I have been here for 3 years and am very happy with the maintenance of the complex and the friendly staff in the leasing office. Melissa the complex manager is very friendly and helpful.

My experience with the general manager (located at Briarwood) has been excellent. I've had about 4 different issues on my unit when I moved in and in a matter of a little over a week she took care of them. I'll give her 5 stars on diligence.

Do NOT move here... Richdale has completely given up on taking care of this property. I have only lived here since July and we are already looking at other apartments. There is rarely anyone in our office. We cannot receive our packages if the office is closed.. which means we sometimes don't get them for multiple days after they have shipped. Even when we moved in, we had to track down someone at Briarwood (sister complex) to help us sign our lease and give us keys. The apartments are old and falling apart. Instead of fixing or re-caulking apartments, they paint over it. It takes forever to get maintenance unless it is an "emergency" aka apartment is on fire. We didn't have a working washer or dryer in our apartment for over a month when we moved in. We have multiple neighbors who leave their dogs trapped on their balcony all day and the dogs bark at all hours. Walls are thin and windows are old so we can hear neighbors. I could go on and on. The rent is fairly cheap for the area but we are unfortunately finding out why!!

I never lived here before but just talking to the lady on the phone she sounded like she had an attitude. I was just asking questions about the apartments just like any other person would...She sounded frustrated with me... And then she was clueless of some of the questions I had asked her. She was very uneducated and not very nice at all.

Inferior : : of poor quality : low or lower in quality Inferior is a definition of the Waters at Winrock apartments and in greater part the Richdale Group. The property is itself a late 1970's vintage property that has been maintained but is in a general state of decay. The pavement is torn up, cracked, warped. The waters at Winrock no longer as you can see from the fountain which has not run in years. The landscaping aside from shrubs is non-existent. This all adds up to a picture of a run down apartment complex, which is not worthy of your hard earned dollars. The Richdale group as a whole works to find poor to medicore properties, run up the rent and leave clients "high and drive" as they do for their sister property briarwood. The staff on site are inferior to other companies becauase their employees are more concerned about punching the clock than they are giving outstanding service and satisfaction. This general apathy comes from the leadership at Richdale who are unresponsive to client requests and are experts in providing inferior quality to their clients. DO NOT give the Waters @ Winrock or the Richdale group a penny of your hard earned money or a minute of your valuable time. You deserve better Disenfranchised at Winrock

I had the whole first year a long bad experience and when it came to the renewal I tried with the management to solve the problems I had and they did, Miss Jimmy the Manager and Mr. Milton did a great job in a short time. They treated roaches and I don't have any now and fixed 2 others things, just in 2 days. Awesome service, and now I recognize that problems was from the old manager. I live here now, satisfied with the service.

A horrible experience where roaches and no maintenance are common. The staff is horrible, the grounds are dirty and covered in feces. The neighbors are horrible rude and loud and electricity and hot water are always out. This place is like living in expensive hell.

I moved to this complex 8 months ago and my personal experience was great until corporate decided to relocate Ashley( manager) and the maintenance guy decided to leave the complex. From that point the service has gone from 10 to 1 within few weeks. The leasing office is not consistent with the working hours, nobody is there to take management service calls, maintenance is rude, every body blames other people for the maintenance calls, there's doggy poop every where around the courtyard, residents leave trash at their doors for weeks without getting a note at their doors, there's trash every where. The most ridiculous answer I got when I called the leasing office to request doggy poop bags was they didn't have a budget to buy poop bags to put them around the courtyard to be used by residents. The new maintenance guy is worthless along with a woman to rotates at the leasing office to work sometimes from the property on Sage by the Galleria. I can't express how disappointed I am with the new management from this complex. I can't wait to move out from this complex. It should be more guidelines to meet to qualify on this apartment complex. I will call the Health department to complain about the feces at the courtyard and the 3 weeks bags with feces that have not been collected for all that time and now because its warmer than usual the smell is all over .

I've been at Water's at Winrock for almost 9 months. The location has been great and the staff is very courteous and accomdating. Ashley has helped me with numerous items and even lets me borrow an umbrella from time to time. Come check it out.

I have lived at Waters is Winrock for over 2 years now. I have lived in all of the units, and have had the experience of the change throughout the complex. First off, it's an old property. It was build in the late 1960's so there have been countless upgrades made since the property was built. My unit has hard wood and brand new faucets and ceiling fans, yet older stove and dishwasher (still work great though!) Secondly, yes there are bugs outside. It's not because it's a dirty complex, it's because it's Houston. I do see a roach of occasion, yet the whole complex is sprayed weekly and a routine unit spray can be set up by the front office. Which brings me to the front office staff. Ashley is amazing! During our last in house transfer, we spoke multiple times a day (sometimes 3 times) making sure everything was in order and ensuring I was comfortable with the process. Not once was there any doubt that she didn't know what she was doing or wasn't proud to represent the property. She has always remembered myself and my husband and kept up with everything and anything we need. Milton is also one of the hardest working individuals I have seen. He's always here first thing (by 8) and doesn't leave until his work order is done. (Sometimes 9 at night) and always does it right. Overall? Extremely quiet safe property. Not a lot of party college kids. Several families and residents look out for each other. No break ins as far as I know as long as I've been here. I have loved living here and plan on living here for quite a while.
