It is close to my school and the kids school and provides everything that I need in terms of convenient grocery stores, gas station, pharmacy and some cuisines. The leasing office is very responsive and ensures timely response to maintenance issues. The move-in promotions are super and liked the process. I can see myself staying here for quite some time as we love the place.”

Since recent hurricane Beryl, power returned Thursday July 11th and everyone is thankful to the power company. When you place a maintenance request, it practically goes unattended while I have made 3 maintenance requests for Roach extermination and this front office listed my request as COMPLETED when their exterminator NEVER appeared to my apartment. Recently sent announcement that hot water has not worked in 5 days. Have I heard from them? Not yet. Since there are numerous racoons and opossum's raiding the trash bins, management isnt doing anything about traps nor are they concerned about tenant safety.”

When personal property was damaged by their negligence they do not care. After the 5th water leak incident I put in a 60 day notice and moved out. IF YOU ARE CONSIDERING THIS COMPLEX TO MOVE INTO YOU ARE CRAZY AND NEED TO LOOK SOMEWHERE ELSE. I lost personal property from the last water leak and management did not care and would not pay to replace. AGGAIN DO NOT RENT HERE ! YOU WILL REGRET IT IF YOU DO !!!!!!”

Recently, when I needed a new lease, the manager drew up the lease and I was able to sign it within about an hour and a half.”

The management is worst, they will not respond to your requests. Once you pay your deposits the way they talk to you changes. If you ask them to end the lease because of the issues in the apartment they will ask for the fine. They are Number 1 in looting the money. Apart from that the place is bad. It’s better to stay homeless than staying in a place like this. We have so many issues in the apartment which are not being addressed. We have sewage water leakage into the kitchen and it’s been 3months they haven’t fixed it. Many worms are getting breeded because of the leakage. The apartment stinks. It is very unhygienic,hazardous to mental and physical health. We are mentally stressed because of all these issues in the apartment. I would never recommend this community to anyone. They treat us very bad.”

— 300 CYBERONICS BLVD · Houston“Me, my wife and at the time 11 month old daughter moved in here and it was a nightmare from the start… we were essentially catfished. First night we could hardly sleep despite the whole day of moving before it due to building noises. Sounded as if the upstairs neighbor was going to fall through the ceiling to cuddle. It was loud enough to wake up our daughter on the other side of the apt! There were so many things wrong with my unit safety related that we could not stay there. From paint chipping off the ceiling and falling on the floor in our hungry crawling baby’s room to routing the scalding hot water through the cold side of the sink. The tile in the bathroom was hanging off the wall like a flag on a flag pole, maintenance decided to use a wad of duct tape as a drawer stop in the kitchen which failed and the drawer landed on my wife’s foot. Oh yea and the infestation is still going on… similar to what would happen to an abandoned car that was filled with wendys french fries… we were right across the walkway from a neighbor that called himself “fire” and was constantly high and had other people coming around almost daily. My 5’3” wife had to bend at the knees to rinse the top of her head with the very low shower head… imagine my struggle being 6 ft…. I had to bend over just to rinse my arm pits. The toilet was worse though… as an adult male I didn’t fit on the little toddler sized toilet. And before you go thinkin I’m trying to make myself sound “blessed”, my wife nearly had to do the same thing. You couldn’t just sit in one position and go #1 and #2…. You had to pick one and shift accordingly… management did nothing to fix the incredible noise issue with the building yet when we moved out after only 3 weeks in hell, they stated they tried to work with us by scheduling this and that but manager was dodging most of our calls and emails. They also offered to move us into an upstairs unit but then i guess the manager decided to have a conscience one day and told us she can’t move us in to that unit due to a know issue where smoke from other units adjacent gets into that unit. We paid for movers a second time within 30 days… didn’t care… we could NOT live like that. Especially with nearly no solutions or plans for solutions or barely any communication from management. We moved in during a 6 weeks free special yet they stuck us with a bill of 6,700 on our credit for staying there for i believe 25 days. If anyone knows an attorney that fights leases i need 1. I almost submitted until i saw you can upload photos! Stay tuned! I gotta get them off my iCloud. If I can’t add them I’ll just write another review… trust me I have more to say…”
“I live in the area and wanted to move here. It is close for my child school and keeps us in the same area we are in. I completed everything online and then toured the property and loved it. Spoke with staff, Grace was very nice and helpful, special for the month discussed and verbally given. I was happy went home and paid my $250 administrative and application fee with plan to move in on Saturday 6/19. On Tuesday proceeded to contact my utility companies to transfer utilities and insurance company to ready for a move, requesting utility transfer on 18th where possible. Problem arose that I could not move my WIFI as previous tenant had not cancelled their service. Contacted office numerous times and after multiple visits they contacted the previous owner who agreed to call and address but days later still not addressed putting my move in jeopardy as the only transfer date I could get with ATT was 7/10. issue resolved came along and not a word from apartment staff despite calls, visited to check status and lo and behold, not ready, not cleaned, neighborhood in poor condition, trash everywhere - across is shoes all outside with shoe rack falling over etc. Per staff, we are getting a new trash company and have other more urgent business like broken AC we will get to your apartment. I review that my utilities are moved as promised and I really need to move. Staff proceeds to reassure that it may be a few days to get home ready and she will try again to reach previous tenants. Saturday to check on update of readiness, shown appt that still needs cleaning and partly ready and notified to allow until Tuesday or so, notified will plan move on Wednesday if all is ready to please let me know. Numerous calls Tuesday and Wednesday to confirm, per staff cleaners will come on Wednesday morning and I can move on Wednesday afternoon. Informed to please call me to confirm. No call to date to let me know. I have made numerous calls and sent emails and not sure why these systems do not work. I have made unnecessary trips to community where a simple response by email would suffice. Calls not returned or answered despite being told someone would call back, no follow through. I have spent countless hours with utility companies changing moving date and even had services disrupted to these issues and not being able to move in timely manner or have appropriate communication to communication with others involved. Cancelled furniture delivery, cancelled.... This is a potentially beautiful community in a beautiful area but management is completely lacking. I will not be moving here and will find somewhere else that truly cares about people, their time and livelihood.”

When we complain about Ac not working they take about 25 days to get it done. Mean while we request them to give a temporary one they ask you to deposit $1000 dollars. Most of them staying at their place are UHCL students so take don't care about any of the issues because every Semester new international student will be there to rent. But once you take lease under them and if you are a student they treat you like ----. When your'e signing a lease they say every 3 months they do pest control but never did . I have been staying here for 2 years never came to do pest control but every months rent includes pest control charges.”

No problem at all getting in. Unsupervised children roaming throughout. The second time I went on a school night at about 10:30 pm. Too many unsupervised young teens roaming about for my comfort level. Looked at property otherwise and it is not kept clean. Which is why I always look at times beyond leasing office hours.”
