“Faulty A/C. Stray cats. Damage to vehicles. Residents park close to cars. Office staff is rude. Unnecessary entry to units from maintenance staff. Plumbing issues monthly. Gates non operable. Dog poop and trash everywhere, daily.”
— 8000 W TIDWELL RD · Houston“This is a trash place I will not recommend anyone to move here. The only reason I was here was because I had to immediately find a place for myself and this is what I got. I didn’t have a problem until I started coming out the door to go to work everyday and smelled and seen dog ---- all over the place and I don’t even own a dog. Then when I would order a package to be delivered to my door it would get stolen every time so I had no privacy and they never addressed that to others after I let them know what was happening and now I’m close to my lease ending which I am so glad they sends me a letter renew but won’t. Then they sends me letter wanting money just because I have a bike on my balcony which been there basically the whole year til now. So they want me to take that off my patio or charge me $75. Just trash And I pay my rent on time all the time and gets no justice not one day late. I will be hauling --- out of this dump as soon as I can.”

— 8000 W TIDWELL RD · Houston“Don't move in here. The maintenance is marginal at best. They will sign off on work orders and not fix what they signed off on. They will come into your apartment and do repairs even when the tenant does not give their permission to enter when not at home or when there is an active maintenance request or work order. In my case, an AC issue arose that was not present prior to my moving in. Their excuse for not repairing it now is the thermostat is not the same brand as the AC unit, which is out of warranty and at least three years old according to the manufacturer. The office manager will retaliate and make lies about the situation, even in a Courtroom. She will place extra charges on your account that have no basis. She will overbill you via a non-qualified contractor. What I mean by that is they hired a painting and general contractor to handle an AC situation. That contractor hired Excel Air. The general contactor contacted me and provided me with Excel Air's website information. I found out they charge $120 to come out to perform an inspection that covers the AC compressor, the drain and two other components per Mauricio at Excel Air. Serves them right because now they have to pay a bill that is over twice as much through the general contractor who billed for a lot more services than that! At $250 + tax, which the office initially billed me for, is now what the management team has to pay. Oops! They just messed themselves up on that one. I was a full-charge bookkeeper for 30 years. My main client base are building contractors. It is a common business practice for general contractors to bill for sub-contractor work, but falsely billing for services not performed is one thing, let alone over twice as much. I was not home when they came out. I was working. This can be proven via the rideshare app. The twisted manager seems to think that I followed the general contractor's staff around the community. She's crazy!!! I don't even know where the laundry room is here if there is one, and she stated I "chased them down." She has lost her mind. Maintenance will come into your apartment without notifying you. Not once, not twice, but five times, in writing via emails, the retaliation includes the management offering for me to get out of my lease! Now, the first attempt to do that was in the beginning when the AC issue first started. That tells me they just don't want to fix it. They are open six days a week Monday thru Saturday. I was emailing the manager on a Saturday during their normal hours. She claims she was on vacation. Because she lies so much, I would actually have to see a paycheck advice with vacation hours paid out on it to believe it. This property was on a list provided by and their representative will no longer list it for people looking for housing based on my experiences here. haa was no help. They did not send an inspector. All they did was send alerts to property to remedy the problem. Vicious cycle. The Corporate office has a Tenant Relations staff person whom I left voicemail messages for twice in order to come to a resolution. She never called me. Instead, I received a call from an investment manager. So when I have time, which I have not had lately considering I had a car accident in my rideshare vehicle and other things pop-up affecting my income, including someone stealing the catalytic converters off of my truck, which I made a police report for, I do not believe this management team has the tenant's best interests in mind. Thank you!”
“The a/c unit and thermostat has been malfunctioning since the first day I moved in. I don’t feel this issue has been handled accordingly. This is not right, very unprofessional, and misleading. I have kids and have been waking up to temperature drops as low as 45 degrees with my body shivering. I cannot get anywhere with this community, and y’all have really been a disappointment to me. As a healthcare professional, sleeping conditions like this is a major concern and can be debilitating to a person’s health, I believe. It is a violation and concern. I wouldn’t wish it to be happen to anyone.”

