT list of what comes to my mind now. The ONLY thing that I DID like about this apartment was that there was a washer and dryer in unit.”
— 7909 S Sam Houston Pkwy E · Houston“I just love Sweetwater Point! I was a little nervous moving in after reading some of these reviews on here but I gave them a try anyway and I'm so glad I did. The office staff is so friendly and helpful. My maintenance requests are always done the same day. Some people do live dirty but you'll find that anywhere and the office staff stays on top of people leaving trash out and they keep the place in good shape. I will definitely be renewing my lease in the fall!”
— 7909 S Sam Houston Pkwy E · Houston“I moved in here about 6-7 months ago, and I hate it. We have a roach problem and theamagent doesn't seem to care. The office staff were super friendly the day i moved in, and now they are completely rude. Attitude every time I go into the office. Parking is a joke. You have to have a parking permit to park, unless you want to be towed; like my mom was 5 minutes after she parked, yet there is never any parking. The apartments are cheaply made, tiny bathrooms and out of date appliances. The residents are loud and trashy. I've seen about 8 incidents involving police and at least 4 arrests. I will not be renewing my lease here, my family's safety and comfort ability is way more important than cheap big apartments. I do not recommend this place at all!!”
— 7909 S Sam Houston Pkwy E · Houston“Clean on weekdays, gets kind of trashy on weekends. No one is noisy or disturbs other tenants. Rarely do you hear disruptive tenants. Calm area, office is kind, informative, and involved with the apartment community. Parking in the summer is bad because cars get the worse hit from the sun from no protection. Parking is great. Clean landscaping. White walls, carpet floors that gets shampooed not replaced. Simple open kitchen. 3rd floor is no joke with stairs. Perfect for roommates and small families. I did have a roach problem and still do, but try to take care of that yourself because they send people with weak poison. The issue for us came and went, even though we never left anything out. The roach issue was a big issue because they never cleaned the roach poop from behind my cabinets and also my pantry. I couldn't believe how much of an issue I had with that. Other than the roach issue, I enjoyed my stay. I'm moving out because my roommates and I are going desperate ways.other than that I would have stayed, despite the the stairs.”
— 7909 S Sam Houston Pkwy E · Houston“For a time I've passed by these apts and wanted to move so now I'm here. 1st two yrs was pretty unstable with constant chnages of managers. Now Ms. Stephanie's and I've have express some concerns to her & staff. Now I'm seeing positive changes. Slow but positive, that lets me know Ms Stephanie not just listening to the concern, but also taking and putting it to action. Please be open minded to what the staff here have to say it's important because you want to keep your tenants satisfied not just content especially when you want to make it your HOME!!!!”
— 7909 S Sam Houston Pkwy E · Houston“I love my apartment and the staff at Sweetwater! Especially the maintenance man Ali. He is so courteous and quick to respond. I have seen some ugly reviews here and dont feel they are fair. Of course no place is 100% perfect, things do break down at times, but these people take care of issues right away. Plus the apartment is huge and the price works for me. My brother pays $120 more for a smaller place, elsewhere. Im sticking with my Sweetwater and renewing again for the 3rd year!”
— 7909 S Sam Houston Pkwy E · Houston“Theses apartments are the best. I have been staying here for more than a year and I never had to wait long for the maintanence to come fix things. The office staff are really nice and very helpful and I love the idea that they have onsite after school care for the children and summer programs for the children. They will sit down and work with you if you instead of turning their backs. The best apartments I have lived in and I'm not going anywhere! Sweetwater Point is the place to be. The move in process was easy and I have a three bedroom apartment and it is spacious and clean and modern. I simply love it.”
— 7909 S Sam Houston Pkwy E · Houston“Moved in Sept of 2012 and haven't had any issues. The 'kid' issues are true if you read previous reviews; Meaning they are rude, noisy, refuse to get off the street. I just seem to ignore them. I have zero complaints on the staff, I'm treated exceptionally well each time I go into the office and my child has always been treated with the same respect. Maintenance keeps the grounds semi-clean. I have minor complaints like the stairways need power washed and the apartments seem like they were made cheaply, but for the cost I am very satisfied.”
— 7909 S Sam Houston Pkwy E · Houston“Ive been staying in this community for almost 8 years and I dont have many complants mostly concerns. Theres no walk out gates which mean you must wait for a car to exit before you can get out of the gate which makes it hard for children who need to catch their buses in the morning. Ive seen children trying to squeeze through the gate or trying to climb over it just to keep from missing the bus. All they need to do is get an walk out exit gate which would save them from constantly fixing the drive through gate because the kids will push the gate off its tracks so they will be able to come and go as they please. Also they need speed bumps because people fly through the apartments and put our kids in jeapordy.”
— 7909 S Sam Houston Pkwy E · Houston“I live by people who sell drugs I mean you can't walk out of your apt without bumping into some homeless man or someone who have no clue if they are high already or a serial killer or whatever the case is . I have complained so many times and what they tell me is that it's under investigation. One time i was walking up the stairs to my apt and a couple were fighting and someone had a gun in their hand. I hate this place!Don't they screen or do background checks?”
— 7909 S Sam Houston Pkwy E · Houston“When I first moved in the apartments was ok. The price was ok for the size of my apartment. Once management changed the service changed. Management is not friendly. You walk into the office area and they don't speak. Maintenance is poor. They do not like to fix anything. It takes months before it done. The apartment above me ac leaked into my apartment and they have not come to fix it yet. The apartment management collects a fee from this towing company to come in the apartment towing residents cars. The parking is bad. There is never a place to park. I get off late with two small kids and have to park around the corner at another unit. Then building I live in is horrible. The neighbors are nasty. They through their trash all round. They let their kids run all around scratching other people vehicles with their bikes and scooter.”
