I’ve had many issues with Waters of Winrock in Houston, such as water temperature issues, noise problems, and trash collection (valet is mandatory). All of these have been ignored, including the latest: a spigot from my bathroom ceiling is draining cold water out into the bath/shower. I assume this water is coming from the roof. Management is avoidant and argumentative. Check out the Winrock apartments next door. Much better service and quality.

I will be 100% honest, do not move here. It is very pretty on the outside but it needs a lot of fixing on the inside. In the past two months I've submitted over 5 work orders, 3 for plumbing. It is not worth the money you pay. Now this is my experience, other people may have nicer, newly renovated apartments, I do not. I have delt with leaks, mold, a Roach infestation from hell, terrible communication, xfinity came in my apartment and broke my window, you name it, it has happened. It is not worth the money. Update 8/2/22 Look at the AC vent (photos attached) this is unacceptable. I am testing it for mold and even if it is not mold this is disgusting ??.

Terrible community to live in, NO engagement or activities for the residents. Such an old property. Full of leaks, water pipe issues, including overflow of feces and toilet paper throughout the parking lot. These issues are left unfixed for weeks before someone takes the time to fix them. Beware of a resident that likes to complain about every step you take around the community. This person has made everyone's life unbearable. She argues and shouts in public with neighbors or people that come to relax by the pool. Management staff is so unprofessional. They have a Maria and Tatiana that do whatever they want around there. If you want a stress free and peaceful environment, this is not the place. Save yourself the headache!

No maintenance, constant roaches, no notice of rent increases which is in violation of Texas Law. Foundation issues doors and windows not opening or closing. The apartment experience their is horrible. Stay far away.

The worst rental experience Ive had in 15yrs of apartment living. The pipes in the ceiling constantly leaked and caused water stains and sheet rock collapse. My apartment flooded twice from pipes busting in apartment next door and water coming thru wall. It happened a second time over Christmas break and I came home to carpets ripped up. The sewage backed up once a year. Like clockwork you couldn't flush toilets or water would come up from base of toilet bowl. It would take a day for them to have professionals come fix and when they were done, sewage, feces and toilet paper would be all along the walkway outside your door. The management is terrible. Home office in Nebraska which is run by family members is insane. They are quintessential definition of slum lords except you pay 11 to 1200 for a 900sq ft apt. Ironically if you look at their 'A' class properties, complaints are the same but you're paying twice as much. Run, ??, ?? from Richdale!

I have lived here for two months now and can't believe how incredibly blessed I am to find such a great community! This is the best first place a girl could ask for in Houston! Thank you waters of winrock staff for making this place feel like home and look incredible!

I have lived here 3 years going on 4. I have had problems in the past before with the past management. After Melissa was put in charge many things have changed. She has done a great job in getting the community turned around, maintanence is always very quick to respond, and she is very nice and helpful. This is a very dog friendly community I would gladly recommend

I've been in this complex since 2012 and I find very convenient, especially after we have the new manager (Ms. Melissa Clark). She is professional, friendly and great. She takes a quick action whenever we have a problem. The maintanance staff is good and skilled.

Professional management. New manager is great and responds promptly to any problem or concern. Staff and maintenance are very helpful. Vert family oriented community and close to school. Safe place to live.
