The location is great, but the property is not well maintained. Hallways and elevators are always dirty. Property door looks are often broken. They host "events" but they are only during the day when most people, with jobs, can attend or benefit from.

It's been good, expensive for Houston but in a great location. Apartment itself has been fine. The biggest issue is with the apartment building: the elevators constantly break, like constantly, I don't even understand how they break that much. Also, the building just implemented a new virtual permit parking system that severely limits guest access and is super annoying. Also, sometimes there are issues with packages because they want you to get your packages delivered to your door but even when you write it in the notes for delivery (which some places don't let you), a lot of times the delivery drivers can't figure it out and leave packages in the mail room. I wish they could just get a package locker or something like that.

Overall, it's been a good experience living here. There have been some changes recently with management I don't think are all positive (forced property wifi) but enjoy living here generally. Maintenance is usually quick and efficient (one incident that was irritating). The property remains clean and is pretty quiet. I feel safe living there. So, overall think it's a good place to live.

Amazing location, very few break-ins, and the units are fairly up-to-date. There used to be more routine community events. Ever since covid, they've been few and fairly lackluster. An otherwise very nice apartment complex is marred by there always being elevator(s) out. The problem has been recurring for at least a couple years. The maintenance team is awesome. Good overall except no ADA protocol for times electricity goes out or elevators out. Wheelchair bound cant take stairs. Manager is unfriendly but rest of staff and maintenance crew the best. Needs to work on insurance policy acceptance. The process tedious

The experience here was generally a good one until recently. The building is now over priced, not as clean as it once was, theft is a problem and we are forever being given upgrades that no one wants and merely add cost.

The community was better cared for the first two years I lived here. However, in the last year the community has gone downhill. Management doesn't keep the community in good condition or properly maintain the Property. For example, only half the locks on the exterior doors work. Seems like Management is okay if only one of two doors at each entrance works. Management also doesn't walk the property and take care of things without a maintenance order. Specifically, community trash cans around the Property are overflowing for days without management doing anything about it.

Great location, poor preventative maintenance, some elevators have been down 5% to 10% of the time, poor cell phone strength. Bla Bla Bla........................................................

All the stairs of the building, on all floors, are filled with dust, dog hair, etc. They are not at all maintained. The dog wash station is absolutely awful; I don't think it has been cleaned in a few years. The community wide email threats about various items, like no dog in the pool area, no vaping on balconies (!!!!), etc are very threatening and unnecessary. While they don't apply to me, I do not particularly enjoy reading such verbiage, especially considering the rent is over $2,000. Respect, and professionalism, should really be the bare minimum. Lastly, charging $75 for a garage door opener replacement is simply theft. They cost $10 at Home Depot.

The community is nice and clean, however the rent increases and continual elevator outages are starting to outweigh the good things about living in the community. Rent has outpaced value and the increases are makkng me consider moving out when my lease is up.
