I love my place I have a one bed room den, they keep the apartments up and send's out letters to you so you will no what's going on around you. The only thing I don't like is the hookers that walk around their that's it.( BUT IT HAS GOTTEN BETTER THEY HAVE SECURITY) But in all it a really good place to stay. if your a single mom like me it will be a great place for you and your child to live in.

Well you get what you pay for , in 2019 this place is trash . Roaches are mad crazy . The manager is hardly ever working usually gone from the property even on the 1st of the month. Hard time to get repairs. A lot of unprofessional fraternizing going on with tenants . Totally unprofessional!!!! If your trying to save money then well try at your own risk.

We've lived here for two years...and it has it's ups and downs when we moved in all of our appliances were new still had the stickers on them and everything....unfortunately the stove was left unplugged in the middle of the floor and we had to take care of that ourselves the folding doors that are suppose to hide the washer and dryer were not even attached and were left laying in the bathroom floor...we wound up just sliding them in next to the dryer to get them out of the way...the first year we were here was fine...the pool was open all summer and I was even able to swimming in the evening so I wouldn't get burned but then they brought in a management company....and the pool was pretty much locked all summer no more swimming in the evening or hardly ever the foundation has become an issue I have 8 foot cracks going across the bedroom and living room walls..the crown molding has cracks around it there's cracks all over the walls and ceilings the kitchen linoleum...needs to be replaced the carpet while new was cheap and hasn't held up well to a high traffic house hold with pets and grandkids visiting on the weekend..the pet deposit is beyond ridiculous it's higher than anywhere else we've lived if the dep. was less and the apartment repaired the apartment itself would be pretty nice the damage as I stated stems from shifting in the foundation the apartments were sold so it's under new management again so maybe we can get the walls repaired again

I'M GLAD TO HAVE MOVED AWAY FROM HERE!! AS SOON AS MY LEASE WAS UP I RAN WITHOUT LOOKING BACK. THE MANAGER THAT HAS BEEN THERE FOR A FEW MONTHS THERESA IS BAY FAR THE BIG PROBLOME. I'M SORRY BUT SHE HAS NO WAY OF TALKING TO PEOPLE MAYBE SHE SHOULD BE SEND TO CUSTOMER SERVICE CLASSES. IF WE HAD A ISSUE IN THE APARTMENT SHE HAS NO ANSWER. BUT SHE REALLY HAS TIME FOR ALL THE MAN THAT COME VISIT HER AT WORK NOT TRYING TO BE A HATER BUT KEEP YOU LOVE LIFE AWAY FROM WORK WE DIDNT HAVE TO SEE HOW MANY MAN YOU ARE WITH IN A WEEK. CATHY NEEDS TO COME BACK!!!!!

On November 15th 2012, several cars were broken into. Laptops, cd players, Christmas gifts,etc were stolen. Windows were busted out so that the thief or thieves could gain access to what was inside. The manager Theresa could care less. Not her responsibility. I have a leak coming from inside my apartment. The foundation is unstable. The doors have come off of the hinges. On October 25th someone sat next to my window, ate their dinner, drank several beers, then tried to open up my window to get inside. I know this because I saw the screen torn off the window, the food trash and beer cans right next to my window. Luckily the cam lock had worked or the person would have gotten in. There is dog poop everywhere. Not every one pays a pet deposit. There are many neighbors that have more than 2 dogs in their apartment. There are hookers that walk up and down Bissonet starting at 7am and even work on Sundays.

I have been here for 3years this use to be a Great place to live..NOW not so nice The pool was just open today July 3, but the gate was locked so I called the office was told the pool will be closed due to the fact it was just cleaned. OK 1 hour later I was called back and told the pool was now open. I was shock to find not only was the pool filthy there was a dead frog in the pool and I was unable to see the bottom of the pool it was so nasty. I must say since Cathy has been gone this place is going to the dogs

I moved in about 3 months ago. I've had one issue which was a leak, but it was resolved. As far as everthing else that goes on around here... OH WELL, cause you can't control what goes on around you and what other people do! I go amongst "them" to get to the bus etc. and I've never felt afraid, threatened or anything. When I first moved here I didn't want to go out beyond a certain hour, but the best way to learn is to live! There were times I've gotten off the bus kind of nervous because I had my laptop, cash, watch or other valuables on or visible, and thank God nothing has happened thus far. Though things appear to happen OUTSIDE OF THE PREMISES (mind you) everyone minds their business from what I've been able to gather. I've lived in hood areas, and considering those that I've come to know, the people who walk around here are different. Staff has been nice. I'd say talk to them and treat them like you want to be treated. I have no doubts they do the best they can. Realize everyone has limitations from management to maintenance. They are regular people called to do a daunting job. My recommendation is to check crime reports in the area of you're concerned for safety. Maybe in other complexes but not this one. Most times if you are broken into here, its because of "the company you keep." Prostitution? Yeah I see it. That is out on the public Street and not in the complex. That's none of yours and my concern and if you're lucky enough, you can get a front row apartment location and watch it go down! Of you're virtuous enough, you could pray for them! As far as your children being safe, if folks would stop letting their kids outside unsupervised, that would be no concern would it? The complex is quiet, many people who love here have jobs and/or keep to themselves. I don't see why anyone should have a problem living here unless if you're asking for blood to.come from a turnip!!! OH YEAH, just remembered, only problem I do have is a neighbor's small house dog that never seems to like to be outside. So or just barks and barks most times breaking the silence. And I also wish the complexwould start using gate openers to prevent is having to stop to use and/or touch a nasty keypad that hasn't seen disinfectant spray in I don't know how long?!

i was recently living in the madison apartments and they were great! the staff members were really nice and respectful. The maintenance of the apartments was unbelievable (always new stuff in the units and workers used to go do your work orders really quick). approximately 5 months ago all this great things changed, when the owner decided to rent this property to a management company. The new office members are really rude, they are never in the office (if you have an emergency you have to go like 20 times because the manager is never there), maintenance people takes forever to fix your stuff. This place is unsafe, there is a lot of suspicious activity in these apts. The location is really bad. there is too much prostitution, drug related and sex offenders in this area. I dont recommend this place to live. ooohh without forgeting an important part, this is not a good place for children.

I lived here and didnt even finish out my lease. I payed to get out my lease because I couldnt stand to stay here any longer. The apartments are ------ and run down. The staff are rude, disrespectful, and not helpful at all... Please do not live here there are better apartments closer by....STAY AWAY!!!!

I have lived in the Madison Apt for the last two years. At first I was happy with the size and price of the apt and that it looked nice to be on Forum Park. However the apartments are very old and the appliances in them are old. The walls are so thin that you can hear your neighbors talking or walking. After Ike it took them 9 mon to fix the gate and the carport area. There is a serious roach problem as well. I am very clean and I have had the pest control come in weekly, use boric acid, moth balls, raid and anything else and nothing gets rid of the roaches. There is mildew on the ceilin in the bathroom and the railings are loose on the balcony. Managment really doesnt care about anything but getting that rent check. Tessa has her good moments, but she as well as the manager don't know how to talk to people or how to run a reputable complex. If you dont have to move here, I would suggest that you dont.
