Manager are very rude. They always have someone new in the office, which never know what's going on. I have called and went into the office to inquire about the roof in my bed room. Every time it rain it leaves a water spot, it's been a year and a half. Every time I hear someone will be out today or tomorrow. My tub is peeling I was told I have to leave my apt a full day so they can resurface the tub, however I have to leave a full day. I don' t have any family nor a car to find a hotel so I asked if I can stay in the model apt for the night. I was brushed off and was told they can't fix it and to call when I can leave the apt. One year someone stole my electric meter outside, I was told by centerpoint that they will send someone out at 4am. I'm glad called the answering service which notify the maintances guy to come check if my meter was stolen. He was nice to let me stay in the model home for the night. Roaches........I have tried everything, I have seen roaches jump over boric acid, jump off the wall when I turn the kitchen light on. Tenants are constantly moving out. If you decide to say here make sure you go into the office to pay your rent and have them sign your check book. I call every month before I get a money order or write a check they tell me the same price I pay every month so one day I come home to a nasty letter saying I will be locked out my apt because I have a balance from 2010. The front gate is always open because someone keep breaking it. The maintances guys are cool and they will fix whatever need fixing but the unfriendly workes in the office do not reports it. (sometimes) Since I moved here the water is always cut off mainly on Thursday's Im currently looking for a place to call home and now looking on this same site before I move anywhere. ps they finally hire a security after a lager amount of cars was broken into.

Well to make it short, the management is very rude to the resident, but at the first time when you go to ask about the apartment to live they will smile for you, once you sign the contract your done, you will be ignored, for the maintenance guys, they are just bunch of gangs you can t even talk to them, and its make you feel they are the only experience Houston have, in addition to that the complex have armed gangs these days walking during the day and go inside the apartment with the leasing office acknowledgment and do robberies, imagine 4 theft accidents within one week (what do you think)? For me and other 5 families they moved already because of the things I mentioned above, and as far as I know there is another 3 families are moving too, the disaster is when you talk to the management and ask them to provide security they said it is happening everywhere. Note/ The main doors are open all the time, and no security.

I've been living here eight years, and the thing that bugs me the most are the ROACHES. They're everywhere, and I have a roach allergy which makes living with them extremely difficult. The roaches constantly crawl across my walls and floors, onto my clothes, my food, and they even crawl about my bed when I'm asleep. They lay their eggs and poop everywhere so I have to refrain from touching, organizing, or going through my own items and furniture. Also, about five years ago, there was a moldy stain on the bedroom ceiling that grew until it was the size of half the ceiling. It turns out it was a leak from my neighbor's bathroom and we had to move two doors away. It's pretty safe here, and I do feel safe walking around at night, but that may only be because I've been living here the majority of my life. Most of the people here are friendly, although my mom's car had been stolen once, but that's inevitable. The staff, on the other hand, are extremely rude. The apartments are located between an elementary school and a gas station and close to busy roads, making it convenient if you have a child, pit stops, or use public transportation. But there are several other apartments that are much nicer for the price, and just having so many roaches around pretty much kills any quality in these apartments. I wouldn't recommend moving here to anyone, unless you want to be swallowing roaches in your sleep.

It's quiet. Maintenance responds quickly. Nice area, good neighbors,and nice staff. I been here going on a year and I plan to stay. Great place for a bachelor.

I have lived here for 5 years, I find the price for my 1 BR quite affordable, concidering what side of town I'm on. It had gotten pretty bad after Katrina, looking more like the Greenspoint Area, but now that most of those residents have left, it has gotten back quiet. My biggest comeplaint is that in the summer time, I pay well over $200 for electicity, which is twice as much as my mom pays in her 2 BR house. I'd like to think that the buildings are not well insulated, I know it is not the A/C unit because everytime I ask them to check on it, they put in coolant, but there is no change in the apartment temperature. I don't know if there is on-site security, my car has been broken into twice, just the other day, another car was left with only the windshild, because all the other windows had been broken out. The front gate is always broken and there seems to be more and more people "visiting" for extended periods of time because seem like I have to park farther and farther from my apartment. I have also had the issue of my rent checks getting lost, there is no drop box or online payment system, which I believe there should. I work and go to school, so I am never home when the office is open, so I have to place my rent check in an envelop and slide it through a crack in the door, they say we can go across the street to Boca Springs and place it in their drop box, but I don't trust that, why not just install a drop box. Other than that, it is a good value if you want to move away from some of the ridiculously crime infested areas of SW Houston.
