These apartments are a piece of crap!! Staff are rude, they don't notify you when there doing something with the water. They won't come and fix on things, its takes them weeks to come and fix it before they actually do and then when they do, they half do it. maintenance, does NOTHING but walk around all day and do nothing. They want rent, but they can't come and fix nothing and let people know whats going on. There are a lot of things that's just wrong with these apartments that I don't simply have enough room for. Don't come here, speed past here. Leasing office is rude, all the staff that are in there should be fired. Unless you are --------, you are good to go.

Parking: During the year we lived here TWO cars were set on fire just outside my building. I parked by my door and hoped every night it would be there in the morning. Noise: Car stereos booming through the night. In and out there seemed to be a never ending flow of traffic no matter what time of day or night. Grounds: The grounds were not horrible, but they left a lot to the imagination. Safety: HA! Cars being set on fire, a security guard that mysteriously vanished any time something happened on the grounds, and a front office that did not care; on the phone or in person, they simply did not care to handle anything going on. Construction/Maintenance: The pipes burst in our upstairs vanity. It took a ten days to get some one to the site. By then the floors, cabinets, and everything stored under the sink were soaked and ruined. When everything was finally "fixed" they never replaced the carpet that stunk for the remainder of our stay. Staff: We paid our rent on time all but one month and it was one day late. Paid the late fees that month, no big deal, our fault. After the problems listed above we gave a full 90 days notice that we would be out of there as soon as our lease was up. To this day both my husband and I have on our credit failure to pay landlord as they cited we did not give adequate notice. Every two years on the anniversary of when we left they have hit our credit again by refiling. I refuse to pay something I do not owe, but cannot justify paying more for an attorney than it would cost to pay them off. I would recommend finding some where else to live.

Since we were new to Houston and big city life we didn't know the areas that were good and bad to move into. We didn't know the general prices of apartments in the area and what would indicate a cheap, run down apartment in a less-than-desirable area. So, to others in the same circumstances, this isn't probably where you want to live. We had our car stolen, then when we had it towed home waiting for the mechanics to open, it was broken into again, jump started and stolen again, this time totaled. It hadn't been in our parking lot 10 hours. Because of the circumstances, we realized it had to be someone who watched us bring the car home, and thus in our building or the opposite one. Unfortunately not much the police could do. In the six months we lived there, there were several robberies that we got notices of, a shooting and a shooting across the street. As other reviewers mentioned, people didn't take care of the grounds and strew garbage everywhere, children ran around unsupervised and the music blaring from the cars would make windows shake at all hours. We had a few bugs, but I kept the house clean, so they weren't too big of a deal, but we had a fire ant infestation. I vacuumed 2 or 3 times a day, every day for most of the time we were there in an attempt to keep them out. Their exterminator came, and they still came. Thankfully, one of our neighbors who is an exterminator himself heard and came over and sprayed them for us and got rid of them for awhile. The most serious problem for us, aside from our car being stolen, was the water. It came out of the taps smelling like sulfur most times, and if it went more than a day without using that tap it would be yellow when it came out. After the storm we had very, very dirty yellow water for awhile from all the taps. The city water people tested it and said it was fine on their end, that it was the water heater. I called the office and they said that we shouldn't ever be drinking our tap water. So it is okay that we have yellow water? Huh? The pictures online made it look nice, but it is in reality quite old, with lots and lots of layers of paint applied thickly and quickly and sloppily, the cheapest carpet availiable, old windows that don't like to open, no screens, and generally poor workmanship. Our counters were not level, the dishwasher wasn't secured in, and the paint peeled off the walls. The playground wasn't safe-the coating cracked off the slide to reveal the fiberglass underneath, infested with fire ants, etc. It wasn't the worst place you could live, but it wasn't especially nice, and it has some problems. We were moving from far away and unable to tour it beforehand, make sure you do before moving in.

New Management since June 08; Management staff and Maintance are lazy as hell. With new management the apartment has been falling apart. Serious roach problem and we get crime notice warnings on our door. Security forget about....

Well, to begin with, DON'T DO IT. Do NOT sign a lease. Parking isn't a complete nightmare, if you don't plan on leaving after dark or before daylight. There is barely any lighting. The gate is usually always broken, there are a ton of non-tenant cars there. People purposely double park. Things of this nature happen on a VERY REGULAR basis (every day). You're car is not safe to be outside in the parking lot. Your doors will get dinged, your gas will get stolen and people will try to steal your car. Not to mention unattended children enjoy making the car alarms go off. Don't bother calling the office, it's your problem. That is the response that both my husband and I got. Noise. If you like the quiet, DO NOT MOVE IN HERE. The windows are THIN. Thin enough that you can hear bugs on the window. The music from cars will make the building shake. You can hear your neighbors talking inside of their apartment. It's terrible. It's loud...I'm not sure what else to say. The grounds aren't terrible. The maintenance guys try really hard to keep the place clean, but the tenants ruin it. The maintenance guys have to clean the parking lot every morning due to people throwing the garbage out of their cars into the parking lot. Construction. Well, it would be a nice building if the owners would put time into the buildings. It's not what you would expect, but you get what you pay for. Maintenance, they are great. They try and fix things right the first time, but they are definitely overworked. Friendly. Hard to get to your apartment if something is broken. You have to send in a written letter via mail certified/return receipt to ensure that your apartment gets fixed. It took 3 weeks for my washer/dryer connections to get fixed. But, that was due to the office staff, not the maintenance people. Staff. They are rude. It's your problem. Your car gets broken into, it's your problem. Which is true, but a little sympathy or a LIGHT would be awesome. Someone tries to break in, it's your problem. Call the police we can't do anything about it. You get your purse stolen, well that's your problem, file a police report. My hot water doesn't work all of the time. You share a water heater with the other apartments, so it's your problem. My kitchen is flooded, a pipe busted. We'll get someone out there tomorrow. They don't care as long as you've already signed your lease. SAFETY. DON'T GO OUT AFTER DARK. Just don't unless you don't plan on coming back until daylight. There are helicopter lights getting shined in constantly. Police are always called in, which is probably because of all of the gunshots. At least once a week. Sometimes more. I've seen two dozen fights since I've lived here. I've had my car broken into several times (just for the change in the ash tray). I have had two attempted robberies. I wish I would have NOT signed a lease. It's not everyone, but it hasn't changed at all. Delivery is unavailable in your apartmet complex. That's what we were told when we placed an online order. They called us back and told us that delivery was unavailable. My husband asked why and they told him that the delivery man kept getting robbed and it was not profitable to send him out here. The gates are broken. ALSO, there are drug dealers. During the day, during the night, at all times. This also is your problem, so don't bother to call the office. Maybe, I'm making a bigger deal out of everything than it really is, BUT I have never experienced anything like this in my life, neither has my husband or any of my friends (who won't come visit me because of where I live). I wasn't expecting anything like this. I should have known better though, when on my move-in day, my neighbor tried to run over myself and my moving guys, because we were in her f***ing way. Please note, we were in the parking lot parked. I would honestly not recommend this complex unless this is what you are used to.
