People!!! Don't have a business with them... I lost everything after this flooding. Agent from office open apartment, and together with constractors stiil rest what has some value, food in ken, jucemake and all what they want. Even from second level, laundry room, shelf at kitchen where was no water damages. They still my personal leather bag, all China plate and cups what stand in my bedroom in boxes and other stuff... They are robbers! Don't trust this mengement, they will be have a key from your apt.

I feel like the bad review about slumlords is probably more to do with the eraltor and landlords than the place itself. These places are privately owned and rented out, unlike big apartment complexes with one large management company. Luckily my landlord has been pretty good. We really don't hear from him but he's responsive if there is a problem! I love this place. My apartment isn't brand new..or huge...or fancy. I would rather have a nice cozy place in a good neighborhood and thats what I got. The park across teh street is awesome seeing as we have a 3 year old. We feel very safe here, its mostly families and there are kids playing outside everyday! We haven't had any problems with noise, in fact after about 7ish everynight its almost silent, with the odd car coming or going being the only noise really. I'm happy enough here that I'm probably going to renew, though I am going to look at a few other units with rent signs to see if there is a larger one available, but if not I'm fine here. The area is phenomenal and I think the reason people get turned off is becase the buildings themselves look older. Don't let it fool you, if you get a good landlord its totally worth it. Its also pretty damn cheap for the area, but surprisingly that doesn't mean that its ------. It really isnt!!!

I have lived at Meadows on Memorial for 4 years going on my 5th years, and I do not have any complaints at all. I love the trail and I love the people living next to me, the area, and just the surrounding beauty of the area. I agree that those condos are old and needed maintenance, I do not have problems getting people to come repair when I request for them. In fact, all the mnamagement companies have been very kind to me and I don't have problems with them. I do agree that it takes couple of calls to get the maintenance person out, but they get their jobs done everytime.

I've lived here for three years. When I first moved here I really liked the location and the trail system that runs right in front of the comples. The Ant Hills mountain biking trails are the best in Houston and they are right across the street. Very Good. Also about 6 miles of greenbelt along the bayou. Nice.<br><br>But these apartments have changed management several times in the last couple years. Each time has been a downgrade. Now the apartment office has closed. Thats right-- there is no apartment staff on the premises. There is no longer an office to drop your rent or make a maintenance request or most important to monitor what is happeneing on the premises. The place is overrun with ------ residents who don't care to take care of their home. Trash all over that doesn't get picked up. This place has really been taken over by low-class people. I'm embarrased to have friends over due to the loitering gangsters smoking pot outside and the considerable garbage strewn around the back parking area.<br><br>Two years ago I would have recommended this apartment to anyone on a tight budget that is looking for good location in west Houston.<br><br>Now I recommend this apartment to anyone who has a horrible credit rating and can't get approved anywhere else. And you don't mind living in the ------. Make sure your aparment faces the park and not the back side of the apartments, that is where the criminals are.

I have been a resident here for 3 years and really enjoy living here. It is very quite even at night. I am across the street from the walking trail (which beats going to the gym). My kids attend Katy ISD and the bus comes and picks them up. What more can you ask for? Yes, the management company has changed a few times but that happens all the time with apartments. I love the home feeling environment and I will be here until I decide to buy my house.

I have previously posted about this place and have since moved. After being jerked around for so long and getting the feeling the Realtor and her hole in the wall management company(not even listed in the phone book) didn't care about basic state law. I wrote to her Corporate bosses at Re/Max and the Houston Housing Authority and The Texas Real Estate Commission. I received EVERY PENNY of my deposit they were threatening to withhold. the lesson here is they are not invincible if you stand up and not treated like a 3rd world citezen. I am so happy to be out of there and I recently drove by the old place(704) and saw it was even rented out since I moved form there 4 months ago. Also the building next to me(700) has been condemned by the Houston Housing Authority. Such a shame that trash like this has sprung up in such a great location.

We moved into the apartments mid year of 2005 and it seemed like things were okay. The main attraction for us was the park across the street, as well as the great deal we received. We were paying close to 1k in rent near downtown, so we decided that this was a good move. The office staff was "nice" enough though never readily available. We've seen at least 5 different managers go through and it seems like they get less concerned by the month. We are leaving when our lease is up and moving to luxury apartments close by. I realized that the bargain is definitely not worth the hassle. Since May, the property has really gone down--there are little ------ babies running around all over the parking lot, and the office will let just about anyone move in. There are times you can smell the pot coming from the back apartments. <br><br>All in all, if you are a low class loser this is a great place to live. Do not let the decent landscaping fool you! Upscale business professionals beware!

It is a great apartment. The inside is just beautiful. They are older apartments as far as houston is concerned but they were only built 30 years ago and if thirty is old then so am I. When I lived up North I lived in a building 100 years old and it was very classic and charming. The management is very friendly and is willing to replace anything I ask for including the carpet prior to moving in. It's wonderful to look outside the apartment and see the park. There is also a playground just across the street where I take my nephew to play. Everyone who lives here is very friendly and I've had no problems with security. Some people complained in other reviews about things, but they knew those things before they moved in and they still chose to move in. For example (A) The apartments were built in the early '80's. They do not look brand new. (B) There never was on site security and it was never said there would be. And just to clarify things. The sewer breaking was because of all the rain. The ciyt sewer was backed up and backed up into the property's sewer and came out there. The city did come out and pump out the sewer. It's kinda hard to miss CITY OF HOUSTON on the side of the trucks. Also please note that some residents own their apartments. Therefore the apartments are managed in accordance with a Homeowners Association. The company and staff are committed to running a great community. And that commitment speaks volumes. Anyways, don't let a bunch of complainers miss this great living experience. The apartment are very well priced for the location. So if you are willing to sacrifice the luxury of high tech ovens that you can start from your cell phone and lights that turn on from a remote, this is a great place, for a great price, in a great location. What more could you want.
