CONS The amenities that your paying for are always out of service, including, the hot tubs which there are four only one works HALF the time and the lower level pool has been out of service since the last flood. The upper level "heated" pool is filthy on the sides and I'm embarrassed to have friends over. The gym is tiny and the dog park.... More like swamp smells terrible ALL OF THE TIME. All of the lower level floods including the garage and the elevators are always out of service so if you live on the left side of the building there is only one level in the garage so be ready to take the stares ALOT. The jacuzzi bath tub is tiny and extremely hard to clean and the Jets get really nasty really quick, the systems are really old and they don't replace anything before you move in they just flush it with bleach as I was told when I moved in. And the business center is a joke NO PRINTER. The only luxury you a get at The Bayou on The Bend is the lobby and your unit. And you will pay more every year you stay even though they can't get the amenities together. The assistant manager, most of the time, has a stand off attitude as well as the girl in the front. PROS Location which you can also get at THE LEFT BANK AT RIVER OAKS, Missy will hook you up, right next door. Real hard wood floors which are hard to find. new lobby and lounge area. Christian and April the manager are excellent. Sadly there are FAR to many cons.

I have been a Realtor since '05 and have moved several of my clients at this community. They have ALL loved it. Go see the Updates. The location is phenomenal, close to Memorial Park, Washington Ave, Galleria. The community is "City Living" at it's best. You will like the layouts. It is all true what previous reviews have said about construction, noise and bad management! For current tenants FYI: If the construction doesn't have to do with maintenance, but solely to boost the property value and later increase rent (which is what is happening at Bayou on the Bend) , then the landlord is responsible for covering the costs of your move. For example, if your unit is not accessible (which has been the case lately), your landlord may offer you a couple of choices. He could either move you to a hotel or to another apartment and pay for it all directly. Another option for your landlord may be to offer you a daily stipend that you can spend where you see fit. Wherever you move has to be reasonably comparable to your current apartment. For example, a landlord can't decide to move a family of four living in a three bedroom apartment to a one bedroom apartment or a one room and one bed motel. If the landlord is offering a daily stipend, then it has to be sufficient for you to find a place that's like where your current apartment.

I moved into this complex in 2015, just in time for the Memorial Day flood. I love the location and surrounding community, however, being that the bayou is in the backyard, anytime there is a significantly heavy rain the property floods. The water will spill out onto Memorial Dr. and trap residents inside the building. In the 3.5 years I have lived here, I have seen this happen three times other than Harvey. Last year when it froze, our driveway was covered in ice and we were instructed to use the lower level entry and exit. It was okay for me, being that I have a 4 wheel drive option on my vehicle. This was not the case for many other cars and I witnessed several that got stuck. Finally, residents of the building took it upon themselves to haul sand (which there was ample amount for several months) to the lower drive, to provide traction for the vehicles. Residents were out there in the freezing cold directing and helping each other. Management was not. Initially, the building was privately owned and had extremely friendly management and office staff that knew every single resident by name. There was a very personal and homey-type feel, which is a big reason I chose to live here. Unfortunately, the building was sold to a corporation right before Harvey hit. There has been a very high turnover rate in the office staff in the past year. It seems we are currently on our third manager? The previous manager had been here for seven years. The previous reviewer commented on the constant construction and in response was told that the office would be relocated and functional by September. It is mid October and this still has not happened. There is still paint touch ups needed in the hallways over the apartment number signs. There has been continual noisy construction for over a year now. There is still no easy way to take your dog out, nor ample place for them to handle their business (for over a year). It is no wonder that many accidents occur in the hallways and stairwells, though the owners should return and clean up after their pets. The only grassy area is the hill in the front side of the building, which is often difficult to access due to large equipment and not having a convenient way to exit the lower gate when shut. We once had a security guard at the gate as well as nightly patrol. I believe we have a courtesy officer now, but not anyone checking who enters the garage. It is very difficult and inconvenient trying to get an Uber or Lyft to pick you up, being that the main entrance is so often closed as well as the elevator not accessing the first floor (for several months now). You must either walk down the parking lot from the second floor, or walk up from the lower level. I normally don't mind walking, but if you are dressed to go out and wearing heels of any sort, this is incredibly annoying. The main gate is only useful for one car at a time, often causing standoffs between those that want to enter and those that wish to leave. There is no standard set for which order this should occur. I do really appreciate the thickness of the walls and floors and ceilings. For the first three years, I never heard a sound from any of my neighbors. Recently, louder tenants have been moving in, and I occasionally can hear music being played through my kitchen. The front door of the apartment leaks sound quite easily, however, and you can always hear when people are in the hallways. I have stayed because I am an extremely patient person. If I were not, I surely would have left by now. I am hoping that all the inconvenience over the past year or so, will be worth it. I initially signed an 18 month lease when I moved in. My rent was decreased when I renewed to a second 18 month lease. This was when we were still privately owned. The last time I renewed, I was told that the longest lease available was 14 months. My rent did not decrease this time, instead I was given a $500 discount for the first month. That was nice, but after dealing with everything for as long as we have, It would seem that there would be more efforts made to compensate long term residents that have been loyal and toughed all of this out.