Broken or minimal working outlets. Air conditioning is worthless at times if you’re trying to save. Internet is required even if you don’t watch tv or are home. I have very little positive thoughts of the place.”

— 8000 W TIDWELL RD · Houston“Worst apartment complex I have ever lived in. I am ------ along with being caucasian/----. I have noticed through my personal experience of living here that the entire staff as well as maintenance in these apartments only target African Americans as well as my self for I assuming because I am ------. By targeting I mean doing absolutely nothing professional and courteous that is required according to Texas Tenant rights. I HAVE GONE MONTHS WITH NO HOT WATER, NO STOVE, BROKEN FRIDGE, RUN DOWN AC SYSTEM, PLUMBING ISSUES, ETC. Non of the maintenance are certified or licensed. Along with poor management tenant relations and maintenance I've noticed there are only -------- employees who work the entire office and management. Variety is the spice of life along with fare employment. My ------ brothers are accused of being criminals, and my company/guest whom are African American are slandered with false accusations stating they were apart of an armed robbery. Do not move here.”

The first year we lived in a one bed room and mind you this was our first apartment , we were so happy to have our own apartment but that happiness soon ended because problems started coming out left and right , after about thw first we living there , ROACHES AND ROACHES AND MORE ROACHES! They do have a exterminator that can come once a week , but for extra cost added to your rent . which doesn't seem fair is they are infested its not our faults, but okay . we call them and all they do is put white powder in the kitchen and restroom and it does nothing . besides the roach problem the carpets are old , coming up on the sides, water pressure is horrible, not to mention its goes cold to hot on its own . the office staff are so rude .... I want to break my lease so bad me and my husndad so miserable here. But I keep telling myself our lease will be up in October..”
— 8000 W TIDWELL RD · Houston“Somerset is decent if you don't mind being assaulted by a man with a gun on your way to your apartment then having said assaulter hang out with his friends near where you park your car, harassing you when you get home from work. Not to mention being told by the management that "even if you died we can't let you out of the lease" and that's after have two police reports, having him arrested then seeing him out walking around the apartments the next day. We had to pay $1,700 to leave, while this man with what I can only assume to be an illegal weapon, is free to continue to terrorize the complex.”

— 8000 W TIDWELL RD · Houston“DO NOT RENT HERE. My problem with this complex is the rent. Every year I've renewed my lease, they raised the rent. Not $5, not $10, not $15, not $20, but $25 and up. This last time they wanted to raise it $75. So all the promotions you get or move-in specials is not worth the agony you are going to experience thereafter. Another problem- Roaches. No matter how clean I keep my house or how much I spray, they are always present. They live in the walls and travel from apartment to apartment, very sickening. Oh they keep maintenance up real well. Outside as well because it knows it will attract. The only thing I like about these apartments is the area they are in. There are many food places, Walmart, Target, K&G, Ross, Bath & Body, Payless, Burlington, Randall's, and let's not forget a bus route. This is why I am here. If you move here, plan on leaving.”
