The building did a great job improving the garbage shoots! Great upgrade. When i moved in this my main concern and the fixed it super quick! I can honestly say i love it here… shout out to the new management

I have a good experience living in this apartment as a Rice student. It’s close to metro rail and it’s easy for me to get to school and visit downtown! The staffs are extremely friendly and helpful and I feel safe living in this apartment.

This is my first time living in a loft. 4001 management made it easy and made me feel welcomed. This is a great community and I love it so far! I would definitely recommend 4001 to my family and friends.

I would not recommend anyone move in here. I’ve seen roaches throughout the building. Doors are not always secure. The parking situation is a lot tighter than leasing stated. Hallways are unkept. Pool area is unkept. Amenities are limited. Leasing agents are very nice, but that’s not enough for me to recommend anyone live here.

I have found the lackadaisical and dismissive approach of staff and maintenance to be both severely disappointing as well as hurtful to the establishment’s credibility. The ball was dropped in many a ways and have been contrary to the warm greeting we were issued at time of touring. I wish in our experience what was provided be consistent with what was described as “you guys applying? You’re gonna love it here�.

I like living at this community. The pool is a nice feature. I wish the gym had a few more machines though. Overall, the staff is really nice, I like our apartment, and the area we live in is really close to a lot of bars/restaurants.

My experience at the community has been frustrating and disappointing. While some staff members have been helpful and communicative, the overall maintenance, upkeep, and management of the property have consistently fallen short of expectations. Work orders are often delayed, and issues are sometimes closed without resolution, leaving residents to follow up repeatedly. The property is advertised as a luxury apartment complex, but the living experience does not reflect that. Common areas, hallways, and exterior spaces are frequently unkempt, and pest issues persist despite ongoing complaints. Security and safety measures are also inadequate, which has affected residents’ sense of comfort and peace of mind. Transparency and follow-through are significant concerns. Many aspects of the property, including maintenance responsiveness and overall living conditions, are not accurately represented during the leasing process. This lack of clarity prevents residents from making fully informed decisions and results in ongoing frustration. Overall, while a few staff members are attentive and communicate well, the combination of poor maintenance, inadequate security, pest problems, and misleading advertising has made living at the community stressful and unsatisfactory. The property does not meet the standards expected for its cost or advertised quality

This is my first experience living in Midtown and have worked through some issues with getting things reparied in my unit. Overall, my experience has been very interesting and I look forward to improving my living experience at 4001 Midtown.

Again, the problems mainly are the tenants. They drive through the garage like it's a street. They pile up trash when the bins are full, leaving it on the floor. They don't restrain their pets and don't cleanup after them.

First moved on the 1st floor there were roaches it smelled like sewer and mold so they moved me to 5th floor I haven’t seen small roaches on this side of the building but the halls are nasty and never cleaned after trash pickup it’s just a matter of time
