“DO NOT MOVE HERE. The management is utterly incompetent and, at times, rude. Here are my issues: 1. Pearl 21 Eleven did not properly repair exterior doors that did not lock for the entirety of my 9 month lease, which resulted in uninvited trespassers roaming the building, sleeping on the couches in the lounge, and barricading themselves in the lounge bathrooms. The doors would close but would not lock, meaning access to the building did not require a key. I brought the issue to their attention a dozen times, but their response was to put a sign up asking people to carefully close the doors so it would lock rather than spending the money to repair the door (a major security issue). They might as well have put up a sign asking homeless people not to enter the building. It would have been just as effective. Instead, the issue went unresolved and I moved out of the building a month earlier than planned. On three occasions, I interacted with trespassers in the building, all of which are documented by the calls to the police offer unsite (Pearl, please do not respond to this review denying that happened. Ask the courtesy officer or see the numerous emails between us on the subject. I'll post them if need be.) Incident (A): A homeless man barricaded himself in the bathroom stall of the lounge and cursed at me when I tried to enter (I didn't know he was in there and I turned the lights on and woke him). The courtesy officer had to haul him out of the building, as he threatened me. I saw him back in the building a month later, so I avoided the lounge for safety reasons. Incident (B): On seven or eight occasions, there were homeless people sleeping in the hallways, mailroom, or on the couches in the lounge. That's not a great look when you in-laws come to visit. Incident (C): A man with some kind of mental illness was screaming obscenities outside of my window, presumably talking to himself. I called the security officer who told me to call the police. An hour later, when I stepped out of the apartment to walk my dog, the man was sprinting down the hallway of the 2nd floor. I don't think it is a crazy request for the doors to be locked. 2. Pearl 21 Eleven enforces "rules and regulations" punitively or for selfish gain. There are rules about not leaving trash cans in the hallway outside of the designated pick up time, but no one follows those. Pearl does not enforce. There are rules about having glass bottles inside or around the pool, but some people bring a full bar into the water with them. Pearl does not enforce. There are rules about picking up after your dog. Pearl does not enforce. Pearl charged me $150 after I had moved out for cleaning (which was relatively minimal but I don't claim the apartment was spotless) and for a minor crack in the drawer of the refrigerator, which was probably there when I moved in, but because I didn't have photo evidence of every square inch of the apartment, they charged. When I asked them to waive the charges, they directed me to the rules and regulations in the lease agreement, which is fair. HOWEVER, why do they apply and enforce a stringent set of rules for the move-out charges after failing to apply rules related to building safety, cleanliness, or basic courtesy? It's selfish, unfair, and maybe even illegal (not a fact. My opinion). The definition for normal wear and tear is "Reasonable wear and tear is the damage to property resulting from ordinary use and exposure over time." I believe the microscopic crack in the door is wear and tear. Pearl disagrees because it makes them money and I don't have time to fight it. 3. The Staff (minus Austin maybe) is highly condescending and rude. The office told me I was "threatening" her/Pearl when I respectfully asked them to either waive the charged or take them out of the $500+ I paid in admin fees, pet fees, etc. when I moved in. They are largely annoyed with me every time I make a request. I believe this is only my second google review of all time. I don't complain or critique often, but Pearl has been abysmal. DO NOT MOVE THERE.”
“Overall the worst experience I’ve ever had at an apartment building. For a ‘luxury apartment building’ there is nothing luxurious about it. It was great at first, Jose helped me with the leasing process which was very smooth and super easy, however it went downhill as time went on. The units are nice, however clearly very cheap. Paper covering on the cabinets lifting and peeling, paper thin ceilings allowing you to hear every move your upstairs neighbors make, sooo many ants crawling through the window cracks, water takes forever to get hot. I had to buy my own shower head for good water pressure. My unit specifically had 17 maintenance issues during my 15 month lease… I’ve almost never had maintenance issues in any other building I’ve stayed in. The common areas of the building stay dirty (hallways, stairways, elevators, garage, etc). The grills and pools were always dirty as well, and there was a blinking light in the pool for months. My unit over looks the pool and it was flashing constantly all night for months, also The quality of the community has decreased exponentially causing vehicle break ins in the garages. My car was broken into and rummaged though, as well as a neighbor of mine who had his Catalytic converter stolen off of his truck. The buildings response to us both was to just simply file a police report as the cameras in our garage do not work. They never even sent out a mass notification to all the tenant’s of the building to be aware of the crimes happening. The icing on the cake was the building tacking on late fees during my last 9 days. Admittedly, I was late on my rent multiple times due to the way my paycheck schedule was and always welcomed the late fees as I understand how the process works. However, my last payment was paid on time and due to a glitch in their system showing it was not paid (while the bank account used to make payment showed no problems on my end) they added fees that were ‘unremovable’. I was met with attitude from Morgan while trying to iron out the mistakes on their systems end. To top it all off they pressed me about resigning my lease 3 different times. I told them no because of the quality of the building isn’t worth the price increase the building just tact on, however they put on my file that the reason I didn’t resign was bc of money problems. This was obviously far from the truth due to the new lease I signed at an actual luxury building is 800 dollars more a month than pearl21, with that being said take extreme caution before deciding on this building. Ask them the tough questions. We’ve actually made really good friends with the first ever tenants of this building, and they have also voiced safety and maintenance concerns, and are also considering moving. Best of luck to future renters, and big thanks to jose, he really is a great guy and this building doesn’t deserve him.”