— 8000 W TIDWELL RD · Houston“STAY AWAY. Long read, but I recommend it if you are thinking of living here. This is a current review, and reflects the present state of this apartment complex. Where to even start? My brother and I lived here as two young single guys, and it was still pretty bad. I've lived all over the world, this is hands down the worst place I've ever lived. If you have kids, a wife, a girlfriend, or any sort of family, I would avoid this place like the plague. It is not safe. The leasing agent basically lied to us when we inquired about it, told us it was quiet and safe. I'll give you a quick rundown of problems with the place. For the record, I lived here for 8 months. Was it run down at first glance? Sure. But we figured we could live on the cheap, save some cash, and be relatively left alone. Wrong. Roaches, constantly, all the time, all different sizes. We are not filthy, we aren't white trash. It doesn't matter how you clean, or how often the exterminator comes out. (We are on our 5th time.) I'm talking turn on the kitchen light at night and see a dozen of them scurry away. Disgusting. The "exterminator" they send doesn't do jack ----. They sprayed powdered roach poison all over my cabinets and clean dishes, which I'm going to go out on a limb and say probably isn't the best to eat off of. Shootings. I've heard gunshots at night more times than I can remember. Probably two dozen? One time in particular, right outside my window. I went outside with my own gun to investigate, and saw two black males rounding the corner with a rifle, and just walking away nonchalantly. The ---- is going on in this neighborhood? I've heard stories from other residents of break ins and people being mugged at gunpoint on their way home from work. Drugs. People are coming and going at all hours of the day and night in the parking lot, doing drug deals. If there's a different car idling in front of a specific apartment every few hours, it doesn't take a genius to know what's going on there. Sometimes I can smell weed seeping through the vents and walls of my apartment. Occasionally I'll walk by people just chilling on their balconies and porches, doing drugs in plain sight. As an addition, it is a regular occurrence for a group of 5-10 thug looking dudes to just be hanging out in the parking lot, day and night. Do people not have ------- jobs? Pathetic. Police. Either never turn up, or are never called. I think the neighborhood is so used to the crime they just don't bother to say anything anymore. The one exception was a few weeks ago, at about 2am half a dozen squad cars rolled up with sirens and lights to (I assume) apprehend someone. I don't know what it was about, they were there about an hour and left. Apartment staff. Rude, incompetent, and generally a pain in the --- to deal with. When I moved in I had no A/C for a week. The apartment had received the most rudimentary cleaning, and they even left a few things from the last tenant here. There was a satellite dish still mounted on my porch, which they tried to charge ME for, saying it was put up incorrectly. The groundskeeping is sad, there's trash everywhere. They've gotten my rent listed incorrectly 6 out of the 8 months I've lived here on the payment website. I've called to complain numerous times, but it never gets handled. How am I supposed to know what I owe for utilities and such if you don't ever list it properly? Doesn't stop them from leaving me a friendly notice that I owe them money, they are good at staying on top of that. Neither my brother or I are deadbeats, we both are college educated, have jobs and pay our bills. Extra miscellaneous stuff. Stray cats everywhere, one in particular attacked my dog and clawed up his face. Dog ---- on the ground, nobody picks up after their pets. The local post office is terrible, and constantly loses my mail. The streets directly adjacent to the complex flood SUPER easy. Any decent amount of rain (I'm talking like 45 minutes) and the streets will be terrible. Water up over people's tires. I've had to call in to work because the roads were literally impassable. Abandoned vehicles sitting in thigh deep water in the middle of the road. The gates are constantly breaking down here, and everyone knows the code, or goes in the exit gate, which is almost always left wide open. So you have a constant influx of people coming in who don't even live here. As a bonus, my brother's car has been damaged twice in the parking lot, no note left of course, because what else would you expect from the type of person who hangs out in a parking lot all day. If you are considering living here, stay away. You're much better off paying an extra $100 a month to live somewhere else.”
“Oh my god where to start been here for a year and a half and dam the office people are rude the works don't know what there are doing there is roaches every where no matter how much you clean or bomb the place with roach killing they still come back the gates are always broken EVERYONE KNOWS THE PASS CODE so anybody can come in the police don't do nothing and the security are scared to walk around so they stay in there car the videos don't work or only show when someone leaves the door open I hear gun shot every week now I've heard a gun shot this Monday near my window last nite @2am a lady coming from work got robbed at gun point... I WOULD LOVE TO LEAVE BUT I CANT PAY 2000 so my contract won't mess up SAVE YOUR LIFE AND FAMILY DONT STAY HERE ITS NOT SAY”
— 8000 W TIDWELL RD · Houston“This is the WORST place I have ever lived!! I have had roaches for 2 years. No matter how many times I have pest control come out, I can't get rid of them. No one picks up after their pet. They are stray cats everywhere. My car has been vandalized twice. My mailbox was broken into and mail stolen. I have had packages from UPS stolen from my porch minutes after they were delivered. The drive-through gates are frequently stuck open. The walk-through gates don't lock. My neighbor is a convicted felon and deals drugs. There are people coming and going at all hours of the day to buy drugs. Management and security know about this but do nothing! The smell of marijuana seeps through the walls into my apartment. And multiple times EVERY week, there are gunshots right outside. I have complained to the office, the management company, and even the Houston Apartment Association. No one will do anything!!! I'm getting out of here ASAP!”
