Lies false advertising money order missing nothing would be fixed rent and water goes up light bills ridiculous due to a/c problem toilet don’t flush I have to use a bucket to flush the toilet if u ask for corporate number they don’t know trash all around the property bugs and nats wires and nails exposed nothing don’t work properly”

Didn't know it was RATS, not mice, I mean as big as a Chihuahua, that travel through the walls and vents. There are ants and gnats really bad and let's not even talk about the repairs that are never fixed or the move in fixings that are never done. My patio is literally about to fall down. There is leaks under my cabinets and in this terrible Houston weather the ac doesn't work or isn't strong enough for the unit. 9 days straight we had to sleep with the windows up jus to try n get some kind of breeze.”

My daughter is moving because of these things, and her apt building has structural damage to the foundation, and her whole patio had to be tapes off by the city. She pays her rent every month, and all you get are excuses. The city was called because they wouldn't makes repairs to a ceiling leak. Do not move here!!”

By the time it was over, the complex had gone to ----. Maintenance can't keep up with a place that is literally falling apart from decades of neglect. Contrary to what others have said, Betty did her absolute best with me whenever there were problems. Jeanette was also very friendly and helpful. I do believe they were overwhelmed and exploited by the awful owner of this property. He's making as much cash as he can until this place gets shut down. It's infested with roaches, raccoons, rats, bed bugs and millipedes. The place shouldn't even be standing at this point. Please find a better place to live. There are more habitable places for the same price, if not cheaper. Don't rent here and hopefully the owner will be foreclosed on.”

Most of the building are being condemned by code enforcement. They are very unprofessional, hang up the phone when you have questions. Maintenance do not fix issues with the apartment. it took 3 years to replace a mal-working fan in living room.”

The balconies are collapsing and someone will die one day because of that. Ms. Betty can ------- ----. ---- that -----. And you are not allowed per management to poses a firearm on these premises but you will need one living here. This place can go to hell and burn to the mother ------- ground. Sad thing is the roaches would still be here.”
— 13800 Ella Blvd · Houston“I have lived here for a year and this place has really went to the dump the roaches are OUT of Control I go through a can of raid a week, foggers and have the pest control come 2 x a month and the damn roaches get worse.....I have never had bed bugs but I do now I have gotten rid o all my furniture and have complained to the office with no help says its my problem, the roof leaks and the pool is never open there is no parking unless you pay for that and they will offer you new appliances with a catch you must pay and additional $75.00 per month. The manager Betty is so rude and disrespectful all she care about is getting people in here. This place needs a complete renovation rom the outside in there are gutters that are hanging off or loose from buildings. You can see roaches crawling outside rom one apartment to the next and they say this is a family apartment but there is no place or the kids to play(NO PLAYGROUND) the brochure they advertise is a big lie I have not seen anything they offer but ROACHES and BEDBUGS. I would not recommend this place to a dead dog oh yeah the stray dogs are not moving its two pit bulls and there is no security and the gate is never locked so any and everyone can drive right in. all the windows are broken out o the laundry room and maintenance do not clean an apartment until its ready to rented and if a person gets evicted maintenance will go in take what they want and sale it. I can honestly say I saw 7 families move out in one weekend you are constantly seeing families moving out at the beginning of each month I guess that's why they offer the 6 month lease because they know most people can only put up with Management or 6 months.....Again DO NOT move here its HELL.365”

Angelina is a very nice person she does her job well. Ms Betty is very unprofessional. Somebody stole my husbands tires off his car. They only have one maintenance man on the property. The gate never works. Anybody can come and break in your stuff that you work hard for. The neighbor said she went to get coffee one day and came back and somebody done broke in her house. The roaches worser than polo club down the street. Yes they look nice. But they are not worth your money. I paid my rent on time all the time. I am not a tenant who is mad or anything like that. But if you want your money's worth this is not the place. The pool is always closed during the summer. Even the maintenance man said somebody stole some stuff out the back of his pick up truck. It's sad.”

They have done a lot of good things at the community like the Food Drive, Collecting for the needy and a whole lot more. This is one of the few places that I have live where the management takes an active interest in getting things done. I see her and her staff out everyday doing something constructive. Bayou Oaks has a really nice management staff.”

The management sucks which is Ms Betty, she is very rude and dont get anything done. She is a lier. When I moved into another unit I did not check the storage rm and when i moved in the roof had a very big hole in there and its been 4months and I keep complaining and no one never comes to fix it and the maintence Gilbert he's always chilling at some of the -------- houses when there is work to be done. One maintence man to that property oh my God are you serious. I say never move to these apartments. The roaches are terrible and the pest control men dont come when you put the order in and I told Ms Betty and nothing never got done. When my lease is up I am moving and never coming back.Oh and one more thing there is never any parking spaces unless you want to walk a mile to your apartment.”

