DO NOT MOVE HERE. The management is utterly incompetent and, at times, rude. Here are my issues: 1. Pearl 21 Eleven did not properly repair exterior doors that did not lock for the entirety of my 9 month lease, which resulted in uninvited trespassers roaming the building, sleeping on the couches in the lounge, and barricading themselves in the lounge bathrooms. The doors would close but would not lock, meaning access to the building did not require a key. I brought the issue to their attention a dozen times, but their response was to put a sign up asking people to carefully close the doors so it would lock rather than spending the money to repair the door (a major security issue). They might as well have put up a sign asking homeless people not to enter the building. It would have been just as effective. Instead, the issue went unresolved and I moved out of the building a month earlier than planned. On three occasions, I interacted with trespassers in the building, all of which are documented by the calls to the police offer unsite (Pearl, please do not respond to this review denying that happened. Ask the courtesy officer or see the numerous emails between us on the subject. I'll post them if need be.) Incident (A): A homeless man barricaded himself in the bathroom stall of the lounge and cursed at me when I tried to enter (I didn't know he was in there and I turned the lights on and woke him). The courtesy officer had to haul him out of the building, as he threatened me. I saw him back in the building a month later, so I avoided the lounge for safety reasons. Incident (B): On seven or eight occasions, there were homeless people sleeping in the hallways, mailroom, or on the couches in the lounge. That's not a great look when you in-laws come to visit. Incident (C): A man with some kind of mental illness was screaming obscenities outside of my window, presumably talking to himself. I called the security officer who told me to call the police. An hour later, when I stepped out of the apartment to walk my dog, the man was sprinting down the hallway of the 2nd floor. I don't think it is a crazy request for the doors to be locked. 2. Pearl 21 Eleven enforces "rules and regulations" punitively or for selfish gain. There are rules about not leaving trash cans in the hallway outside of the designated pick up time, but no one follows those. Pearl does not enforce. There are rules about having glass bottles inside or around the pool, but some people bring a full bar into the water with them. Pearl does not enforce. There are rules about picking up after your dog. Pearl does not enforce. Pearl charged me $150 after I had moved out for cleaning (which was relatively minimal but I don't claim the apartment was spotless) and for a minor crack in the drawer of the refrigerator, which was probably there when I moved in, but because I didn't have photo evidence of every square inch of the apartment, they charged. When I asked them to waive the charges, they directed me to the rules and regulations in the lease agreement, which is fair. HOWEVER, why do they apply and enforce a stringent set of rules for the move-out charges after failing to apply rules related to building safety, cleanliness, or basic courtesy? It's selfish, unfair, and maybe even illegal (not a fact. My opinion). The definition for normal wear and tear is "Reasonable wear and tear is the damage to property resulting from ordinary use and exposure over time." I believe the microscopic crack in the door is wear and tear. Pearl disagrees because it makes them money and I don't have time to fight it. 3. The Staff (minus Austin maybe) is highly condescending and rude. The office told me I was "threatening" her/Pearl when I respectfully asked them to either waive the charged or take them out of the $500+ I paid in admin fees, pet fees, etc. when I moved in. They are largely annoyed with me every time I make a request. I believe this is only my second google review of all time. I don't complain or critique often, but Pearl has been abysmal. DO NOT MOVE THERE.

Overall the worst experience I’ve ever had at an apartment building. For a ‘luxury apartment building’ there is nothing luxurious about it. It was great at first, Jose helped me with the leasing process which was very smooth and super easy, however it went downhill as time went on. The units are nice, however clearly very cheap. Paper covering on the cabinets lifting and peeling, paper thin ceilings allowing you to hear every move your upstairs neighbors make, sooo many ants crawling through the window cracks, water takes forever to get hot. I had to buy my own shower head for good water pressure. My unit specifically had 17 maintenance issues during my 15 month lease… I’ve almost never had maintenance issues in any other building I’ve stayed in. The common areas of the building stay dirty (hallways, stairways, elevators, garage, etc). The grills and pools were always dirty as well, and there was a blinking light in the pool for months. My unit over looks the pool and it was flashing constantly all night for months, also The quality of the community has decreased exponentially causing vehicle break ins in the garages. My car was broken into and rummaged though, as well as a neighbor of mine who had his Catalytic converter stolen off of his truck. The buildings response to us both was to just simply file a police report as the cameras in our garage do not work. They never even sent out a mass notification to all the tenant’s of the building to be aware of the crimes happening. The icing on the cake was the building tacking on late fees during my last 9 days. Admittedly, I was late on my rent multiple times due to the way my paycheck schedule was and always welcomed the late fees as I understand how the process works. However, my last payment was paid on time and due to a glitch in their system showing it was not paid (while the bank account used to make payment showed no problems on my end) they added fees that were ‘unremovable’. I was met with attitude from Morgan while trying to iron out the mistakes on their systems end. To top it all off they pressed me about resigning my lease 3 different times. I told them no because of the quality of the building isn’t worth the price increase the building just tact on, however they put on my file that the reason I didn’t resign was bc of money problems. This was obviously far from the truth due to the new lease I signed at an actual luxury building is 800 dollars more a month than pearl21, with that being said take extreme caution before deciding on this building. Ask them the tough questions. We’ve actually made really good friends with the first ever tenants of this building, and they have also voiced safety and maintenance concerns, and are also considering moving. Best of luck to future renters, and big thanks to jose, he really is a great guy and this building doesn’t deserve him.

You could not as for more than living at Pearl 21Eleven. The staff is second to none and that includes the front office, the maintenance, as well as housekeeping, and they are all friendly and attentive. The property is well kept, clean, and tidy and all maintenance request are completed in a timely fashion, usually the same day. The amenities are second to none; from the two floors of gym facilities, to the business center, to the lounge area, to the pool area. There is even a dog park. The tenants are extremely friendly and polite. You cannot ask for more when in comes to the neighborhood. With several shopping centers within walking distance, you will find everything from a Big-box retailer, to salons, to sandwich shops, to a tea house. The restaurants and the cuisine are too many to mention and their is even a bit of night-life... Again, all within walking distance. You should take the time to visit and take a tour.

Peal 21 Eleven is a great place! The amenities and units are very nice! The place felt like home while we were touring, and Jose and Morgan from the leasing office were wonderful, very friendly and professional. We’ve decided to make it our home, and we can’t wait to move in soon!

I HIGHLY recommend moving to this area. Upper Kirby can be considered central Houston. Post Oak to our left and downtown to our right. Hop on Westheimer and you can get to either spots in under 5 minutes. North of us is the heights and south of us is Rice village, you can't get a better location. The apartment complex itself is extremely well maintained and the inside of the apartments are beautiful. The contrast of dark floors, and light kitchen cabinets allows decorating to be fun. The staff is polite as can be and I always get taken care of with the best service, If you move here, get to know the people that are running this place. Morgan, Jose, and Austin make sure this place runs smoothly, and part of the reason I renewed in the first place. I plan to renew a third time when that time comes because this place is worth it!
