I hope that if you are reading these reviews, you take them seriously. Tanglewood Court is a maintenance nightmare as are the management and staff. Sure, the property exterior (from Fountainview and San Felipe) looks nice, but take a walk through all of the courtyards. It's completely run down and not cared for. The lack of response from the office has lead to the place literally falling down around the residents. I was happy there for many years until ownership changed hands so many times and it went further downhill. There's no one with a brain (or manners) minding the store now. Just remember as you sign that lease, you were warned!

First of all I want to say I have never taken the time to write a bad review about anything but these apartments and management deserves it. If anyone one reads any of these reviews and still moves into these apartments good luck you are an idiot. These apartments need to be condemned. I moved into these apartments only because I worked right down the street and I thought it would be convenient. Also when I was looking in the area a manager at a different apartment complex said that they were under new management and were doing great things which I stupidly believed and disregarded all the reviews I had read. It has been a nightmare since day one. To start with before I signed the lease the leasing agent wrote down a price for move in that I still have and when I came to sign the lease the day I was moving in the manager said that it had been miscalculated and I had to pay another $200 which normally I would have said screw that but I had already given notice at my other place and had to have everything out that day. I have lived in several different apartments where this has happened before and they honored the quote I was given. The manager would not budge and I had to pay the extra $200. The leasing agent who made the mistake told me he would pay me out of his pocket but I never say any of the money (big surprise). The night I moved in I parked my car in visitor parking or so I thought and got towed. It was a fire lane but the spray paint was so thin you can t tell in the dark which is a violation on the apartment s part. The manager said she was going to have the fan fixed in the bedroom before I moved in and it never got fixed. Everything I filled out that was broken on the move in sheet never got fixed. The microwave was so screwed up only the 7 8 and 9 buttons worked and no one ever fixed it. When it rained the roof leaked on my furniture twice and it took maintenance 3 days to come out after I called both times. They don t fix anything they just paint over it. News flash paint doesn't fix a leak. The closet also had a leak which got on several of my clothes. Not to mention the mold in the apartment. It also took me living there for six whole months before I even got a copy of my lease, very professional. When I brought my newborn baby home at the end of July the air conditioning broke in the middle of the night so I called the answering service at 8 that morning and told her that it was an emergency because I had a 5 day old infant and she called me back saying that someone would be out in 30 minutes. I of course left to get my baby into cooler air. When I called the apartments to see if it had been fixed at 3 in the afternoon they said that there wasn't even a work order put in. This means they were lying or the answering service was lying. This was the last straw for me and the main reason I am writing this review. This by fair is the worst place to live ever. I have seen several homeless people walking around in the apartments. Cars get broken into all the time which doesn't surprise me because the gates are always broken. The parking is horrible; maintenance is horrible like I pointed out before. The grounds are disgusting no one picks up after their pets so if you re outside it smells like dog poop and its everywhere. It also seems like everyone smokes you can t walk outside without smelling smoke and cigarette butts everywhere. The pools are gross I wouldn't get in one of those pools if someone paid me. Safety is a joke several people have been robbed at gun point and cars get broken into all the time. The office staff is a joke no one knows what the hell they are doing. The Noise is absolutely the worst. I hope you like having noisy neighbors. My baby was woken up several times because they play music and drink until early hours of the morning. I actually called to complain once and they said they were going to send an officer over but they didn't. They are some of the most inconsiderate people I have ever come across. Like I said if you move here after reading this you are truly and idiot and gluten for punishment. Have fun in your new hell hole. I am so glad my lease is over.

just got my tires stolen over the night , broken gates wide open all over the place that permit the entry to anyone at any hour ,managment dont give up ---- about their residents , this is the worse place to live and not mention the maintence of the property

I litterally have a continuous pounding in my ear drums from the overwhelming shaking of the A/C unit on the roof. It is so severe that it shakes my high heels and sneakers off the closet shelves - which, if left there for more than a day, are stuck from the cheap --- paint or whatever it is. It has shaken un-opened pickle jars off the very back of my pantry shelves (which weigh over a pound each). I immediately noticed it from day one and when crew and management come to investigate they laugh at me and speak among one another in Spanish (they don't know I also understand) mocking me, pretending nothing is wrong. I say: look at my arm when I put my palm on the the cieling - it shakes my whole body. I have actually retreated multiple times because I needed to be well rested and it was impossible. Eventually I printed out information for how they, or myself could easily correct this problem and youtube videos with no prevail. If I showed you the pictures of my faucet and bath water you would run like the wind...IT IS POOP-PEE BROWN. I too had to sign the lead advisory form. Nothing in this dadgum apartment has ever worked. The only constant is bills for pain and suffering. I'm not sorry; this is not okay. I'm not made of money and I could have used the rent money and bought an awesome tent with A/C over the everday hell this place gives me and my dog. Oh, (I have no idea why someone would renew their rent unless they were using it as a storage unit) those who went in to do so were told they could only sign for a maximum of 6 months b/c of blah blah blah...tearing it down; Houston Chronicle. Are they going to inform the rest of us. No. If anyone reading this knows how break the lease and get back rightfull funds, please respond.

