Although it may be conviently priced, well if there ever was a true statement made, you get what you pay for, move into Beall Village and you will know exactly what that means. It is a health hazard for seniors with breathing problems or any chronic diseases.bedbugs, dirt filled vents and ducts, dog stinch reaps thet hallways, one of the most filtiest places I have ever seen.Yes I lived there didn't know any better, but I wouldn't recommend to a back yard mut.It is absolutely pathetic, and the worst part is that it seemed that no one cared.

Bedbugs are everywhere and they are very hard to get rid of. I had to use duct tape around the walls and doors to keep them out, which helped a little. The place REEKS of cigarettes and I didn't notice until I moved out that all of your things will start to smell of cigarettes too. Now that I've moved out I can actually breath better, lol. If you can tolerate those things then this place would be ok for you to move into. Its spacious for one person and is very close to UH campus.

Bedbugs and roaches are really bad I lived in Beal village apartment for couple years. The bedbugs and roaches are getting very bad. They are very disgusting. On the day I moved out, I saw hundreds small dead roaches underneath my desk, my sofa, the kitchen sink and the refrigerator. I am not a filthy person but I can t stop the roaches and bedbugs coming in because they came from the shared vents, the door and the wall (cracks, sockets). No matter how hard I tried to clean my apartment, I can t stop any of them. The bedbugs and roaches are like army; they always come with a group. You killed one, two .ten ..there are always more coming in afterwards. Even I moved out for a while, the bedbugs still followed me to the new places and stay in my mattress for a while. I didn t know that until one day my skin got bitten all over. The rash was very itching. I spent a lot of time to kill them and spent a lot of money to renew my furniture due to I need to get rid of my mattress, bed frames, pillows and something else. I also need to visit doctors few times for being biting by bed bugs. Certainly, I spend a lot of money on killing the bedbugs in my new place. I don t understand how this apartment still can run the businesses without any monitoring from City government. The apartment is very filthy. The apartment manager is very kind but she obviously doesn t understand how urgent this issue could be. Furthermore, maybe she didn t care at all because she didn t live there. You come to her .she will try to comfort you and help you but nothing get solved. Besides, it is very hard to find the apartment manager there. It is always mailbox whenever you call. The mechanics seem like that they can t fix stuff right at the first time. It breaks all the time. The A/C has been improved. I will say One bill paid is pretty good , especially it is near UH. I have no complains about safety condition. I also can accept the old building. However, if there are still bedbugs and roaches problems in that apartment, I will never recommend anybody to live in Beal village. You could get sick by surrounding the bedbugs and roaches and you also can spread the diseases or carry the bedbugs to the new places you move in. The new places you move in can be your new house, your friends house, the hotel and so on. Your family might catch bedbugs from you. Before you move in Beal Village apartment, please think about it carefully.

I wouldn't recomend this apts. because they are dirty, with lots of roaches, managment is racist and rude office is always close. poor security and attention towards the residents. It would help if coorporate changes staff.

Bedbugs are coming out of the ceiling, ac vents, cracks in the walls, and out of the hallway into apartments under the door. Fleas, ticks, roaches are no match for products that would kill a dinosaur. They(the bugs) are embedded in the old buildings. The bugs are immune to insecticides, shoes, vacuum cleaners, pine 0 pine, ammonia, poison, guns, bows and arrows, etc. Security is nowhere to be found and parking is "ding" city! Property Manager is oblivious to any surroundings other than her own which I have witnessed to be immaculate and full of "new" comfortable furniture. The carpet in her office is vacuumed each and every day by unpaid labor(volunteer residents who are weak-minded individuals). No hot water until rent is paid, no thermostat for heat control. The building is hot in the summer and cold in the winter. The noise is unbearable from the vent which is not controlled by the resident. Dirt, filth, bed bugs and more bugs, biting every one. No resident is bold enough to speak up about the conditions, because the problem is controlled by the property manager. The ceiling is open to rats and snakes and other animals that walk and crawl in and out of the building at will.

The good: 1. Walking distance to UH, Bus stop if right in the front office to downtown. 2. Relatively secure compared to the bad neighborhood around. 3. All bills paid. 4. The maintenance did come, one way or another. The bad: 1. Too old, before moving in, be sure to require all the things fixed otherwise, it takes forever for maintenance guy or the manager remember to call anyone in and fix. Take a few trips of them ( each will leave a very BIG mess) to take care things properly. 2. Maintenance guys will come at any time, no notice, so secure your property. 3. Central AC/ Heat with no air filters, hence, if you have any allergy, asthma, be alerted because the DUST is pretty bad. 4. Bugs: roaches is all around; Bed bugs: pretty bad, pet controls take forever to come. 5. Utilities: Pretty old, before moving in, make sure to request a new one, otherwise, will stick with it till the end of your lease, Dont believe in any of the manager's promise. 6. Manager seemed never be in the office. 7. Every resigning lease, the rent will always increase. 8. SMELL very badly.

I've been here for about a month and a half and I have a friend who's lived here for over six years and he was the one who convinced me to move in. Admittedly, the place is old and not that great-looking but for as cheap as it is to be next to UH (it's about half the price per person of living at Bayou Oaks across from it) and to have all bills included, I don't see any reason to complain, and I think the others posted on here are unjustified.

Definitely as a student, for me to afford a place this close was ideal, 'cause it was either this or living right in the third ward ------. The apts are right next to other "better" UH housing, so really, it's no more or less safe than it is over there. Also, right next to the apts are the big, nice houses that I think would be a much more prominent target than our little dinky apartments.

From what I've been told, most of the probs with parking and AC have been fixed over the last two years, as most of the other reviews on here are old. Since I've been here the AC is constantly cranked at a steady seventy-something degrees and the parking gate has seemed fine too.

It's not that there's no probs with the place (it stinks sometimes b/c it's old and if they haven't thrown the trash out yet) but I think it's a decent place to live for a student who isn't getting mom and dad to help with living and school expenses. I'll get a nice big---- place when I graduate, but for now cheap, decent living is good enough for me and after apartment hunting for awhile, this place was what I found.

dirty, unsafe, and noisy , armed robbury, car breakins
AC stop 2-3 times every week,
all of these because the manager dose not care the benefit of the senior or the students live there, she refused to do anything she should do. and the rent will increase this fall, i think that is a good news, because this will make the apartment go bankrupt sooner!