The staff is second to none and that includes the front office, the maintenance, as well as housekeeping, and they are all friendly and attentive. The property is well kept, clean, and tidy and all maintenance request are completed in a timely fashion, usually the same day. The amenities are second to none; from the two floors of gym facilities, to the business center, to the lounge area, to the pool area. There is even a dog park. The tenants are extremely friendly and polite. You cannot ask for more when in comes to the neighborhood. With several shopping centers within walking distance, you will find everything from a Big-box retailer, to salons, to sandwich shops, to a tea house. The restaurants and the cuisine are too many to mention and their is even a bit of night-life... Again, all within walking distance. You should take the time to visit and take a tour.”

Hop on Westheimer and you can get to either spots in under 5 minutes. North of us is the heights and south of us is Rice village, you can't get a better location. The apartment complex itself is extremely well maintained and the inside of the apartments are beautiful. The contrast of dark floors, and light kitchen cabinets allows decorating to be fun. The staff is polite as can be and I always get taken care of with the best service, If you move here, get to know the people that are running this place. Morgan, Jose, and Austin make sure this place runs smoothly, and part of the reason I renewed in the first place. I plan to renew a third time when that time comes because this place is worth it!”

The city views I get from my apartment are spectacular! This Community has lots of wonderful Pros: -Tons of natural light/great windows & pretty views -Bright apartments: The walls are white and the cabinets are light brown. I love how neutral this is compared to other apartments I've seen. -Very new high end appliances. Gas stove!! -Pleasant, competent, & professional leasing staff: I've toured a lot of apartments in the area and the employees here really are some of the best! Austin, Jose and Morgan are the dream team. These guys will take care of any concerns/issues you might have. -Impeccable maintenance request response time: The few issues I've had were fixed within hours. The maintenance staff is also very pleasant and helpful. I see Antonio walking the grounds every morning, he will always smile and say hi. -Great area: I love Upper Kirby! There are tons of good restaurants, close grocery stores, Target, and proximity to both the Galleria and Downtown. -Wonderful gym: The gym has two levels and Downtown views. There's always been a treadmill available when I've gone in (4 total). I use the Peloton bike every day. -Incredible kitchen cabinet storage & laundry storage above the washer/dyer. -Price is the best in the area.”