Safety problem, its normal to see cars on wood blocks...the apartment complex is a target for stealing tires...no security, my car was also on wood blocks...planning to move.

Since you were part of management your review does not count. Please reframe from ever writing another one again. For a person to ask to have a peice of mind on there safety seems like it might be to much to ask for since it seem no problem for y'all to ask for so much on rent. Y'all say location, location, location is why you charge so much for rent. This is a pile of bull because if the location is so great then it should not be to much to ask to have a secure location, a friendly management that is will to work with you and address any needs or questions a person has. However from what I have seen is you let any one that flashes money you let in and then we have to put up with noisey people and then you tell us that it is our problem, when we inform you that we have a problem in the unit your maintenance loses our keys and instead of understanding that it is a safety issue you just blow it off. Stop making excuses and try to give us more results.

You may think that you are moving into the Galleria area at such a low cost, but you are paying the high price of roaches, noise and crime. I have lived here for about two years and it has continued to go further down the drain. Lets start with the roaches... For me, they started November 2011 and have progressively gotten worse. I have had the apartment spray 3 times to no avail. I thought finding dead ones was bad... until they started coming out of my dishwasher! The noise... if it its not the bar across the street with the motorcycles or you are unfortunate enough to be next to a pedestrian gate.... its the drunk people at 3 am pulling and yelling because they can't get in. And the gate slamming. And slamming. Its a courtyard setting too, you better like your neighbors selection in music because you will be enjoying it too. Security... multiple car break ins, drive in gates were broken for over a year. Homeless wandering around the property. Solicitors galore knocking at your door. Water... Do you want the water from above or below? The water quality is so poor that if you take it to be tested at a fish store, they will tell you not to put your fish in it, let alone drink it. From above, flash flooding is HORRIBLE. You will not get into the complex. And the pools, 50/50 chance that they will be open during the summer and not green with algae. Pluses... apartment management is nice and sympathetic. They were purchased not to long ago so I have seen some landscaping changes, gates that break less often. You might pay less rent to be near the galleria, but unless you anticipate on living in the Galleria, the mall, don't sign a lease here.

To quote my dad, living in this place is like staying in an 18th century french prison. My wife and I moved in here at the ripe age of 22 after being newly married and extremely broke, just before graduating from college. It was cheap, immediately available, and less than two minutes from my new part-time job at a law office. Big mistake! The apartment had a musty smell from day one. The water is always brown. Beware - they dont disclose this until after you sign your lease - the buildings still have lead pipes and they make you sign a lead pipe waiver. The common areas are usually filthy and the pools look like swamps. I have literally seen algae in our pool for stretches of months. The bathtubs are painted to hide cracks and defects, and this peels off once you start showering. Faucets drip constantly and maintenance never repairs them. The real clincher for us was our leak and subsequent mold issue. In early 2011, a severe leak began in our bedroom from the very corner of the ceiling above the crown molding. I notified management, who came out and patched it up and said they fixed the leak. Turns out they didn't fix the leak. Same problem starts again next time it rains. Throughout the spring and early summer the wall is patched 4 or 5 more times, with a promise each time that the leak was fixed. Finally in about July the water spots began to come through over the whole bedroom. Notices to apartment management stopped receiving any response. This was probably due to the fact that the sale of the property was ongoing throughout the latter part of the year. Throughout fall and winter I could get no response from management about my leak. The smell became unbearable in the apartment and it became clear that a mold issue was developing. In late december I performed a mold test which yielded positive results for multiple mold types, including toxic black mold. Upon notifying the office with a very strongly worded, threatening and stern letter, management telephoned me to inform me that I would not be released from my lease, but instead would have to live in a model apartment for a few days while they fixed it. Maintenance crews finally arrived at my apartment, inspected it, and told me that they would repaint and replace the crown molding. They also said (being friday before new years) that they would rather not start the work this late in the afternoon. I said how about monday? They said they didn't want to work monday, how about tuesday instead. An immediate phone call from management after they left was met with horrible attitude, blatant lies about the terms of my lease agreement, and nastiness in general. The manager, -------, pointedly told me that under Texas state law, I was REQUIRED to obtain an attorney to break my lease. Now I work for an attorney and am a law student, I know BS in this area when I hear it. I was also told that my threats to contact the health department exhibited 'despicable behavior.' Needless to say I have taken the necessary legal steps to terminate my lease and will make sure to tell anyone that will listen about this horrible mismanagement and the state of this complex. A few other savory notes. Crime has become a real problem lately. People are getting held up at gunpoint in the parking lot and having their phones, wallets, and keys stolen. This is a regular occurrence. The gates were broken for over a year, allowing anyone access to the property as they pleased. Management ignored this problem completely. I am fairly certain that there is a prostitute working out of one of the units in building 1955, as there is a revolving crew of very shady looking men who come knocking on the door to this girls apartment about every 30 minutes all night long, starting at about 9 at night and continuing into the late morning hours. Management will tow your car, even if it has a valid sticker and is parked legally, for having expired inspection or registration stickers, or even for being in the same spot for too long as they claim the car is not operational. The grounds are always soaking wet, and there is fungus and algae everywhere because of the lack of drainage, circulation, or light. The pools frequently crack and leak, and the subsequent water bills can get up to $60 or more because they refuse to fix them, but split the water cost per building among the residents. Packages are constantly lost, and the mail delivery people just leave mail out in the open (they even left my college diploma on top of my mailbox!!!). Not sure why that happens. Im sure I could sit here and write negatives all day, but this should give a pretty clear picture of the situation. Absolutely do not move in here, you will regret it incredibly. By the way, in case someone else gets shafted with this moldy apartment that im sure they will just repaint, my apartment was 1955-28 that had the mold damage. Beware.

