Unless you want to have ac problems almost every other month or have to deal with your apartment breaking down. Do NOT rent here. It’s been almost 3-4 months since I told them about my the roof on my room falling down &they are not doing anything about it. It leaked &leaked &once my roof finally fell they decide to come take the sheet rock out AND leave the whole open for now 2 weeks. So unless you want to deal with a molding apartment look somewhere else. I even threatened them that I wasn’t paying rent until it got foxed &THEY STILL DIDN’T do anything. A month later here I am waiting for my lease to finish so I can finally move out!!!

I also would not recommend this apartments. I signed 1 year lease and in the 1st month i moved in my apartment i found out that the unit was infested of roaches and my apartment got broke in to. I talk to the lady at the office and i ask her that if i give my 30 days notice and pay the 85% more of rent as my lease said, i wont have a broken lease and she said yes. I turned in my keys and i gave her a $400.00 money order, also we walked the unit and i showed that i left the unit cleaner than how they gave it to me. Recently i check my credit and i found out that they reported that i owe them $2500. What a dump place and people they are.... I gave then 1 star because the system required to rated, but i personally say that dump don't deserved not even 1 star at all. PEOPLE PAY LIL MORE AND RENT IN A FAMILY COMMUNITY NOT A DUMPTER LIKE SHARON PARK VILLAGE.

IVE LIVED HERE FOR 18 MONTHS. THEY ARE HORRIBLE APPARTMENTS. WE BOUGHT OUR FURNITURE NEW, EVEN THE BED WE BOUGHT IT A DAY BEFORE WE MOVED IN THERE. A COUPLE OF MONTHS LATER WE START HAVING THIS INSECT BITES WICH TURNED OUT TO BE BED BUGS. WE HAD TO THROW AWAY OUR FURNITURE, AND BOUGHT NEW STUFF WICH HAD TO BE THROWN AWAY AGAIN. IVE ALSO FOUND RATS, GREEN GRASS HOPPERS, BLACK GRASS HOPPERS, MY MOTHER IN LAW SAW A BABY FROG IN HER LIVING ROOM AND ALSO IVE SEEN SOME BLACK WORMS. THE GOOD THING IS THE SECURITY. OH AND IT LOOKS LIKE THE APPARTMENTS ARE FALLING APPART FOR THE CRACKS IN MY WALL, SOMETIMES IN THE MORNING THERES NO WATER AND THE LIGHT GOES OFF. YOU HEAR KIDS RUNNING IN THE ROOF OR SKATING.THE A/C ALWAYS GETS ----ED UP.THE WASH AND DRYERS DONT WORK OR THEY DONT DO A GOOD JOB, MAITENANCE TAKES FOR EVER TO GET THERE

Ive just moved in, and I love the office stuff, the maintenance are great and on call every time that I needed them, quiet community, I LOVE IT!!!!

To all the people who wrote about SPV Apts., Do yall not get it?? This apartments are not made for high level people this apts are made for mexican labor people. Yall did say that the rent is Cheap wat does that mean? u get what u paid 4. I laugh everytime a white person wants to rent here and then gets picky with maintenance it makes me wana tell em well the galleria is 5 mins away GO If you can afford it wich I dought it since your looking at a apt. here in the SW especially @ SPV!! and have yall not looked at the news HOUSTON alone is named one of the ugliest cities bcit has bed bugs, rats, mice and roaches. So whats the leason learned? IF your gona get an apt. make sure the rent is not too cheap bc if not you will have regrets.

this place should be shut down it is a dump! when i lived here there was no new carpet it was "cleaned" but it smelled.. there are always flying water bug roaches which i fear there's never no parking there are she - males walking around selling their a**. there was a dead rat inside my sink when i move in. this place was just disgusting i guess you really do get what you paid for. but damn.. it didnt have to be that bad. and oh yeah the electricity some how always gets shut off and the light bill is bogus becuase i was never at home tried to stay away as much as possible.i wouldnt advise anyone to move here

I have been here for 2 1/2 years and it is time to go, constant power outages...at least 1 a month. Speaking of, my wife just called and said it went out today. Roaches, we kill at least 15 every time we turn on the light. Mice, I bought an electric rat trap from walmart and killed 18, the apartment still did not care. I was about to leave a dead rat at the office, but I held myself back. The A/C units do not blow hard enough and my digital thermostat reads 88 on a regular basis when I set it to 75. The water is brown, even after I replaced my shower head twice. You have to drive around several times if you get home after 9pm, every spot is taken. The place is clean because people regularly pick up the trash, and grass is kept cut. She-males are always walking around and standing on the corner, its not as bad as before but still a lot. The rent is still cheap per square foot, this is the reason I moved in, but you can only take these problems for so long. When I first moved in I was paying $350, if you renew for 6 month lease they jack up the price, now I pay $435. The pools are fairly clean but too much chlorine and way too cold even in the stupid hot summer heat. The kids playground is a great thing because it gives them something to do. The mailboxes have been broken into on occasion, my car has been broken into 1 time. None of the gym equipment works except free weights, for obvious reasons. The onsite corner store is nice to have but prices are way too high. Recently I was walking around on the phone with my wife, around 11pm, and the security guard said I had to go back home because of the new 10pm curfew....I am a grown man not a kid in high school. I understand they are trying to control the problems but you can't tell people they can't be outside especially when I am a resident. The walls are paper thin and can barely hold my little surround sound speakers, don't even try the ceiling. Honestly I would stay here another year if they fixed 3 main problems, replace the A/C units with new units, get rid of mice and roaches, and take down that ugly brick wall in every unit.

Sharon Park Village has a very high rate of crime. Check the crime statistics from the Houston Police Department. You can view crime statistics online. Robbery, Apt. Burglary, Auto Burglary, Drug crimes, and assault are very high on this property. Don't move here unless you like living in dangerous situtions where your life can be taken at any time. Read about the post below of the guy that was robbed and beaten in his apartment. Its amazing he's still alive. Always remember this: Cheap rent will attract the crime elememt, ------ element and all types of socioeconomic problems. The sad thing is that all of the apts. that surround SPV are crime-infested. Most of the properties have had recent murders on the premises. Its really sad but, this part of Houston is really a dump. If you live here, move soon for your own safety.

The management is poor and Iris the manager makes you pay late fees, even if it is their mistake. LBK management doesn't allow them to give receipt for payment. You can pay with a check on the 1st of the month and they will say they didn't get it until a later date so you can pay late fees. They do not fix anything on time or in a timely manner. My hot water was dripping for 2 weeks before they fix it. Because of the leak the paint in the restroom starting peeling, still not fix. It may take months before they fix something. But they want the rent on the 1st of the month and after the 2nd you have extreme late fees. Customer service skills for the workers are horrible. I lived in an apartment for 8 months, in one of the abandon apartments two people lived in it for about 4 months before they called the police. Mind you, the apartment had electricity, refriderator, stove and water while they accomadated these people. They do not give 24 hours notice before entering your apartment. THey come and go as they please. Management has change in the last year, do not rent her.