— 8000 W TIDWELL RD · Houston“THIS IS LENGTHY BUT A MUST READ PEOPLE! DO NOT MOVE HERE! unless you like living in the ------. I have written a review for this place before, but I wanted to give an update on how terrible it is. The staff are very rude here, when we first moved in we had to basically do Ruby's job for her on getting information verified. She cared nothing about the money we dished out, she could have cared less. It took over two weeks to finally get an approval. The only reason we moved in was because we had short notice on finding a place to live. Honestly this is a start out place to live for us. The complex is very dangerous, there was a shooting here several months back and someone was hauled off in an ambulance. Tonight when we got home after visiting my parents, we pulled into a parking space next to a van that had about 5 bullet holes in the driver side door and window. We got our kids out of our van and a man was looking for something on the ground. We thought it was odd and then he said he was looking for bullet casings to give to the police because he and his girl friend or wife had heard gun shots right before we pulled up. We then realized the van we pulled up next to had recently been shot. His wife or girlfriend said they heard arguing and then shots, they looked out the window and some guy was shooting at some woman. There are drug dealers everywhere and thugs who hang out in the parking lot at all hours of the day, morning, afternoon, and night. They are obviously loosers without a job, they hang around listening to profane music smoking weed and could care less that you are walking by with small children. DO NOT EVEN GET ME STARTED ON THE ROACHES! This place is completely infested with roaches. I can't even open a kitchen drawer without fear of finding a roach. It is too embarrassing to invite company over because the roach problem is so bad. You find them on the floor, the walls, the kitchen table and counters, and the bathrooms. My kids and baby play on the floor, and it is just disgusting. They charge you like $5 for pest control regardless if you request a spray or not. They know they are invested so why not just automatically send pest control. Neighbors smoke week right next to our unit and the smell comes into our living room and bedroom where my baby boy sleeps. We are fortunate enough to have a neighbor who has some respect for us because my husband let him know we could smell it inside and he left. Unfortunately we got stuck here under a one year lease, and have had financial troubles. When you go month to month they chard you an extra $250 just to keep living in a roach invested crap hole. Our first bill month to month was sent and they didn't update it to the new rent price. We paid the portion listed on the bill, and then got a notice on the door by the 12th of the month stating that we would be locked out in 3 days if we didn't pay the remaining balance. We showed them the bill they sent and they came up with some bull crap story about how it takes 30 days to update in the system so we actually owe the new amount. My husband told the lady how inconsiderate it was of her to threaten to lock us out for not paying a portion we didn't know we owed, especially when we have never missed a payment or been late. Of course they didn't care, we paid the remaining balance and went on our way. We are looking for a new place now, and of course we check ratings ever since this place. I never want to end up in another dump like this. Watch out for thirsty thugs who try to hit on anything with legs. If you are a woman be careful, especially if you have children. Another thing, onsite laundry is terrible. Most of the washers/dryers do not work and thugs hang out in one of them smoking weed like its some sort of hang out. I walked by there one evening on my way to work and I could see them in the window sitting on the units with a joint lit up. The thugs in this complex don't even hid it, they smoke out in the open where everyone can see and smell it because they know they can get away with it. The security guards are a joke, I'm not sure why they even have them. Took my kids to the pool over the summer and had to get them out and leave because a few thugs thought it would be cool to light up a joint right in front of them. Crappy place to live, I wouldn't recommend this place to my worst enemy.”
“Horrible, horrible experience living on this complex. Roach infested and dangerous. First night in we had roaches crawling on our bed. Not to mention about 50 roaches on the kitchen counter seen when I turned the lights at night. Same story when using the restroom. Stay away from here at all cost! There are two clubs next to the complex so security is minimal. Gates are left open so anyone can enter. I have actually heard gunshots recently. Don't recommend this to anyone.”
