Overall, I am satisfied with the living conditions and service at St. Gregory's beach. Last summer, the pool was closed a lot for maintenance and sometimes the complex has a lot of litter. Additionally, there is sometimes a problem with off leash dogs and owners not cleaning up after them. My upstairs neighbor sometimes plays loud, bass music but I sort of take it to mean I can do the same sometimes. I think that all things considered, that's a pretty short list of complaints compared to most apartment living complexes. I would recommend this complex to a friend.

Staff is excellent. Community is friendly and respectful. I only moved away to be closer to my work! Any minor issues were addressed promptly! Family friendly community. Pet friendly community. The staff is extremely professional.

I have been a resident at St Gregory's Beach for the past two years and I don't usually give reviews but with so many people giving bad or false reviews I wanted to do my part to accurately tell my experience and review of the complex. I honestly cannot say one bad thing. The office staff (Mary Lou and Jennifer) are the best. No matter what the issue, they found a solution. They always answered the phones, if they couldn't at that very moment I ALWAYS received a call back in less than an hour. The maintenance staff made sure to be attentive and made sure the work got done. Being a single female living alone I had to choose a place where I felt safe to live and I never once felt unsafe. I would walk my dog at night and never second guessed if it would be safe for me to do so. The complex is super quiet never had to complain about any noise or the upkeep of the complex. If you are looking for a place to call home where you don't have any safety issues, or have to worry about noise or neighbors or (my biggest pet peeve) having to fight with the leasing office to get help or for someone to answer then trust me when I say this is where you want to live. I have NEVER had to complain about anything since moving in June 2019. If I needed something, it was taken care of. Please please come see for yourself, you will fall in love with the whole package here. Before posting this I read some of the previous reviews and I could not believe they were talking about the same complex. The negative reviews I promise you is not accurate. Please check it out for yourself and you will fall in love like I did.

The community at St. Gregory's Beach is very family-oriented. The office staff is very friendly and helpful. When issues arise, Jennifer and Mary Lou are quick to resolve them. The maintenance staff is also knowledgeable and courteous! During the summer months, barbecuing and swimming are 2 enjoyable things to do at the property! For a truly nice place to call home, St. Gregory's Beach is the place!!

This place is great! The apartment lay out is fabulous and the complex is quite, all neighbor's I have encountered are friendly. Only downfall would be that the parking lot gets full past a certain time so if you get home too late it's hard to find parking unless it's on the street but otherwise its fabulous!

This complex is great! ...if you're an entomologist. I cannot stress harder that the place is INFESTED with roaches. I identified at least 3 different species while I lived there. And let me be clear that they're not even the kinds that are SUPPOSED to nest- something is very wrong at St. Greg's. I'm pretty sure that after week 7 of asking the pest control guy out, the management stopped believing me so I stopped even trying to go to them for help. As an engineer, I can guarantee that I did everything in my power to stem the advance of these creepy crawlies. They are strong enough to brute force automotive caulking open on baseboards, have no fear of light or sound, don't care how clean your apartment is or how much poison you spread, and the waves they come in don't really seem to be affected by the weather here at all. They just want inside where the people are. I found them in my bed, in my clothes, in my dishwasher. The only place they never were, thank God in heaven, was my pantry. The (really badly cheap) laminate floors don't help, either, since the bugs are exactly the same color and every fake knot in the wood pattern looks like a roach. You can hear them moving in the walls, too. Living here guarantees acquiring paranoia about roaches, even if like me you entered with no fear of the critters. I mentioned people in the office earlier. They're adequate at their job, but don't expect them to go half an inch out of their way to help you. They play things pretty loose until they're confronted and then hide behind the rigidity of the lease contract to avoid doing any really helpful work. To add to the frustration of this, they barely enforce the rules- I suspect that they're scared of most of the residents and will only enforce them as a punishment on otherwise perfectly pleasant tenants. As an example, my next door neighbor had at least 2 men living with her at any given point in time, none of whom were on the lease, and 3 dogs, none of which she paid pet rent for. And yet the only rule that they visibly enforced on anyone while I was there was on me- they threw half of my garden into the dumpster for being off my porch, even though I'd spoken to the management about the need to keep it out of the porch, which would flood every time it rained! They did this the day after I put in my notice of intent to vacate, while I was at work too, to try and avoid a confrontation, and didn't even have the decency to apologize for willful destruction of private property when I did confront them. As far as flooding goes, yes, the area is notorious for it, but it's also close enough to the reservoir to where you'd have to weather a pretty large hurricane before it'd actually flood your home. That said, the porches are VERY poorly drained, and the management is uninterested in improving the property (believe me, we tried to convince them), so if you're on the first floor, be prepared to see water up to the back door any time it thunderstorms. It won't come inside, but it does look pretty concerning. Security is a joke. Yes, there is a gate and a fence. However, there is only one access code across all of the gates and everyone within a five-mile radius knows it. You will never have to give the pizza delivery guy special instructions on how to get in. There are cameras, but they haven't been connected to anything in years, and the gates are broken, sitting open, at least 1/3 of the time. And let's not even discuss the obvious drug deals going down in the parking lot at least 3 times a week. It got to the point where I couldn't take the trash out after dark for fear of my own safety. The floor plans and rent are pretty reasonable, all things considered. You're not going to be in the city proper, but you're still in Houston city limits, and paying $1/sqft is amazing in the city. That said, these buildings were built in the early 80s, and they had some odd ideas about livable space. A lot of the space gets wasted in hallways, and even though it's comfortably livable it's far from efficient, which an apartment (in my humble opinion) really needs to be. The phone and TV jacks aren't in the living room at all, and that's not even the biggest problem- there is NO built in light in the living room for the 1 bed, 1 bath floor plan. So unless you get very clever, that apartment is always going to be dark. So yes, it looks pleasant enough from outside, the rent is great for the floor space you get, the closets and kitchen are huge. But unless you can deal with roaches so well swarms of them won't get to you, and you are confident in being able to protect yourself, and you have the saintly patience to deal with egregious mismanagement: DO. NOT. MOVE. HERE.
