Nob Hill is a wonderful complex. The apartments are well air conditioned and heated. Huge floor plans, ceiling fans, well lit, modern appliances (they constantly upgrade), lots of closet space and many units even have wet bars. The maintenance staff is polite, well trained and more than adequate. The grounds are ALWAYS maintained and the property is virtually kept in pristine conditions at ALL times. Management is always polite, courteous, eager to please and more than willing to assist with the needs of the residents. There is a lease and it IS enforced (as it should be). As to the alleged "high crime area" fabrications, I encourage you to look at the stats. Yes, there is the occasional auto theft however, this is Houston and if you wish to avoid this, move to Mayberry. Crime happens in ALL major cities and Houston is the 4th largest city in the United States. Given that FACT, the crime in the area is VERY low in comparison to other areas and I have NEVER encountered ANY difficulties (and Nob Hill DOES have on-site security officers who are EXCELLENT Constables). I am of the sincere opinion that most of the "negative ratings" are from those who have been evicted for non-payment of rent or blatant lease violations. In other words, they are from disgruntled deadbeats or outright LIARS. We are a family of 3 (husband, wife and young son) and we will remain in this wonderful complex. I hope this will dispel some of the outlandish lies that have been posted about this complex and encourage you to consider living here. You will NOT be disappointed.

You will find a wide mix here from seniors to college students. I have lived here on and off for many years and can bet that most people in this area have either lived here before or know someone who has. It is a good deal for what you get, good location, all bills included, and pretty decent apartments. There is no crown molding, garden tubs, 9 ft. ceilings, or washers/dryers in apartments, but if you are looking for economical and safe, its a good place to be. Houston is a huge city, and crime happens everywhere. Like another commenter, I have felt completely safe walking around alone at night (young, single female) to and from friends' apartments and to and from my car. The office staff can be condescending at times and some can be flat-out rude; however, others are very intellegent and more than willing to help--you really just need to know who to talk to. I have always had great satisfaction with maintenence; i do not agree that none of the workers speak english, for in my experience, all of them have been able to communicate fine. My biggest complaint would be the contract the property holds with an off-brand cable company that has the highest rates i have ever seen. We are finally switching to sattelite dish to resolve this problem; however, you are binded to use this provider because the apartments make profit from the deals--my opinion is they make enough off of me already! All in all, it is a cozy, great location and ideal for first time renters, college students, young proffessionals, or retired people.

The apartments are fair, and the rent is good considering the area. However, the maintenance staff doesn't speak ANY english, which makes communication impossible for many. The office staff is reasonable, however they take liberations with the lease. Things that are not explicitly forbidden in the lease are still restricted by act of the apartment manager through a couple of vague clauses. This is illegal, however if you want to have your lease renewed, you are stuck.

There is frequent and constant noise, especially in the morning. They are constantly powerwashing the sidewalks (why?) and the maintenance staff has entered our apartment without permission and has also done work while we weren't home and not left notification. They also spray caustic chemicals around without notification or reason. I was driven out of our apartment once.

We also have had thousands of dollars worth of damage done to vehicles while parked in the covered parking. Sadly it is safter to park on the street.

It is also obvious that they only put a coat of paint on the walls and replaced the carpet when we moved in. All in all a mediocre place. We are considering moving when our lease is up.

Overall a reasonably nice place with lots of families. Noise level is way too high as there are always leaf blowers, power washers and kids with pop guns and air horns outside my windows. I´m glad they maintain the grounds but they may be breaking noise ordinances by using old equipment.

Serious crimes about once every two months or so, kind of like the rest of the city I guess. They do have a patrol, and the patrol is courteous.

Maintenance is very fast and courteous. Office staff is so-so. Some are rude, but some are great and helpful. Just have to know who to talk to.

Just a bad year this year I guess, but overall a not so bad place to live.

I lived in Nob Hill Southwest for over a year. The management maintains the grounds and buildings properly. Many of the residents are long term, some having lived there since the complex was originally buit. There is a sense of community. The management provides security patrols during the night.