— 8000 W TIDWELL RD · Houston“This has got to be the worst apartments i have ever lived in. Gigantic roaches over ran my apartment. I woke up every morning with roaches in my bed. Staff at somerset apartments gave me a non working refrigerator resulting in paying thousands of dollars on medical bills..symptom caused by gastrointestinal illness and 2 liters of IV for dehydration. Staff failed to respond to pest calls(i.e. roaches). Mary(manager) is the most arrogant and inconsiderate person who i have ever met. Deposit was never refunded..dont count on receiving anything back at the end of lease. In conclusion Mary hires her maintenance 54 dollars to pick up any remaining items left in apartment such as bar of soap and a sponge.”
— 8000 W TIDWELL RD · Houston“This is lengthy but a MUST read. Me and my boyfriend have lived in these apartments since October and are moving out at the end of the week. (Thank the Lord for short term leases, ours was seven months.) Im not bitter about this place, but about the people who live here. In December we got broken into. They broke down our door (literally kicked it in) and stole at least 2000 dollars worth of stuff. I'm from a small town in Missouri so I think I was a little too naive when I left the blinds open or patio door a bit open as well. I really hate that I couldn't leave my blinds open because I was too afraid someone would see our stuff. My boyfriend got a job last minute in Houston (coming from Austin) and this was the only available place in such short notice. If you're in the same situation I highly recommend getting a security system, which we did. But that's really the biggest issue we have had. We have seen roaches (not terribly bad just a couple here and there). The maintence does seem to take forever, you just have to be SUPER consistent but we've only contacted them about one thing. The shower sucks, we had to really mess with it to get it to an OK pressure. We have no light or fan fixtures at all but that's what lamps are for. Im so ready to get out of here to bigger and better things and I would NEVER recommend this place to even my worst enemy. The staff is really nice but the other tennants are what I have a problem with. Also there are a ton of shopping carts scattered around, the first night we moved in we came out to one just sitting in front of our door, that was probably a huge sign that this place was sketchy. This place isn't the worst in the world and we have made some good menories but I can whole heartedly say I will not miss it. Good luck and I hope this helps at least one person!!”
— 8000 W TIDWELL RD · Houston“I been living here going on 4 months NO NO NO...... I must agree with a lot of the other ones I can't not wait to move out. They take their time to fix things. They act as if it was never bright to they action and on top of that they be knowing what need to be fix. What's the point of filling out the invoice when you first move in if they not go take the time to replace or fix it. Water always have some kind of problem and the restroom sink water smell REALLY BAD I have told them plenty of times and not one thing have been done about it. I been hearing gun shots like its outside my window. I have seen the Security at the corner store when they should have been protrolling the primes. Only time you might see them walking around is on a Friday night but you want see them more them twice. But be late on your rent and they'll be ready to file on you with a sue coming behind it. The office people NOT ALL but most have some nasty attitudes but why cause I'm sure they not having to deal with these kind of problems. Then they OVER CHARGING FOR RENT , WATER, SWAGE, TRASH. What I can say is I will take this as a lesson learn READING IS FUNDAMENTAL I will look of the reviews before I move into my next place. What I can say is my car have been okay and I don't hear much noise!”

I wish I would have taken the below comments more serious because they are spot on!!! I will not be waiting until last minute to find a new apt next time. I didnt want to use thw bathroom in my own home let alone sleep here and that is really sad to say. My move-in experience was one of the worst I have ever had!!! My gate code doesn't work, there is a lot of activity at night so living alone you don't feel safe, I turn know my bathtub and dirt came running out and I woke up to seven roaches in my kitchen sink. I dont even have base boards. I think thats why there are so many roaches. The staff was very nice and professional and the gate is an easy fix. However, a roach infestation and dirt in my water is unacceptable. Then they have the nerve to charge you $4.00 for every infestation treatment you receive when they know their complex is completely infested. I understand you get what you pay for, but this is an unsafe living environment and a violation of my tenants rights! Please don't move here unless you like sharing your home with roaches!”