This complex is located in the Montrose/River Oaks area. The location is amazing and beautiful. Location and safety is my number one priority when picking a new home, and Pearl21 delivered. Another component I took into consideration was the staff, THE STAFF IS PHENOMENAL - from the management, to cleaning crew, to maintenance - Jose and Austin in the office are always happy to answer my questions and take care of any need! Lastly, I needed a community that is quiet yet fun. I have never had an issue with any other residents - everyone is so friendly! If you’re on the fence about where to live, I’ll make it easy for you - pick Pearl21!!!”

Besides our amazing leasing agent, the complex is beautiful and warming. We came from lofts at the ballpark so this is a huge step up for us whilst also being a huge saving. We couldn't be more happier with our decision to come here. I saw previous reviews saying walls are thin but as far as my experience; When walking through the hallways walls seem thin but when in our unit we hear NOTHING. Also, one thing to consider when moving into an apartment is when you tour the unit, look for residents out and about and their facial expressions. We toured a few places that seemed too good to be true, & when we would pass a real resident...they looked miserable inside. Here though, everyone is so happy and sweet and VERY PET FRIENDLY, which I absolutely adore. This place feels so happy inside and out. Especially with coming from where we were. Once again, I couldn't be happier with our decision. It came down to Hanover Montrose and here.....& I'm so thankful we chose Pearl 21 eleven!!!! Tour it for yourself....but, this place is HOME! Also, request to speak to Jose. He'll be your built-in best friend. We are obsessed!!”

The building staff is very helpful and the maintenance requests are always handled promptly and professionally. For someone that receives a lot packages, the way they track and inform of you of any deliveries is appreciated since a lot of comparable complexes in the city aren't responsible for tenant packages. The pool area, tenant events and a really cool and well-equipped gym make living here a lot of fun. Would recommend to friends/coworkers.”

Like most couples, we went on our honeymoon right away, but had not yet moved in. The management was patiently understanding about us being away and helped us out a lot in regards to the requirements requested prior to moving in (including rent)! Till today, 21eleven's management (esp. Meaghan) has proved to be easy-going, extremely friendly, and really quick in their response time. Not only do they have amazing units and amenities, but they also provide exciting (and useful) community events (or deals). Like the previous reviews have stated, there have been a few setbacks (e.g., constant issues with elevators, floods in the garage, fire alarms going off a few times in the middle of the night). Nonetheless, the overall experience has been great and worth those few cons.”

The common areas (gym, pool, lounge) are great to have, and they are usually not very crowded. The staff is extremely friendly, courteous, and they are good at communicating with residents when there is a weather emergency, building maintenance issue, or social event (food trucks!). The location is fantastic, too. We are within a 10 minute walk from 3 major grocery stores and probably 10-20 restaurants. We both work at the Medical Center, and the commute is great - only about 15 minutes in the morning during rush hour. Public transportation towards the Med Center or towards Downtown is very easy from this location as well. My only complaint is that sometimes the noise level in the pool area (our unit overlooks the pool) can be a little loud. The staff is very good about making sure that doesn't happen too late at night. If our circumstances did not force us to move, I would absolutely continue to live here.”

Before moving here, I lived in a comparably priced apartment building in Montrose that 21 Eleven surpasses in every category. As a non-driver, I love having grocery stores and a pharmacy in walking distance. The office staff is efficient, knowledgable and friendly (and if I may say so, polished). Living here isn't necessarily cheap, but (unlike a lot of places in town, including my previous one) it's worth every penny.”

