Being able to have an apt with a yard is great and the remodeled apts are good but the bones of the apts are patched together instead of fixing actual issues. Theres always leaks, the wifi wires are outdated and goes out a lot, pretty sure there's mold they keep painting over. Management has changed atleast 5 times in the 3 years I've been here. The apts are good for the price and location, but staying here long term idk if I'd recommend.

It is affordable for the area. But, since the complex is small I feel the management can do better on maintaining its up keep. Too much trash, Turing over apartments for the next renter is dirty outside and inside. Pressure washing the halls looks too ------ and dirty. Charging for valet trash pickup and not picking up as directed.

The community itself is fine, currently more frustrated at the communication methods between staff and maintenance. Hard to get ahold of in case of an emergency, relies too much on residents taking initiative to report things in a proper manner instead of actually checking on the property and the quality of the repairs being done.

Walking grounds is like walking a drug farm Smell is incredible. Perception is that building 6 had a meth farm in an apartment. Parking - get rid of unused reserved parking and free up parking. Gates never work. Replace them at this point - It has to be costing more at this point to continue to repair them than to just replace. Rent does not match what is provided We are charging in comparison to apartments that have landscaped property throughout the complex and not just around the leasing office. Plants die and they are not replaced just removed. Amount of trash on the grounds is unacceptable. Makes you question who we have moving into the complex. The parking lost do not match the number of residents. Meaning most of the parking is taken and perception is we do not have that many residents living here. A parking sticker needs to be provided and enforced. Emails are sent telling you have to remove lights from patio railing. No drapes. No grills. Parking. But nothing is truly enforced because it is still present. Does not seem fair to those of us obeying this demand when others are not. Building 10 first floor has a grill on the patio that is used regularly. They also have a container that is used typically for storing gas. This is an old complex - it would not take much for it to go up in flames.

When I moved into this complex, it was a high-end, luxury complex. It remained that way for many years and was super secure because we had a guard 24/7. Throughout the years and a series of owners and management companies, things have declined. Right now the management team is very good, and the maintenance has improved dramatically. It is still a nice complex in a great location, but the grounds have deteriorated a lot. I'm sure this is because the owners don't want to spend the money on it. We also have a lot more crime than we used to because of spotty security, although this has also improved under current management.

Good apartment complex with large well lit and ventilated apartments. Pros: Good office staff Good and responsive maintenance staff Good school district. Large well lit and ventilated apartments. Cons: Free parking spots are limited near the apartment, need to pay to reserve one close to the apartment. Some of the residents with dogs done clean up poop after their pets are done with their business., it's an eye sore and stink. Roaches in the apartment, bet it's a Houston thing.

Love it here! You guys are great and quick to help when needed. I've lived here in 2 apartments and through five management companies and I have found you all to be the most helpful. I do wish the gym would be upgraded

There has been lot of wheels being stolen in the property. Our car wheels were stolen two months ago and it is still going on more car wheels are getting stolen every month. It would be good to have a security person at all times to prevent this from happening, and all the gates other than the main entrance should be always locked to prevent this kind of happenings. The management seems to not care about any of it. I called the management when my wheels got stolen, they said the manager would get I contact to talk about it, but there has been no follow ups on that issue.

Overall, the apartment is pretty nice, but they have a few issues. I am still very concerned about the mailboxes. They don't close properly and when I walk past them, I see that a lot of them, including mine, are left open by whoever puts the mail in. Also, maintenance sometimes does not fix everything when they come. Today, they fixed my door handle but broke part of the door.

Renters are getting better. Wish there was recycling of plastics, cans and cardboard (no glass). When they come to do inspections like extinguishers, they need to actually come in and do it. My ring doorbell is amazing ;)
