“I applied to these apartments for one of their townhomes. They use a horrible background/credit check company called RentGrow which is currently going through a class action for denying applicants based on false information. This happened to me as well and by the time RentGrow fixed my report, the apartment was no longer available. A waste of $50 for an application fee and a long dispute process with my bank that may not always go in my favor.”

I've had mice and cockroaches, the staff doesn't care, they aren't friendly. Maintenance is a joke! The pool has been green for weeks now. The lease should be updated seeing as they said they have clickers for the gate *they don't we all use the same code* there is no trash pick up you have to walk it to the dumpsters which the property is never taken care of. It is disgusting, management should be ashamed of there selves”

I've had multiple issues living here from constant hot water problems to water coming inside my apartment during heavy rain. The worst problem I've dealt with is not having hot water constantly and it has worsened now. I've been battling hot water problems since nearly three weeks and have been going back and forth with the staff and nothing has been resolved. The maintenance, Manuel is completely useless, lazy and incompetent. He acts like a know it all and is rude. I don't understand why he hasn't been fired yet when he doesn't want to resolve any issues. Also people living here are trashy and inconsiderate. They will blast music at all hours . These apartments are far from peaceful. I cannot wait to move, I'm done living here and I really hate it here. Parking is another headache as they don't have desginated parking so anyone can park anywhere. I've seen one resident parking 4 to 5 vehicles per apartment taking multiple parking spaces and no one enforces this. I've been through three managements and I was noticing improvements after Radco taking over, but it's going downhill with the current staff in office; mainly with the useless maintenance named Manuel. Also, I've reported noise complaints and after some time my emails went ignored regarding loud music even after the manager herself heard the music. They'd rather keep trashy and inconsiderate tenants on property along with useless maintenance. Maintenance plays a vital role to living in any apartments; therefore, if maintenance doesn't resolve issues then what's the point in living in such apartments. I am even considering breaking the lease because I am that fed up. I'd rather take my money elsewhere to a place that I can actually call home.”

Today I was told by Ms. Jackie that I had hot water everywhere in my apartment except for the kitchen. How do have hot water in a one bedroom apartment everywhere but the kitchen? This is not a 3000 square foot house. Low and behold when I get home at 9pm I have no hot water no where in this apartment. The lies maintenance keep telling the office about daily repairs. I don't understand how neighbors on both sides of me have hot water and I don't have hot water, when we are all connected and separated by a wall. Maintenance team has changed 3 times and office team has change 4 times in 2 years. Ms. Jackie also informed me that my pro-rated overpayment of rent this month will be returned to me after the walk-thru and if there is no damages. She told me it was basically my fault that I overpaid and I should have called the office to find out my payment for the month since I was told yesterday via email that my move out date was July 27th and not the 30th. Management and maintenance of this property is horrible. The gate on mighty oak that leads out to the streets has been broken 3 months.”

Over half of the residents have moved out and more have given notice. Tracy, the property manager, does not return calls, tells you one thing but does another, and talks to you in a condescending tone. The staff is no better. Of the many incidents i have had, one is when I had raw sewage coming up through my kitchen sink pouring onto my floor, as did the neighbor upstairs, and the girls in the front office played on their phones rather than call someone. At least once a month you will receive a "sorry for for the inconvenience" email that either the water is out (frequently), the office phone is out, the boiler is out (so no hot water), the pool is closed or something else. Another incident was with my car in September that to date, I have still not heard from either Tracy or her superior Deborah at Radco even though i made several calls. The police have begun making appearances due to some of the new residents that have moved in. You can put in all the work orders you want but nothing will get fixed. When i first moved in here it was a pretty nice place with nice neighbors. They all have since gone as well as now myself. Save yourself the trouble and aggravation and find somewhere else to live.”

I would give 5 stars but there are still things needing to be fixed like the pool pump constantly going out, the stacked/uneven sidewalks, property gates that NEVER work anymore when we are supposed to be a gated community, and the roaches which I know is being worked on. But the staff is so nice and friendly and maintenance issues are finally being taken care of in a timely manner, which is much better than what we have had the past year and a half. Keep it up guys!”

After living here a few months, I can now see why people move. The staff can come off as rude & I've yet to see the manager -------. The new staff member made a huge mistake with my rent & this has made me want to move asap. I haven't had any issues with bugs so far but the pet feces left on the sidewalks are beyond disgusting. My neighbors are pretty quiet but there's an area near with a picnic table. Kids gather there & keep up noise at night. These units are overpriced, on top of it water/gas/trash & the requirement for rental insurance doesn't help. The area is fairly decent I must say, however I plan to move when my lease is up.”

In the first months of living here so many people moved out and now I understand why. Reported issues never get resolved. Office workers are very rude when addressing renters. They mumble and talk at tenants as though they are being pestered. Customer service is horrible. Office workers will sit and never acknowledge your presence beca6se they are on 'lunch break'. Trash is left in front of tenants' apartments, and trash isn't picked up on scheduled days. Roach and spider infested units. No matter how much you clean, bleach, or spray raid the bugs keep coming back.Plumbing always backed up, apartments flood often from toilets, due to plumbing. Pet feces is left and not picked up. Also kids play loudly at different hours of night in the parking lot unsupervised. Units are spacious, but other issues out weigh that.”

You could see them in the beginning changing the property for the better. Now the honeymoon phase is over. The staff is rude, nobody ever answers the phone. They no longer take rent payments in the office, told us months about paying online now as soon as rent is due the system crashes and they don't care only send you to a third party that charges you a fee to pay. You'd think the way the staff acted this was a luxury community but it's not. The gates are old, units are old, the streets on property are uneven with holes in them. I was so excited about Radco taking over instead of grey star but not anymore.”

They had one that had just been vacated but wouldn't be available for a week. A little disappointed i tell Shay thanks and get up to leave but she tells me she can have it available in a day or two.. So 7 months later i couldn't be happier with my decision. Friendly staff, very kid friendly and they always try to remedy a situation fast and effectively.. I dont resign leases but will be in November.”

When I visited here, the leasing person made extra efforts to find me something on the first floor that would be ready within a week. I have lived in apartments all my life, and also managed property myself, and these apartments are very well managed. Maintenance has been prompt, grounds are kept up, neighbors seem very nice as well. Those I have spoken with have, on the whole, lived here several years (always a good sign) and have good things to say as well. I would definitely refer another renter here. The location is good too - it's right off FM 1960, and yet the community is quiet. Definitely worth a look!”

Ok which I was not told before. I then asked her what about $325 deposit previously paid she was just blabbing. I going to involve my lawyer because I never experienced things like this”

— 12811 GREENWOOD FOREST DR · Houston“I LOVE where I live. The first time I drove through, I swear the place sparkled. Rent's a LITTLE high for the area, but it's more than worth it feeling safe! The apartments themselves are pretty old (so they're decent sized!), but they did get gutted a few years back, and they're super nice. They left just a few things behind (like the adorable tile in the shower!) so you're place is already super retro and adorable. VERY animal friendly (low deposits too!), lots of families/children/elderly in EVERY ethnicity, smaller sized community with buildings that max at two stories, full grown trees, and one of the nicest apartment pools I've ever seen. As of about two days ago, Greystar became new management. It's obviously too early to judge, but hopefully I don't have to come back here and edit my review negatively.”

Management change over a year ago and I wasn't too happy but they made some staff changes and it's great. I'm glad they have resident parties again and our Easter party was a blast!! They raised my rent a little but it's well worth the peace of mind I have here. Thanks to new management for the wonderful changes, I am a happy tenant.”