It is indeed resort living right up to the deliciously fresh brewed & FREE Starbucks coffee in the social lounge. We live on the first floor in a 2/2 facing the pool deck with an expansive patio area. There are so many amenities including a business center, conference room, social lounge, Free WiFi in certain common areas, 2 story gym and a fabulous location that will spoil you and ruin you for life!! You can walk to so much from this location including 10+ really great eateries, grocery stores including Trader Joe's and other retail shops of various categories. While our apartment is very spacious, the rooms are lopsided. The master is 3/4 the size of the guest bedroom which makes it a little tight for space especially when you have a king sized mattress. The bathrooms however are super spacious but I don't love the tub/shower combination that was installed. The closets are apartment sized so I have one and my husband the other (cause I got a lot of shoes)! The building seems to have issues with parking, I feel there is enough but the space are tight primarily because of the concrete support columns...my car has suffered some booboos as a result. However the biggest issue is water. A lot of leaks in the below ground parking level which currently houses the mailroom (being moved again) but I think a solution is on the horizon and Houston floods so there's that... In my opinion upstairs neighbor noise is an issue simply because of the wood frame construction. Just depends on who is living above you... Management is great and responsive to the best of their ability. I give LOTS of props to Tarah, the manager and Jenna, the assistant manager plus Meaghan and Adam, the leasing team for being so friendly and social. Maintenance is QUICK & RESPONSIVE, always with a solution when I've needed it! The Oscars are the best!!! We have a larger dog, a boxer, and although she's a real homebody and I think apartment life suits her, I wish there were more amenities for the pups like in other buildings like more grass, perhaps a play area or even a washing station as I've seen other communities advertise. This community is also great with the social activities for residents including Happy Hour at local restaurants, Food Truck nights and Saturday brunches!! This is a great central location! You are in the middle of loop and all it has to offer! Downtown, Midtown, Montrose, Museum District, Medical District, River Oaks, Galleria! It's awesome and like I said earlier will spoil you rotten!!!”

I previously lived in Houston but was away for several years and was pleasantly surprised to find this quaint boutique community in one of my favorite areas of town. Side note, it's an easy commute for individuals working in the med center. Meaghan is the leasing professional I had the pleasure of working with while looking and leasing and she provided such outstanding customer service that I often speak with her directly if I have any questions or concerns (the other staff is great too, I'm just more familiar with Meaghan). My expectation of customer service is always exceeded by all the staff from leasing to maintenance to housekeeping. I sometimes have to entertain work colleagues and am proud to show off where I live. Overall, the design and layout of the apartments is fabulous. The only thing I don't necessarily like about my floor plan is that the bathroom is inside the bedroom, but there are other units that have the bathroom separate and my unit's amazing view of downtown makes it all worth it. There is an abundance of storage space in the kitchen and bathroom and the living area is quite large. The bedroom closet is average when it comes to hanging space but maximizes the use of vertical space allowing you plenty of room to store items like linens and luggage above the hanging area. While the elevators can sometimes take awhile and the elevators, lobby area and hallways on the floors are relatively hot and humid, depending on where you reside they offer a nice view of the pool, meeting and fitness areas while you wait. With the units being brand new there aren't many maintenance needs; however, when I have submitted a work order my request was handled promptly and I received updates from the staff until service was complete. Although the majority of the apartments are occupied at this point it is rare (if ever) that I hear any noise from neighbors. The complex is safe and secure and everyone I've encountered has been extremely friendly. As I see it, the only real issue is parking. If you drive an SUV or truck you are likely to have difficulties parking in the garages. The space is very tight and so are the entry and exit gates. Maneuvering in and out can be tricky (especially when other residents park large vehicles directly behind the garage gate). If someone is behind you and you are unable to pull up to open the garage then back up to reposition you run the risk of scratching the side of your vehicle, hitting the outside mirrors on the garage gate or being unable to straighten the wheel enough to avoid riding on the median that's present on one of the garages. Backing in and out of spots is also difficult as there are so many support beams inside the garage. To be fair, I currently drive a truck and am sure those with compact to mid-sized cars do not encounter the same issues. Additionally, the complex recently opened up reserved parking spots which allowed me the opportunity to pick one of the easiest in/out spots in the garage. Street parking is ok if you can find a spot (if after 7:30pm, it can be difficult). If not for the parking situation (which doesn't outweigh all the absolutely wonderful things about the community), I would say these apartments are absolutely perfect.”

