I'm loving the newest management. Not only are they friendlier, they've really worked on making the property nicer and more enjoyable. My favourite thing they've done is make a dog park on site! The neighbors are all friendly as well. It's a nice community.

So far so good. Sadly I have a very noise neighbor....... I been here for two months and the only big issue I had was that a pipe broke or was liking but they did come and fix it right way. So I'm happy for that. But as of right now I don't have a major complaint. Oh and one more thing that it is very annoying is that I can't have people over because there's NOOO Visitors parking Available. Especially in the afternoon. So that's a big No No!

It's not a horrible place to live but so many things could be better. Lack of visitor parking , the pool closest to my apartment is never open, sometimes the faucet water is brown, the dumpsters are always overflowing. Overall, management is pretty good now that it's new people. Before, my issues about mold and leaks were never addressed. It's quiet here and no one bothers me or my property, so that's good.

PLEASE READ THIS IS VERY IMPORTANT THIS APARTMWENT IS SCAM I went to this apartment on May 10 2019 I was looking for a two bedroom town home. The lady how was helping me name is Katheryn she asked her coworker who's desk located on the left side of her. She asked her is there is 2 bedroom town home available she said yes but it will be ready 06/06/2019. I asked her do you guys have special. She said $699.00 off the first month and you get proration on the 6 days. I said in that case I would like to apply. She said complete the application and you need to make two money order one for $200.00 deposited and the second of $140.00. I completed the application me and my husband and went and got money orders. She said the apt that will be available is 1310. Than they contacted me saying apartment 1310 is one bedroom town home and if I can give them some time they are waiting on the tenant to send their moving out letter. So I called and was told to give them one more day. Then received a call from Katheryn saying that she has great news and there will be 2 bedroom town home available but they would have to wait till 06/01/2019 and check the apartment and to fix it may take 5 to 6 days. I said that is fine but are you sure it's a two bedroom town home she said yes. Thursday 05/22/2019 I checked the web site and saw that they have special one month free for one two bedroom apartment move in. I contacted the office and was told that they will owner that. 05/23/2019 I contacted asked for Kathryn to check on the status of my application she said we still waiting on verifying employee mind you I gave them most recent check stub for me and my husband and my husband work number and my work number when I did application on 05/10/2019. I asked her I saw online show moth free for one to two bedroom. She said you won't qualify for that, you qualify for the first offer we gave you $699.00 but I would have to check with my manager you may not get any discount I will call you back to let you know. I waited for a call back no call. I went to the apartment office and Kathryn came and said that I have to pay the full month. So I said I would like my money order back please since you won't give me the $699.00 off the first month. The lady that sit next to Kathryn said we have only one two bedroom town home apt available therefore can't give the discount. I said you are the one who said that the special is $699.00 off of the first month rent and you wrote on the pepper. When I came you didn't have apartment available you made wait all this time. She said show me the pepper. Went and got the paper from my car she saw her hand writing than she asked Kathryn to give me the $200.00 deposited refund but not the $140.00. I told her I would like to speak to a manager she said that I will be waiting long time. The manager with the name Nancy came and was like she has a headache and I need to speak in low voice. I explained what happened. Showed her what her staff wrote. She said give me today or max tomorrow so I can contact the corporate by email to see if we can give you the $699.00 off the first month. I said what if they said no. She said in that case will give you $200.00 and request refund for $140.00 you receive by mail. I said ok left waited that day she didn't contact me on Friday the next day I was at work waited till 11 am contacted the office asking for her they will say she just left the office and will be back in one hour called next hour she is in lunch kept calling and the same thing. Of course she didn't contact me. Saturday 05/25/2019 I called they said she doesn't work in the weekend. Finally her assistant answered by 1 pm saying that she will contact Nancy and will give me a call, but till today 05/29/2018 haven't received any call my money or any resolution. I will go to the Houston Home Authority to file a complaint.

lmao i love reading all these reviews because its all true ! These apartments suck in any type of way special the staff in the office . Although they got new people they're all still stuck up and dont like helping out . As they've gotten new staff many people keep moving out , as we are, they're pulling up the rent prices , parking sucks we have 2 cars we live in a 2 bdrm but we only got one sticker so my daughter , if shes lucky enough, has to park in visitors parking if not outside on all day . Glad to say the maintenance staff are very helpful and friendly . But it's time to look somewhere else with better stuff ????

the rent its cheap but theres rats in the apartment theres bed bugs they dont have a pest control . The manager never answered the phone my ac its never working the tub its peeling and theres bedbugs in the apartment if you talk to the manager she dosent care shes just in the office watching tv. she lock the apartment with no notice and no reason . she call a resident an imigrant she curses at the residents . the pool it's green I don't think I ever seen that pool clean

I Just Came in from viewing the place and some woman named regina was being extrmly rude i have been to other apt and they ask me for i.d and i understand but i went with my two little sisters 13 and 14 and she asked them for a texas i.d and she said they couldnt view the apt.she was being extremly rude.

