Rats, mice. I have had mold in my ac vents. My window and frame have separated due to foundation issues and water pours in with every rain storm. Multiple neighbors (in my building and others have the same exact issues). My downstairs ceiling has water damage and had mushrooms growing from it. They came and removed the paint to get to the drywall but never fixed it. My upstairs floor gets soaked as well. My ceilings are bowing and look like they could cave. Floors are not level at all. My dog has balls she likes to play with that always roll under the couch as soon as they are put on the floor. I had to caulk my own windows when I moved in. My doors don't seal to the frame at all. I had to buy my own weatherstripping to try to stop some of the draft and bugs. Recently noticed mold on the door as well. I have every encounter recorded between myself and office staff including all 3 companies that have taken over in the 2 years I have been here. There are guns being shot nearly every night. A teen was recently murdered.. Someone threw a shopping cart through my back window the night it came home from the dealership. This complex is a joke. They updated the parking lot and fence but aren't focusing on the residents at all. DO NOT MOVE HERE. I have tried to contact the regional manager and he does not answer, have left a voice message and he has not called me back. Its been weeks now. Every lease they offered as a renewal only had myself on it, not my partner or my pets. If I had signed that I would have immediately been in violation of that lease and could have been evicted and the way they have gone about everything, I dont at all doubt that is exactly what would have happened. I tried to renew for 3 months. I didn't really have a choice due to not having the finances to move and the broken lease. Now every encounter was recorded and multiple times they swore they would fix it and provide a proper lease. They never did and "updated policy" to not accept second chance housing. Due to that broken lease, that disqualifies me and now I am having to move. I also am being forced to pay a month to month rate for their failure to do their jobs correctly. This is all unacceptable. Office staff is a joke. This complex is a joke. Unfortunately I am not allowed to upload videos and pictures to this post.”

What drew me in at first was the second chance program and the low rental price. I was nervous at first but the staff was always very friendly and helpful to me even when my employer closed and I fell behind in rent. They continually worked with me until my lease expired and even afterward. It may not look the nicest on the outside but when we moved they were trying to renovate The place we had actually wasn't very bad at all. Much nicer on the inside. It was also very spacious for a one bedroom because of the townhome set up. Tons of closet and storage space. For like 9 months we had no neighbors at all and were the only people in our building. That was nice. I never felt unsafe even when walking home from the bus stop after work at night. Maintenance wasn't always reliable and we had a huge hole in the kitchen ceiling for the last five months we were there but it wasn't the worst place I've ever lived. Other residents never bothered us and everyone kinda just minded their own business. On weekends a man used to come by with fresh tamales that were delicious.”

Literally lived there one day moved out the next day. Husband got approached by these "gang members" and they tryed to fight him told office and they literally just laughed in my face. They have roaches, rats bedbugs all the bugs you could imagine. I've lived in spring Branch my whole life And i can say this is the worst apartments I have ever been too EVER!! Next thing bedbugs infest my newly purchased bed. Rats. At night time when its quiet in your apartment. You can literally hear them in the walls. You'll see the kitchen. Your room. They escape into tiny holes in the walls. An also places under the cabinetry they were never caulked. Roaches. Black mold in the bathrooms. Just painted over to give the appearance of everything is ok. Hot water was usually hit and miss. There are no amenities. No gym. No playground or park. Nothing. The newly renovated apartments are meh! For the prices they are charging for the newly "renovated" units. You might as well find a luxury apartment complex instead of a pretender. Every time it rains it floods in the complex. There is also sewage at times. The maintenance men are cool. They do what they can with the resources given. The black lady that stinks like burnt oil and is ghuetto ALL THE TIME! cuts major corner. They tow cars even with the newly implemented parking passes. An the tow truck drivers aren't licensed by the city of Houston. She even had my friend working on a plumbing issue and HE LIVES THERE!!! like get a someone who is professional lady! The office staff is worthless. Not all of them. Well, no. I take that back. just her!. My advice to all whom are looking for a place to stay. Only come here if you absolutely have to, as a last resort. Try and save yourself the headache.”

No a/c or plumbing for long periods of time. But the worst part, no one in the office knows anything at all. Anytime you ask or need something, they just take your number and say they will call back, but the never do. The manager is a liar and never available. It is a large property with lots of problems, and they start with her.”

