Anna the management staff is very rude, and she rented apartment to me which has mold in the vent and paint was used to cover apartment smell. Roaches, and strong odor verywhere. Don't move in here you will get very sick if you try to stay here.

This place was an entire nightmare. It does not matter how much you complain to these incompetent people the issues, they don't care. This place only cares about collecting rent and that's just about it. Dog crap is everywhere, trash is everywhere including broken beer glasses, staff doesn't listen, property manager is rude, and you're always going to be miserable living here. This is an old, poorly run property. For the price you could honestly go live in a newer construction complex and have less problems. This complex and Karya management are absolute ---- shows.

I love living in this community. The location is great near by freeways and shopping center. Restaurant and stores. The office staff is very helpful and with a good attitude. My apartment is spacious and upgraded.

Wouldn't recommend those who like to sleep, have peace, relax on weekends etc. or worry about your car move here. You will not be granted "Quiet Employment" in your own home. You will not be reimbursed for towed vehicles, you will step in dog **** at least once a month. Ive been a resident for a very long time. I stayed with hope for EACH new staff, hoping that they are more assertive than the last. All they have done is raised the rent, changed the color of the floors, added new paint, faux granite in the kitchen, and used the referral process to bring unsavory tenants to the property. Its all about money in the end. Right?! Nevermind that the good tenants pay just like the bad ones. We desreve our peace. As long as you get asses in those seats and the money machine is rolling. Nevermind people cant function at work properly due to lack of sleep, or that extra $200-300 spent on a car towed wrongfully .... Why pay for this??! Its now all bills paid, which is $300 more expensive then it was before the property was sold. And it was better then... imagine that lol. Not to mention the parking is horrendous, dog poop everywhere, LOUD neighbors blasting music!!! They place huge base speakers outside as if everyone wants to hear their **** You name it. All night?! Loud music. 3am?! Loud music. 5am ?! No problem... loud ****ing music. Outside, yelling, fighting (witnessed a stabbing victim) All hours of the night/morning. Week and weekends no escape. My car has been towed from an ASSIGNED rented spot, and vandalized. Which promoted this post! When reported to the office the option was to transfer. My next move will be OUT! Since about 3 yrs ago the office staff changes every few months on a consistant basis. They dont do much but send out warnings. Making any real moves is out of the question, heaven forbid they get assertive or hold any part of lease unless its rental payment. Anyway, they're nice. Eager to please, but they soon will be replaced too. Parking requirements have changed 2-3 times this year alone. The quality, expectations of residents, and respect have totally diminished, and my patients right along with it. I know equal housing laws prevent turning down people for apartments, but if they are an issue do your part! Issues that are listed on the LEASE as violation shouldnt be tolerted or continue to happen. Its new paint on an old story. This once nice property has turned into a GLORIFIED HOUSING PROJECT at this point. A bit harsh, but it is what it is. I cant wait to move and will never renew a lease here again.

I wish there was a way to give ZERO stars for this hell hole. My boyfriend has lived here for almost 2 years. I had recently moved in with him about a year ago. And let me tell you, idk how he does it. This place is such a crap storm, I'm just going to pick a part and start with it. The apartment itself, on initial inspection looks fine. I dare say, even "homey".. But it ends there. They have a HUGE roach and spider infestation. After we had bombed the apartment on multiple occasions, they seemed to have moved on. At least away from my apartment. Now, the front door of the apartment had been hit or was poorly made because there is a huge split in the door, and it was not even fixed prior to move in. They simply painted over the split !! And its not a great job. You can clearly see from BOTH SIDES that there is damage to the door. That is not the only thing that they painted over. The floor of the tub is dirty and nearly rusted. I know that now, because after using the shower for so long, the paint has started to come off. Like, literally coming up and off in CHUNKS. The ceiling in the bathroom has been leaking for the past 7 months. So much so, a part of the ceiling above the bathtub is coming down. Makes for relaxing showering. I have literally called everyday asking them to PLEASE COME FIX THIS. No avail. So a small trash can now has to be permentantly placed under the leak, otherwise the water will leak out of the bathroom, down the hall and into my BEDROOM CARPET. AND LORD. If we have the A.C on, it makes the leak POUR. Its awful. I, for the life of me cannot figure out why they have maintenance people, when they don't fix anything..! When I call, they either don't answer, or are pissed off because they actually have to WORK. Oh, and if its ringing and ringing and you aren't getting an answer I KNOW FOR A FACT, it is because they disconnect the phone when they don't want to take calls and conveintly 'forget' to plug it back in. FOH. There are adults and children screaming and being rowdy at ALL TIMES OF DAY AND NIGHT. As a young female, i do not want to have people right outside my living room window. That is only a thin sheet of glass separating them from me. I have a small child, and had people right on the other side of my window being very loud one morning. I had called my boyfriend, and he called the front office. A woman had told him, she would send a maintenance worker to politely ask them to move. No biggie, right? I call back about 5 minutes later and some miserable sounding 'LADY' answered the phone with an attitude telling me that there is basically nothing that SHE'S going to do about it. These people need to get on the same page. And that 'LADY' needs to find another job, because I'll be doing everything I can to get her fired. This place is noisy, and grimey as HELL. God, I am so happy to be able to move out of here..! I really hope to drive by one day and this place is torn down. The slack jawed idiots in the front office will be happy. They never want to do their jobs, anyway. PLEASE STAY FAR AWAY FROM THIS PLACE. IT IS OVER RUN WITH DRUGS AND THERE IS NO SECURITY OR ANY MEASURES TO PROTECT YOU. These people just want your check. They'd leave you dead in an apartment as long as they were collecting rent.

