I would have loved the place save for these reasons: First, last year there was a bed-bug outbreak, I was able to rid my apartment of them within a few weeks but two of my neighbors were still dealing with them a year and a half later. Cockroaches- to the NTH DEGREE... Seriously, it got to the point where it reminded me of "They're Creeping Up On You" in Creepshow and this was primarily the reason I moved. Maintenance is nice if you get to know them, but repairs are done halfheartedly unless you express the urgency of the situation and then things will actually get fixed- if not, expect to be handed a bottle of drain cleaner as I was when I reported my tub was clogged-up, for instance. The complex is a nice place to live, though- neighbors are nice and quiet and safety never was an issue. There was one girl that lived there that wandered-around the property in a daze- word was she was a prostitute being pimped by her "boyfriend" who lived on the property, and also a drug addict. I witnessed her frolicking in the rain one day, oblivious to everything and eventually jumping into the pool with her I-Phone which she was blaring music out of. I have never seen such a dumbfounded look when she surfaced and realized she had jumped in the pool with her phone- a good PSA for the Just Say No campaign. She and any other troublemakers that might have lived there are gone, the residents are very nice and as I said before, safety was not an issue. All in all, if it were not for the insane roach infestation in my apartment, I'd still be there. I would recommend this place for someone looking for a nice, modest, quiet, and safe place to live near the Galleria, 59, and 610.

im glad they finally got someone working at phase 2.she is nice. I really hope she stays, the girl is very professional and helpfull. overall my stay here has been great. property is quiet and no major issues. only the maint. can be a little rude sometimes and the manager too but luckily i dont have to deal with them often.

I love this place! Very small and quaint, and the management is awesome! They always greet me with a hello and a smile. Donna and Adia are great people. I've lived here for 5 years, and in the last year, everything I've ever asked for has been taken care of immediately. I even asked for new carpet and it was installed the next week. Very professional and always asking how I'm doing and how everything is in my apartment. The last year has been 100% better than any other time, and there was a few managers before that totally didn't care! I'm very happy living here, but I hope to buy a house soon, and will miss this place...especially the smiles and the cookies!

Well this is the ONLY positive feedback that I've have heard from anyone who lives at Fountainview Lodge. Everyone else that I have spoken with says that the apartments are just "okay" long as it doesn't rain and they also say that the manager Donna is a horrible person. P.s. I have spoken with people that have lives here past 2008 the same EXACT problems and they say the only reason they stay is because they get over on their rent. Once again people if your looking for somewhere to move DO NOT move to the Fountainview Lodge apartments its a living hell!!

I have been living here since 2008 and i can tell that I am very happy, over all i do sometimes have problems but anytime I called for maintenance they would come and fix everything I ask for, they come anytime a day or at night. The girls at the office are very nice and friendly, if you walk into the office you are welcome with SMILE AND POSITIVE ATTITUDE. Donna has been here for the past year and she is really good at what she does, I have never seen her unhappy or unprofessional at her work,Staff really have its act together! Obviously committed to delivering great service to residents. Its pretty much quite, and nice to live here. LOVE IT!

The wall is paper thin. My neighbor shower 4 A.M. every morning and do laundry at 12 midnight. Birds chirping since 5 in the morning til 10ish. The sun hits everywhere of the apartment, especially the air conditioning is running very poorly. I woke up in the morning sweating. The so called "Manager" DxxxA is a gifted liar. When you are looking for an apartment, She's so nice. After she get your commission, She'll talk to you very rude, gives you attitude and doesn't get anything done. I had such a bad time living here.

This complex USED to be great until a week or so ago that a new manager came (Amanda) she is horrible and has so much attitude and the worst character the gates don't work, there is trash and in general everything is horrible.

They printed three copies of our lease told us to keep two copies and had us sign a third copy with a different move out date that made us have a seven month lease. We only agreed to six. Our copies showed six. All three copies were printed on the same date so its pretty easy to tell that it was done purposefully. They switched from a gate code to open the gate to a swipe card. Many apartments have card access, but they also have another way to open the gate. A guard or system to call a tenant to open it. Not here. One card per apartment even though we have two vehicles, so my girl goes out before me if I leave i can't get back in. If you have a guest you have to go out to the gate every time to allow them in. Have friends over for dinner. you'll spend the evening walking out to the gate to let people in. Ordering a pizza or any take out. No way to let them. I have a baby and with this gate thing I have to get him dressed and myself completely removing the convenience of take out. Yes like many others said there's dog crap everywhere here. On the sidewalks, in the grass. There was a huge bee colony for 6 months all the way across the back of four units. They're very slow to fix things if they do it at all. You have to complain about the same issue over and over again. The sidewalks flood every time it rains for more than ten minutes.

That is true, the management has changed again and this time the manager is worse. The previous manager/ lease office associate atleast had the courtesy to address your issues and take it down (even though they did not work on them). This new management does not even have the time to take down your complaint when you call in. I have called in today to report an issue and the lady who answered my call said that she cannot talk to me and I will have to call back if I want to report any complaints. I am sure she would have spoken pretty friendly if it were someone new to rent the place. Adding to this, I must say that I have been living here for almost 2 yrs and from day 1 till today water leaks from the roof whenever it rains. And there is atleast 1 inch water in the pathways for any moderate rains. You will have to walk barefoot in dog poop. Cause the entire apartment is filled with pets and some residents are crazy enough to let their dogs unleashed and unattended. You will find dog poop everywhere in apartment. It's disgusting. But note, you can not report any of this as the management will not talk to you unless you are standing right on their faces. The management is RUDE, IMPOLITE, & VERY UNPROFESSIONAL.

The management had changed when I moved in as well. After living here I found that the managers change almost as fast as the weather does in Texas, I think were on #4 now. I did talk to people onsite before I moved in they said it was a good place to live (I think I saw that same person help clean out old apartments probably not a good reference). It is a relatively quite apartment however the windows are very very thin if someone s outside talking you can here them! You can feel a draft around the windows even the one in kitchen. Electric bill is out rages 800sf apartments at 75-80deg should not run a bill of $200-$250 during the summer I know people with 3bd houses that pay less than my 1bd apartment. Maintenance is H-O-R-A-B-L-E I have seen the Green pool! It was clean when I moved in, I ve been in the pool once since then and there was a dirty film on top of the water. They refuse to fix AC system, you can fill cold air come out if you stand on a stool and hold your hand directly over the vent but not if it s about a foot or two away. Maintenance doesn't understand English or act as they don't, trouble shooting skills need a lot work. The toilet backs up if there is a lot of rain. Oh and the city of Houston sited them for about 7 things last year I will see if I can find the pics of that. Roaches need I say more!! There is a positive parking is no problem but you will get dings in you car from others. Rent is also within reason but not worth the hassle! The light at my door turns off all the time it stays on for few minutes but never seams to be on when you need it. When you pull your key out the light goes off. I have also reported this issue several times. They will go into your apartment with no notice and not for an emergency. They do turn the water off with out notice. They did spend some money replacing the screen on the porches. There was no problem with the screen that was on mine it was even better then what they replaced it with because the mesh is now bigger.