DO NOT RENT HERE. As of June of 2018, this apartment is still an active construction zone. The construction starts at 6am in the morning and is going on all day as they continue to rebuild after Hurricane Harvey. Not only are they rebuilding from Hurricane Harvey damage, but they are taking this opportunity to renovate the entire complex. Many areas of the building are constantly closed and we have been told that this could last for months - either a gate, a parking floor, your own balcony, one of the pools, the gym, both of the pools, etc. If you ever want to work from home, you can just forget it. The CONSTANT construction noise is unbearable and makes it impossible to even have a phone call. It has been going on for months and there is no end in sight. Don't be tricked into moving here anytime soon.

My name is Juan. Bayou on the Bend was a great place to live at. Friendly people, but the best is the staff. They are very respectful and helpful, especially Donna. She always has a smile on her face and does her best to help you. I would have stayed to live there but I had the opportunity to get my own place. Thank you all.

Bayou on the bend is an amazing property. It's in the center on everything. We are within 2 mikes of downtown, river oaks, galleria, rice village, upper Kirby, heights, and Montrose. Perfect location. The wonderful beautifications they have made after being devastated by Harvey is truly amazing. Harvey seems like so long ago but really it was 8 short months ago. Within that time they have renovated all apartments that were flooded. Offered resident amazing deals during the flooding like free rent, which they didn't have too. They are redoing the whole property to include pools, exterior and interior walls. They are expanding the gym, Getting new equipment. The staff is so nice and compassionate. My work orders have been completed within 24 hours. I couldn't ask for a better place to live. Thank you BOTB

I have lived here for a few years now and love it here. Granted the property was damaged by Harvey and they are still recovering like other areas of the city. I do not envy the staff to say the least but they are doing the best they can. Every time I have a maintenance request it gets done within a reasonable time frame. Amanda (property manager) does have a big task on her hands. My dealings with her have always been pleasant and positive. Looking forward to the property getting back to normal.

Rent elsewhere. Hurricane Harvey had a huge impact on this property. The grounds and dog areas have been destroyed. The building suffered significant damage, repairs have been underway for months and there is no end in site. If you work from home, it is impossible to do so now. It is impossible to rest in your own unit due to extreme noise from drilling, banging, and echoes of loud construction crews that arrive at 6:15 am. The property upkeep is poor. The stairwells are dirty and smell of animal excrement. The guest entry box is not connected to the residents' telephones so there is no easy way to allow entry to permitted guests. There is no security and it is easy for anyone to enter the property. The package concierge is often offline and/or broken and access to packages is restricted. Finally, there is very poor communication from management. There is no consistent or reliable method of communication with residents. A recent example is a change in payment system the resident log in portal that was not distributed! There are much better properties in the area at affordable prices that have updated facilities and unit interiors.

The apt is outstanding and the hospitality is what you would expect in a high end establishment. The girl that works there currently Kayla is not only gorgeous, she exceptionally knowledgeable and extremely helpful. She has made my day with her beautiful smile and her since of humor on numerous occasions. If any one is looking for a leasing agent that surpasses every expectation then look further than Ms. Kayla B.
