“We have had a horrible experience living here. Things were decent in the beginning, but then all the staff we liked left (got fired?). We now have staff that is rude, ignores our problems, and will sometimes tell us to 'just deal with it'. They also are gone for large chunks of the afternoon? We've had problems with appliances, water leaking (which they took hours to fix), no AC, and everything in-between. Last summer the AC went out and it got to 95 in our apartment. It has gone out many times already this year reaching 80's and high humidity. This causes mold which they are reluctant to fix if at all. We have absolutely zero amenities. The pool is condemned along with the clubhouse underneath. And there has been a downed fence in the courtyard for months that's just sitting there. The 'dog park' can fit maybe one dog. People who are paying for parking in the basement are getting their cars broken into. Garage doors occasionally break not allowing people to get to work. The elevators are going out of service all of the time. There is a big bug problem. The patio doors are not sealed properly and leak when it rains. There are motorcycles who insist on racing down memorial in the middle of the night making it very difficult to stay asleep sometimes. Please do not sign a lease here, you will regret.”

The AC is also not able to keep the humidity at a reasonable level which is why the building smells like mold (and animal urine, but that's a different story). If you enjoy living in an air conditioned room, this is not the place for you. The staff is incompetent and unable to fix any of the problems this apartment has. A perfect example of this is the roach infestation. It is very common to see a few crawling throughout the lobby, on the stairs or in the elevator. But it's impossible to miss the hoards living in any trash collection area. Overall, the cleanliness of this place is awful, and you get to pay for a pool, fitness center and air conditioning that you never even get to use. Think twice before signing a lease here, and if you do, invest in a dehumidifier (or 2) because you will need it to keep all of your belongings from getting covered in mold. the picture attached is of my "working" thermostat and AC UPDATE: AC went out again on August 9th. After 20 long days in the Houston August heat and Memorial Towers finally "fixed" their chillers on the 29th. The management has not offered any concessions or prorated rent for the time the AC was down. They constantly blame their "supervisors" for decisions that are made and when you request to speak with anyone, office staff will ignore your calls, emails and continue to make up excuses when you talk to them in person. UPDATE #2: I finally got out of this slum after providing 60 days notice and an additional fee of 85% of one month's rent. I fought hard to get any type of concession but Barvin and Memorial Towers refused to talk to me, and in the end, would not settle for anything less.”

People leave exterior doors open. Elevators broken every couple of weeks. Elevators and halls reek of dog pee just about every day. BLACK MOLD!!! We had them come “clean” the vents earlier this year. They painted vents a darker color so it’s harder to see that there’s mold.”

Living here is miserable and things are constantly broken. Some of my appliances were not working when I first moved in. How is that acceptable?!! Rain will flood into your living room because the patio doors aren't sealed properly. Parking garage gates are broken and once the entrance was broken for an entire week. The exit was also broken before and no one could go to work in the morning!! Since moving here, firefighters have been called 3 times, one of those times I called in myself due to dumb residents leaving things on stoves. Another resident told me firefighters get called all the time. There's weed being smoked all the time, you can smell it in the hallway (at least on my floor) and there is clearly no smoking allowed on premises, even stated on signage. Additionally Management is incompetent and can't even come up with resolutions. They can't even risk manage properly which led to the following issues. The entire complex was without AC, lighting, hot water for almost a week and residents called in to complain to the city of Houston's multifamily housing habitability department and they came to investigate. Ended up closing community amenities including the parking garage, leaving people without parking. Hilarious!!!!! What was even more suspicious was a resident had posted notes on every floor mentioning the AC and lighting issue that was missing for almost a week and they were taken down almost immediately. Someone doesn't want us to see what management is doing wrong? Suspicious! If the city coming to investigate isn't a red flag then go ahead and live here!!”

Something is always breaking here, whether it is parking garage gates or the elevator. It seems the elevator is constantly broken. They deliberately passed the places that most of the reviews are complaining about. The dog area is small. Two, three dogs at the most can be in that area comfortably. The trash chute empties into the garage. It smelled pretty bad when we were there. The lobby is flooded with air fresheners. That's all you smell. You'll taste it if you sit there on the couch for more than 10 or so minutes. The top floor had a musty smell. The paint is ugly. The carpet is stained all over. The best part was... one of the two elevators were broken. For the record; Dear management, concrete is porous. They tried to tell us it isn't. We signed a year lease directly across the street about an hour ago. Much nicer enviroment.”

The average lifespan of a chiller system like this building has is 20, 30 years at most. You will smell mold here. Mold will build up on your vents. Your apartment will feel damp. If you have allergies, you will regret living here. I purchased a hygrometer from Home Depot. 70% humidity inside the apartment 24 hours a day. It went to 80% a handful of times. If it wasn't for the age of the building, I would have stayed. Extremely convenient for just about everything Houston has to offer. All kinds of different people. I never met anyone there who wasn't friendly. Nice pool. Nice exercise area. The layout of the apartment was great. I enjoyed my balcony view of Memorial Drive at night. The building is just to old. — 5400 Memorial Dr · Houston“i moved in here mid february. if youre a health nut and like outdoor activities, this place is great. lots of hiking and biking trails near by. the location is really perfect for just about everything. the people ive encountered are nice. thats really all i can say thats positive. some of the reviews about the air conditioning are true. its one of those old big water cooler type air conditioners. im not sure what they are called. it blows wet air. youll notice it when you get in bed on top of the sheets. its a wet, cool type feeling. no lights in the bedroom. not even a fan. some of the kitchen cabinets are peeling on the corners. the paint on the closet door near the front door is peeling off in large chunks. there is also a half inch gap on the bottom of my front door. ive patched that as best i can. lots of dogs. lots of dog pee. you can smell it in the elevators some days. the emergency stairwells are nasty. dimily lit. trash all over. pool and gym are cool. its never to crowded to use either. office likes to send numerous stupid emails. all in all, i cant wait to find somethimg better.”

I previously lived here before and moved back into the building a couple of years ago while they began renovation. With that being said the upgrades have made a huge difference the lobby area is very welcoming gives you a warm and inviting feeling. I do really love the location and views from my apartment and plus with my extended balcony it is a great place to sit out and enjoy a book while i sip on wine. I recommend this place very highly to anyone looking to move into this area it is very hard to describe this place fully as it has a unique character to it I give it a A++.”