It will cost you more to stay here on towings and so many other things will add up. there has been over 10 towings of the residence that stays on the property. And the manager has authorize these towings. One lady has a paid cover parking and her car has gotten towed on November 12th at 11 p.m. along with 3 other cars. Ms. Betty in that office could careless about the tenants and concerned about herself. Do not recommend anyone to move to Bayou Oaks Apartments. Go to another apartment thats next door. Everyone is very upset, because they cant sleep good worrying about if their cars will get towed”

Maintenance takes forever to respond, if they respond. Many of the appliances and fixtures are old and have issues and it may be days or weeks before you get any sort of response. Parking is horrible mainly because of the residence and some poor designing. If you move here, expect unexplained dents, scratches, dirty paw and hand prints, solicited flyers, and pushed in mirrors. Noise is unbearable. Some residents party, stomp, and scream all hours of the day and night and despite multiple complaints from several other residents, management does nothing and responds apathetically. The grounds are maintained but are often littered with trash. The pool is more times than not closed, they took down the playground, and most of the trees are overgrown (lots of limbs and leaves on the cars.) The new management got rid of the night security guard and security went to crap. The buildings are old and very poorly insulated, expect unbelievable electric bills. The staff are here to collect your rent and nothing beyond that. They don't care if you have problems or are happy. If they quote your rent at $600, expect to be paying at least $250 over that for water and electricity.”

Management had a really poor excuse and not concerned about the residence.. I was close to submitting an application to reside here, however the Manager is very rude and in having one - five minute conversation with her I decided not to submit my application. Angelina (a leasing agent) should be the Manager of the property. She was very informative, pleasant, answered all questions asked without being defensive and was very welcoming. The "Manager" was very rude, would not take in to consideration anything that I was asking her to assist with and was upset that I was asking questions about the property. She spoke to me in a very demeaning tone as if I had never leased an apartment before. This is not the best property on the "block" however it's not the worse. The Manager should have been happy that I was even interested in "her" property considering I was degrading my living standards to try to save extra money (currently reside at The Blenheim). It's not worth it. I'm not even a tenant and I was being treated horribly. I'll stay where I'm at and just pay the extra for good management.”

We didn't have problems with the original management or this property until new manangement took over. Once that happened all hell broke loose. I am a witness to units vacating fast, however, you never know if their lease was up and they just wanted a change of scenery. Now as far as new management goes, well I've know better people. They are eager to evict if you are 1 month behind. Yes I said 1 month. I was shocked to find out that I was being evicted for being 1 month behind and so were the agencies I went to for help. Now we are being evicted again and I've tried to work with them, needless to say, no go. Contrary to what the property spokesperson has previously stated, the reviews are not from angry tenants that have been evicted. The apartments are great. The manager attempts to work with you however she has a someone she must answer to therefore, blame the owners for the hassle you may receive. The owners are money hungry and only care about the buck. If you are not desperate for a move, take your time before signing a lease here.(for some reason unknown the years keep changing so I will place them here...2010 to 2011) So there's no confusion!!!”

This was an excellent complex until new management came in and all hell broke lose. old tenets were moving out left to right.every weekend people were moving, hardley anyone were moving in so they started moving any and everybody in just to fill the empty apartments. some of the people in the unit from us were always outside fighting all times of the night. Weekends, I hated weekends thats when the unit across from my unit would have parties and they would be outside playing there music all through the night,(loud music).Also, the water is expensive 3 of use and our water bill was 60- 70 dollars,and we did not come close to using that much water. I was so excited when my lease over. So dont do it, dont sign that lease!”

— 13800 Ella Blvd · Houston“I have lived here for a little over a year. When we first moved in it was nice. The staff was nice, the grounds were nice. They had a jungle gym for the kids. At one point they had hired a security guard to walk to property all night long. There had been a few break ins so the management did something about it. I felt so safe living here after he came. Then new management came in. The security guard didn't show up anymore. In his place were "courtesy cops" who show up whenever they please. The break ins (cars AND homes) started all over again. The jungle gym was taken down and we were told it had been installed wrong. So they put up a volley ball net. With a complex full of children, what are they going to do with a volley ball net? I have a child. What is he going to do with a volley ball net? He is only 2!!! There is dog poop in the grass. There is a dog poop bin set up with trash bags for the owners but not everyone uses them. Every week we have to ask for the poop to be picked up. My kid can't play in the grass because no one picks up the poop. Broken glass is left in the parking lot. The only thing that got rid of it was the rain nearly 3 weeks after the glass showed up. There is a gate with a code. People can get in without the code. All they have to do is tailgate the person in front of them. When it rains the gate is broke and doesn't open and close on its own. Loud music at night, people hanging out in the middle of the parking lot so you can't drive through. People doing 20 to 30 miles an hour through parking lot. There is a laundry facility that has 4 washers and 4 dryers half of which don't work on any given day. The people here are ------ and the management is awful. I live here because I have to. NOT because I want to.”

The when we got married and i moved in march 2010 they had switched management and went downhill from there! There used to be security at noght and they got rid of them!