The facilities are first class, service exceptional and the apartment itself is outstanding. Fittings are of a high standard. Plus, I don't know if it is because everyone is moving at roughly the same time to a new build but most of the other residents are friendly and eager to engage and the social events encourage the warm and inviting environment. Although they don't have dog park it seems that a high percentage of folks here have dogs (me included). One of the few places that accommodate larger dogs and the puppy dog feels very welcome :) This has one of the best gyms i have seen in an apartment complex. The (free of charge) bean coffee machine is a lovely touch. I just hope that they can maintain this high standard of service!”

We personally shopped more than 30 apartments in the inner loop and are confident we made an excellent choice! We made our decision based on the location, property appeal, quality of amenities, professional customer service, and overall value. Located in the heart of it all, we are minutes from Montrose, Downtown, The Medical Center, and The Galleria. While we are overwhelmed with plenty of restaurants, shopping, and nightlife, we enjoy an affordable Uber ride home at the end of a great night of entertainment. With a beautiful view of the gorgeous roof top pool, we are feet away from the best apartment gym you will find in apartment living. Two floors of weight and cardio equipment available 24 hours and the staff always keep this place clean! By the way we love our Starbucks machine in the beautiful commons area and all the nice residence we meet when stopping in. I cannot say enough about the amazing staff here at 21 Eleven! They are always ready to assist us with a smile and make me feel like a VIP resident every time! The overall value for 21 Eleven is amazing! CM”

Having never lived in an apartment community (we always owned single family residences), we don't have much to compare to, but we don't have much to complain about either! The location is amazing. The tagline of the complex is "where montrose meets river oaks" but officially we are in the Upper Kirby area. It is FANTASTIC. You are close to downtown, the Galleria, The Heights, Medical Center/Museum District, absolutely everything. My husband works at IAH, and it's a very easy reverse commute considering we are so close to 59. We wanted a location where we can get out and walk to grocery, bars, shopping and dining, and this is it. We also walk to the bars in Montrose (it's a hike at just over a mile, but we Uber home for $4). Pros: -Location as described above. Our balcony also has a great downtown view, which is awesome. -Interior Finishes. Having renovated several homes and hand selected paint, tile, countertops, appliances, etc. to say I am picky would be an understatement. Some of these finishes are what I would select in our own home like the quartz countertops and high end gas stove. -Storage - we have a lot of stuff, and our unit (1 bed with den) seems to fit everything nicely. -New building - I would consider this a huge plus, as we're the first to live in our unit. Construction on the property (which there has been a minimal amount) doesn't bother us in the least. -Bathroom - it's huge, literally almost too big (would like to have some of that real estate back for the living room). But who can complain about a huge vanity and separate tiled shower and tub? Not this one. -Office staff - we worked with Meaghan to sign our lease and she was absolutely wonderful. When we were apartment hunting, the leasing professionally literally made us walk away from some properties. She made us feel welcome and at home. Everyone else we have dealt with has been very professional and friendly as well. -Pool. It's gorgeous. It's also not very crowded on the weekend mornings, which is nice to be able to go out and read a book. Cons: -Lack of outdoor space for the four legged residents. My dog is not picky, but it would be nice to have a small area just dogs since so many residents seem to have furry friends (and they are not a bother at all). -Construction of the surrounding streets. I feel we're at the epicenter of road construction in Houston at Westheimer and South Shephard. Nothing the building can control, but hopefully it will be done soon. Overall, I wholeheartedly recommend 21 Eleven!”

Pros: -Well built with good quality appliances (we love our gas stove!!) -LOTS of cabinet space in the kitchen (1br1ba) -Extremely friendly and helpful staff -Multiple parking garages -Great location, walkable to just about everything! -Socials and food trucks to get to know your neighbors -Double level gym, business center, and pool (all well kept) -Very quiet, the only time we hear other residents is when they're walking in the hall in front of our apartment Cons: -Construction nearby- I believe the city said they would be done with the Westheimer/Shepherd road construction by July...now I wish I had asked what year. -The spring floods left us with a "temporary mail room" in the top floor garage. Not a big issue but the original *looked* much nicer -Small apartment for the money, but comparable to other apartments in the area I think the pros outweigh the cons by a long shot- great place to live!”
