Never been there even through appointment. The men was on his truck and never come to open the door. We were waiting in front of him and he ignore us. We made appointment because after many visits to the place always had closed. But was the same.

The staff is very helpful and considerate, in making sure you're feeling comfortable and homely. Mr. Juan M, is a great maintenance guy, that goes above and beyond to help. From time to time he checks on me, due to my condition, it makes me feel safe and cared for. I want to give a special kudos to him for his extra and much needed concern he shows in the community. Thanks Mr. Juan M. Also to the other staff, Ms. Stephanie and her office crew, for always being approachable and professional at all time. It truly feels like home. It's well kept, and quiet. I'm grateful to be a tenant here.

?????????????????????????????? Unless your desperate for somewhere to live do not move here. I wasn't desperate so I declined. I already was skeptical because this is a place that accepts housing which there is no judgement but you know how those places and environments can be.There were so many red flags and I chose to follow my first mind..Number 1 was the attitude I got from office manager Virginia,but ill start at the beginning.Me and my fiance have initially been looking for a home to rent and as a back up due to the crazy housing market we stopped here and placed ourselves on the waiting list for a 3 bedroom as a backup. With it being income based I knew we wouldn't qualify and made too much with both of my fiancé jobs and mine so I only told them about one of his jobs. I was told being on the waiting list it could be up to 4 to 6 months before getting a call. We actually got a call to fill out an application in less than a month.My fiance was unavailable when office staff was available to fill out the app so I went alone . In the process of filling out the app I had a few questions about the complex. I asked about payments and was told they only take money orders which I commented that they should upgrade because almost every where has online payments and banks don't even do money orders anymore and finding somewhere that actually does money orders was kind of a headache in my area due to only post office and check cashing places are the only ones i know of that do them. (Which I think the assistant manager got offended because when the manager got there she told her in Spanish what i had said in snotty way. Because yes i I understand Spanish) .I also wanted to see a unit and asked about the garages and parking there. I was told there are not many garages and there is a waiting list for them and parking could be scarce but because of the time we get off of work that shouldn't be an issue, which I told get we get off at 2,3 and 6 in the morning. I was also told there were no available units to view and quote "Alot of people who apply here know these apts already" My response was well I don't, so I would like to see a unit , do you buy a car without test driving it? Mind you these apartments take housing and being that I am not on housing and will be paying market price rent I would like to see what I would be moving into. Management then said that I could see one really quickly being she was the only one in the office and was not supposed to leave the office unattended. We did a quick run through of the unit, which I felt was ok but was clearly outdated and super small bedrooms. I told her in returning to the office that I know for sure my fiance would want to see the unit for himself and he probably won't approve but u can go ahead and run our application being I have already signed and filled out the application fee money order which was only $37. Almost a week later I get a call on a Friday that we were approved and when would I like to come in to sign a lease and I would need to bring a $750 deposit with me(which originally was $500) I told her it would have to be when were both off and available which would be early in the day since we both work overnight jobs and Thursday would best since i was in the hospital being evaluated (because I am pregnant) .She told me to come that following Monday and I told her if i am released and able to by then I will if not we will be there Tuesday. I get a voice-mail on Monday asking if we could come in on Friday due to she will not be in the office. I tried calling the office several times the following day and never got an answer so I emailed the office and was told by assistant manager that manager will not be in on Thursday and will be there Friday at 10 a.m. Come Friday I get an email asking if we could come in between 3 and 5 p.m. Mind you I have told this woman several times we both work late shifts and those are the times we are heading to work. I asked her to call me through email since I can never get through on the office phone. She claims she called me but couldn't get through even though my phone was in my hand and im waiting on a call. I give her my fiancé number to call and she finally calls. In the phone call I asked once we sign the lease and pay deposit when do we move in or when would the apartment be ready.She was hesitant but says we could move in that day but the reason she wanted us to come in the afternoon is because the city had the water off and she wanted to wait until that problem was resolved. Then with reminder from my fiance I asked well when and what would be rent price if we get keys today (since that was never mentioned) She said pro rated rent would be due to which would be 725 and u would need lights and gas company. So I'm thinking if I wouldve never asked, she would have waited until I got there and said oh we will need another money order for rent and you need to get lights and gas company prior move in. I asked her if that was the case, when you called me last Friday why wouldn't you tell me then EVERYTHING I would need to do instead of just telling me to bring 750. Then the rent is only 1284 , it's the middle of the month , why would it be 725? She said well you can wait until Monday if you like? I then told her that my fiance would like to speak with her because again he has never spoke to anyone nor been up there during any of this process so of course naturally he had questions of his own. His main concern was the parking and my safety at night since I was told it SHOULD be parking when I get off