I have lived here for 6 months. I noticed alot of negative reviews mostly 2 to 3years old however. I found that the property had changed owners and management in fall of 2012 and they told me and it seems as if they have really made a solid effort to change the reputation of the property. I do like the Manager Amy however she is out on maternity leave and they have a no lady that I don't care for very much. She seems to not be near as thorough as Amy was and attentive to tenant needs. The girl in the office I believe her name is Vanessa is a seemingly nice girl but she is kind of clueless. Maintenance there is pretty good the only thing for me is the language barrier as I speak english only. It is a 90% mexican neighborhood which is fine with me my mexican neighbors have been very cordial to me nobody seems to treat me with contempt due to not being mexican. I will say I would kind of prefer to be in a building with less children it seems like there are about an avg of 4 children per unit over there. Which contributes to the less than scenic grounds of the property. I have heard people saying that parking sucks there, I have never really had any issue with parking at all since living their. I saw older reviews that talked about the crime level and things in the neighborhood I will say I spoke to people who I have lived there for some time who say it is 10 times better than it used to be. I do feel pretty safe over their we have security who are armed walking the grounds each night makes me feel better. When I 1st moved their I had some neighbors who played loud music late into the night like 2 or 3am but that has halted which is good. I saw reviews saying they saw the cops in their alot and hookers walking the property that must have been a few yrs ago cause I have never seen the cops in their and I dang sure haven't seen any hookers walking round. their doesn't seem to be to much sketchy activity going on over their. I also haven't had to much of an issue with roaches or bed bugs or anything in my unit. I did have a muse in the unit when I first moved their but I put out poision and identified the area where they weere the mouse was entering and the maintenace came and sealed it and since I have no issue. I see a few bugs here and there but no major issue there. There was a small issue I had with people coming to the neighborhood to solicit most of them Jehovah witnesses who would show up at different times but other than that no real issues. The washing machines aren't all that good but you can find a few that work consistently. I wish the tenanats would supervise their children a little more and take a little more pride in the grounds but all in all for the price and area of town and no real crime issues it's recommendable. For me I live their basically because my children live with their mom through the week stay with me on weekends and their mom has a place a mile for my apartment plus with my child support childrens daycare and cost of raising kids I needed to find a less expensive alternative. Pro's- Safety I do feel safe their if not I wouldn't have my kids around. Price- For that area of town you won't find more for the price. Area of town close to all of the southwest and close to a bevy of different cultural areas. Cons- Not aethically pleasing on the outside grounds a bit trashy at times. The current manager (although the normal manager Amy is supposed to be coming back which I really hope so) Here lately some of the newer tennants seem a bit more sketchy than before but still there has been no major incidents over there. All in all not bad not great but not bad for the price are of town and all.

ALERT, ALERT: BE AWARE OF CRAWLING AND NASTY BLOOD SUCKING BED BUGS, COCKROACHES AND VERY TRASHY PLACE! Due to the nature of my job I have lived in several different apartment complexes, but I'll have to consider myself lucky until I came across the Sands Point Apartments, if I can sum it up in one word that would be "Terrible". I have never seen any place worse than this one. The staff is clueless and classless. Starting at the main office, one employee named ------ tells you one thing and the other one named ------ tells something different on the same question. Then the place is infested with Cockroaches of all sizes big, small, medium, etc..., well, when I thought that was the worse of all the problems, boy, was I in for a big surprise when the time came to go to bed. BED BUGS! 30 or 40 min. after falling asleep I get a rude awakening when I feel something biting me and then things crawling on my chest and my legs, I turn the lights on only to find out that the white bed sheets had changed color into dark and maroon color, my bed had an army of bed bugs! Very nasty! Then comes the all night long loud music, people throwing trash like they would in a landfill. Loose dogs pooping right in your front door, and so on..... My final suggestion is: Don't waste your time and money in this Dump!

I think they are a bunch of crocks!!!!! I went to try to rent an apt.and and I explained to this woman named Regina that the apt,was for me,but that I have my sister staying with me,due of her health,well she make me fill an application for each one of us,i told her that my sister wont be staying long,well we fill the applications,she ask me for $50.00 dlls.to secure the apt.and $20.00 for the application,she assure me that they will give the security money back if we were denied,so i did pay it.well at the end my sister wasn't approved and somebody made a mistake with my application,well they refuse to give back my $50.00, i told this woman Regina that wasn't what she said before,but she came up with a whole bunch of excuses, beware if you start dealing with her,cuz like me i was calling looking for her but so many weekdays she wasn't there,and the rest of the people didn't know anything,or maybe thats what they do to take advantage of people.
