LIve here at Nubia Square apartment for almost three years now and have no really bad experience. The managers are very nice and the maintenance are done on time as can be expected. However, the maintenance guy (the older one) can be very cranky at you for no reason). So far the experience has been nice.

Management is organized. Maintenance requests are handled quickly. There are plenty of spaces to park. There's a laundry room on-site. The types of tenants here vary; there are families, students, retired people, working folk....very diverse and mixed cultures in community. Cool Beans. Quiet on my end neighbors

The location is convenient. Safety is a concern in most areas of Houston, but I've lived here for 2 years and the complex feels safe for the most part. Management is organized. Maintenance requests are handled quickly. There are plenty of spaces to park. There's a laundry room on-site. The types of tenants here vary; there are families, students, retired people, working young adults, quiet people, social people, etc..

As briefly as possible: In a nutshell, this is a good place to rent if you go to UH, Texas Southern, or want to live close to downtown for a better price. There are some minor issues that basically come down to personal preference, but otherwise it's a solid choice and the price is right. -A school was just built next door. This is good for safety and neighborhood. The things I like: -EXCELLENT staff and management. -No problem with parking. -Grounds are safe. -The grounds are kept nicely. -Maintenance is outstanding. They are prompt and always finish the job, and sometimes even come and check again later to make sure it is still working. -Community is tight. You will get to know your neighbors and the property is good about hosting community events! -On site police station. I see them walking around the complex too. -Diverse renters. Black, white, Asian, --------, families, students, professionals, old, young. -Many close by stores, CVS, grocery, fast food, etc. Needs improvement: -Most appliances are literally decades out of date. The apartments are also super old fashioned. Everything works, but that's about it. -If you don't smoke weed, expect to smell it daily. If you do, welcome to the land of your people. -Thin walls and lots of noise are universal issues for at least for the tenants I know. You will hear a lot. If you are sensitive to noise, or you are a noisy person yourself, please don't rent here. -Water pressure is terrible. -If you don't keep your place decently clean and use prevention, you will have roaches and possibly other things, and left untreated they will rapidly multiply. -Neighborhood surrounding makes me a tad bit uncomfortable. I don't think it's terribly unsafe, but use heightened awareness if you walk anywhere, and dont walk around after dark. All in all, it's a good place for the price and the pros to me outweigh the cons. Just get you an air freshener, a pair of noise cancelling headphones, a nice plant for your porch, and a smile for your neighbors and you'll fit right in.

I lived here while I was a student and hated to have to leave but I graduated. The property is old, but very well taken care of and the staff is great. They do a lot of things for the residents and the community. The price is a steal!

I am a current resident. Planning on moving as soon as my lease is up. PROS: Maintenance fixes your issues in a timely manner - it may take up to a day or so for a complex issue to be resolved, but they are on top of things. There is an after-hours emergency line too. There is an exterminator that sprays for roaches weekly - just call the office every week, and tell them to put you on the list. There is a Police Station in the complex. Sometimes, I see them walking around at night. The complex is a few blocks from HEB grocery store, TxSU, and other colleges. Also, close to public transportation, and Wheeler Avenue Baptist Church. People of all types live here - white, black, asian...students and families...young and old. All packages are usually delivered to the office, not the front door. I am very happy about that. I have experienced theft at past apartments. I don't have any problems with other residents, sitting outside their apartments, hanging out outside, anything. Everyone pretty much keeps to themselves. Sometimes, young adults hang outside at night, being silly. It's what young adults do. But I did have to notify police of extremely loud yelling and arguing in an apartment late one night. It got really bad. CONS: The roaches are horrible, just HORRIBLE!!! In the kitchen, bedrooms, bathroom, dining area, everywhere. If you can tolerate them, this is the place for you. The exterminator sprays, but it doesn't help. It is disheartening, especially when you try to keep as clean and tidy as possible, but they still appear. I don't like having company, because of this. The front gate sometimes malfunctions. The pedestrian gate doesn't lock, so anyone can walk through. Luckily nothing crazy has happened here, but if someone wanted to bring a gun or knife inside property and go crazy, it's definitely possible. The walls are thin, so you can hear your neighbors conversing and copulating (look it up if you don't know what that means :-) ). You can't keep a BBQ grill outside on your patio. People do it anyway, though. Last time I went to the fitness center (a few months ago), there were about 3, maybe 4 various exercise machines, and only one worked. The TV doesn't work. It is extremely small, and gets very hot and stuffy in the summer....which is fine, if you like saunas. There has been mold found in apartments. Some of the dryers don't work at times, and they are not tagged, so drying your clothes is a gamble with your quarters. The pool is open only a couple months out of the year, and is always occupied by children. Yay for them, not so much for me, though. Sometimes it smells outside, when I open my windows. I have no idea where the smell is coming from. You will not be contacted if you have packages delivered to the office. You will need to call them to check. I do not like the annual rent increase, for the quality of apartment, but, such is life, I guess. Hope this review helps someone :-)

