The Gardens of Braeswood complex is gone. The complex has been torn down, and Grayco will build a new complex (Braeswood Place, I believe).

I moved there because they took first time renters, and found the management to be rude. The leasing officer was very nice and wonderful, but the manager was a total nightmare to deal with. Any time that I would call, I would immediately be confronted with an angry and raised voice that would escalate to yelling. They do not have good communication at all with their residents, and seem only to care about the rent being paid on time. The internet is down quite often and can take days to come back online, the hot water was once out for almost a week, and numerous other problems simply are not fixed.

The pavement is cracked and easy to trip on any time that you are walking in the parking lot, and the grounds are drab, dull, unmaintained, and there tends to build up an impenetrable layer of dead grass clippings every time that it rains, turning the courtyards into hidden mudpits.

The price was reasonable, but many of the residents can be odd at times. Overall I am glad that they are thinking about tearing it down and building condiminiums, hopefully the management will be fired.

we were getting like $200-250 light bills at times, but the manager reimbursed us after we showed her the bills. we also noticed that when our electricity got cut off, half of the apartment was still live, which is a bit strange. internet support was terrible until they got new guys to maintain it. overall, for the price, it was ok, a bit small, but with that incredibly fast internet connection, i wasnt one to complain. (and yes, it is a static ip, do what you will with it, but be sure to use a firewall, all ports are open)

I lived there for a long time. The apartment is good, very nice location, easy access to bus, grocery store, medical store , 610,59 etc. The internet service is very good when working ok.I have noticed that in tha last year if something goes wrong, you have no choice but to rent a motel with high speed connection if you are doing some online course, because once down it will not be fixed for a week.

The apartment complex is too old. It smells funky inisde the apartment. I have tried air freshners, of all kinds, but nothing seems to work. It is the smell of an old place. Anyways, you get used to it after a while. The insulation is bad. Doors do not close tightly, which allows for critters to get inside the apartment. The landscaping is somewhat primitive. Swimming pool does not get sufficient care.
The complex is close to almost everything one may need; grocery, gas, pharmacy, etc.

I've been here a year. I just received a notice that says I can renew my lease for 6 or 12 months at the market rate plus $30 per month for water, for which I wasn't charged before. If I want to have a month-to-month lease, I have to pay an extra $100 per month! Watch out!

pros:
Location is nice, close to the braeswood river (the apt is high enough, never flooded). close to shopping plazas. Price is relatively cheap. Staff is nice. Free cable tv, internet and gas is good! Quiet. Nice neighborhood.

cons:
It has safety gate, feels safe, but sometimes strangers did get it at night. When a gate lock broken, sometimes takes the staff a week to fix.
Parking is tight, but you will always find a spot to park.
House is old, and using gas, so the room smells a little bit.
Birds are noisy (but this is not apartment management´s fault).
