Ever since the management change to Damona Richards in June 2025, this community has not been in survival mode following the Derecho, Beryl, and management changes, it has been in thriving mode! Also, with the addition of Arthur, the grounds and maintenace manager, completely different world. Let me start with the fact that I have lived here for 17 and 1/2 years and I have seen it all and it has not been this great and wonderful since I moved in, in September of 2008. My home and this community was completely different in September of 2008. This community was very different then as it was the premier place to live inside the loop, only luxury apartment / midrise communities in this area, and/that set the tone for all the other properties that have popped up around it. This is still the OG and has now reclaimed that spot. Our home and the views are million dollar at minimum. There is no better rooftop pool & view, the amenities, the infinity pool on the lower level, gym, private parking, outdoor kitchen, working elevators, & spa. Additional Management is absolutely wonderful to work with as well as new leasing agents that are polished and professional that the long-time residents are very appreciative of. I am very grateful for all that Damona has done for me and will continue to do for myself and all of us that thoroughly enjoy living here now, I hope and pray that we can keep her forever. I know my mother feels the same because every time I talk to her, when anything about home comes up and I say all the things that the management team is doing and how kind you are and positive and absolutely on top of everything you all are, I know she probably wonders where have you been for 17.5 years!? Honestly the last time it was this good was when I first moved in and Henriette was here in 2008. Is it perfect, no. But, like in business, that's why we do the next best thing and we do the next right thing because no one or thing is perfect. And Damona and this community has proven that beyond measure with what she and her team have been capable of and to turn around this community that she has been the catalyst behind. The ownership and management have invested quite a bit of capital into Renovations at this community and you won't find a better view in the city and leasing specials for all the new amenities and stainless steel new appliances and all of the upgrades that they are now providing. This is an architecturally sound building and no two units are the same and while I am partial to my cherry wood floors should you want a modern feel they have this look as well so it is simply like mini small mid to high-rise units that are all conjoined but each one is different. Take a look you won't regret it and you are so close and centrally located to everything and you get to be a part of all of the festivals that happened downtown as well as the marathon and everything else! I have had to go through a complete renovation twice in my tenure here and have moved units following both storm damages in 2024 and the management and ownership has been completely accommodating in moving me to a more accommodating unit during construction and then moving me back within the next month and have provided access to completely restore my home to how it was pre-storm because I made it very clear that I love where I live and do not want to move. That in my opinion is going above and beyond for something that I do not own; I'm thoroughly appreciative! They have worked with my schedule and I have worked with theirs because I know beyond a shadow of a doubt the insurance and construction it's not something in a professional career that I have time for and appreciate the liaison that they have been to not only myself but to all of the community members. Something breaks it is fixed the same day and if it's not fixed that day, you know when it is going to be fixed. And I have seen on average a 48 to 72 hour at max turn around time. Do yourself a favor & sign the lease or renew, promise it will make your days in Houston the best yet! Thank you all!

The new management company and staff have been amazing. Communication has significantly increased and the necessary changes to the property are being made. The amenities here are like no other, which is my favorite part about living at Bayou.

I have seen this property change management companies, and I must say the current team is EXCEPTIONAL and a big reason why I renewed my lease. Unique building design, bayou/downtown views from the rooftop are unreal. Thank you Vanessa, Amy, Brooke and superstar maintenance team for making Bayou on the Bend feel like home!!

New management has really turned this place around. I recently renewed my lease here for another 15 months and couldn't be happier with my decision. The office and maintenance staff is always going above and beyond to keep the property nice and clean, and very responsive to anything we need. Thank you Bayou on the Bend team and Roscoe Property Management!!

Recently visited friends who live at Bayou on the Bend. Had to talk to the office staff to help gain access into the community, they were very professional and helpful. Was impressed they contacted my friend for verification they were expecting me. Good security not to let just anyone gain access! The community was gorgeous and loved the views from the apartments!

It took us 11 months to get our dryer and dishwasher fixed, the elevators are constantly broken, there’s dog pee all over the halls and elevators, dog poop in the grass, they’ll promise you everything to move in and then once you sign a lease don’t expect any help after that.

I've lived at Bayou over the last couple of years and have seen a marked improvement of services following a pretty tumultuous period following Harvey. The new staff and management company has been both responsive and useful in helping to get the property back up to luxury standards. Definitely recommend living here!

I love the fact that it's located right off the bayou. It gives the place a unique feel if you're looking for something different. Makes it feel like you're not even in Houston anymore when looking out to the bayou and wooded area. Love how close it is to Buffalo Bayou as welll!

Brooke did a phenomenal job of helping me with leasing. Effortless on my end. I was so eager to get everything finalized she was even answering my questions via email beyond business hours. I feel bad for making her work so late, but it was impressive how attentive she is. She knew the units specific interior finishes were important to me so she send me photos to me really quickly. I am just so pleased with the leasing process and look forward to my move in day!

Had a great leasing experience and will update after I move in! UPDATE Living at the BB (new management) When I moved in there were many tenants that had lived there for years, on my way out those same tenants were looking at other communities because of the new "crowd" that's all I'll say about that. They often had issues with their security. The main elevator, garage, and "dog walking area/guest parking/flood zone" reek of pee so not only you but your guests will be disgusted at some point. The lower level garage floods very badly and when it floods your not leaving, so say goodbye to your bike or your car if you forget to move it to a hire level. Lobby is very nice and utilities are through the property. I think staff try's there best and we are human so there are bad days but this is the service industry and you have to leave that at the door. Manager can be very sweet and maintenance as well. MOVING OUT Expect to be charged for something when you move out. Even if you do a walk through with the manager and she says everything looks great and is genuinely surprised at how spotless your carpet is, you will still be charged for a carpet clean. My apartment was flooded by an upstairs neighbor 3 months before move out and they still charged me even though I took the time to make it ----- and span. When I moved in my rent was $1579 when I moved out it was $1850+ for a little less than 900sqft. I already had granite, stainless steel appliances, full sized washer & dryer, and hardwood floors. Every community has things they try there best to hide but how much will you put up with? If you don't have a dog, don't have visitors, not a hot tub fan (cause all 4 often don't work), don't like socializing, and live on the 3rd floor or hire this might be the place for you.