I'm a current resident and am up to renew my lease in a couple months. I've lived here for almost a year and i don't think its THAT bad. I've looked extensively for a better deal and i just haven't found one. For the price (2 B / 1 B) its definitely worth it. Pros: Price, location (close to TMC, down town, easy access to all major roads), new wood style TILED floors in kitchen and bathroom, new carpet in living room and bedrooms, new thick-wooden window blinds, gated access, police station on site, friendly and helpful staff. Cons: bugs! If you work at it, the bug problem can be controlled and minimized but it is a constant issue. I have a 3 year old so i hate using chemicals but do so when needed. Also, i bought diatomaceous earth (dust) which is supposed to help kill the bugs but is non toxic to pets and humans. I keep my apartment clean but i think most of the roaches (big ones) come in after it rains or randomly every so often. I never see the small house roaches. I had a minor issue with bed bugs when i first moved in. They were probably from the previous resident and i think the staff had my unit treated before i moved in but several survived. I had to have them come out and spray twice. This pretty much killed them but after reading up on them i took no chances. I packed all my clothes up and lived very cautiously. The diatomaceous earth helps and i scattered that ALL OVER. The situation could have been worse but i was coming out of a bad relationship and didn't have much furniture. Also, keep in mind, good or bad, any place can have them. You can get them from a hotel so easily. Anyhow, i have not seen one for 4-5 months and i never was bitten. Apartment population seems to be mostly black with some asian and a few whites. Generally people are nice and polite. I am a single white guy with a small child and i have had no issues with the residents. It seems to be a mix between college students and small familys. Overall i would recommend this to someone but keep in mind, its old, and cheap.

I'm not sure why people rate Nubia Square so poorly. I've been here for 8 months. It's a decent complex for low rent. There are plenty of parking spaces available. Sometimes I hear our neighbors or people outside, but everyone has been very friendly and the noise doesn't go on all night. In my experience, the complex is very safe. Our neighbors are often out sitting on their patios and always say hello, so there is a sense of community. There is an HPD station on site, and I occasionally see cops standing around by the gate just keeping an eye on things. I see maintenance people around cleaning up trash regularly and maintaining the property. The office staff are always pleasant and know us. They occasionally make mistakes, but they make every effort to fix the problem. Now on to some negatives. When we first moved in, we had a MAJOR roach problem. We couldn't live in the apartment for the first few days of our lease. However, management worked to have pest control help get rid of the infestation. (Nubia Square is contracted with a pest control company, and you can sign up each week to have them come to your apartment.) Maintenance even came and set off some foggers for us. Management helped us get a few days worth of rent money back for the days we could not live at the apartment because of the roaches. It took a few weeks, but we have been roach free since. While the maintenance staff is nice and prompt, sometimes the problem is not fixed the first time or is only a temporary fix. We haven't had any major problems, though. The apartments are definitely old (built in the 70s, I think), so there is going to be some wear and tear. There are gaps in the molding along the floor (which we sealed with caulk to prevent roaches). The paint on the cabinets peels off really easily. We're not picking, though, so most of these things aren't much of a bother. Lastly, some previous comments have been made about race/culture at Nubia Square. Most of the residents here (I'd say 90% based purely on observation) are black. We are some of the few white people here, but it has NEVER been an issue. Everyone has been very polite and respectful. There is a pretty even split between college students and regular families. Overall, I definitely recommend Nubia Square. We've had a few issues, but all of them have been minor and fixable. The price is great for what you get!

STAY AWAY. It is a very ------ place. Once I moved out.... i cleaned and all. The ------------ said it was dirty and had to charge $75. It wasnt dirty. I cleaned. He said that otherwise, i would pay more. Blackmail much. My $275 ended up being no more than 20 dollars at the end of the day. All complete BS. They tried to rob it. They provide new carpets and paint it all. Why charge me for something then? It was a complete robbery. STAY AWAY. DONT STAY HERE. NOT WORTH IT.

i wouldnt recommend this place to anyone unless they're on the edge of being homeless. alright maybe thats too much but seriously i hardly find anything that could satisfy me besides the rent and somewhat oky location. the maintenance and the management is very poor. often got problems in the unit. like leaking and stuff. walls are not soundproof at all. u can hear people talking and laughing and playing loud music and that boom boom bass just gives u a migraine no matter if u're sleeping or studying. and living downstairs would be so fun cuz you can hear elephants stomping upstairs and sometimes i just worry that the ceilings gonna break and those ppl fall down to ur apt. and ive seen funny people wandering around in the community 2am at night asking you for a spare dollar which is totally creepy. anyway. think twice before you decide to move in.