and when he gets off. For him he should be fine because during the week he gets off at 6 a.m. but in my case he let her know that I get off at 3 in the morning and weekends he gets off at 2 in the morning and he doubts people are going to work at those times and what should I do if there's no parking..She then says well I don't know that's up to you I mean you can park in the front but you would have to move your car before the office opens and your unit will be way at the back of the complex. (Which is about half a mile ) Keep in mind I let her know several times im pregnant and he has a heart condition. He then ask if there's no parking then what? Does she wait in her car until there is or could she park on the side without the risk of getting towed? She said well thats up to her. In the midst of my fiance asking questions about crime , pests and security she continues to rudely talk over him and tell him we can cancel the application all together. I get back on the phone and let her know i don't know if she is not use to ppl asking questions but we have a right to do so and speaking over us before we can get our question fully out needed to stop. She then says I can refer to the internet and read up on whatever I need to. Which that would be the wrong thing to tell a "future resident" because there are nothing but bad reviews about the property which prompted us to ask those questions in the first place. She then puts me on hold and forwards the call to the main manager Cynthia who I truly thank for her somewhat kindness and honesty. Cynthia let me know that parking is scarce and with the time that I get off I most likely wouldn't have a spot to park and would have to walk far if I parked at the office and many residents have complained about that. She also let us know that the garages have a wait list and its not a guarantee its by your unit. When asked about crime, she says "its crime everywhere " which is apparent but you working in an apartment complex you know if residents have come to you constantly about crime taking place where they live which is what im asking. But she then was honest and says she's been there a long time and it used to be quiet ,but crime has picked up.A few residents have had there vehicles broken into and tires stolen from vehicles. Which I let her know that is something we are trying to avoid because we have both been victims of that and he has had a whole truck stolen from him before and we don't want to go through that again. She then asks what type of truck does he have . I told her he had a Silverado stolen from him and drives a Yukon and she says well the rims they took off this one was an F150 (Like it matters). She let me know there was no security that they did have a security living on site but he wasn't doing his job and that if I wasn't taking the unit that was the unit that she was going to move the new officer in. Which I know was --------. Just like a prior review said they just had a resident there that had been there a long time playing security but not actual security. Because if you were going to move an actual officer there wouldn't he have priority since you yourself say that crime has spiked? Then here's the kicker the real reason Virginia wanted to wait til 5 or Saturday for us to move not because the water was off because the city was working on it. Cynthia let me know that there were 3 water leaks in the unit that they were trying to get fixed. That they didn't know about until today , which is more -------- I'm pretty sure the prior resident put in work orders and complained about it and they did not fix it correctly and letting inexperienced maintenance try and fix issues they're not capable of fixing instead of dishing out the money to get an actual experienced and knowledgeable company to fix the issue at hand instead of rigging it making the condition worse which is what most of these lower end apartment homes do because I have experienced it. She then said we could cancel if we want which I see they love throwing that out there when you ask too many questions which let's me know they deal with alot of people just desperate to move. I told her we were coming up there because my fiance wanted to see the unit but in my head it was already a no for me. Too many issues and a manger with a bad attitude I wasn't willing to deal with. We go to see the unit we were going to move in which I believe was a lie because I seen the plumbing company at one unit which I know was ours because we were already told they were there working on it. All the layouts for the townhomes are the same anyway but of course like I already knew my fiance didn't like it. Outdated garages you have to lift by hand which defeats the purpose of avoiding theives messing with your vehicle.Tall ceilings with super small rooms. No master since there is no restroom connected to bedroom. The downstairs bedroom is the size of a walk in closet, literally. The only thing you could fit in there is a bed but with no head or foot board because you would be compromising space.. Upgraded toliets , ceilings fans , super outdated kitchen with mini microwave. Upstairs bedrooms are little bigger but not by much so that means if u have a kid or kids one would have to be downstairs because that bedroom could not possibly be fit for master which who would want there kid downstairs by themselves while u are upstairs and possibly if u have another kid the other one next door to you. Only thing I could see anyone doing with that downstairs bedroom is making it an office. Vinyl outdated floors cheaply put down so im pretty sure they've charged alot of people for that on move out because they look like they easily scratch or start coming up with normal wear and tear. So imagine moving there without seeing it you would be pissed. That's why its really not any pictures on the internet. The outside of the complex in the front all clean with waterfall, yea dont let that fool you. We go back to the office after viewing which we knew already we weren't signing but he wanted to see the unit and I wanted to curse Virginia out for her attitude but I decided not to get ignorant and politely cancel the application. I read they delete reviews but I will politely keep posting this to warn others. Especially those who are unaware. If your desperate for a place then this review is not for you. ????????????????????????????????