I moved in last November and I'm already sick of this place. The WORST apartments I've ever lived in.. I mean worse than my first apartment in the hood in Dallas, TX! So don't be fooled by the new paint job and definitely don't get sucked into the $250 move in special either. I knew it was too good to be true when they said $0 deposit. The neighborhood is cool, I've lived in spring branch almost 3 years.. but the apartments itself are terrible! I've had nothing but problems since I've moved in. Showed me their model apartment and it looked decent and cute. Paid my $100 admin fee and $50 app fee.. cool. The evening before when I was shopping for items for my new apt I get a call from the apt manager saying that my apt is ready for move in and confirming what time I was supposed to be coming so I was like yay! Then she tries to leisurely sneak in "Oh yeah and you need to bring a $300 money order. We ran your credit and you need to pay a convenience fee." So of course I instantly got mad that the ----- tells me this the night before I was supposed to move in. So when I ask her why are you telling me this the night before when I did everything a week ago she tells me that the moron --- ----- that did my lease "forgot" to tell me. So at this point with moving out of my old apartment and paying tonmove in this one and turning on lights && still paying bills while in between pay periods I didn't have $300. I ask the manager can she give me a week to come up with it and she tells me no (THAT SHOULDVE BEEN A RED FLAG FOR ME) but I was desperate to move out off where I was so I had to put off my move in date. So fast forward that next Saturday I have the money, move in and this is where the real baby begins. My apartment was HORRENDOUS! The counters, sinks, & bathtubes were not surfaced, floors were trashed, and someone in maintenance left a light on in my apartment (my lights were turned on a week ago). So of course I go to the office with the paper that had a managers signature saying that she did a walk thru. && she apologized for lying saying that she figured my apt was ready. My mailbox keys weren't ready and on of my house keys didn't even work. Light fixture in my bathroom didn't work, toilet seat was loose, and oven has a stinky smell when used. The water smells when I first turn it on STILL TIL THIS DAY! And oh yeah.... did I mention this place is flooded with roaches && mice! Up until a few weeks ago they have this half --- pest control guy who sprayed damn near EVERY WEEK and the roaches still wouldn't go away! && I promise I'm not dirty. About 3 weeks ago I was laying on my floor reading a magazine and saw a mice running under my bed. I freaked out && left with the quickness. That was the benediction for me. 3 days later I step outside and see a dead mouse right outside my door and a live one by my neighbors plants. Then I get wakes up at 4 am to some water coming thru my roof when I it rained really hard one night. Alllllll of this in a 3 month span. Smh. So the creepy --- door on my bedroom is sprayed shut (to keep the mice out), I have to keep a towel on the crack of my front door, my door still haven't been fixed, the crack in my cieling hasn't been fixed, && my apartments wouldn't even give me a discount on my rent because of that stupid --- move in special. The only positive thing is I have seen a roach in a few weeks. But PLEASE PLEASE PLEASE DO NOT MOVE HERE!!!! There's trash on the ground all the time, drunk mfs always out, music blasted all the time, kids always running around unsupervised. There's security whenever they feel like coming. Parking SUCKSSSSSS! My friends car got towed and he had to pay $200 to get it out. It's so many mfs who aren't actual residents always taking up parking spaces my friend never hasa space to park half the time and has to park across the street at a bar smh the laundry room sucks and is expensive, there's no pool, complex is filthy, and these apartments are sneaky af! If you are desperate and just seem to find another apt and don't mind roaches then be my guest. The inside looks alright but these are the worst Apts I've ever lived in! I will be calling a lawyer, $650 plus water, electric, && trash for this dump? Yeah right!”

This is a cheap place u only live if u really really can't afford nothing else. Since we left there was a broiler fire, and now today a deadly stabbing of security and one kid. So all I can say is at least they got more security since I left but doesn't sound like they know how to do there job if the security is getting stabbed. FYI it's said it was built on a cemetery...I didn't believe in haunted houses till strange things happen to us and a neighbor. I use to hear someone walk through our door and sound like taking shower and leave. The neighbor had flickering tv and lights. This place creeped me out”

— 1855 WIRT RD · Houston“I've been living here for 8 years now and can say that these apartments are pretty decent for the price you pay. The buildings themselves are old but maintenance will respond to any request you make usually the following day or the day after. They will however adress your request the cheapest way possible. Parking has never been an issue for me, I can always check on my car through mu apartment window. Security is very good. They are currently using S.E.A.L security amd they patrol the property on foot with a k-9 so I feel pretty safe. The office staff is okay. I haven't eeally dealt much with the new management. My one big complaint is the water bill, its way too much ($50-$60) which includes sewage and trash. So sum it up: good security, adequate parking, okay office staff, maintenance could be better.”