WORST APT EVER! i see roaches every day. the management is so lazy that they never fix anything. hot water is not working esp in the winter season. my apt flooded every time it rains. gate is always wide-open. brown water runs sometimes. this is the worst apt ever!

After living here for the better part of two years I can say I have seen it all. My apartment flooded after a big rain, our hot water went out in the middle of the winter,the pools were disgusting and closed for the majority of the summer, yet now in the winter they are cleaner than they have ever been. Maintenance requests have taken over a month to complete due to poor record keeping, incompetent staff, and non english speaking maintenance men who have an irrational fear of dogs and don't always do as requested. If you want something completed you must call them every day to check in and make sure that they are going to do what you asked them to do. My favorite note left by a maintenance person said, "Jab complited" after my sink was still leaking. Be prepared to be woken up in the middle of the night due to loud, obnoxious drunk neighbors who love to stand in the parking lot, where most bedroom windows open up to, and scream at the top of their lungs. Security is a joke! Every resident has their own gate code which means anybody can try any combination of numbers and get lucky enough to open the gates. Even with these "security gates" I have seen 3 cars sitting on blocks with their wheels stolen. I have also seen many cars with their windows smashed. The courtsey officers are a joke as well and could care less about what really goes on in the complex. They are just taking advantage of the free rent and after noise complaints will investigate only if it fits their mood. Parking is hit or miss. Sometimes you can park by your apartment, sometimes you have to walk half a mile. The grass inside the courtyards is littered with dog poop, there is always a lingering stench. They have stations that provide poop bags, yet they are always empty. The mailman/woman hates delivering mail to this complex. The mailboxes are ancient and are undersized to begin with, add a lazy mail person and you will consistently get crumpled up mail on a daily basis. In addition to the craploads of junk mail from residents from years past that still gets delievered, expect takeout places to bombard your door with menus on a weekly basis, and door to door con-artists begging for money. If you plan on living here, invest in some good curtains that cover the entire window. Peeeping toms, this is your paradise! On multiple occasions I have seen people peeking into other people's apartments because there is a nice gap in the pre-installed shades that gives anyone walking by your apartment a clear view of what is going on inside. Finally the office staff. They are a hit or miss, and have a high turnover rate due to the fact that most people don't enjoy lying to potential residents on a daily basis telling them how great this place is, when it isn't. I wont pick on them too much because everyone has a job they hate, and it is clear that they all hate their job. I too would hate my job if I had to deal with the idiots who live here. When rent is the cheap you tend to get the bottom of the barrel in terms of residents. One positive thing I can honestly say is some of the people make this a very nice place to live. I have met some great people and have gotten to know them very well and we all look out for each other. So congratulations Tanglewood court, your ------ living enviornment and service have broughten us all together to complain about how much you suck.