I really love these apartments,diamond hill is such a good place and maintenance is on point.The ladies in the front are very helpful and they help me with a smooth process of moving in.Dayra and Patricia are so helpful and keep the good job up diamond hill staff

The place has an amazing deal, all exepenses paid, you cant beat that! At least when we got it that is, most definitely would refer someone to live here, but mostly because of the staff, Dayra was the consultant that helped us and she was on point with everything, very nice and super patient, the Assist. Manager Patricia was also extremely helpful aswell, the maintenance staff has come through withing a week of any complaint made, once with the air conditioner and once with the closet. Best part of all the 2 bed/ 2 bath come with a washer and dryer and thats a huge plus for me.

Came in to inquire about the apartments and was greeted with a great smile from Dayra. She was very knowledgeable and answered all my questions. Since living here I have never had any issues, if a problem came up having to do with maintenance it was handled very quickly. Patricia the Assistant Manager has also helped me out before when it came to getting some more information. They're always very helpful when I have questions.

Please do not waste your time moving here. I didn't even get a chance to sign a lease before I saw what kind of business they were running. IT'S HORRIBLE. I applied in early February, paid the app and admin fee and once I paid I never heard back from them. Usually it should take no more than 48 hours for them to get all of your info back to see if you're approved but it took them all of 4 WEEKS! Yesenia was the name of the agent I worked with, and she never reached out to me to tell me if I was approved or not. So after waiting and waiting I finally reached out to see what was going on and every single time I called Yesenia told me that she was working on my application and would call me back in thirty minutes. And every time I waited thirty minutes I NEVER received a call back. So after I got tired of that I asked to speak with the manager directly because at this point I was no longer interested in leasing anymore and someone needed to hear what was going on. So Yesenia transferred me to a manager (or so I thought) and I began voicing my concerns to this person. Once I finished stating what I had to say this woman asked me who was the person I was working with, I replied Yesenia and with no hesitation she transferred me BACK to Yesenia smh. I got tired of the run around so I finally decided to just go up to the apartments and find out who the manager was that I had supposedly spoken to. Before I walked inside I sat in the parking lot and called the phone just to see if they would pick up and believe it or not they DIDN'T. I sat outside of the leasing office and watched them listen to the phone ring and not pick it up. (They never knew this either.) I walked inside and asked was the manager there so that I could speak with her, and the -------- girl with long brown hair and a darker complexion told me that the manager wasn't in the office. I saw an older lady walk by and I asked her was she the manager and she said YES. I couldn't believe she had just lied to me like that. The manager that I spoke to that day in person was named Purnima (I'm not sure if that's spelled correctly) and she seemed like she could help. I asked her did she remember speaking to me the day before and she said "Unfortunately, we didn't speak yesterday." That let me know that when I asked to speak with a manager Yesenia transferred me to a leasing agent instead just to make me feel as if I got what I wanted. She told me she knows that the girls in front have horrible customer service and that she's trying to teach them, that she'd only been working there for three weeks, and that she tries to treat them like her "daughters". I ended off telling her I would THINK about considering signing a lease if I was guaranteed to only communicate with her because she seemed nice. The next day I went to look at more reviews on the apartments and found out that Purnima has been working at that location for over 7 MONTHS. I'm not sure why she lied to me but at that point I just wanted the money back for my admin fee because not only did she lie to me, they had horrible customer service AND they hadn't ran ANY of my information to see if I was approved for the apartment until March 8th, even though Yesenia had already given me an apartment number and everything. That was literally a month after I applied. I warn anyone who is looking for an apartment, please go somewhere that values your time and hard earned money because Diamond Hill Apartments Karya Management as a whole does NOT!

I've lived in this complex 3 times. Never had much of an issue before. However, this go round is 100% opposite... this time I've lived here a year and I have already seen several managers several different office staff and no telling how many different assistant managers.. There's NEVER any parking. There's always a smell of dog & cat crap everywhere outside. They're idea of renovated is new appliances & faux wood floors-some gray/some brown. The gym is a joke! Roaches are awful. The dumpsters are constantly overflowing making the back look ------ as crap. The complex decides when to turn heat/AC on or off (controlled thermostat). Your best bet when bathing/showering: take a bath. The water can go from freezing cold to scortching hot, several times without even touching the knobs. The only way to keep a constant temp is a bath. There's absolutely NOTHING FOR KIDS HERE! The onsite laundry facilities are a joke. Only some units have washer & dryers. People allow their pets to pee & crap in the breezeways, which make for a lovely smell. No security during the day. Only at night, sometimes. When telling the "manager" or staff, all they do is say: we'll look into it, or we'll take care of it... Never happens! $899, all bills paid, in a decent area- is the only positive thing. DO NOT WASTE YOUR $ HERE! ... P.S.: I should note that when moving in @ 1st, it was not this bad. Over the last several months is when it REALLY went downhill!
