It is horrible going downhill. Boarded up apartments, apartments with broken windows, gates always broken open, and the pool is disgusting. Cars with flats and leaking oil in lot and they don't tow. A revolving door of managers. The owner is a rude slum lord. They have been cited by the city.

What people don't know is that this complex has not been PARK PLACE nor RIVERSTONE for a while. Riverstone was sold to a private owner in February 08 his name is Joe Keye. The office refuses to acknowledge this but after lots of research finally found out. The complex was run very efficiently at the time it was Park Place but no longer. It is in a crime ridden neighborhood and it is frightening to live there. This is not fault of management it is the area itself, S.W. Houston is not a safe place to live. The manager that is on site now is trying to clean up the complex of the illegal element and I hope that all goes well for her. My apartment is nice, I have no complaints about the place itself. I do not have any roaches so I don't know what other tenants are talking about unless they are just nasty and drawing them to their apartments. In any case the time has come to move, I have lived her almost 9 years and the area is not going to get better. I am tired of living in fear in this area. Good Luck to anyone who moves here.

I moved to Park Place after moving my things in I realised how dreadful of place I got myself into.. After I settled in about 3 days later I tryed to get out of my lease immediately! The staff wuz very uncourteous to the noise and frequent drug deals that go on here. I pleaded and once cried to get out. They told me although it had been 3 days i would have to pay about 2 1/2x rent to get out... REDICULOUS!! So i am stuck here for the longest 7 months of my life. To top it off there has been SEVERAL burgularies here. The crime is so bad not just here but in this whole area I once called the police after seeing broken glass from a prior break in the police never responded!.. WOW I installed a home alarm system and pray everyday coming and going to get me through each day.. To top it off I am also worried about my vehicle every night. I asked the apt abt a getting a dog they told me they would charge me a 300 dollar pet deposit and only half would be refunded, as if the whole apartment is even worth it! The staff is never steady, especially office managers.. I have seen 3 already and i have only been here about 4 months... I am a male by the way and I don't even go get my mail at night.. to think how the women feel trying to scrable to there apartments.. Yeah we have washers and dryers in every apartment but what good is it if its so old it only half works.. Moving from westchase district to here was the biggest mistake of my life. Do yourself a favor and live in a tunnel i hear the plumbing is great... at least I would know where the smell is coming from! THey recently got a "security gaurd" he is such a --- shining his flashlight into my car and once into my balcony! and the crime hasn't gotten any better.. great job dim wit! The gates are broken "working if you ask managment" but no one has a working remote? so they keep them off? how convienient. The tennis court has no net and the pool is just water in a hole. TV MAX is the contracted cable provider..Which sucks! I could keep going on and on..... By the way don't you just love how people who work here make it so obvious that they commented on they self on how great of a SH_T hole this place is? Go ahead and call Veronica (if she is still here) will be happy to lie to you along with the rest of the money hungry crew!

Office staff is always willing to help not only with property work orders but also anything that we the residents need like mail, faxes, and even copies or emails. I don't own a car but I sometimes need to send off things to my work or kids and they are always willing to help

Staff at Park Place is always willing to help from Making copies to faxing even to create a document. The one thing that I appreciated the most was the washer and dryer included in every unit. It was easy for me to come home from work and do my laundry without having to go to the laundry facility on site or offsite. It can be done at any time

These are cheap terrible apartments, they are filled with roaches and their foundation is terrible. Management is the most worst of the worst the property manager had hired her sister I guess, whose name was Jessica Arizmendi, anyways I had to leave my 30day notice which was on July 1, I went in and the only person there was Jessica I filled out my 30day notice got a copy (but was unaware that the property manager had to sign off on it as well), little did I know the girl put the notice in my file without a signature from the property manager in which the refused to let me move out on my move out day because of the fault of management not doing what they were supposed to. After getting on their nerves constantly the property manager finally approved my leave for the appropriate time and signed off on the notice that was date for 7/1/06.In addition I always paid my rent up in advance every 4months, and now that I am outta the lease they are lying saying I owe them money but yet they never notified me by mail or by phone by Texas Law apartments are supposed to give you your full security deposit back within 30days its been over 60days and I still haven't received my money, I called them more than 5 times and another new girl Monica said I owe late rent which is not possible (but yet she had the audacity to ask me when did I miss rent, becuase she can't verify wht my security deposit was spent on my be company). So do yourself a favor and do not move to this ---- hole!!

Late maint. Poor foundation. Bad security. Worst staff ever. Consider staying under a freeway rather than here.

If your late on your rent they will come into your house and take something personal of yours to keep ! Roaches are bad and the neighbors are loud as hell . You will be awakened by gunshots in the middle of the night .And they are slow about fixing any problems you have with your apartment. I've been there 3 yrs and I am looking to move as we speak .
