These apartments suck! You are paying for the proximity to everything and not the service. All the parking complaints are not embellished. They are very true. There is never any parking to be found after hours. If you work late, don't live here. The access gates are constantly malfunctioning. They can remain open all weekend, since there is no maintenance on weekends. So much for secure parking. Walls are pretty thin. If you have the bad luck of having loud neighbors, you will hear everything. Street noise can be heard from the apartment. Let's not forget the bug problem that exists. The building was built 1958 or 48. They will tell you that it is TX and roaches just come with old building territory. Expect the price of rent to change upon lease renewal. Customer is so so. Small things get taken cared of right away, but if you need to reach someone else good luck.

For a 1 bedroom charged $700 with a good location is unbeatable, I mean you can't really expect too much of service and quality. But if you consider moving in, two main issues need to be concerned. 1) The window is facing the walkway, you either lost sunlight or your privacy. And the window is made of cheap glass, so you may hear your neighbor walking home. 2) The apt ONLY offer 1 cable/internet provider "Wavevision", the speed of the internet is extremely slow, I have to unplug the router EVERYDAY in order to have it work properly. Even I do so during the evening, the speed don't show any improvement due to the high usage of the apt complex. That really pisses me off. Cable is another nightmare, I pay $35 for my HBO and Showtime channels, and you know what, I have got 3 HD channels of those paid channels. Bad HD quality. The worse cable company and dare the company charge you AT&T or Comcast price! I highly suspect that the management office got a kickback from the cable provider. If you work at home or a high user of internet, you might not want to move here

I don't completely hate these apartments, but after 5 years of living here I am fed up with them. If you are single or a young couple, these apartments might be just right for you because of the positives. For me they were fine in the beginning when it was just my husband and I. Once our son was born, I began realizing little by little that these apartments were just not for us. Let's start with the positives... They are located in a great area. If you are go to bars and clubs, this is the perfect place since it's off of Washington St. It's also a walk away from Memorial Park. Only a 5-10 minute drive to downtown, River Oaks, and Kirby. They are also a great deal for the location. Rent for 2 bed/1 bath is about $850 here, while around the area the same apartment can be for well over $1200. I also haven't personally had any issues with safety. They've had some events here and there for the residents with prizes, free food, ect. They also have valet trash service M-F. Just leave your trash outside the door and viola, it disappears overnight. Now the cons... I can't stand the low quality of these apartments. The paint is cheap and stains easily, space is extremely small (especially the kitchen), and there is barely any space to store stuff. I especially hate that the windows are along the walkway, so you can hear EVERYONE passing by as you sleep. Walls are very thin. I can hear my neighbors upstairs, downstairs, right next to us, and right outside. There's an obnoxious neighbor who just loves to talk very very loud on his phone late at night in the parking lot and I've had to yell at him a couple of times for him to go inside so we could sleep. Parking here sucks! The parking spaces are small and it's very limited. Sometimes some "very nice" neighbors will not care if they are double parked and it's a wasted space to an already limited parking lot. Even when the exterminator has been here 3 times, we keep a can of raid all of the time, and we have throughly sanitized and cleaned the kitchen and bathroom twice, the roaches still keep coming and breeding. They must also be living in the trees because when spring comes there are always HUGE roaches outside walking around the walkways and parking lot. Take all these reviews with a grain of salt. A place that is perfect for one person may not be for another.

Pros: cheap, good location, gym has multiple cardio equipment and some tv screens that work, some events, maintenance, 2 computers in business center, free wifi in that area Cons: pets allowed, fleas, cockroaches, parking hard to find later at night, small bathrooms, break-ins, peeping toms, laundry room requires card, can hear neighbors through walls and floor, prices go up when renewing, staircases broke one time Overall, I lived here for 3.5 years. I didn't have many maintenance issues. I had a few clogged sinks and bathtub drainage issues, but those were fixed promptly. My only major problem is that fleas infiltrated my apartment and bedroom which led to many bites and scars. I don't even own pets and kept my bedroom relatively clean. I think the fleas jumped onto my socks and came in that way. There are many pets around here and you can tell. The walls are also very thin like others have mentioned. You can hear a lot of what's going on with your neighbors so sometimes it may be hard to get some sleep at night. Also, during the fall there were a lot of bull frogs around the area that would croak. This was very noisy. It only happened one year though. The gym doesn't have that many machines, but it has free weights, ellipticals, bicycles, and treadmills. The interior looks kind of old. Its location is good because it is a few minutes from the River Oaks shopping area, right by Memorial Park, close to Galleria, and close to Downtown. I left my car unlocked on accident one night and someone had rummaged through the car. I believe a few gold dollar coins were stolen, but that's all I could tell. I'm not sure how safe the complex is but I lived on the 955 side and it seemed okay. Washington street seems to be less safe. Also, the prices seemed to go up more than other apartments upon renewal. I think it is an average apartment, average size for a 1/1, and a good price for the location. You probably could find better looking apartments but it will cost more. However, I wouldn't call them a "luxury" apartment complex like they claim to be.

I lived at The Memorial Club in 2009 for a year and thought that because it was old, the grass was greener elsewhere. Believe me, for the money and location, YOU CANNOT GET ANY BETTER!!!!!! So good, in fact, I'm moving back into my same apartment in February and I can't wait!!!! Of course it is old, that should be obvious before you move in, but I live in an aprtment that is 0 years old now and can hear my neighbors 2 doors down. The quality of construction was much better when Memorial Club was built and that is obvious in how little you hear from your neighbors. I would recommend this apartment to my brother!!!!