I live here for 5 years and seen them put people out for no reason accusing people of crimes they didn't commit. Lie and steal in the leasing office my son friend got evicted for a crime he didn't commit his mom got him a lawyer and fought the case and the damn child was innocent. I wouldn't recommend these piece of ---- apartments to nobody they threaten to put me and another tenant out along with my son friend but they didn't they must have just wanted these people out. It's a 8 p.m. curfew these apartments ain't ---- don't waste your money here I cant wait to move away from this dump....

ive been here for two going on three years. People have been robbed at gun point.People homes get broken into three times a month.Cars are also broken into. The pest problem is horrible they spray and roaches come back the same day. The pool rules are silly no parties, no more then two guest and it close at five. People who work barely get to enjoy it. The mantience men come into people apt when their not wanted. The office people are extremly rude. Then you have to pay for every lil thing that happens in the apt. And most of all the RENT is EXTREMLY TO HIGH !!!!!!!!

I signed my lease on the 17th moved n the next day first nite here roaches everywhere!!!!!! I'm not one for living with pest n neither is my 1 1/2 year old son...there will b more to following I got 364 more days to live here......

First and foremost these apartments are hands-down the worst apartments I've ever lived in. I've lived in an apt. in Acres Homes before that didn't give me as much management/threat of violence/threat of breaking-and-entering problems as Fallbrook Ranch has... and Acres Homes is one the worst and violent places in Houston. I have been a perfect lease holder never late on any payment no matter how trivial or insane their request was... The management will charge you for anything they can. If you expect to get your deposit back, you can just forget it, they nit pick every little thing there is.The management lied to me about the break-in rate, saying they only had 2 in five years. Within four months of living here I was broken into repeatedly with the management's response being, "oh well". With the management's lack of initiative a group of residents, took to starting their own patrol. Also there are groups of teenage thugs who vandalize apartments with eggs, old food, and whatever else they can throw. Not to mention the older thugs who go behind this long dangerous hidden corridor behind the dumpsters to smoke whatever drugs gets them hopped up enough to go on their looting rampages when people are gone to work. DO NOT LIVE HERE!!!!!!!!!! Their gate system is a laugh and anyone can break in, for crying out loud the freaking code is 1234!!!!!!!!!!

i have lived her for 2 years and management is horrible and on top of that once your lease is up you cant do month to month.Dont expect to get your deposit back because there is a charge for every little thing.Parking is a mess

They are some nice and quiet apartments but im not quite understanding the whole pool pass situation it's kind of stupid they said that people were trespassig it probably was the community of racoons going for a swim at night.I just think it is real stupid what about your guest. They should have kept it the way it was

Very rude staff ,and dont thank your going to get a deposit back ,they will think of every thing in the world not to give you your deposit back all they could come up with me was they say the oven was dirty never even use the oven ,im a fast food junkie,when i left they said i turned my keys in a few days late so i owe them money,if Chytha needed the money that bad she should have said so.
