“I’m super glad I leased here, it was an easy process from the very beginning. Mel was very helpful and my apartment is impeccable! The gym is nice and I love the easy walk to Buffalo Bayou trail. Highly recommend:)”

“I’ve lived here long enough to notice some concerning trends that don’t reflect the “luxury” image this property promotes. Recently, residents received an official message from management about used condoms being found throughout the community. While it’s good they finally addressed it, the fact that such a notice was necessary says a lot about the current state of upkeep and resident behavior. It’s not just a one-time issue — there have been recurring problems with litter in breezeways and around common areas, including unsanitary items that shouldn’t be anywhere near a residential community. For the rent being charged, residents deserve a consistently clean and well-maintained property. The communication from the office was professional, but it’s disappointing that the problem had to escalate to this point. Management needs to increase community standards, add security or patrols, and maintain the property more diligently. If you’re thinking about moving in, I’d strongly recommend visiting the property at different times of day and checking the breezeways, pool, and garage areas yourself. The location is convenient, but the environment doesn’t currently live up to the price tag or the brand reputation Cortland claims to uphold.”

“Great community and great location. I love the new renovations and would recommend this property for future residents. The staff are also very friendly and reliable. I have enjoyed my stay here and have never been disappointed.”

“My experience while visiting was better than any other complex I visited. The ladies in the office were very friendly and helpful and everything was clean and modern. I will most likely end up leasing here when my lease is up.”

“Great location and building, friendly staff. I do have issues with people leaving the security gates open often, and have had staff try to come into our apartment without notice multiple times for maintenance, not my favorite.”

“This is home for me and I love my apartment. I have lived here many years. The maintenance is excellent. Always. The office staff is helpful and friendly. I wish the landscape weren’t diminished by so much gravel. I wish plastic weren’t applied to the soil and gravel put on top of it. I love having the swimming pool. I wish I could have my apartment repainted the same color it was before instead of bright white. I like that Greystar hasn’t sold this complex so we have stable, good management. I am very glad we use our keys to lock and unlock our apartment doors instead of devices. I want to keep living here and I shall if the rent increases are minimal.”

“Villas for River Oaks for 10 years has been a home and great central location with leaders in the maintenance, front office upgrading the facility at a location one of the highest in Houston as it has never flooded in the 10 years I have been here ( or prior years since it was built per prior residents). It is near restaurants--25 minutes either Bush or Hobby airports and 5 minutes from downtown. Enjoy!”

“The people that work here are very cool. Greystar however seems to be out of budget for renovations inside the units. If you like modern appliances go elsewhere. There appears to be little investment in keeping up interiors.”

“Villas At River Oaks has been an exceptional experience. I am absolutely in love with my apartment, its layout, the gorgeous views from all the windows, the location near beautiful nature walking and running trails, the salt water pool, the gracious, Knowledgeable and professional staff and maintenance team, ease for recycling paper, plastic, glass, and cans, and so much more. I have the highest appreciation and gratitude for the amenities, and the value that we are receiving!”

“By far the villas at River Oaks is the most well-managed apartment complex I’ve lived in. There is a friendly, efficient thoughtful team, working in every aspect of this complex. I’m very impressed and would recommend it highly to anyone considering living here.”

“I’ve been reluctant to write a review of the Villas until I submitted a maintenance request because sometimes that can make or break or a complex for me. I submitted my first request this week and it was easy, efficient, and professional. Exactly like the rest of my experience living at the Villas. I love it here”

“super mid apartments with loud neighbors, trash pick up and package delivery they force on you is not up to any bit of standard. maintenance requests are not taken seriously at all, staff disregards requests.”

“Good environment. safe garage and neighborhood. The place is clean and tidy. Maintenance is a plus. Abrupt in responding to issues. Staffs are friendly too and readily available. The only issue is the flooring on the second floors are loud at times.”

“Some tenants do not care if you have a child living on the 3rd floor. I was kicked out early because they refused to understand that I have a 20 months old. They could no longer wait. That was the only negative thing I can say so far. Overall, I still love living in this apartment. Comfortability, accessibility and safety is the best.”

“This place is such a cute, walkable gem. I don't own a car and am able to walk to trails, the grocery store, my pharmacy, yoga classes, coffeeshops, and more. The staff is very kind and helpful. The grounds are always upkept and beautiful. The apartments themselves have everything you need, plenty storage too. Living here is a dream!”

“I have enjoyed living at the Villas of River Oaks. IT is in close proximity to many of the events, hobbies I enjoy. There are several parks in the area and plenty of restaruants, lounges and other sources of entertainment.”

“I’ve been living at the Villas for over ten years. The complex offered a number of advantages over other places: open green areas, gated, good parking garage with elevator, pool, gym and other amenities. Its location is convenient. There are good restaurants, theaters, banks, post office, drug stores, and grocery stores nearby. When hurricane Harvey turned the Buffalo Bayou into a lake we were on high ground.”

“I have an enjoyed living here, the greenery is one of the biggest highlights and the community feels safe and homely even at night. The location is the number one best thing I’d say and to be this close to nature and the rest of the city is nigh unbeatable.”
